We wanted to enjoy a few day at the beach with Grandmother before it got too hot. The condo was clean and very well located near the elevator and walkway to the beach. It could use a good carpet cleaning or new carpet and the bed was way too soft (like a waterbed.) We reported that the door latch was loose but it had not been repaired before we left. The stay was very good and we would stay there again.

We had a nice stay. The condo was beautiful as expected. I was a little miffed as I showed up to the resort with 4 children and my wife, and we parked out front while we checked in. We unloaded all the luggage, which was alot, and started to walk up to the room to drop it off. A less than courteous worker told me I had to move my car (which meant driving across the street into a back lot because my car top carrier could not fit in the garage), and I asked him if I could walk with my wife and kids up to the room to drop off the luggage before parking. (Mind you, I have two infants and two young children.) He very abruptly told me know and that it was policy, and that my wife could carry up the luggage or stay there until I got back. (With two infants). Wasn't asking to park for an hour, just 5 minutes to help my wife and family get the luggage to the room. I understand the policy, but man I was not happy with the way we were treated. Was in a bad mood for a good part of the evening, which was bad since we only stayed one night. But, had that not happened, would have been great. Would have preferred that our condo come with beach chairs, but I should have read the ameneties list.

We stayed at the Emerald Beach #1226 condo for one week, a family of four people. Not sure I would recommend it for 6 people, but for our family, it was perfect! My boys loved the bunk beds, and the king bed was super comfy to me- but my husband thought it was too soft. (So if you like firm matresses, you might not sleep too well here!) Condo was super convenient: right next to the elevator. Only downside to that: there was a constant light that came through the master bedroom window. Didn't bother us, but just realize that it's never going to be really dark in there. (Maybe the owner could put up some heavy drapes to block some of the light.) My kids loved the pools, and we loved the beach! Was looking right down onto the water. It was a great vacation, and we'd gladly go back again.

We truly had a wonderful stay here. The condo is beautiful and the king size bed is extremely comfortable! We loved being so close to Pier Park and Sharkys beachside restaurant. It was super easy to check in and check out. The staff was very friendly and helpful. We would absolutely stay again!

The room was great,and the facilities were pretty good. Emerald beach is designed weird, and the pool was not on the Emerald beach side, it was on the Wyndam side so the pool was kind of far away. The food at the pool where all the kids stuff is is terrible so take your own snacks. The amenities just seamed to be really spread out, and the you had to go in and out of two or three elevators or escalators to get anywhere! Other than that it was clean, and staff was helpful. The only problem I had with Southern vacation rental is the pass code was not on my email. I went to the the office, looked in the lock box, and no key was in there. I called and they gave me the code over the phone, so the problem was solved. Overall the experience was pretty good.

The complex itself was great with lots of amenities. However, the condo we stayed was average and small. We found that the dishes were not clean at all and ended up washing all the plates, glasses, and utensils. Also the kitchen was missing a spatula. My daughter and wife enjoyed the nearby Starbucks in the lobby. The children pool area was also great. Great view of the ocean from the 12th floor balcony.

This was both mine and my husbands first time visiting Panama City, FL. It was the best vacation we have had. From the moment we arrived it was nothing short of awesome. The Condo itself was very nice and very clean as was the resort! It was a wonderful experience and we can't wait to come again!

Contact your Panama City Beach office and read the letter we mailed to that address concerning our experience. You need to employ a more conscientious cleaning team and maintenance crew that will police the properties on a regular basis.

This was the perfect get away condo at the beach. Traveling alone it was the perfect size and all of the accommodations were very comfortable! The access to the beach and pool were great and everything was so clean! This was exactly the vacation I needed!

We loved the unit #1226 as it was perfect for me and my husband. The view was wonderful of the gulf and loved walking the beach almost everyday. We may go back next year for 2 months instead of just one. I did not want to leave. The weather was mostly nice, at least it was a lot warmer than at home..and no snow!! Southern Resorts is the way to go for the area. They were friendly and helpful.

