Pros: The view is beautiful, Perdido Key Resort Management does a fine job resolving issues and is very pleasant to work with.
Cons: The unit is filthy. We have never stayed in a unit anywhere that had so much dust hanging from draperies, fan blades, covering the textured ceilings and the many fake plants. The carpets are all stained and very dirty. Entire unit needs to be painted, kitchen needs serious attention. The back splash behind the sink and the stove is just a piece of plexi glass attached to the wall, and there is obvious mold growing behind it. We also had an issue with a major repair happening in the common area below the unit and were subjected to 3 days of ear splitting metal sawing which made it impossible for our 5 month old twin grand children to nap during the day. We finally had to just pack up and leave for the day. The management company was finally on the 3rd day able to get this construction stopped. There seemed to be a communication disconnect between the building manager and the resort management company.
To be noted, Perdido Key Resort Management did give us a break on our rental fee, and they did try to get to the bottom of the noise issue. We will use this rental agency in the future, we just won't stay in this unit again.Response from Perdido Key Resort Management - 01/10/2013

Thanks for the feedback. It is regrettable that the HOA had some work being done at the resort while you were here. I apologize for that impacting your stay. None of the condo are rented by the building management, but instead each are rented by rental companies some of which are not even here in Perdido Key. It was because we are here just up the road that we were able to help with the disruption. Unfortunately, work being done on the building here or any building in the area is not something that is sent out to the rental companies prior. This is why that when there is anything scheduled to be repaired that they only work from around 930am until 530pm. Since this departure the splash guard behind the cook-top has been replaced. There was no mold on it, but due to the heat from the cook-top it had warped a little. Our rental agreement indicates that we do not have control over building issues, but we really hope that all of our guests have a pleasant stay which is why we extended a discount. We hope you will come back to stay with us. Also, this condo was deep cleaned in January to ensure none of the cleaning items are an issue any longer. Kindest Regards, JD Hallam PKRM Rental Manager

Loved it! We took two babies with both under two was kinda worried they wouldn't have a good time ,but ended up the babies loved it . love the beach ,pool they loved looking for the sand crabs I think that was everyone's favorite part . We will b going back I'm already planning next year trip. Condo was great it had a few little things wrong just some wear and tear but nothing that would keep you from having a great time. I would book the condo again and will.

Excellent Management team, very easy to work with! Nice condominium, very open floor plan, great view for a lower condo. Quiet too. Security very friendly and helpful. Beach not as "deep" as other areas we've stayed. Convenient to most activities we did.

We were not at all happy with the way the condo was equipped. We enjoy cooking while we are on vacation and the kitchen was not well equipped at all. Perdido Key Resort Management immediately brought us the items we requested. I probably would not rent this unit again, but I would definitely rent from this agent again. We could not have asked for better or more promp service. P.S. The towels need to be updated.

This unit was very nice, roomy and great view.Unfortunately we were charged a standard cleaning fee but our unit was not cleaned. When we arrived we found the bed in the Master suite covered with lint from the ceiling fan that apparently had not been touched in some time. The bathtub was not clean and the towels had been thrown in the cabinet and not folded, difficult to know if washed. the furniture cushions on balcony were piled up next to the railing and soaking wet. The appliances also had not been cleaned. Check in was difficult as there were no instructions on how to check in or where the unit was located. I had to request 3 times before my rental documents were finally received (the day before we were to arrive!). Once over the initial check in and clean phase, we were able to relax even though ts Lee hit the next day and remained with us throughout our stay. I attempted to contact the rental agent several times but received absolutely no response. there were leaks in the ceiling and bathroom window.This property is very nice and the location is absolutely perfect. We met one of the board members as she asked to see our condo relating to the storm and she indicated several different agencies handle rentals on this property. I would love to stay at Beach Colony however would not recommend going through same agent for this particular unit. My family travels several times per year and we are accustomed to rentals but this time was not a smooth transaction and we were very disappointed.

Thank you for taking the time to leave us feedback, however this is the first I have been notified of any problem with the stay. It is a shame that the tropical storm put a damper on many peoples vacation this past Labor Day weekend. You may contact our office via phone or email, the voice mail has an emergency line which you may call if you are in need of urgent assistance and if all else fails we are simply across the street from the resort. The physical address is on your confirmation. The confirmation email was sent several times from our office along with the entry codes for the resort to the email provided to us with when this guest made their reservation online. It wasn't until we received a phone call from the guest the day before arrival indicating that she had accidentally provided the wrong email address that we were able to send it the correct address. We work very hard to keep our guests happy and properties in good condition. There is no excuse for a condo not being clean, but if you do not tell us something is in need of attention we do not have the opportunity to correct it and/or extend a discount. I checked the condo for leaks and found water on the balcony, but nothing else. The leak mentioned was not a problem with this particular condo. I would highly recommend Beach Colony to all my friend and family. The amenties were great, the condo was clean and very spacious. The only draw back I could see was not enough restaurants to choose from close by.

