We very much enjoyed our stay here. The service from booking to maid service is top notch. The condo itself is in a great location in proximity to the beach and to the action on 5th ave, a minute walk either way. The condo is very comfy and very secure. The music from the bars nearby gets pretty loud at night, but gets shut out in the bedroom so it wasn't disturbing. We enjoyed lounging at the beach club most of the time. Was a great place to stay.

Villas Sacbe#12
We spent a an enjoyable week at Villas Sacbe #12 in mid February. I can’t say enough about the service and hospitality provided by the owner, Evelyn, and the property management company, Moskito.
The condo is centrally located a block from the beach and a block from 5th avenue. The condo is spacious, clean and well-maintained. We were very satisfied with the amenities provided and appreciated the extras provided by Evelyn and Laura.
This was our sixth visit to Playa and we have always felt safe no matter where we travelled.
The condo and building is quiet during the daylight hours, but because of its proximity to the nightclub zone, some may be bothered by the constant beat of the music that starts at approx. 10 pm. I wasn’t bothered by the music, the bedroom at night provided a sound barrier so one can sleep.
I would return to Villas Sacbe #12 as I appreciated its location, the memberships (the Gym and Indigo Beach Club) and the peaceful tranquility of the daytime hours.
I have visited many hotels and I will state without hesitation that the service provided by Evelyn (owner) and Laura (Moskito Property Management) is second to none. Prior to my visit they responded to all inquiries and although we did not experience any problems during our stay, I felt confident that issues would be promptly addressed in a timely manner.
When we arrived at Villas Sacbe on our first day we were welcomed by Laura, as we stepped into Villas Sacbe she welcomed us “home”. We truly felt at “home” and had a wonderful week in Playa. Merci beaucoup!! -

We stayed here in august for about a week. Our only criterion was that it had to have access to a private outdoor space that would allow us to completely relax in peace. What we found was beyond our expectations. We just loved staying here! Every aspect from planning our stay through our departure was absolutely perfect. The hospitality of the owners and the caretakers was unmatched! Upon arrival, we were picked up at the airport and then met by a caregiver at the condo who gave us a great rundown of the town including where to find great restaurants, beautiful beaches and the like.
The condo is beautiful! It was upscale with nice cabinetry, cooling marble floors, and a really nice bathroom/shower. It is absolutely perfect for the tropical weather. The decor was elegant. What is more, the condo is stocked with virtually everything you could need including an abundance of towels, TV/cable, movies, magazines, and a blender to make margaritas!
The condo is centrally and conveniently located to both the beach and 5th avenue (the restaurant/ shopping zone). When staying there you both have the fantastic feel of being in the middle of it all while also being a bit of a hidden "getaway". I have to say, we couldn't get enough of the secluded rooftop. Having a private jacuzzi and palapa, we essentially felt like we were in our own private resort. The privacy we enjoyed was so profound that we barely left the "sanctuary" of the rooftop for more than a few hours during our week-long stay.
The only drawback was the fact that you could hear the nightlife festivities in the livingroom and on the rooftop. That said, you could not hear it at all in the bedroom and it did not lessen our enjoyment of the trip whatsoever.
I could extol the virtues of this condo across many pages. Instead I will conclude with the strongest possible recommendation for staying here on your next vacation. You will not be disappointed. -

My husband and I stayed in this condo from 12/21/12-12/27/12. I can't deny that it is a great value for what you get, and the location is prime. Literally one block from the Ocean, and one block from 5th avenue. We enjoyed the Beach Club restaurant a lot. You have to walk a bit down the beach to swim, as directly in front of the beach club are boats parked - but if you just want to lounge and get some sun its a great spot. The condo complex itself is very cute and clean. Quaint, lots of trees, twinking lights. The pool is not the kind of pool you can lounge in a chair next to and take a dip. Its actually quite shaded, no chairs (no room for chairs) to me, it seemend more of a plunge pool but I am sure it does the trick. We had issues with the hot tub, however, when we made management aware of the problem they came within 20 minutes. Everyone really did go above an beyond to make our stay enjoyable. Upon arrivial we were greeted by Laura who spent a good 20 minutes going over a map of the area and writing down all the places that should not be missed. Before arrival Evelyn gave us a ton of suggestions - Evelyn is extremely kind and accomodating - she will go above and beyond to make sure your trip is perfect. As others posted, we to were greeted with a 6 pack of beer in the fridge, which is really a nice touch to get the vacation started. While it is true the unit is next to a nightclub, and you can hear the music very clear (as if you were in the club), once you go in the bedroom and shut the door, you dont hear it so please dont let this stop you and miss out on this great unit!
P.S. the private hot tub is so nice. Sooo nice! My husband and I enjoyed it so much we are looking into purchasing one. -

Everything was great in this holiday: the house was great, very comfortable and the rooftop jacuzzi was amazing, the location was also great, a few steps from the beach and from the 5a avenida. We also liked the fact that the beach club and the Gym were included! And then Evelyn, the owner, was so kind and helpful with us that we would surely come again in Playa!

