Wow, where to begin. The pictures did not reflect the unit in the least; however, they may have several years ago when it was new and clean. The unit was extremely unclean, shabby, and run down. I was on the phone immediately with Southern Vacation Rentals letting them know of my concerns. They listened - but did absolutely nothing. There were no parking passes and we were told to just write something on paper and put it in our dashboards. Southern did show up with the passes, and I showed her my concerns throughout the unit, so they did have documentation of the issues. The water in the air conditioner closet was a safety concern for us, and it just so happened that the unit next door was having issues and the on-site property maintenance knocked on our door to see if they could see our unit. They were shocked, and said they would contact the owner for service or do it themselves and charge a hefty price. These guys even brought us batteries for our remote controls since we had none. Two days later, the air conditioner was serviced, but no filter was ever put in the unit. We would not sit on the patio furniture because it was no nasty and damaged. The cleaning service should be fired since they do not know how to clean and are ripping off the condo owner if they're paying them to clean. The parking garage was the absolute worst I have seen in 40 years in PCB. You literally had to back out when you came to the end of each level. I was glad we took a smaller car because we would have had to struggle each and every time we exited the garage. I'd read the reviews about this, and thought maybe they were being overly concerned. Believe me, the reviews are true. The architect who designed this garage should have been fired! I am certain there were other units in the complex that were nice; however, ours was not. I would definitely not recommend this unit nor Southern Vacation Rentals. P.S. I had to give this one star to submit the review. One star is not deserved. Read more

Before I would recommend someone to stay in room 1204 I would hope it was cleaner now than it was when we checked in. Just a few things we experienced in our room were the room was not clean, there was food on the floor and table the floor looked like it hadn't even been swept, a white residue was left on all the dishes, the patio furniture was nasty, cigarettes and beer bottles sitting around we thought we were getting a smoke free room. The toilet in the master bedroom had not been cleaned. We did go to Walmart and purchased cleaning supplies and cleaned ourself. The furniture was in terrible shape. We did call and complain the manger did say she would send the cleaning crew out the next morning to clean they did show up at 9 am my kids were still asleep I was told she would be back at 1 pm no one never showed up. No one wants to go on vacation to clean. What happens to the $200.00 up pay for maid service because we sure didn't get any. Read more

The condo was nice and was updated. However, the mattresses were like sleeping on paper boxes. We first thought they were demo beds like you see in stores that display bedspreads. The mattresses literally "crunch" when you sit on them. Lol The kitchens were amply supplied with necessary items for cooking/eating, the bathrooms had plenty of tissue..be sure to take your own soap and personal bath supplies. The facilities are updated and very convenient to all amenities. The pool area and the outside terraces are great. We did not receive any services, because we didn't require any, so we have no comment on how good or bad the service was while there. We liked the view and the pool area best, and we liked the mattresses the least.

The good - the condo is in a great location and has updated furnishings and fixtures. The kitchen is very well equipped with dishes and cookware.
The bad - linens are sparse; there aren't enough quilts/blankets for the number of beds in the condo (sleeper and guest bedroom included). The coffeemaker had a molded filter with grains still inside when we arrived. The parking pass provided was out of date, and there were no bracelets to wear on the premises, even though they are said to be required. Lastly, the patio furniture is very worn.
We also stayed in this unit last year, but the service has declined since then. We will not be back.

We have stayed at this property before. We really like the location. The staff is very helpful and friendly, and the beach is wonderful. But I have to say this time around we were very disappointed with our condo #1204. It was not clean, counters dirty, sand and chips littered the floor, a rug was rolled up behind the couch, not sure why. This condo has seen better days, maybe a little TLC! Location was great, condo, not so much!!!

Arrived on 21st. Were to be in #1908. 2 elevators Went to our floor,half of the walkway was taped off - wet paint. Went in, was appalled, dirty,stained carpets.Cushions on balcony furniture was filthy. Not dirty,filthy. Walls needed painting and shower did not look clean. Found ants on counters. Saw ants crawling all over the refrigerator and in the freezer(lots of them) and in between the freezer and fridge door. I called your office and first was told "oh,they are sugar ants, just wipe them off and we'll get someone to come in to see about them" Tomorrow? That was not an acceptable answer. I asked for another unit or even to be moved to another condo complex. Representative said that he would have to check with his supervisor before being allowed to give me another unit. He called back to say that we could go to unit #1204. Unit 1204 also had dirty, stained carpet, an unvacuumed rug in liv rm, walls needed painting, no comforter on bed in 2nd bedroom. Just sheets and a blanket. How unattractive! We got ready to use the silverware and it looked like someone had used a knife to eat peanut butter and had sorta wiped it off and then stuck it back in the drawer. We got ready to use a skillet out of the cabinet and the bottom of it and a pan was covered in grease.We did encounter some ants early in the week in 1204 on the balcony. On the 27th we went to publix, purchased donuts for next day.They were in their box. Got up on Saturday,ready to eat our donuts, the inside of our box was black with ants. It looked as though they were coming in somewhere around the sliding glass door or from the ceiling, then they made a line down the wall by the sliding glass door (in master bedroom)to the baseboard, across the whole baseboard, across the tile floor in the living room and on into the kitchen. Pest control! For the amount of money that this condo cost us I would not have expected anything like this. This was not a good experience at all.

