There are a few steps up to the apartment, a few steps up to the 2 terraces and a few steps up to the mezzanine floor, where there are 2 single beds.
Not suitable for those with mobility issues.
The cool, contemporary interior of this stunningly, beautiful apartment belies the antiquity of the grand palazzo that houses it. Opening onto views of Il Duomo, La Rocca, the roof-tops of mediaeval Spoleto and the mountains and valleys beyond, this is a million dollar location ! We receive nearly as many offers to buy this sensational apartment as we do to rent it. However, please note that this apartment is priceless and, for the foreseeable future, it is not for sale !
It has 2 totally private, double or twin bedrooms, one ensuite. And, on a mezzanine floor, there is a 3rd bedroom/study area, on which there are twin beds that can be joined. While the mezzanine bedroom is not totally private, the interior of the room cannot be seen from below.
The very large and spacious sitting/dining room has dining and seating for up to 6 persons. The 2nd bathroom is off the dining area. The 2nd bedroom is off the sitting room area.
And, for the cooler winter months, there is a powerful central heating system throughout the apartment.
Location....
In what many of the up-market Spoletini regard as the posh end of Spoleto, Terrazza Duomo is just 2 minutes walk from Piazza Mercato and 5 minutes walk from Piazza Liberta. Here, there is the tourist office, opposite the ancient Roman Forum, where plays, theatre and dance are still performed. Nonetheless, the cages that once restrained the lions from devouring the Christians, until the audiences arrived, remain intact.
While Terrazza Duomo is not on the main drag and, consequently, not in the hubbub of city life, it is within a few minutes radius, in any direction, of plenty of shops, bars and restaurants. The main "action" takes place in "down town" Spoleto, a 10 minutes, inspiringly beautiful, downhill stroll. Then, rather than walk back uphill, you can take the escalator, a 10 minutes pleasure ride that takes you upwards and above the roof-tops, on a covered but open moving staircase, which delivers you finally to just above Terrazza Duomo, at the entrance to the Rocca.
And, you are a mere 5 minutes walk from the very top of Spoleto, where, crossing Il Ponte, the splendid Roman aquaduct, you find yourself in the Sacred Mountains, where there are a myriad of marked paths, following in the footsteps of St Francis and his pilgrims.
This may be if no interest to you but I’ve been awarded the status of SUPERHOST across all 80 of the apts, villas and pool properties I manage (some of which I own) by that well known holiday rental site that is disrupting the world at the moment. So, you can be rest assured you are in good hands!!

Response from the manager Thank you! You were a joy to host! This is the review in English : A pleasant stay to repeat! Left on Sep 11, 2019 for a stay in Jul 2019 My colleagues and I stayed two weeks for work in Spoleto-Antiquity (10 beds) and Terrazza-Duomo (6 beds), during the Festival Dei Due Mondi. The houses (both from the same owners) are wonderful: spacious, comfortable and equipped with everything. Spoleto-Antiquity, as we can already see from the name, is a beautiful house with an ancient and lived flavor. It is divided into three floors, also with separate entrances: there are two beds on the lower floor (one double room), four on the ground floor (two double rooms) and four on the first floor (always two double rooms). Each floor has its own bathroom, really clean, while on the lower floor and on the first floor there are two cozy kitchens / living rooms, equipped with all the necessary utensils (including the dishwasher). At home there are tablecloths, towels and sheets for everyone. Downstairs the room is a bit damp, both in the bedroom and in the kitchen / living room, often in fact, to eat together, it was preferred to stay on the first floor, the largest, but apart from that, everything was still perfect. From the house you can reach Piazza Duomo in 10 minutes, Piazza del Mercato and the tapis roullant stops that connect the various areas of the city, so the location is also excellent. The owners, Norma and Laurie, have always been extremely helpful from the time of booking, to our arrival and even until we were greeted at the end of our stay. Absolutely to be repeated!

“Half term famiky break”
