There was a no pet policy yet there was white dog hair everywhere!!! None of the furniture had been cleaned under. While looking for a lost pen we found trash, a baby shoe and a spoiled bottle under a living room couch. Under the cushions on both couches had dirt. The jets in the master tub did not work. Also, we could not get the tv to work, when I called down to ask for help I was told that the maintenance man did not live on the island so we would have to wait til morning for our TV to work. Ridiculous!!! Luckily I was able to get a hold of direct TV and the man I spoke to was able to walk me through resetting the TV and remotes in order for us to watch tv. There is no insulation throughout the house. The bedrooms are down stairs and any movement from above was so loud. Make sure everyone is going to bed at the same time! Very hard getting kids to bed with anyone else awake hanging out up stairs.

Thank you for your feedback.This home is not a pet friendly property for renters,however owners may bring their pets. We do apologize that the pet hair removal was not as thorough as it should have been.If our front desk receives a call in the evening maintenance is recalled for problems that are emergencies or are related to our guests comfort ie: an ac or heat issue,water heater,or an electrical problem.We do send maintenance as soon as the guest will allow the next day for an issue like a television.Many times it is just as simple as you found, that the receiver needed to be reset.The Island Breeze is one of our most popular rentals and is beautifully finished and furnished throughout .We have never had any complaints from guests on the quality of this FlipKey 5 star rated island home. We do hope that you will consider booking with Starkey Properties in the future.

We really enjoyed our stay in this home. It was extremely clean and afforded ample space for our three families to share. Some pros and cons of this home:
Pros: great location close to the board walk; quiet community; all the beds were very comfortable; the master bath was very roomy and we especially enjoyed the garden tub; "crow's nest" third-story deck gives a beautiful view of the gulf and was a great place to enjoy the evenings.
Cons: I definitely wouldn't recommend this home for anyone with disabilities due to the stairs -- the main living area is one floor above the driveway, and all but one of the bedrooms are on the lower level. We would have really appreciated access to the garage for transporting our luggage into the lower-level rooms, rather than having to ascend the entryway stairs and then descending another flight of stairs to the bedrooms. Also, power to the whirlpool in the master bath was turned off, so we couldn't use the whirlpool jets. -

Everything was excellent but we paid in fees (some non-refundable) what a whole other night in this property would have cost. Please beware the fees. The fees on the 11th Street Townhomes also turned out to be one third of the total weekend...enough for another day of stay...fees are understandable but this is ridiculous.

The service at Starkey was great. Walked in, received our keys & map,and were
on our way. The house itself was gorgeous. Very clean & comfortable. Floor
plan was great too. It felt like home, not just a rental. Subdivision very quiet.
Good for walking or riding bikes. Two pools, one for kids & one for adults.
On the downside. The house has lots of stairs leading to front door. Maybe
difficult for young kids & older people to use. No garage access which made it
difficult to unload the car. We had to go inside, unlock ground floor bedroom
door in back of house & take in luggage that way. Also, boardwalk to beach is
long & also has a lot of stairs. Difficult to use if carrying a lot of stuff to
beach. Saw many families drive to beach with kids & chairs, etc.
Overall, great house. -

The house was great except for the dishwasher. Really need to be replaced. It
would never drain completely so the water was always nasty. Hopefully it will
be taken care of. Everything else was great. -

Our family spent Thanksgiving in Port Aransas at this property and had a wonderful time! As it turned out, the weather was wonderful and the house gave us plenty of room for everyone and we were very comfortable. There were maintenance issues upon arriving which were address within the first day. The location was perfect for walking back and forth to the beach which we did many times during our stay.....

Everything about the house was great except the TV satellite service. It was the minimum service possible with none of the sports channels and other popular channels. Lots of cartoon channels for the kids but nothing for the adults. Tell the owner to upgrade his satellite service and increase the rent if necessary.

The house was great. We had a wonderful time there with our two young children and our good friends who have four children. So six kids and four adults. We had plenty of space and the beds, kitchen, everything was very comfortable. The only difficulty we had is that the boardwalk to the beach, although very close, has LOTS of stairs up and down. We had a baby stroller which made those stairs very difficult for us. If you don't have a stroller, however, the boardwalk is very close and convenient. There are lots of mosquitoes so bring insect repellant!! The beach was great. We had a great trip and would for sure go again.

We booked this and another home for a family reunion of over 20 people. We were able to comfortably sleep the 12 people in this home and the kitchen is wonderful! The home seemed to have all the necessities we could have dreamed of-including a blender. Great view from upper viewing tower and a short walk to the beach! Be prepared to climb stairs--everywhere you go in the home will involve either climbing up or down stairs, but this is a small price to pay for the comfort of this home. Back deck is great for additional dining/relaxation. All in all, this home was everything we expected.

My family has shared 220 Royal Dunes each summer with two ther families for years. It is a summer time ritual for us. This property is well positioned to the beach so the walk is easily managable for even the smallest of beachcomers. The house is well equiped so all we need is our clothes and our food for the 5 days we are there. We have always said it is like our second home on the beach beacuse it is that comfortable and 'homey'.
Recently I had the pleasure of staying at 220 RD on a business trip. We were looking for a spot we could go and feel comfortable working as a group to do strategic planning for my company. I suggested 220 RD and we had a great three day trip. Again, we enjoyed all the comforts of home but we also had more than enough room to work and share ideas.
We have seen the property change ownership a few times over the years and each time brings subtle changes in the decor but this property remains a solid winner! I highly reccomend this property as a fine Mustang Island destination. -

Nine of us just spent a great, long weekend at the 220 Royal Dunes house. The house is ideal for a group of up to 8 adults; and, is perfect for a couple of families with children.
The one thing we really appreciated was that everyone (all adults) had beds; no one had to sleep on a foldout couch. The one drawback to this arrangement was that the upper bunks were a bit short and uncomfortable for someone over 6 feet tall.
That was the only negative aspect to the house. Everyone appreciated the layout and the amenities provided by the owner. Access to the beach and swimming pool was perfect; the house is approximately centered between the two. The porch and observation deck saw much use everyday; both are perfect for relaxing in a cool breeze with a good book, or taking a good afternoon nap.
Overall, everyone of us enjoyed the time we spent at the house and will definitely return for another long weekend or full week in the near future. I highly recommend this house to anyone that considers spending some time in Port Aransas. -

We stayed in the Island Breeze house for the week of Thanksgiving 2007. We had a family reunion, with my parents, my brother's family, and our family. The five kids ages 3 to 9 (our two and my brother's three) loved staying together in the bunkroom. There were three bedrooms for the adults, including an upstairs bedroom for my parents so they didn't have to walk up and down the stairs. The house was beautifully decorated, and the kitchen was incredible! It was stocked with everything we needed to create a great Thanksgiving meal. This house has great beach access, with a boardwalk over the dunes very near the house. The observation deck was great fun for the kids and adults, and the porches were wonderful. All in all we had a fabulous experience in the Island Breeze, and we hope to return again someday!

We stayed here over spring break with our 3 kids and 2 of their friends. It was big enough to give everyone space, but cozy enough to hang out like family. The viewing tower with porch swing and view of the gulf was a relaxing way to start the day with coffee. We were just a short walk to the beach down the private road and boardwalk. We've vacationed in Port Aransas for over 20 years, and this place ranks up there with our favorites. Would definitely stay again!

We had a GREAT stay here. We were there during Hurricane Dolly.....Starkey Properties was in constant contact with us, updating us on the Hurricane.
The house was spacious, well stocked with utensils and towels; the back porch was GREAT to sit on early in the morning and late at night!!!
We would go back ANY DAY.
