We stayed for one week in the Princess Mahon unit. The unit is very clean and well maintained. The kitchen is fully equipped and the shopping service that is available was excellent.
The only downside is that the Waikiki Beach parking lot is directly between the unit and the beach. It was not real busy but the location was not private. I do believe that other than the Club Orient it is the only rental on the beach.

Pros: Great location, you can easily walk to several restaurants and the beach is straight ahead. Beautiful condo interiors, nice design and had everything you need for a one week stay. Upper level is a must as you have an ocean view.
Cons: There is a public parking lot between you and ocean so the view isn't that great come mid day. The tennis courts were in total disrepair so we had to pay for private courts. It's really hard to find! The streets have no names and the map/directions we were given were pretty useless. I would ask for a details map next time. There is no one really available there to ask questions so having a plan ahead of time of what you want to see/do is ideal.

St Martin is one of the jewels in the Caribbean and a vacation on Orient Beach is second to none. There's sun, surf, views, activities, bars and restaurants (always have to eat and drink at Cheryl and andy's "Baywatch"). The Caribbean Princess Condos are well located, right on the beach with ocean views, well appointed and big.
However, the check in process which was e-mailed to us did not say that after hours no one answers the phone to assist you finding your key and your unit. If it's after dark, it's even more fun!
On a more severe note, outside the units stunk of the raw sewage that poured out of the sewers each time it rained !! Fortunately, inside the units and on the ocean side, the odor was not present. Getting out of your car each time was good exercise as we all hopped over the "water"
Hopefully, the problem is fixed when we return to Orient Beach but we will only stay at Caribbean Princess if the sewage problem is fixed

The 3 bedroom apartment at The Princess Condos is comfortable for 2 couples and two children but it would be tight for 6 adults. Living room and balcony are spacious, the 2 lower level bedrooms are fine but the upper level bedroom is open to the living room, so can be noisy if people are watching TV downstairs. The kitchen has basic utensils but works fine for breakfast and light snacks. The best part of the location is that it is on Orient beach! The service and food at the beach restaurants are good and the swimming is excellent. The restaurants in Grand Case are very good.
We love staying here because you don't have to drive if you don't want to. There is wonderful variety of restaurants along the beach, there is some shopping and beach boys to bring you any kind of beverage you might want. You get up in the am, put on your suit and walk out the door to the beach!

We have stayed twice at Caribbean Princess -- in 2009 and just recently in 2013. A small commerical area with grocery, bakery, and a nice choice of restaurants just down the road/beach is key to the great location. We had two different unit layouts, each worked fine. Plenty of room for groups of 4 and more; good kitchen with counter seating, dining area; beautiful spacious deck. Walk to beach, nice pool, lovely landscaping. Very clean and secure, good parking. Couldn't really ask for more.

The 2BR/2Ba loft condo offered plenty of space for our family to relax and have fun! The well-appointed kitchen & washing machine made it easy to keep condo and clothes clean. The Orient Beach location provided morning sun with our coffee and a cultural experience for our children; overall a great place to be on the island. Lots of tour buses and people, however, so not super quiet until after 5 pm. Kids enjoyed the pool when beach and sun became too much. Some cleaner/comfortable seating pool-side would be a nice touch. Restaurants in Orient Village were very convenient (especially loved La Pimente and crepes at the "After Beach" snack place); also L'Astrolabe was one of best meals we had. On a further food note: make the trip into Grand Case in the morning for pastries at La Moulin patisserie - baguettes, pain chocolate, and almond croissant were superb! Lack of wi-fi signal strength in the condo was a bit of a problem and left us feeling a bit frustrated; didn't want to be plugged-in all the time, but, as business owner, needed to check-in once in awhile... Orient Beach utility problems during our stay meant no water for several hours each day. A temporary problem not within control of Carribbean Princess, but the unpredictability and inconvenience did add stress and frustration to our stay making it not quite as relaxing a get-away as we had planned/hoped for.

Service was as expected. Although we never had personal contact with any of the management at the condo, they were available by telephone per the written instructions given to us.
The home was comfortable and clean.
Location was great. Just a short walk to the beach.
Overall a pleasant experience!
My friends and I loved everything about our condo with Caribbean princess. Nice and clean and comfy with great amenities. Very safe and ideally located. Would love to come back and highly recommend to others.

Perfect location, and a fresh, modern appartment. We had a 3 bedroom appartment perfect for 6 people, but be aware that the top bedroom cannot be closed off by a door and is therefore practically in living room. We have been to Orient Bay a couple of times, and this is the best place to stay!

We loved staying at the Caribbean Princess Condos. The unit was so spacious, the view was fabulous and it was perfectly located close to the beach and the little town of Orient Bay. All the amenities were available within the condo for preparing meals and being comfortable.
The only difficulty we had was finding the manager when we needed her. The paperwork said to call the Palm Court only in the case of emergency but we would have liked to have used her to get information regarding what to do while we were there. We ended up going into Marigot to find a tour director to help us.

The condo is very large. Great for a big group. For me, this did not work out.
Phone in condo never worked, no pens, no paper, no phonebook. Tv never worked. No means of communication. The people who are associated with the rentals are in a hotel and if you have questions you have to call them and they will drive over. When my daughter and I arrived there was no one around a locked gate we were stranded no office nothing. A stranger in the street let us use his phone . Other then that beach is right there. For me , I need a resort with people around. This vacation started off bad. Due to the rental people.

we passed an excellent vacations at princess condos. We were 15 adults, childs and babys, and we enjoy the place and the comodities. we felt like at home. the beach is very close to the condos, an excellent choice for children.

We truly enjoyed the Caribbean Princess. It will be a hard act to follow for our 2012 vacation. The location was excellent-we could walk to the beach or the village for restaurants-loved the French bakery! There were 2 couples and plenty of room.

The check in information was incorrect and we had a hard time finding the place, but once there we found it to be very well located. Our kids enjoyed the small pool and the beach was ridiculously close. The apartment was spacious and had everything we needed (except a broom to sweep up sand several times a day). The large balcony overlooking the beach was lovely and we enjoyed having two separate bathrooms. The main problem was that it was very close to several beach clubs which had excessively loud night life. making it hard to sleep (we have 3 kids ages 11, 8, & 3).