This was the perfect get away for my husband and I to celebrate my birthday and each other for the first time without our four children. Evelyn had set the stage prior to our arrival with how she kept in touch with answering all of our questions and providing lot's of information about Playa Del Carmen which made our trip more enjoyable. We were picked up by a private driving service and delivered right to the front gate of Villas Sacbe where we were greeted by Laura, who manages the condo. She gave us a full tour of our condo which was stocked with beer, wine and coffee!! She also provided us with a map and took the time to show us where some of the best restaurants were located as well as other places we wanted to check out. The location of the condo was perfect being a block from the beach and a block away from 5th avenue which made us feel like we were very close to the heart of the night life yet just far enough away to have our privacy. We enjoyed listening to the music from the nearby clubs while relaxing in the jacuzzi under the stars at night. We really feel like we found a hidden jem with Evelyns condo and all the service that came with it including the private shuttle, tour by Laura, concierge service by Maria, the house cleaning ladies, the on-site maintenance guy (if needed), the beach club passes, the gym passes, and the location. I will be recommending this beautiful, romantic condo to all of my friends and family!! Thank you Evelyn for such a high class experience!!

We recently stayed here for a week on our honeymoon an it was great. The condo is absolutely gorgeous and huge. It was so clean and service was excellent. Condo is very close to the beach an having a beach club membership was a huge plus. We also managed to use the gym one day which was also great. Only con to the place was it is a bit noisy as some loud bars/clubs are a few blocks away. It was not a problem to sleep as the bedroom was quiet, but noise on the balcony was loud at night. overall we had such a great time and are dreaming of being back there!

This property was everything we expected being so close-in to the heart of everything Playa. With transportation arranged from the airport, all we needed was to walk everywhere we needed. The concierge services did everything we asked of them and the property management company was perfect in all their contacts with us,including the introduction to the property access and giving us directions around the immediate vicinity. The beach club access and gym memberships were extra perks that we used every day we were there. We highly recommend this place.

Our stay was for three weeks and the ambiance and comfort of Evelyn's villa couldn't be beat. We were picked up at the airport, welcomed by alfredo with cold beer, a bottle of wine and coffee. Location is superb if you want to be close to both the beach and 5th avenue and surrounding area. It's great when your biggest decision is where to have dinner! We had some great meals thanks to Evelyn's suggestions and our own exploration. The Indigo Beach Club (included with the villa rental) has superb service and we enjoyed the comfort of the loungers, the excellent staff and an occasional lunch at their restaurant. Yes, it's a bit pricier than some but the food was good and the convenience even better. The terrace upstairs was a great option for a few windy, cloudy days when the beach was not ideal. We enjoyed a dip in the hot tub and reading in comfort in this private, protected spot. At Villas Sacbe you are close to the nightclub strip and the noise resulting from same, but with the air conditioning and fan on, the bedroom provided a quiet sanctuary and we slept really well. Thanks to alfredo from Moskito, the excellent cleaners, and owner Evelyn - a marvelous person to deal with - our vacation was superb.

Our stay in unit 12 at Villas Sacbe was for one week. The owner, Evelyn, did everything possible to make the booking and stay easy and comfortable. Evelyn is quick to respond to emails and took care of every detail including a very comprehensive list of restaurants (with ratings) that are worth trying. This became our "bible" during our visit. We ate at several of the suggested places and enjoyed every one from the most "lowly" simple inexpensive Mexican restaurants to the more upscale costly places. One thing we appreciated was the use of a cell phone for local calls and also a landline from which we could make free calls home to Canada. Talk about an extra perk! The condo itself is lovely, small but plenty roomy for 2 people. It is tastefully decorated and is supplied with toiletries and a hair blower. The bed is very comfortable. Situated close to the beach and the main strip, 5th avenue, it can be noisy at night from all the nearby nightclubs, but, be assured that once you close the bedroom door at night you can't hear anything. The condo entry is secure and once you enter, you can feel the calm and enjoy a beautiful oasis of water features and tropical foliage. Sitting on the wraparound balcony you can enjoy the gorgeous colorful tropical birds that fly from tree to tree. What a great way to enjoy your first cup of coffee as you start your day! We enjoyed this accommodation so much, we would consider staying here again.

