The unit was more than expected. The views were great from the MB lanai and the LR lanai as well. All the amenities you could need. Beds were comfortable and the unit was close to the pool and other rec center activities. Staff at the reception area were friendly and courteous as was the concierge service. Will definitely return!

We really enjoyed our stay. The condo had everything we needed for a home base while exploring the island. The view was beautiful and we enjoyed the fitness room, pool and game equipment available. While Princeville is not centrally located, if that's yOur choice, this condo is perfect.

Let me start by saying I had to cut down my review twice as it exceeded the limit.
Our stay at Keiha's Paradise far exceeded our expectations. The condo and property were absolutely stunning! We were traveling with a friend of ours and the condo could not have been more perfect for three people.
The loft and separate bedroom afforded a great sense of privacy. I would venture to say it would have been perfect for up to five people. The kitchen was stocked with all the accoutrements one would need to prepare delicious meals.
The furniture and beds were all in wonderful condition and extremely comfortable. The linens (for the bathrooms and bedrooms) were high quality along with the pillows as well. It was minutes away from the center of Princeville and a hop, skip and a jump from Hanalei and Haena.
The only thing we feel that could be improved was the internet connection. The signal came from the Cliffs main connection and could be slow at times. This only became a problem when we wanted to stream a movie at night via Netflix using the DVD player in the condo. It would be nice to have a single use connection.
The aspect we loved most of all is the general feeling of the condo. The photos don't capture the airy size of the space. There is always light streaming in from somewhere and when you open the sliding glass doors on either side of the condo you have this incredible cross breeze all day and night. I think everyone has stayed in places in which they don't want to spend a lot of time. We looked forward to going back to the condo at the end of everyday. And in paradise, that says a lot.
We greatly look forward to returning to Kauai in the near future and will absolutely stay here again. It truly felt like a home away from home.

The Cliffs at Princeville is a 22 acre property located on a bluff overlooking the Pacific Ocean. The complex is a mix of owner and timeshare offered condo rental units. The Cliffs were originally built in the early 1980s. The complex recently underwent an 8 million dollar restoration, completed in 2001. Overall the complex is in really good shape, only needing the normal wear and tear maintenance here and there as anybody would expect in such a harsh, sea salt environment.
We stayed at the Cliffs for 9 nights in owner offered unit 5306. Unit 5306 is a typical third floor condo with one master bedroom downstairs and a large two bed loft above. This fully furnished condo rental comes with all of the following:
2 bedrooms including the loft
2 bathrooms
Fully stocked galley kitchen
Small dining area with a table for four
Small but comfortable living room
Two great balconies
Stacked Washer and Dryer
The placement of Unit 5306 is a real advantage in renting this property. Building five where it is located is set back one row of units from the Pacific Ocean. However, the unit is perfectly placed between two other units, affording it basically unobstructed views of the Pacific Ocean from the main balcony located just off of the living area. The clincher to this deal is the second, smaller balcony located off of the master bedroom which overlooks the mountains as well as the pool and other common areas. In short, for the price of one condo rental you get not only one but two stunning views. On a side note: if you’re there during whale watching season you can easily see whales from the balcony of the unit. We saw whales every single day we where there, all from the comfort of our condo rental.
We found ourselves not lacking for anything in the kitchen. Everything was there we needed including coffee grinder to grind fresh, locally produced coffee beans, wine glasses, rice cooker, etc… Between the grills, kitchen, local seafood and farmer’s markets we found ourselves set and quite able to prepare and eat a wonderful meal every single evening but one while we were on island. That is a true money and time saver afforded you by going with a condo rental.
The living area has a nice sized TV and DVD player with basic or extended cable service which was helpful for watching basics such as NFL playoff games. However, I would recommend to the owner that an updated LCD TV with all current connection options would not only be a big plus it should be pretty much mandatory. With a nice, up to date LCD TV we could’ve streamed video via the Internet utilizing our laptops.
I have only two minor issues with the unit. The first is the light outside the front door. The complex has security lights throughout the complex which come on automatically each evening and cannot be turned off. Unfortunately one of those lights is right outside the glass panel next to the front door of unit 5306. As a result when you go to sleep at night it is quite bright in the master bedroom because it is located next to the front door. This problem is quickly solved by shutting the door to the master bedroom but unfortunately when you do so you lose most of your cross breeze through the unit. So you can pick your poison; less light or fewer breezes.
The second minor complaint is there is something in the unit that runs 24 hours a day. It is a low hum that sounds exactly like a bathroom exhaust fan. It wasn’t an exhaust fan in the bathroom. Matter of fact, I looked hard for the source of the noise and couldn’t find it. This problem is easy to solve as well by simply closing the bathroom door in the master bedroom. However, if you forget to do so before going to bed you will be getting up sometime during the evening to shut that door. It’s that annoying when left unchecked.
One final minor complaint that is not directly the responsibility of the owner is the free wireless Internet. It is a nice benefit but it is woefully underpowered for the complex. Streaming video was practically impossible except during extreme off hours. Browsing was sometimes painfully slow during peak periods. This needs to be addressed by the complex.
The common areas (a big part of the recent renovations) were quite nice. We made daily use of the very nice, strategically located Weber Gas Grills, beautiful pool with waterfall and both hot tubs. There were plenty of daily activities available in the activity center next to the pool, tennis courts and shuffle ball court that we never got around to using.
The Cliffs at Priceville Unit 5306 can be rented by contacting the Kauai Vacation Rentals office located on Kuhio Highway in Lihui. They are the third party rental agency that handles the unit for the absentee owners. No down payment is required to book the unit but payment in full is due 60 days in advance of arrival. Major credit cards are accepted for payment. The owner occasionally offers discounts to fill specific dates or for extended stays so do inquire. We received an added discount for an extended stay (anything over 7 nights) and we found the discounted rate to be extremely attractive.