This is an teriffic condo in a awesome development. We always enjoy our stays at Beach Colony. This is our first time in East 1B. It is very confortable and the location is great just above the pool deck. Enjoyed watching sunrises from the balcony. This unit has everything you need. Will definately conider returning to this unit. was teriffic. Jd and his team at Perdido Key Resort Mgt went out of their way to make our stay special.

We truly enjoyed our stay at Colony Beach Resort...jus sorry we could only stay for 5 nights...a month there would be great...the weather and the beach was good but a little cold front came thru and it got a little chilly a night...
A really "big" thanks to our good friend "JD" and his wife for making sure our visit was all that it could be and the extra mile he and her will go to jus to make sure your happy...

Prior to checking in, we were provided the info for the gate, elevator, and room codes. This was great. From that point our stay was less than expected. The room had been rented the week before by a group of young people and the cleaning service had done all they could do to get the room ready, but if I owned this property I would not rent it to any other groups other than families. I had to clean the windows in-order to enjoy the view. When we went to the beach to sit on the chairs, we were told that there was a fee!!! Come-on, the condo association should provide the chairs for owners/renters. Other condos we have stayed in do provide beach amenities. I hope this review helps. My son and daughter-n-law had recommended Beach Colony as they were considering purchasing a unit in the Perdido area. After our stay I hope our experience will not deter them from looking in the Perdido area.

I am glad that you were able to get in with no problem. The group staying prior to your visit was not a group of kids, however we do appreciate your compliments concerning the housekeepers. They do try very hard to keep the condos in good condition for all of our guests. I see that the prior departure occurred the same day as your arrival, so if you arrived earlier than the standard check-in time of 4pm it is likely that they had not yet completed their cleaning routine. The windows are cleaned by the housekeeping, however it is not uncommon that the salt-air create a thin film through the course of your stay. The loungers, pad and umbrellas coming at a fee is something standard among our region. If your children were looking to purchase in our area, this is something that they be aware of before deciding to buy. The beach service comes at a cost and it is the opinion of most property owners that those who wish to utilize this amenity cover the cost rather than every owner being charged to provide this convenience. It is always permissible to bring your own chairs and umbrella down to the beach and those who do not wish to pay for the beach service typically will opt to do so. It is regrettable that the review was left with 2 stars as the prior reviews illustrate how nice the condo is inside. This resort and unit are both a wonderful place to vacation. We booked this condo because we needed space for 8. Our family included me (Grandma), my two oldest grandchilden-ages 14 & 12 and my son, his wife and the three younger grandchilden-ages 9, 7, & 5. My son and his family live in Pensacola and had recommended Perdido Key as a great place for us to have our "After Christmas" since the condo is only 5 miles from their home.
We arrived at the condo and found everything in order (All codes were correct. Pool passes were there and the correct number. Parking passes were there also.) We especially liked the security of the coded gates and elevators. Our stay was Dec. 26 through the 28th so it was unfortunate that the weather turned unseasonably cold but it did not deter us from having a great time. The hot tub and heated pool were as advertised. The view from East 1B was spectacular as was the beach. This condo has very eclectic furnishings which we found both colorful, interesting and comfortable. It also has two temperpedic beds which we found strange...they took a little getting use to. The only odd thing I can think of is that the dining table only seated 6 and their were no extra chairs. However, this didn't bother us because we didn't cook but it could impact a group that wanted to all sit together for a meal. We loved our stay at Beach Colony East 1B! Our new son-in-law lives in the same building so it was a perfect, convenient place to stay. The condo was clean, beds were very comfortable, loved all the bathrooms, nice big kitchen etc.. The large deck and beach view were amazing. None of us wanted to leave!

Really enjoyed this condo ... best view and looked right over the pool. Best part you can take a bath in the master tub and watch the sun set!!! Very clean and perks were there was a washer and dryer... so that means less packing next time! Will deff. return!!!

The condo itself was large and roomy with a wonderful view from the patio. But the decor was over the top.. allot of cheap miss matched themes and things hanging on ALL the walls.. The bedding and furniture was very nice but walls were a covey of cheap knick-knacks that distracted, from what should have a an elegant setting, turning into well NOT elegent at all! Sometimes LESS IS MORE.
The check-in directs were lacking in that it did not state to use the evelator keypad for a access code or that a parking permit was required but wasn't in the unit. Never assume! Spell it out!
The wedding was beautiful... storms and all!
And yes we will come back!