We stayed here for 4 weeks over Christmas & New Years. The driver was waiting for us at the airport and we had the van to ourselves, a definite plus thats included. Laura from Moskito Property Management was awaiting our arrival at the condo and went over everything with us. She even gave us recommendations and directions for the markets and laundromats - although Moskito will do your laundry for you very reasonable!! About $1 per kilo. We took advantage of this...well worth it!! Usually the clothes were back the same day. The condo was very neat and clean - the girls do a super job!! The location is fantastic - walking distance to Mega and Wal-Mart for groceries. Also walked to the pier for the ferry to Cozumel. The Indigo beach club has a very nice beach. Again, try to get there early (by 10) for a good lounger - but we found a couple of bucks would free up the "reserved" ones. The food there is overpriced, but very good. Located between the beach and 5th avenue, the clubs did stay open until the wee hours. However, with the windows closed and the fans going, it didn't dampen our holidays - although the ear plugs came out once or twice! The complex wasn't terribly busy, so we had the pool mostly to ourselves - a great way to cool down after a hot day. The pool is small and there isn't really an area to sit - but did the trick. The unit itself is quite comfortable. I would definitely say its for couples as the day bed on the 2nd floor isn't accessible from the 1st. We enjoyed the roof top in the afternoons when we didnt feel like going to the beach - a great place for sunning. Definitely could use a small table up there.
A great place if you want to be within walking distance of everything. -

We stayed at #12 Villas Sacbe . What a wonderful retreat it is. The complex is small and located within walking distance of all you need at Playa del Carmen, shopping, restaurants, private beach club and night clubs.
Upon arrival, we were meet by a staff member who showed us all the amenities of the unit. A bottle of wine and other treats were very welcoming. The villa itself is just beautiful. The unit has a private entry and spreads out on two top floors of the complex. The first level is the living and terrace area, the second level holding the hot tub and a lounge area. The unit is modern, spotless and spacious. We had a leisurely start to our days in the hot tub followed by breakfast on terrace where it felt like we were living the life of Robinson Caruso, suspended in the upper canopy of tropical gardens. Then we were off to the private beach club where we were spoiled by friendly staff. After the beach you walk about three minute to Quinta for people watching and dinner. Just a lovely vacation!!!

We stayed in Villa Sacbe for one week during late august - early September 2011 and had a perfect stay. The ups: all communication with Evelyn went perfect; she's super-friendly and always responds quickly to any questions. The apartment is amazingly fitted out - anything you could possibly ask for is included in the apartment, from a bottle of wine upon arrival, to a toaster oven, to more towels than you could use. The hot tub was a great addition. I didn't expect to use it much, with the high temperatures in Playa, but it was so relaxing to enjoy a glass of wine in the hot tub each night! The maid service is great, our maid did an excellent job, and the location of the apartment is superb - slap-bam in the middle of Playa. The downsides were few and minor: the location in the middle of the center means that when you're outside, you hear club music from about 10 PM. In the bedroom, with the air conditioner on, we never really heard anything (bedroom is very well insulated) except for one night for about half hour, when the music was louder than normal. A final minor downside: the palapa roof is rain-proof (obviously) but can let through some dampness when it rains a lot and does let through some sound. However, in the bedroom there's no noise at all, and at night we were usually out enjoying dinner, drinks, or shopping.
All in all, we had a perfect vacation in Playa, in the most luxurious and well-outfitted apartment we've ever stayed at. Greatly recommended! -

This was not our first time to Playa del Carmen but our first time to this complex. It is a secluded paradise nestled in a prime location including the beach. We packed our environmently friendly shopping bags and picked up groceries at the Mega and we were set for morning breakfasts on the balcony with the sound of the waterfall below. Off to the beach and if we felt like lunch we walked back and had a bite to eat or sometimes ordered lunch from our beach chair. Nights were visiting Happy Hours and getting a bite to eat at so many of the restaurants available. We went for relaxation but there are several night clubs for you to enjoy and yes you can hear the noise from the condo but once you are nestled in the bedroom with the ceiling fan on, it wasn't bad at all. There are several dive shops, tour companies etc all with in walking distance so you can do as much as you want or do nothing but relax as we did. The roof top was great and the hot tub looked very inviting but it was July and extremely hot so we stuck to the quaint little pool. The owner, and property management company were very helpful. The photos are accurate and the condo and complex were very clean and well maintained and I would definately recommend this unit. I just wish we were still there!