We have added a window shade to eliminate the light. The low hum (we hardly hear it) is from the central ventilation system which is in every building at The Cliffs. We were very happy with the amenities offered by this complex and this condo. In the evening, the condo catches the breeze just right. The kitchen is well equipped with quality pots, pans , rice maker and even a coffee grinder for when you buy Kona coffee. In January, we saw quite a bit of whale activity from our Lanai. The grounds are very pretty, it is a fairly quiet complex and you are a short drive to the Princeville Center. We make good use of the guide books and Hawaiian Cd's provided by the condo.

Keiha's Paradise is a beautifully furnished unit, providing everything you need for a wonderful, relaxing visit to the Garden Island. I was so impressed with the unit and the facility that I spent my last day on the island meeting with real estate agents and looking at units in the Cliffs facility. This location is wonderful and I come to the Cliffs every year and find some new adventures awaiting.
This is a wonderful, well valued unit and I would highly recommend it to most people. Please remember that this unit is on the third floor with no elevator, so all bags and groceries must be carried up. However, the views are worth it all. Mahalo Keith for letting me rent and enjoy your unit. -

The stunning view is the first thing we saw when we entered 5306. Amazing! Then the thoughtful appointments throughout the condo added to our comfort and knowledge of the Kaua'i.
Being on a budget, the fully appointed kitchen made it easy to prepare great meals "at home". However, we also found some great restaurants nearby (Postcard, Kalypso, the Brazillian place) in Hanalei.
The master bed was very comfortable and the towels and linens were in great condition.
As a realtor, I'm also obsessive about "neighbor noise" and I will attest to how quiet the neighbors were. The solid concrete construction of the condos made it very private and we were pleased not to hear footsteps or talking from neighbors. Also, the way the balconies are arranged, everyone gets to enjoy their view in privacy.
The owners also provided a great supply of music and books (also many about Kaua'i- that we used!) which added to our "island enjoyment".
The Cliffs community had a full range of additional activities to participate in, should you wish. I'm only sorry that we didn't do the "gong" therapy, as it looked like fun. They offered everything from Welcome sessions, to Yoga , Watercolors, and much more.
The management company was very helpful throughout the booking process and they called to check on us upon arrival to verify if everything was satisfactory in the unit. They were very pleasant and informative and our unit's keys were waiting for us when we picked up our car at the airport, which was so great! Saved us having to make another stop before we reach "vacation heaven".
I would definitely recommend this property to family and friends. -

