This is a cozy cabin with 3 bedrooms and 2 baths. While it has a rustic appeal and charm, there is a rock gas fireplace, flat screen tv with satellite, brand new outdoor gas grill, and outdoor jacuzzi. The cabin sits on the San Juan River (fishing year-round) with a beautiful view of the river from the living room, as well as from both the upper and lower decks. We could not have had a better time. The weather was amazing and the cabin just fit our style perfectly. We look forward to booking the same cabin in the summer. The only complaints are: washing machine is tiny/ hot tub a bit heavy on the chlorine. Overall a wonderful stay!

Great cabin, great location! We spent two days snowboarding at Wolf Creek at one day snowshoeing in the forest, so the location was perfect.
The only thing I found to be a problem was there are no 'extras' kitchen-wise...usually a frequently rented cabin has a few spices, aluminum foil, saran wrap, sugar..just a few staples...but not even any pepper at this one. We were also surprised when we got there, a note saying there is only one roll of toilet paper and paper towel, please bring your own. So, unfortunately back into town it was! Hard time even finding a grocery store.
If you don't want to go shopping, pack like you are camping. -

My wife and I along with our two girls absolutely loved the cabin and its seclusion. The hot tub was wonderful and we really didn't want to leave. Very neat area and the neighbors were great. Had no luck catching fish but wife said it might be the guy holding the pole and not the fish!

Seven of us stayed at the River Lodge at the end of July, 2012. It's a cozy cabin, on the river, in a great neighborhood. Weather was nice, cooler than we thought (Comfortable without aC).
You need to know that the neighbors are very close and the two bathrooms are really a full bath in the main downstairs bedroom and a shower stall between two bedrooms up stairs.
Plenty of room in downstairs living/dining rooms to hang out. Lots of family games. The kitchen was a tight galley, but worked for us. Be sure to bring dish soap, laundry soap, foil, and ziplocks. Lots of extra blankets and pillows.
The laundry was apartment-sized, but there on site.
It was nice to be right on the river.
We really enjoyed our stay. And will definately be back. -

We stayed at River Lodge for 4 nights in early June. The cabin itself is nothing special but was clean and comfortable. It appears to be the smallest home in the very lovely neighborhood but is laid out well and has plenty of sleeping and gathering space.
The property where the cabin sits is what makes this rental so appealing, and you will hardly want to be indoors anyway if you are coming in the summer. The river is literally right outside the back door and it is absolutely gorgeous. There are chairs for sitting and the barbecue grill and hot tub made the backyard area even better. It is only about a 5-minute drive into the town of Pagosa Springs, so it feels remote but is extremely convenient at the same time. I would say that you cannot beat the location.
If you stay at this cabin, I highly recommend driving a few miles to Treasure Falls. The scenery at the falls is stunning and it's an easy walk/hike to the top.
My only recommendation to the owners or reservation company is to provide some information in the cabin on local attractions - popular hikes, restaraunts, etc. The reservation company may have had this but their hours are not great and on the day we arrived, they were closed even though their posted hours said they would still be open for 30 minutes.
All in all, a great vacation experience! We will definitely be back. -

Great 3-bdrm place for up to 3 families. We each had a toddler and had a blast with the open floor plan, hot tub and walking trail right from the house. The kitchen is a little understocked if you plan on doing a lot of cooking (which we did). You also have to bring your own paper towels, which seems kind of ridiculous when you're paying $175/night. A fair trade for an affordable place close to the resort I guess!

Great cozy cabin overlooking the San Juan River. Has all the amenities you need... just bring your clothes, get groceries and you're set. Away from town and noise of city but not too far away if you wish to shop the cute shops in Pagosa Springs or want to get a bite to eat. Great hiking trails within driving distance. Hot tub and BBQ grill were great !! Keep in mind that if you go in the summer months especially august... it has no aC. It can get a little warm inside especially in upstairs bedrooms. But it cools off nicely late afternoon and evening. They provide cooling fans if it's too warm for you !! Be sure to play the "game"... but you have to read the rules and follow the clues to get lucky !! Good Luck !

We had a great time at the River Lodge. It was perfect for a sister get-a-way. The description and pictures are acurate. The hot tub very clean as well as the grill. Usually I won't touch the grill at a rental. General overall condition was good and very comfortable. We fished every day, sat by the river every afternoon and had a great time. Only suggestions I would make are, lighting in the front room needs to be improved, very difficult to see in the evenings, I would add a shade to the front room window for privacy and security as we felt a little exposed in the evenings and night, and you might want to set some traps as we did have some furry little friends visiting during our stay. I will add, this is to be expected when you're living in the woods. But you do need to set some traps.

Had a wonderful time at River Lodge. The cabin was build by my husband's grandparents so it was very special for us to be able to stay here and share it with our children. The house was great and the river was awesome! The only part of our trip I didn't care for was having to take the garbage to town, however I do understand because of bears there are no trash cans. Will be returning next year!

The River Lodge was the perfect location for our group to take a ski weekend up to Wolf Creek. It was a very easy drive to the ski area, and the hot tub really hit the spot after a day on the slopes. It was a very comfortable home, easily sleeping 5 persons. Would definitely stay there again!

My family and I rented this home for a ski vacation. The house is about 20 minutes away from Wolf Creek and 10 away from Pagosa Springs. It worked out very well. We'd ski during the day and go to town for dinner at night. We had 5 adults and one child. We all thought the house was very nice, clean, small but appropriate kitchen, the living room was comfortable with satelite tv, plenty of board games to choose from and a nice table that accomodated the whole family during meals. The hot tub was hot and ready for use when we arrived. The house is located in a small but nice residential area. This house worked out well for the purpose it was intended.....comfortably sleep the whole family at night while we get to play during the day. It definitely accomplished this. I would stay here again if we go to Wolf Creek for skiing (which we will because the skiing was great!!!!).

Two of us stayed here for four nights during the 2009 Thanksgiving weekend. Overall, we were happy with our stay. The place was obviously overkill in terms of size for just two people, but was available and convenient.
Pros:
- Location - within fifteen minutes driving time to town and Wolf Creek.
- Scenery - watching the river from the hot tub with snow falling all around has spoiled me for life.
- Amenities - plenty of towels, well-stocked kitchen, and the board games were a nice touch for families.
- Layout - this house would be great for families, with some separation between the master bedroom and the extra bedrooms.
Cons:
- Cleanliness - the critical areas (hot tub, bathrooms, etc.) were very clean, but attention to detail was lacking. There were dead flies lining all the windowsills and live ones coming in every day.
- Heat - The heat was completely off when we arrived, and the house was cold. The heat is provided by a number of baseboard heaters which took quite some time to warm up (and some of which never came on).
- Electrical - we tripped the main circuit breaker several times, probably from plugging in a space heater for the bathroom during the cold time above. Finally gave up on this.
- Privacy - the house is somewhat close to the neighbors on either side and there are clear views all around to both them, and the house on the other side of the creek. Also, within the house, the walls are very thin.
- Master Bedroom - I understand the impulse to put a plastic mattress cover on a rental bed, but it was still a bit unpleasant to think about.