My wife and I thoroughly enjoyed Villas Sacbe and would definitely return to it (we are already scheming for another time to get away!). The location was perfect, a very short walk from both the beach and the main shopping drag including many fine restaurant choices. Villas Sacbe was very quiet, well-maintained, spotlessly clean inside really, and the service was way above ordinary as Evelyn strives to far exceed all expectations you may have prior to your visit to her place. We could not have asked or imagined anything more special for our 20th anniversary! Evelyn and her team will make this place worth your while and the price was well worth it!

I stayed at Villas Sacbe with my 2 teenage daughters and it was perfect for us. From the moment we arrived we felt safe and cared for.We parked in the secure underground parking and Manuel met us and showed us to our condo carrying our heavy cases smiling all the time. The condo is beautiful, very comfortable and spacious. Gorgeous living area, spacious tiled bathroom and comfortable bedroom. The thee terraces were so inviting, I had my tea every morning with the sounds of the water from the pool below, the rustle of the leaves from the surrounding trees and the sounds of the birds...'heaven' We enjoyed the roof top hot tub in the evening watching the stars and sunbathing during the day on the comfortable loungers. The location is great within a few minutes walk to the lovely white sandy beach or the lively 5th avenue full of shops and restaurants. The alternate day housekeeping was a plus and we met Vicki who was delightful. Mikaela met us when we arrived and explained all we needed to know about the condo and the area and supplied us with a phone so we couild call her anytime.
Wonderful hospitable people and Evelyn was always available via email to answer any questions. Thank you for an amazing vacation.

My boyfriend and I stayed here for 7 nights and thoroughly enjoyed our stay. We were very satisfied with the service that the owner, Evelyn and property manager provided for us. Upon arriving our internet and landline phone weren't working and the Mikaela who oversees the condo, had everything fixed the next day. The Indigo beach club and gym access were awesome to use. We loved the amenities, especially the private, rooftop jacuzzi which we used every other night! When asked for my feedback upon returning home, I expressed my concern with the owner about the bed being a bit too hard and uncomfortable and she said she would have a mattress cushion placed on top of the bed right away. Amazing service and customer satisfaction. I would return again. :)

My wife and I rented the Villas Sacbe #12 condo for three nights before meeting up with my company for our annual corporate convention at an "All Inclusive Resort" and had an absolutely wonderful time! Booking the reservations with Evelyn went very smoothly; I had a chance to talk with her on the phone before booking and she made us feel very comfortable about renting this place. She also sent me all kinds of information about the area that really helped us as we were planning the trip.
When we arrived at the condo, it was even nicer than it looked in the pictures, Mikaela met us at the door and gave us a tour of the place. She is and absolutely delightful person and made us feel like we were at home. The bottle of wine and cold beer that they had waiting for us in the fridge was a nice touch! We took full advantage of the Indigo Beach Club passes and spent most of our time during the day hanging out on the beach, enjoying the sun and the ocean. In the evening we would walk two blocks up to 5th ave and have a great dinner at a fine restaurant, followed by drinks and live music at one of the cool bars. We would end the evening with a glass of wine (or two) in our rooftop hot tub...not a bad way to spend a day!! The Condo is clean, comfortable, and in excellent condition and I would highly recommend it to any one.

My husband and I rented this condo for our honeymoon and we really enjoyed our stay. What we liked: the entrance into the condos is always locked and there is a security guard at night, the condo was very clean, comfy bed, just about everything we needed was already there(blender, coffee maker, drinkable water (and ice!), beach towels, cooking items, tea, books, even a bottle of wine!), ocean view from the rooftop terrace, lots of plants/trees on the property, and having a cell phone. Before we left, she also sent us a list of banks, grocery stores, and restaurants with reviews for the area which was really helpful. The condo is in a very central location, so it was an easy walk to get dinner/grocery items, and this also meant that we could hear the music from the clubs at night esp. in the living room, but in the bedroom we couldn't hear it. The condo phone didn't work during our stay but we were still able to use the cell phone to make local calls. We also had an issue with other people using the hot tub at night but it was resolved during our stay and I don't think that is usually a problem. Evelyn, the owner, expressed genuine concern (and refunded us some money when she sent our deposit back), when we told her about the problems when we returned home. Her customer service was excellent both before and after our stay and I wouldn't hesistate staying there again because it was so worry/hassel free to stay there.