The Grand at Grand Panama Beach was a perfect location to enjoy the beauty of the Gulf Coast and just totally chill out. The Gulf front view included breathe taking sunsets in the evenings. We would recommend this location to our friends or anybody looking for the perfect beach vacation site. We will be returning for sure.

We were so happy with our stay at the Grand Panama #1204. Everything was even better than it looked online. The pool area was amazing, the staff there were friendly and helpful. We have two kids under the age of three and we felt the place was very kid friendly with the kiddie pool and #1204 didn't even need a lot of "baby-proofing". We had everything we needed in the kitchen and loved that there was a washer/dryer in the home.
The only thing we were not aware of and then became a concern was the parking passes. We were not aware that the parking passes were in the room and then it looked quite different than the ones designated by Grand Panama. Because our pass stated "Souther Vacation REntals" instead of Grand Panama, we were worried our car would get towed.
Overall, it was a great stay and we will definately stay there again, hopefully very soon!

We originally stayed at the Grand Panama unit #1204 in March 2009. It must have been fairly new then because it was much cleaner in March than when we stayed in the same unit in August 2009. Baseboards were very dirty. Walls were very marked up. Mold in the shower. You could tell that not a lot of attention was paid to housekeeping in the months between March and August.
But, with that being said. We do love the location, the gym, the nice kitchens in the units, and the flat screen tv's.

I took my mom, sisters, and invited a few friends on vacation in PCB Florida. We
stayed at the grand panama and had a fabulous time. The room was gorgeous and
the view was breathtaking. We all enjoyed sitting on the large balcony overlooking the
pool and ocean. In the mornings the balacony was where we all gathered to enjoy
our breakfast and watch the dolphins play. I have been to PCB many times and this
accomdation was one of the best I have experienced. The only thing that I can
complain about is the fact that the employees in the main office of grand panama
were not very friendly. Luckily I booked through southern resorts where everyone was
very friendly and willing to help answer any questions or concerns I had. Thanks
southern resorts for making our vacation a pleasure and wonderful memory. I will
definately book through you guys again in the future!

This condo was very nice. We enjoyed our stay and would certainly stay there again. The phone did not work, nor could we get cell signals inside the room. I am sure the phone issue has been resolved by now. There was very little (almost none) information about local attractions or the resort itself. We had to move to a new unit (# 406) after a few days (as this unit was booked) that was decorated a little nicer with more informative info there. Pool and Tiki bar was excellent. Overall it was a great place and a spacious room for the 6 of us. I would recommend it!

The condo was really nice. As a family of 5, we were very comfortable, loved the great view, and had all the comforts of home. The staff seemed nice and the pools, though a little too cool to swim in, were nicely located. We did have an issure with the internet service and having to share one remote with three tv's in three different rooms. Also because we rented from this company instead of from the resort, we had an immediate issue with security since our car did not have an issued tag. We arrived late, parked and went straight to the condo. They are very strict about who is using their parking garage. Also we left three messages about lack of internet signal. The third message was answered and he was very polite and said he would send someone over to look into it and to bring us some more remotes. That never happened.I had to conduct my business in the conference room across the street from our condo, away from my family. I was extremely dissappointed in this aspect and it made all the other wonderful things about this resort null and void. Read more

Some homeowners associations have to be stick regarding parking capacity in the parking garages due to the proximity to the beach. All Southern Resorts units have Parking passes in the units upon check in and we encourage our guest to display then as soon as they get a chance. Regarding the internet, the building itself was under a wireless conversion and we were under the impression it would not affect the individual units. Great beachfront unit served us well for our 4 night stay. The beach is great and well groomed. The property has a beautiful pool which is unheated and therefore not usable this time of year. A second (heated) pool is available at the adjoining tower.
We feel the management company was negligent in not checking the unit before our arrival. We were confronted with a balcony coverd with bird droppings, including all the furniture. A maintenance person was sent to clean it the next day but it never came really clean.
Overall we enjoyed our first visit to Panama City Beach and would look forward to a return visit.
