The house and pool are wonderfull. Everything was extremely clean. The kitchen realy has everything you need and more. The beds are very comfortable. The pool is large enough to swim and to play in and the water was realy nice and warm. We enjoyed eating outside. The lounge beds near the pool have thick cushions on them and are realy nice to lay on. The owners had send us a manual how to get to the house, how the use the house and pool and how to get to shops. That helped us a lot. During our stay we took a golf lesson at Legends Golf Course (a 15 minute drive from the house) and loved it.

We loved staying here! The house had everything we needed...and more! It was super clean and the owners were great! They emailed us instantly and were very helpful and prompt when we had questions! They emailed us very precise instructions on the house, which made us feel very comfortable! The house was really convenient to Disney, restaurants, and grocery stores! We would stay here again in a heartbeat!

We stayed in Fay's villa again this year to celebrate our birthdays and once again we were not disappointed.
The villa is beautiful inside and out and is so comfortable to stay in. The owners have thought of everything you may need to enjoy your stay in Orlando. It is close to all the parks and there are loads of local shops and restaurant's to keep you busy and is in a nice a quiet location so you can spend the evening enjoying the pool.
If you want to venture further out the owners have left loads of maps and brochures in the villa so you will always find something to do.
Once again with give thanks to Fay and John for letting us use the villa and we will be coming here again soon. -

I had a grand ole time again. The weather was great, the company was a bonus( my family) and the villa was a home away from home.
I have not one complaint, and i will be back.
The pool with the heat was a plus!!!.
The property management was readily there to offer his services when needed.
The location was near everything you need and 30 mins from the airport and parks.

Beautiful Home with Perfect Vacation atmosphere!

We just returned from our stay at Fay's Villa, and we couldn't have been more pleased with our stay there.
Upon walking in, we were really taken in by how clean and well decorated the place was. The home has upscale furnishings, bedding, and ammenities. The kitchen was stocked with everything we needed as far as pans, plates, glasses, etc. There is a great number of shower towels, pool towels, pool lounging chairs, and pool toys for use.
There were only a few minor negatives. The first small negative was that first afternoon, when my daughter wanted to swim after a long day of travel. We had requested the pool be heated for our visit, and it was quite apparent that the pool had not been heated. We tried contacting the property management that first night and got no response. The next day the property manager did come out and turned up the pool heat. We had no more problems with a cold pool after that; we used the pool at least once a day every day of our stay there. We loved it. The neighborhood is quiet and upscale, and the grocery store only a few blocks away was a great asset!
I had a surpise that second morning, when opening the pool patio blinds - a small lizard dashed out and into the living room. While it startled me, it didn't bother me in the least. The little lizard found its way back outside to the pool area, and we delighted in finding it and watching what it did. My daughtered was positively enrapt by the little fellow.
During our stay we went to Disney World, Universal Studios, and several other attractions. The house is located wonderfully - *tip* just avoid rush hour traffic. It has nothing to do with the home whatsoever, but the traffic at 4-6PM is really really awful. Took us almost an hour and a half to get 35 miles. Not being from a large metropolis, we were floored by just how congested the roads can be. At other times of the day and night, we had no problems.
The only other small negative was the master bed. I'll start by saying it had wonderful bedding, and it was just the right softenness/firmness and had great pillows. It was, however, pretty warped. Both the left and right sides were pretty indented, and to cuddle up in the middle was like rolling up a small hill. If you don't mind sleeping quite a ways away from your spouse, this isn't a problem. If you, like us, like snuggling up at night - it can be uncomfortable. This in no way ruined our stay, or our sleep, but it was the only other noticable negative during our stay.
The packet of information which was for the house & area was invaluable, thank you so much for such a complete guide to everything from driving directions to local shopping. All & all we had such a marvelous time enjoying the Villa, spending two full days just staying in and enjoying the pool and atmosphere.
If anyone is considering this porperty to rent, we all highly recommend it.
A small tip would be that when picking up your groceries/supplies for the week, don't forget cooking spray, salt & pepper, coffee filters (uses basket), laundry soup & dryer sheets, and good lotion (if you use the pool a lot your skin gets pretty dry).
Also, we're pretty sure the cleaning product in the sprayer under the sink is straight bleach put in an old bottle. If you use it, keep that in mind! -