Jacuzzi upstairs is great and I will always remember my stay there very fondly. My husband and I had a fabulous time at Villas Sacbe! The property surpassed our expectations that were set based on the rave reviews and photos. It started with Evelyn, the property owner, who was a treat to deal with and very helpful in arranging our trip. Then Mikaela, the on-site property manager, who greeted us when we arrived and was also very helpful and attentive to our needs while we were there. The condo had all of the comforts of home, but with a local feel. We had breakfast and cocktails on our private patio every day. We felt safe and secure on the property and in the neighbourhood. We made use of the beach club every day, which was a nice amenity. We were originally drawn to Playa del Carmen for diving in Cozumel and the cenotes. But, as it turned out, PDC was the perfect combination of great diving, great beach, great restaurants, which you don't often find all in one place. We would highly recommend a stay at Villas Sacbe.

We just came back from a fabulous 2 week stay at Villa Sacbe #12 (Aug 30-Sept 11, 2010). The location is amazing (less than a minute away from both the beach and 5th avenue) and the amenities of the condo are incredible. There is lots to see and do in the area, including a pretty busy nightlife scene just down the street. While you can hear the music from the bars/restaurants, we didn't hear anything when we closed the door to our bedroom. Evelyn (owner) was very helpful from the moment we contacted her, and the property management company was fantastic. We were greeted by two staff upon our arrival and were given a cell phone with direct access to Maura (our "concierge" who recommended some great places to eat, and booked some tours for us) and Mikhala (a representative from the property management company).
It was a nice change from an all-inclusive holiday, as it gives you the opportunity to really explore the area. We will definitely be back!

We had a great stay at Villa Sacbe #12. It was clean, well maintained and the pictures represent exactly what you'll get. It was beautiful!! The staff was friendly and very helpful. We would definitely recommend this to friends, family...anyone wanting a nice getaway. A couple minutes from the beach...a couple minutes from shopping...perfect!! There are nice little bars and shops right on 1st street. You wont need to go far.

Condo was lovely. Evelyn and the staff at the complex were great. Everything you need to feel at home is there. Place was squeaky clean. Location was good. Close to beach, 5th ave., etc. Could here a little noise in the living room from the clubs at night, but bedroom was quiet... no disturbance at all. Complimentary membership to The Gym was great, especially for the summer when there's a little rain/clouds common. It's a block away and an awesome place for a vacation workout. Overall, I think it's a great place for those who want a little of everything Playa has to offer with nothing in the extreme.

We’ve recently returned form our second stay at Villas Sacbe #12 (see our last review July 7, 2009) and this stay was even better than the first, if that’s even possible. We don’t want to repeat everything that we, and many others, have written about Villas Sacbe in general, and unit #12 specifically. Suffice it to say that the pictures, while nice, don’t really do the property justice. And the other reviews that you read are completely accurate --- this place is fabulous. What may not be clear from reading the reviews is that Villas Sacbe is a condo complex (I believe that there are 12 units) where many (all?) of the units are privately owned and rented out to people like you and us. We’ve dealt with Evelyn, the owner, and Mikaela from Moskito, the property manager, for an absolutely superior travel experience. It seems from reading the other reviews that most people have had identical experiences with Villas Sacbe, and the people that they interacted with.
A new addition to the amenities offered by Evelyn includes free access to the Indigo Beach Club and The Gym, both about a block away from the condo. The Indigo Beach club offers free use of very comfortable lounge chairs, towels, and umbrellas, a nice savings (vs. having to rent from other vendors) and very convenient. We didn’t use the health club, other than staring through the windows at people exerting way more energy than we had in us, but it looked like a very nice facility for those so inclined.
In our last review the only negative that we mentioned was that the air conditioner in our unit seemed to be a bit under-powered to handle the really hot temperatures of June. Upon our return we made Evelyn aware of the situation, and she was aghast and apologetic that we would have had to deal with this. We spent some time explaining the details of the situation so that she could pass along the information to her property management company. And just as promised, another air conditioning unit was added so that this year’s stay was completely comfortable. These people genuinely care about making every aspect of your stay as nice as possible. We’re already planning to make Playa a part of another vacation, and Villas Sacbe #12 will be our choice without question.