Loved the view from the apartment, and thought the location was great. Was very impressed with the complex and the maintenance of the whole building. Southern resorts was very prompt in following up, and taking care of any queries we had, and were very pleasant to deal with. Thought the checkin could have explained better the acess to the apartment and the parking. The apartment, though clean, was grubby,ie carpet had oil stains, various marks on the walls, ornaments on walls were grimy. However, on the whole we found the experiance very enjoyable, the bed was wonderful, never slept so well in a long time.

If we had just know it was Bike Week, we could have rescheduled. We have friends who are bikers so nothing personal, just not what we look forward to at the beach. Everything else was fine. Just disappointing someone didn't tell us, but we'll ask next time.

I have grown up traveling to panama city beach and this was my fist time staying,,and this was the best time that i ever had in florida! i cant wait to come back and although the whole entire resort was beautiful i want this room again! excellent view from balcony, and the water was gorgeous! will definately be coming back,,,my girlfirend also loved it!!! very sad to leave it.

The condo was perfect for my family. We have a 5 and 2 yr. old so the bunk beds were perfect. The size of the condo was great. The only thing I could recommend is maybe putting curtians in the master bed room. There are blinds but maybe curtians could also be added to block out the additional light. We were across the road from a convient store, Alvin's Island and pizza place (which we ordered from 2 times). One other negative was the beach chair service. It was $35 a day. I thought that was a bit high. I asked friends who also visited the panhandle area and they said their beach chair service was anywhere from $15-25. Overall, everything was wonderful. Emerald Beach is a great condo and I would recommend it to someone visiting the PCB area.

Room located near elevator. I did not hear the elevator one time during our stay. Walked in and everything was nice and clean, well stocked with necessities. View from the room is beautiful, balcony door has a screen door wich was absolutely wonderful! Kitchen,living room,bar area, bunk beds and master bedroom area very roomy. No view of pool, just beautiful beach and ocean but I believe thats nice, cause you can not hear the people at the pool either. Main pool located by ocean, kiddie pool and another pool located across the street near parking deck. At first I was worried about it being a walk but the location of the room makes it a real quick easy walk! Had no problems with wifi, worked great. Hotel also had daily activities for guests was neat. We will be coming back to this location, we had not one complaint. We loved our room!
I have read other reviews about this hotel and they had complained about the parking deck.. I had no problems ever finding a spot, the parking spaces seemed fine to me in size, and I did not find it troublesome that it was located across the street.. I thought it made the hotel a nicer place to stay and also made it more visually appealing. All of the nicer higher end hotels in Panama City had parking located across the street. -

This is an amazing place, i absolutly love this particular condo, emerald beach 1226. This is the 2nd time we have stayed in this unit and both times have been a very memorable stay. I would highly recomend this company and this particular unit to anybody needing that much needed "getaway"

Even though we only had 3 nice weather days our stay in Panama was wonderful. Our condo was clean and decorated nicely. The service we received was excellent. We came into town on Saturday afternoon and I was almost in tears. BET Television was there and the traffic and behavior of the people packing the streets was awful. By the time we got nine Seniors checked in to their hotel we were exhausted and did not want to fight anymore traffic. Four miles in four hours was more than enough. I called Southern Resorts and they gave me the information to check in over the phone. I was so relieved to not have to try to find the office that afternoon. We checked in at the office the next day and the girl that helped us was extremely helpful. We would recommend this resort to everyone. I just hope your not there the same week as BET!

Great unit. Had more kitchen stuff than I expected (I brought too much with me). Big flatscreen TV in den a definite bonus. The slight angle of the balcony cut off the wind another plus. The king size bed was very comfortable. Fabulous view. Things that could have made it a five star instead of a four star review: More precise instrucitons on arriving (explanation of the parking deck and how to get your car unloaded by pulling up front and having the bellmen assist you with a cart etc.) Clean the carpets, screen doors kept coming of track and one was torn, wall light on balcony did not work and if it did there was no way to tell how to turn it on.