We Booked and went to Fays villa in august, booking was easy and the home was wonderful. All the pictures are acurate and the home was fully stocked with things we needed and well maintained. Our party included myself, my husband, our 3 boys ages 14, 10 and 7 and both of my parents and my mother-in-law. There was plenty of room for all of us and the pool was a lifesaver. We were exhausted after each day at Disney but the boys were still goin, so we could rest while the kids swam.
The only thing that I didn't like was that even in august the pool was too cold for me. I am very cold natured and hate cold water. Even the kids thought it was cold, of course that didn't stop them! I would recommend Fays Villa to all my friends!! Thank you Fay and John...We Loved Our Stay!! -

Beautiful home, fully furnished, everything you need when you open the door. Great pool, great location, great price!
It was obvious as soon as I walked in the door that htis place was going to be super. Clean, comfortable, just like being home. It was obvious that the owners want their guests to feel at home and to know they take pride in their business and that by looking around this is how they keep their home too.
My children loved having their own pool which helped us to truly relax and enjoy our vacation! The villa is close to all the necessary grocery stores, retail stores and restaurants. Its also only a few minutes away from the local/popular attractions, which is an added bonus.
The owners John & Faye were very helpful and accomodating with any needs or concerns that we had.We will be returning again to this villa again this upcoming year!!

Thr process of booking this villa was easy and efficient with Fay and John. They provide a good welcome pack. The villa is very homey, filled with everything that I think you would need. The house is a nice size with a nice pool. The bedrooms are all very nice, the only problem we found was that the mattress in the main bedroom was a bit lumpy in the middle and found we had to sleep on one half of the bed. The bathrooms are great and have medium sized baths. The kitchen very well equiped and clean, except for a dirty baking tray which had been left in the oven. John and Fay are very generous, providing the little things that you would need when you first arrive, like toilet roll, dishwasher tablets, bathroom soap etc, also use of their wireless internet service. The house is 30mins drive to Universal Studios and International drive, 20 mins to Disney and you pass plenty of supermarkets, restaurants and shopping opportunities on the way to and from the parks, We preferred this to staying in a hotel and would stay here again.

This is our second stay in this villa and it was even better this time as the owners have added new stuff and replaced some of the things that were a bit worn since our last time.
Florida was even hotter than usual and it was great to have somewhere to come back to and cool off. The pool is lovely and the villa stays cool for you.

This is our fifth holiday around Orlando, but we’ve always done the fly/drive/villa package before. A mate at work booked this villa direct from Fay and raved about it. We liked the photos he showed us so we went for it.
It is sooo much better than anything we’ve had before. Lovely furnishings and so much more in it than the others we had from package tours and much cleaner and better looked after.
There are loads of maps and stuff to help you find your way around and they’ve got maps on the PC in the den that you can print off. Its in a really nice area with plenty of shops and places to eat where you can stop on the way home from the parks and a good Chinese take away up by the supermarket at the main road.
The pool is really nice and clean and there are loads of nice big chairs and sunbeds and the kids loved having there own TVs.
Tracey was pleased she had a proper washing machine there and did it all before we came home so she got a day off when we got back not having to do it all then.
I missed not having a games room in the garage at first, but I could watch sports on TV in the den and it was nice with the electric garage door opener being able to put the car away in the cool and being able to get the kids out in the dry if it was raining when we got home. They’ve got air hockey and a pool table down at the clubhouse anyway.
The people who were there before us broke the vertical blinds on the pool deck doors, but the maintenance man came and got them working for us and measured up to order a new set.
The best villa we’ve had and we want to book it again next time we come.

Overall, this is a nice place to stay. It was nice to be in a house and move at our own pace. All the theme parks were within a reasonable distance. Grocery, liquor, and drug stores very convenient.
There are several issues that probably need to be addressed.
1. Vertical blind at slider in living room has missing slats.
2. Veritical blind at slider in master bedroom has a missing slat at a strategic location.
3. The living room carpet, by the slider, has mold. It would probably be better to have tile or linoleum in that area due to access to the pool. The slider itself also has mold.
4. The pool cover is falling apart. Every morning we skimmed many little pieces of plastic out of the pool. With the tears and holes in the cover it is very difficult to roll up cover evenly.
5. We just couldn't get the ice maker to make ice. The entire time we had two droppings of ice. Which isn't much. Never figured out what was going on.
These items are mainly nuisances with the exception of the mold which is a health issue for many people.
I would do a vacation rental again. It is much much better than a hotel. I loved having my own swimming pool.