Please! If you ever plan to reserve this condo, stay at least 2 or more weeks, because one week is never enough. This is a luxusious, spacious and comfortable penthouse. It is half a block from the amazing Taj condo´s beach club (amazing beach, food and services), half a block from the gym and in the heart of Playa´s night life action.Everything you need is at a walking distance. Mikaela is always there for you and you will be amazed to receive the most complete guide about everything you will need in Playa a week in advance in your mail. You won´t regret renting this amazing condo!

My family and I had a great trip to Playa del Carmen in March 2010. The owner was wonderfully helpful and provided detailed information about the rental property and surrounding locations and really made us at ease about renting in an area that we had never been to before. She was willing to make accomodations for a spare inflatable bed for our son and gave helpful advice on restaurants in the area.
The location of this condo couldn't have been better. It's about a block from the beach with beach club access at a new hotel which made for a few relaxing days on the beack when we didn't feel like venturing further down the coast. At night, we had 5ta Avenida a block away and could browse the shops and pick a different restaurant to eat at each night.
In sum, this is a great place to rent if you want to enjoy the beach, have some good nightlife options and still be well situated for day trips to the ruins or to other beaches.

Beautiful oasis in the middle of Playa del Carmen. Not only does this suite offer a perfect tropical ambiance, this exquisite one bedroom suite offers every amenity to make your stay perfect. The courtyard creates a calm atmosphere as you enter the complex while the location puts you steps away from the heart of Playa del Carmen. In addition, the service within the complex if fantastic, all you have to do is ask! This is a beautiful home away from home and we would highly recommend it.

What more could I say....We loved everything! If you are looking for a quite getaway this is the rental for you!
First, the location is the best!! We loved the beach around this area! A short walk to the beach(one block away really means one short block away), and you will have plenty of beach clubs ready to serve you!
Second, Evelyn is GREAT to work with! She is willing to go above and beyond to make sure that your stay is everything you hoped it would be!! She is also very prompt on getting back with you on any questions you may have!! She even provides you with a cell phone in which you can use while you are down there....love it!
Third, the Rental was everything you could want and more!! The rental was not only clean and well kept but very cozy and romantic!! I also loved the free WIFI and Calls to the US!!
I would love to thank everyone involved in making our vacation smooth, relaxing, and cozy!! The only bad thing I can say is we wont be back until next winter....I miss Villa Sacbe Unit 12 already!! -

We had found this little villa on homeaway.com and the condo matches the photos. Romantic, private, cozy the list goes on and on. It was a beautiful kept condo, with an amazing rooftop patio and private jacuzzi/hottub with a great view of the surrounding area and ocean. It is exactly as described and more. We choose to stay at this condo our 2nd week in Playa instead of an all inclusive and enjoyed every moment. Great location for shopping, the beach and nightlife. Everyone who works at the condo complex is very friendly and helpful and the owner of the condo was amazing to deal with, we loved our time there and cannot wait to return! Thank you for having such a beautiful retreat in a fabulous location.

If you are looking for relaxation and a home away from home, then this is it! Cleanliness, security, attention to detail, concierge services, anything you need is only a phone call away. We were amazed at how quickly we felt right at home. All tours, excursions and car rentals were promptly arranged for us. We were provided a local cell phone for our usage so we always had direct contact to any information we needed and it just added to the feeling of security in case of any emergency. The icing on the cake was the nightly relaxation in the rooftop hot tub with a frosty pina colada. Amazing!

If you're looking for a great place to jump start a marriage or just need a
great getaway from the rest of the world Playa del Carmen is the place to do
so.
I've arranged vacation rentals in the past but non of the transactions or
communications were as great as with Evelyn. With all the weight of
planning a wedding and keeping our honeymoon a secret from my bride,
Evelyn did an amazing job at helping me make this experience not only
memorable but easy.
As soon as we arrived we were greeted by the driver Evelyn's staff had
arranged. Fantastic service. He was even holding the custom sign I had
asked Evelyn to arrange to get a laugh out of my bride.
The drive was a quick 35 minutes from the airport and as soon as we
stepped outside the van Mikaela, Evelyn's property manager, greeted us and
walked us to the condo. Mikaela was an absolute sweetheart and did an
amazing job. We were even given a cell phone to use while we were there
just in case we needed to get a hold of her for any reason. We've always felt
safe in foreign countries, but having that means of communication was a
definite bonus.
Another person that made this experience so great was Maura. Her
concierge service was phenomenal. She arranged our adventure to Chichen
Itza (which is a must see) and was a great source of knowledge about things
to do in Playa and the surrounding areas.
In regards to the actual condo; the pictures were spot on with the beauty
and fantastic amenities this place had. The private hot tub is something you
won't get anywhere else. Bring some speakers for your ipod and break open
the bottle of wine Evelyn has waiting for you when you arrive and enjoy a
romantic night above the night life.
The condo is located on 1st Ave so you're basically 100 yards or less from
the beach and a 2 minute walk to 5th Ave. You're also 50 yards from some
of the major beach club, no worries though, the actual room is virtually
sound proof.