The cleaning of the unit was pitiful. There were hairs all over the bathroom floor, the bedspread - when we pulled it down that night to go to sleep - had an old vomit stain on it. The shower curtain was covered with mold and mildew. The lights of the hallway outside the master bedroom window were way too bright and it looked like daylight in there even after you went to sleep. The blinds were not sufficient to shut it out. We were very disappointed in our vacation.

The service I was received was great. The home was very clean and I loved the decor. It was like a home away from home. Also the location was convenient to many attractions and restaurants. One thing that I really like was the information and service that I received prior to arriving. I received emails and calls that provided me with everything that I needed to know to enjoy my stay. I did have a problem with the bathtub draining very slow. I called that night and the representative informed me that he did not have a plumber on call however, someone would come out the next morning and they did.

THIS WAS THE NICEST PLACE ME AND MY CHILDREN HAVE EVER STAYED. THE VIEW OF THE BEACH WAS THE BEST. THE CONDO WAS VERY,VERY CLEAN AND EVERYONE WAS VERY NICE AT THE RESORT. THE CONDO HAS A LOT MORE ROOM THAN YOU THINK. VERY NICE.

The condo itself was nice. Didn't especially like having to park across the street, but dealt with that. Just parked on first level and crossed the street instead of using the 3rd floor walkway over the street and have to use elevators. Liked the keyless entry and had no problems with it. The elevators began not to work on Friday morning. Some of them were seemingly stuck and no one ever fixed them. On Saturday trying to leave it took us 1 hour and 20 minutes to get out of the place. We did not have to "check out" but the elevators were still not working properly. Everyone was trying to leave. My husband waited 20 minutes to get an elevator down to get the cart for luggage. Then we waited another 45 minutes for an elevator to come down. We ended up having to go up to the 24th floor stopping on almost every floor going up and back down to get out. Service workers with buggies were tieing up and waiting for elevators as well as guests trying to get out. It was ridiculous. You need a designated service elevator and/or an elevator repairman. We were totally frustrated by the time we got out and needless to say...all hot and sweaty due to standing out in the heat so long. Made for an bad ending to a nice trip to PCB.

I had never been to Panama City. I had also never rented through Southern Resorts. I called them on multiple occasions to ask specific questions, and on each occasion, they were courteous and prompt with responses, even to the most specific of questions. The condo was tastefully decorated, and fully equipped with everything you could ever need. There was an abundance of towels, the condo was spotless upon arrival, and was well stocked. I had brought kitchen utensils with me, since I didn't know what I was getting into, and it had every basic I would need, including a pot large enough to boil crabs. The only downside is the parking garage. It's two way and VERY narrow. It was also hard to see if other cars were coming, that and it was difficult to get from the garage to the resort rooms. Otherwise, the service was great, the amenities were great, and I couldn't have been more pleased. Also, big perk, there was a washing machine in the condo itself.

The room was wonderful. The only problems I encounted was the a/c. It was to warm in there it took 3 or our 5 days to cool off the place. And the dead bolt lock didn't work. It wouldn't latch and with no one on the premises to help with any of the problems... it was just that... a problem....

My sister and I along with our daughters (ages 5 yrs, 16 yrs & 17yrs) stayed at this condo April 4 - April 9. The condo is beautiful and it was more than enough space for the 5 of us. My experience with Southern Resort Rental was AWESOME from start to finish. We paid for an early check-in which is 1pm vs. 4pm. We arrived around 11:20am and were told the condo was ready at that time, given the code and sent on our way to start or vacation. I will definitely rent with them again in the future.

We thoroughly enjoyed our stay. The condo was extremely clean and the view was breathtaking. The only problem we had was that the sofa bed was extremely uncomfortable and bed pillows were not supplied for the sofa bed. The master bedroom had a very comfortable bed. Overall, it was very nice and we would certainly stay there again.