We truly enjoyed our stay at The Cliffs. The key and directions were waiting for us at the car rental counter. Check in at the complex was quick and friendly.
We had 3 adults and one 4 year old boy and the layout of the home worked really well for us. From the front balcony we looked out to the lawn and ocean. From master we looked out to the pool and mountains. There were not a lot of children, as school had started. I was a bit worried that a lively boy splashing around the adult swimmers might not be well received. But everyone was friendly and spent time smiling or talking to our little guy. Having several separate swieas and hot tubs, made it easy to find a quiet place or a lively one. There was an adult only hot tub tucked away from main pool. The pool closed at 10 so there was not a noise issue but very few people seemed to use it at night.
The unit was spotless and unlike so many places in tropical, moist climates, there was not any mold or mildewy smell. We made good use of the washer/dryer.
It is just a 3-4 minute drive to the Princeville Center where there are several restaurants, grocery, gas station, stores. Less than 15 min and you are in Hanalei.
We snorkeled at annini (better conditions in the summer but it was okay) as Tunnels and the other north shore beaches were closed due to high swells. We also made the relatively easy drive to south end to snorkel at Poipu. We boogie boarded at Hanalei. Two of the adults took surf lessons there thru Learn to Surf and had good experience. They also did the Zip and Dip at Princeville Ranch which they really enjoyed. The four year old went to the adventure Camp at Princeville Ranch and he didn't want to leave at the end. He was the only camper that day and had so much fun and attention.
All in all, the value was good, the condo was lovely (we never heard the neighbors at all), the views were fabulous. Great location if you want the lush green experience of the north end of the island -

We were only on Kauai for 3 1/2 days. So we appreciated both Keith and management's ability to accomdate our limited stay.
The condo and is exactly as described and we wished we were able to stay longer. Due to our short stay, we weren't able to use any of the resort facilities, but the pool area did look very nice.
The proximity of the condo in the Princeville area to Hanalei and the entire north shore of Kauai makes this an excellent place to stay. -

My husband and I began our vacation at Keiha's Paradise with a massage the day we arrived. On our way in to Princeville, we stopped for a take-out dinner from the well-stocked market so that we could just relax in the condo after the massage. It was perfect. We ate on the lanai enjoying the view of the ocean and were in a state of bliss that lasted the entire visit.
Keiha's Paradise had everything we needed. Our bed was comfy and the kitchen was well-equipped, including a blender for pina coladas. There were good books and lovely music for the CD player. We usually don't bother with the TV, but were happy to have it to watch the royal wedding. The wireless wi-fi allowed us to stay in touch with family and emails, but we certainly didn't spend much time on the computer. We appreciated the convenience of the washer/dryer to get the red dirt off our hiking clothes. We never did use the barbecue on the lawn, but will next time. The pool is beautiful and the sound of the waterfalls was a plus.
The location is ideal. We visited the Poipu area for scuba diving and plan on visiting the arboretum next visit. We spent a lot of time at our favorite beaches: Hidden Beaches and the ones beyond Hanalei. We like hiking, especially part-way to the Napali coast. We enjoyed great food at the Kilauea Fish Market, and Kilauea Bakery. Tahiti Nui's Bar in Hanalei has fantastic music, reasonably-priced drinks and surprisingly good food.
The only thing we will do differently next time is book a longer stay and have a shorter time between visits. We returned to our busy lives rested and with the aloha spirit.