My husband and i just returned from a 4 night stay at this villa and couldn't have been more pleased. The hospitality that began with our first inquiry lasted through out our whole stay. The owner and the property management company went above and beyond to make sure that our stay was perfect. The villa was immaculately clean and comfortable with every detail attended to, centrally located to the beach and the restaurants/shopping. The rooftop jacuzzi is very romantic with amazing views. It was the perfect getaway, our own little paradise. We have already recommended the villa to friends and family!

We stayed for a wonderful two weeks at Villas Sache (Unit 12) from the end of July to the beginning of August 2009 for our honeymoon. We were greeted the moment we arrived by Mikaela which her and Evelyn (the owner) made sure our stay was completely entertaining and comfortable.
Evelyn had provided us with a list of restaurants with excellent details on what to expect and places that are a must see.
The condo is within walking distance from the beach, restaurants, shops and the nightlife. It's the perfect location. The condo is remarkable with a balcony that wraps around the whole condo. It has a private rooftop with a jacuzzi. It is very romantic and goreous. It is also kept clean with a maid that come every other day. Their is also locked gate that you need a passcode to get into the building and a security on-site at night.
Our two week stay was the best experience that we had and we cannot wait to go back again!! -

We stayed for a week at this well-maintained condo--probably the best unit in the entire facility. My husband and I found this spot a delightful oasis right in the heart of Playa. The rooftop hot tub was a favorite and a perfect way to watch the sun go down. You're steps away from the beach, the shops and the nightlife of the Euro Zone. The concierge service was a huge plus and made our stay and travels seamless from the moment we left customs.

Outstanding property! We stayed at Villas Sacbe (unit #12) for a week in early June, 2009 and it was everything we imagined (based on all of the rave reviews) and much, much more. From the moment we were picked up at the airport to the time of our departure, the owner, Evelyn, and the property management staff, namely Mikaela, made sure that we were completely satisfied every step of the way. We have traveled extensively in the US and Europe, and our experience with these folks is among the best we?ve had anywhere.
Upon arrival at the condo, we were greeted with a complimentary bottle of wine and a welcome basket of breakfast items so we wouldn?t have to immediately go to the grocery store. The condo and the grounds surrounding it are beautiful and spotlessly clean. One of the nicest features is the private rooftop Jacuzzi and loft along with the lovely terrace and balcony that overlooks the lush and well-groomed garden and pool area. It?s absolutely gorgeous and very romantic.
The location is also perfectly situated within just a few blocks of the beach, restaurants, shops and nightlife, and about a 15-minute walk to the grocery store. A car is definitely not required, but we did rent one for a couple days to go exploring, and the secured on-site garage made parking very convenient. While it is always wise to be aware of your surroundings in any unfamiliar place, we did not have any concerns for our safety during our entire stay, including the many evenings when we ventured off 5th Avenue during our nightly walk to area restaurants.
Given our love of food, we were thrilled with the list of restaurants (especially with the included commentary) that Evelyn provided to help with our selections. With her help, we enjoyed some wonderful meals, going off the beaten path and dining amongst the locals and other well-informed tourists.
There was only one downside of our experience in the condo. It was very hot during our visit and the air conditioning unit struggled to keep the kitchen and living room area of the condo cool, although it did help with the humidity. While the bedroom and bathroom areas were very comfortable, we did not use the other rooms much on some of the hotter days. This was not much of a drawback, however, since we did not go to Playa to spend our time sitting in front of the TV. And true to form, when Evelyn found out about the warm conditions, she was upset that our visit wasn?t perfect. She?s written to us apologizing, and indicated that she?s looking into another air conditioning system to solve the problem in the hotter parts of the year.
We had an exceptional week in Playa del Carmen and will definitely return to Villas Sacbe #12 in the future.

