The dual carriageway Firenze-Pisa-Livorno is a 10mns drive putting all three of these glorious cities of resplendent art into the 'unmissable' category for anyone staying here! Unmissable too are the lovely, medieval city of Lucca and the towers in San Gimignano all within 30mns drive. This great villa is located only 1km/2minutes drive from the centre of Palaia, a pretty medieval hamlet with charming centre offering grocery, butcher and a couple of restaurants. Forcoli is a village with a supermarket located less than 10mns drive. The largest town with trains to Florence and other destinations, shops and shopping centre is Pontedera located 15mns drive.

Not included: security refundable deposit of 200 Euros in cash. Heating on consumption. Air-conditioning on request 150 Euros/week. Extra cleaning on request 15 Euros/hour. Prices are based on 5 people. If you are 6 we have to add an extra bed for the cost of 100Euro per week.

beautiful house with absolutely fantastic location giving nice view in any direction. The swimming pool and outside garden are most attractive features. The house is nicely arranged, good quality built and spacious enough for 6 people stay. Service was perfect and Louise nearby was helpful being available and discrete. We lack only of comfort : better and more comfortable outdoor furniture as metallic chairs are spoiling relaxing or lengthy dinner while enjoying sunset. Living room needs also more furniture and definitely a bigger TV as hard to enjoy the Olympics on such tiny screen... Great week we had overall with our main disappointment being the impossibility to have internet connection. Something to solve for future guests and it would be perfect!

The house is located close to a group of 5 or 6 other houses just outside of Palaia, and it is fully surrounded by it's own fence/hedge and gate. It is located right on the crest of a hill so it has almost 360 degrees of views.
The house, the gardens and the pool are simply immaculate, far beyond what we expected. The house is also far more spacious then expected, as well as the 3 bedrooms upstairs, there is also a kitchen and separate dining area, and a very large living room.
The pool is very large, but not heated, so we found it a bit cold, but the weather had been less then the usual perfect for a July. The abundant mosquitoes also made it hard to fully enjoy the property as we had to basically stay indoors from late afternoon, but I'd assume that to be the case with most of the local area.
Both the agents and the local lady responsible for the property were very helpful and well organised with everything needed. -

The first thing that strikes you when entering this villa is the fantastic panoramic views from the garden, the photos
really do not do it justice! The villa itself is lovely, plenty of room, with fantastic facilities - such as great showers, really useful kitchen equipment for catering for 4+ people at a time - which is often not the case for holiday rentals. Plenty of storage in the rooms, and fantastic views from every bedroom. The extras provided really make the stay a
luxurious one, plenty of towels, bed linen, etc. The garden is beautiful, although the weather wasn't quite warm enough, we did venture into the pool! A favourite memory of our holiday was the evenings sat at the outside table, watching the stunning sunsets over the hillside, whilst listening out for the church bells that kept us informed of the time, all adding to a fantastic atmosphere. The lady who looked after us - Louise, couldn't be more helpful, with great knowledge of the surrounding area and local amenities etc. Overall we had a fantastic
time and would definately return in the future.