We would have hoped that these issues would have been reported to us or our local property manager to have them dealt with when first discovered by the guests rather than for us to be told about them in a review.
Our property manager found no evidence of mold when they checked the villa, although it did appear that the guests may have failed to close the patio doors properly and allowed rain in to soak the carpet.
The blinds were found to have been damaged and a temporary repair has been carried out while we wait for the two sets of new custom blinds to be delivered and installed. -

Fay and John were extremely helpful from the time we booked the villa to getting our very well put together package of information.
We had one or two issues with the villa but they were NOT of Fay and John's making. We stayed in contact with them throughout - the villa is equipped with a computer permanently hooked up to the internet. We were also in contact with their property agents who were helpful.
Our problem was not so much with the villa - which is comfortable, well furnished and equipped to an excellent level - it was with the location of the villa. However, its all about what you're looking for.
The villa is in an 'up and coming' suburb of Clermont (which is actually 12 miles away) and its about 6 miles from the outer limits of Kissimmee and Disney. The problem for us was that around the villa itself, there didn't seem to be many facilities.
There's only one restaurant within a 2 minute drive and although its good and has quite an extensive menu, there are only so many times you can stand peanut shells everywhere.
On the doorstep is a Sweetbay supermarket and, in the same complex, an excellent chinese takeaway (the $8 dinner special - main course and pancake roll - is yummy and more than enough for one person).
Nearby are two Walmarts, one of which was in the middle of a major refurb, and two Publix (one sells English newspapers).
We didn't like having to drive at least 5 miles to get to anything else and even Dominos don't deliver here - yet. In a year or so, when the developers have done their stuff, if you're looking for a quiet place to stay, this probably won't be it. At the moment, if you're a family looking for somewhere near the Mouse but far enough away to get some peace and quiet in the evening, this is PERFECT. For us, with no kids, it was too quiet. We're used to being able to go out to dinner at night without a minimum 20 minute drive.Response from Fay & John Bowen - 07/30/2010

Sorry that the choice of local places to eat disappointed you, and that you seemed to have missed the other two restuarants at Cagan Crossings, and there are at least another half dozen within 10 minutes of the villa along 192. We'll get menus and maps next time we're over and leave in the villa for future guests to help them find these places.
We had had a couple of places close just before your stay, although both will probably be re-opening soon under new management.
You must have caught Dominos on a bad night as their car is a regular sight delivering around our way. -

John and Fay pay attention to every detail to make your stay memorable. We
absolutely have no complaints. The house was immaculate and very homey.
This is the first time we decided to stay in a home in Florida rather than stay at
a hotel. My husband and I along with our son and his fiancee agreed that this
was an ideal place to stay. We were close to all the attractions and we got
home at night, we had some great relaxation time. We also visited friends in
Tampa and Crystal River. (very easy to get to from where we were staying).
The pool was great, except it was cool while we were there. There's a nice
grocery store very close to the home. --Many restaurants down the road.
OH... They have a bird feeder located behind the pool with seed in the garage.
We enjoyed the birds, especially the Red Cardinal. Thank you, John & Fay for
opening up your home to us and helping to make our trip to the Orlando area
memorable. Highly Recommended...... -

We have stayed in many Florida/Orlando hotels including many of Disney's.
Due to our tour of the US we decided to 'rest' in a more spacious, homely
accommodation and opted for our first villa/home instead of a hotel.
Wow, great location, very quiet, good value, massive house with great pool
area! On arrival everything was immaculate. Fay and John have created a
fantastic 'home' with so many features you never get on holiday, such as
full kitchen fridge/oven/utensils/dining table/breakfast bar, full laundry
machine and separate drier, double garage for cool car, 3 huge bedrooms
with comfy beds all with huge wardrobes and a big study with sofa(bed)
complimentary internet AND computer/printer. Lets not forget big clean
comfy sofas in the living area with big flat TV. But the best part was all the
personal touches and effects that made it feel like home.
We booked with short notice and got great communication from Fay & John.
A welcome pack with everything you could need, easy and prompt payment
(no hidden fees) - and also refund of deposit within 3 days of leaving.
I cannot recommend enough. Risky? Absolutely no!

We had a wonderful stay in Fay's Fabulous Villa. It
was always a short drive home after long days in the
parks.
The only setback was we were not able to use the pool
because it was too cold even when the heat was on.
The weather was cold and rainy, I suspect that made
the difference in the pool temperature.