This is a really nice building close to the beach, restaurants and shopping. The unit my wife and I rented is a 1 bedroom on the top level with nice privacy. There is a small loft and private hot tub as well. We didn't use the hot tub much but it was warm and clean. We used the pool down below to cool off after our days on the beach which was very refreshing. The unit is well kept and the management company was very attentive of our wishes. There is some evening nightclub noise that filters in but we were fine with it and love the location. Evelyn, the owner, was great to deal with regarding our stay and we would return.

My wife and I stayed at Villas Sacbe #12 for 2 weeks in March 2009. The security-gated condominium is on 1st Avenue between the beach and pedestrianised 5th Avenue and between 12th and 14th streets. It just couldn't be more central. #12 is a penthouse unit with air conditioned living accommodation (bedroom, bathroom and huge living area with fully equipped kitchen) at second floor level and private rooftop terrace with jacuzzi and access to a loft area beneath a thatched roof (palapa) with sofa bed and separate lighting. There is a wrap-around balcony with casual seating which means that you can find shade at pretty much any time of day. There's also a series of pools running through the complex, not huge but perfect for that hot day dip when you can't be bothered to stroll to a beach bar. For those using a car it has its own underground car park. Staff are totally efficient and always smiling. The Canadian owner is a complete pleasure to deal with. Swift, accurate answers to queries - nothing seemed too much trouble. Thank you Evelyn.
You can people watch all day at the beach bars, swim in the clear blue Caribbean, visit any number of Riviera Maya attractions or just browse the shops on 5th Avenue. Expect to be accosted by shop owners and taxi drivers after your business but unlike some parts of the world your smile and a "no thank you" brings a smile in response. Mexico smiles! -

We spent a week at Villa Sacbe and enjoyed out stay. The condo was
comfortable, clean, and had everything you will need. We were met at
the airport and personally taken to the unit. The representative was
waiting for us and went over the condo and gave us all the info we
needed for the week. The pictures were accurate and the unit looked
exactly like the photos. We also had a bottle of wine waiting for us
and a welcome basket. Evelyn is a concerned owner and made sure
our stay was a pleasant one.
The location is the best and close to everything. This was our 8th visit
to the area and loved being right in town. We went to all our favorite
spots and found some new ones.

Working as a private chef, I've been lucky enough to see and work in environments of unbelievable luxury. Mega yachts, log cabins, estates, jets, etc. This place here offers you that first class feel but still maintain that certain charm where you're comfortable enough to put your feet up on the coffee table. Location is perfect for every desire you have. Ferry to Cozumel, hiking, snorkeling, diving, shopping, dining, beaching, it has it all. Friendly people in and around the building. nice security guard, he likes coca-cola. the most romantic place i've stayed. no fun for travels with kids. this is a one of a kind place that i still think about all the time. a guaranteed place you won't regret. if playa del carmen is the destination and there is two in the party. the search should stop right here.

This rental is HIGHLY recommended! The location couldn't be better -- in the middle of everything (restaurants, bars, shops, 1 minute walk to the beach), but quiet and peacful inside the complex. The apartment is great, in spotless condition with 2 terraces, all appliances, DVD and CD players, and more! The owner was most accomadating and helpful, answering all questions and provide area information. And Playa del Carmen is a fabulous getaway. Would definitely stay there again. The price can't be beat.

We travel quite a bit and this villa perfectly suited our type of holiday. We always look for a relaxed atmosphere and facilities for cooking should we choose to. When we entered the complex upon our arrival, we were struck by the way it had mature trees built right into the walkways around the pool and pebble fountain on the lower level. Unit #12 is on the upper level of the complex and overlooks Playa to the sea. The apartment has natural stone floors and countertops in soft colours, as well as a large, comfortable bench sofa excellent for lounging.There is a breakfast terrace with table and chairs overlooking a pleasant view of the mature gardens below and an older, well kept complex adjacent. There is also a rooftop terrace with plunge pool and more chairs. This was very pleasant to use when it was hot. The kitchen was very well equiped so we were able to cook a few slightly more ambitious meals than usual. In our travels, we seldom have found such an array of useful kitchen tools. The bedding was excellent quality and was changed every second day when the unit was cleaned. The staff of the complex were friendly and helpful whenever we had questions about local attractions, tours, groceries, restaurants, etc. The beach is a short walk away and restaurants were close, also. The views all around were pleasant so we enjoyed a few days just relaxing at the unit. We really enjoyed this lovely apartment near the sea.