Hi Fay & John,
Thank you we had a great stay once we stopped getting lost and the house was not too far from Disney once you know where you were going.
As their is so much driving invloved can I suggest that you tell people how to read the local maps as in turn the map sideways for nth, sth est and west because once you know that you are going nth, se, est or west then you are fine. We got lost coming out of the airport, we went the opposite direction.
And buying the toll card at the rental desk was a waste we did not use it enough. we book our car with Car Hire 3000 and got an upgrade for free. Really well priced.
The house was great, perfect size for 3 adults and 2 children. We did not eat in much once we realised it is cheaper to eat out than buy groceries. The maps and other info in the house was a great help. But I would suggest a map in the house with an x to show where the house is located so that you can get your bearings to where things are around the house. I would have liked some washing and cleaning liquids to be in the house and the bare essentails sugar, salt pepper. Loads of towels and bed linen. The master bedroom the bed is so comfortable.
Some info on disney, we felt magic kingdom was not worth the money as it is only open 9 to 5 and only 2 good thing to do in it. The only day to go to Magic is a Saturday so that you get the full advantage and with small children the afternoon parage is better that the night parade. MGM was ok, I would recommend do MGM and Animal in one day especially in off season as it is quiet to get around. Fantasmic in MGM is well worth seeing and should be the only day to go to MGM when it is on.

In Universal bring a change of clothes for the water rides you get really wet which is fine in hot weather but not in January.
When you go into any of the parks plan the rides you want to go on and use fast pass first on the busy rides. Had a great time overall thanks -

We were looking for a different way to spent christmas and was recommended the villa from a friend, was a bit worried as never had a holiday in a villa before.
but the minute we walked in the door we did not regret it, every thing is well thought after from the welcome pack we receive prior to going, to the home from home feel you get when you arrive, nothing has been left out, the villa is beautifully decorated and well cared for and loved, every thing is there ready for you, from towels for both pool and showers, to menu's for local resturants, and the pool is a lovely welcome for when you have spent a long day walking around the parks

We found out about this villa from a mate at work who stayed there and so we went over ourselves with the in laws.
Great place to stay. All the men in the den to watch ESPN while the girls and the kids sat round and in the pool.
Winn-Dixie up the road had all food shopping covered and the theme parks were all close enough to make driving easy.
Owners send out best set of maps and directions we've had so getting there was no problem, and they leave all sorts of guides, maps and menus in the villa plus the PC and printer for looking up places to go.

The most well thought out and planned information pack recieved. Fantastic location, close to all the parks and local shops and amenities. This is no ordinary rental villa, this really is a dream home. Loved having our own pool so we could have a swim before we hit the parks. The only downside was we had to come home....

Wow! Was a bit apprehensive having never rented a villa before but was a wonderfully relaxing holiday experience. Absolutely no problems while we were away!!
The villa was wonderfully presented, spacious, clean & secure. The pool & outdoor area was perfect for lounging about & enjoying the sun.
It is a superb location with shops, eateries, entertainment and, of course, Disney nearby.
Everything is ready when you arrive, from towels to a list of take-out menus!
I loved the whole place (probably the pool was my favourite part) & couldn't possibly even think of something I liked least, never mind not at all!

We stayed at "Fay's fabulous Florida Villa" last year and absolutley loved it. Fay and John have put a lot of time into making their villa a great place to visit. It is perfectly situated for the important things, theme parks and shops are all nice and close and the area is lovely and quiet. The atmosphere in the house was so relaxing and inviting; it did not feel like the other houses we have rented before. The photo's and pictures make it feel like home, the kids loved the fact that the house has it's own "Hedwig" security owl and we loved the fact that the pool was heated. It has everything you need when away from home, and everything was in working order. We enjoyed it so much that we visited again this year and enjoyed finding all the new things in the house, new pictures on the walls, different books, but happily, "Hedwig" is still in charge. Hope to see you next year Hedwig.

It really is a fabulous villa. We've had villas before, but we walked into this one and its way better than any of the others weve rented. Better furniture and equipment, cleaner and it felt like home.
Glenbrook is easy to find and a good place to stay. The clubhouse is great and you are spoiled for choice for your food shopping.
We loved the pool and it was nice to be able to put the car in the garage out of the sun.

We had a lovely time here. It was out first time in a villa and we had no idea what to expect, but this was like a posh hotel. the owners make everything easy with help and directions and there is a folder showing how everything works around the house and you get everything you could want.

We have been three times now and it gets better each time. The villa is lovely and pretty and has everything you could want.
The location is nice and quiet, but it is near enough to Disney and the other parks.

Our US relatives have rented this villa about 4 times now and we've been twice to meet up with them there. It is like a home from home and we love what they've done to it since we last stayed there in 2006.
The pool is great and quite private and you can be at Disney very quickly now that the new road is open.
