| people were very helpful at front desk. however for my family and i to have spent approx.$620 for a three day, two night stay we expected the home to look a little nicer for example there was trash along both sides of the property, the deck did have nails sticking up (so if you have animals be careful)toilet seat in main bathroom was broken. Big bear was beautiful and it was nice to have the deck. |

I can't write what I would like to say because it would look bad on the folks at Big Bear Vactions. If the owners ever read the reviews I am the guy that rents your house every year for three trips adding up to 25 days a year.......$$$$$$
Please take some of the money and fix the things that need to be fixed!!!
Thank You, Dave |

| The message has been passed on to the owners. Properties are maintained by both Big Bear Vacations and the owner. More complex repairs must be approved by the owner while minor items such as pilot lights and running toilets are taken care of by Big Bear Vacations 24 hour maintenance staff. |

On the positive side, it is nicely tucked away and very cozy. It was very nice being able to walk down to the lake. The views were awesome! Having the private dock was a major plus.
It could use some new carpeting and a bit of fixing up at the exterior.
I would definetly stay here again. |

| This house was wonderful! great lake view, awesome fishing ( among 4 people fishing we caught 10 cat fish and 8 trout). Very comfortable seating and plush beds. The only problem was that we got charged for trash. I remember going though the house 3 times with my friend making sure all the trash was thrown out! We were charged $25 for one bag of trash! OMGOSH! $25!!! one bag of trash!!! that's crazy. Overall it was a great location and comfortable stay but i wouldn't refer it to my friends due to the trash fee! I want my money back Big Bear Vacations! It's the principle! |

Manager Response: June 04, 2009 |
| Big Bear Vacation describes extra fees such as trash charges to all guests at time of check-in. The trash fee is charged to guest only if trash is left at the property. |

| I have visited Big Bear many times before and stayed at different cabins. This experience was very imbarasing to my family and friends due to the following... Jaccuzi tub was not working and was never fixed, the hot water only lasts for one person to shower, shower fossit was broken, dvd player did not work, stereo is very old and out dated, only radio and tape player ... Big Bear Vacations did not do anything but apologize for all of the above... manager offered a very low gift certificate to stay with them again, and i was supposed to get a call from the manager and his supervisor and never did!!! |

| Thank you for responding to our survey. Issues with accomodations at this property are being addressed. This is an older lakefront home, with older spa and dock. It is economically priced for its condition and location. |

Storm is no excuse... |

We enjoyed the home and the location especially. However, the back porch with the view of the lake and access to the spa was not just snowed over, but thick with ice right at the back door.
I slipped, fell and cut myself the moment I arrived for my lake front vacation. There was a flimsy plastic shovel available to remove snow, but nothing available to remove ice at both entrances.
My fiancee called to complain and was given the excuse that there had been the biggest snow storm in 30 years. I do not know how this is an excuse for renting a property at that time of year with an already known and dangerous situation. We understand there is a risk during winter months and some maintenence to do ourselves, but this was excessive and I could have been badly hurt.
I had to go and purchase an icebreaker and spent most of my first day of vacation clearing a very thick slab of ice from both front and rear entrances.
Having lived in the snow in the past, knowing the only remedy would be to clear it in order to maintain a safe passage in and out of the home. That should have been taken care of by your maintenence staff prior to our arrival.
Thank you for your time reviewing this as well as the discount coupons and small refund that was given to us for the already broken BBQ.
We will use you again in the future. My hope is that this will help your company enforce better safety measures for your clientele and reduce possible liability claims against you as I am a business owner as well.
We did sign all your waivers, but there is an expectation that the premesis is not already hazardous and unsafe at the main entrances and exits before signing. |

| Thank you for response to our survey on Unit 223, Bear Lake. We strive to provide an appropriate entrance and exit to all properties. Sometimes there is ice build-up close the the house as the weather warms and melts the snow and ice off the roof. We are sorry we didn't respond properly to your ice issue. I am glad you will stay with us again. Please let us do better for you on your future stay. |

| This place is location, location. Great view of the lake from the living room, kitchen and 2 of the 3 bedrooms. We really had a great time and this was the best vacation we have had in years. We would rent here again. The only issues we had were that the beds in the lake view rooms were hard and uncomfortable and the pots and pans in the kitchen need to be replaced. Also, it did not appear that the sheets were changed in the back lake view room so we used our own blankets and did not sleep under the covers in this bed. |

| The cabin is amazingly beautiful, its quiet, peaceful and very cozy. However the road its on, Francis is not part of the city's plow coverage, so you couldn't park on the street. Also the front and back had few inches of ice that caused quite a few slips and a sprained wrist. I think between stays someone should come in to try to limit the amount of danger due to the ice. Lastly the Jacuzzi wouldn't heat unless you pushed a little red button inside the panel (which we learned from maintenance). Besides these issues, it was a very nice place to stay. |

| We enjoy this home because it is on the lake with it's own dock for fishing. They need to invest in a new barbeque bacause the cover is broken and it could be dangerous. It's nice to have a spa but the water does not get hot enough and the jets do not work properly. It would really be nice if the backyard leading to the dock were fixed up a bit. It's hard to walk down to the dock in the dirt bacause it is on a slope. We stay there mainly because of the dock for fishing so we overlook these issues. |

| Thank you for your response to our survey on Bear Lake Unit 223. This is an expensive small unit on the lake. We will notify the owner of guest concerns regarding the cabin. The beds are log style and newer but I understand the problem with the age of the cabin itself. Again, thank you for you response. This helps us give our future clients better service. |

| There is no mention of it, but there is also a boat launch right next door that the key ring for the house has a key to unlock. That was worth it to us, having the launch right there. Plus the property has ample room for the boat trailer (circular drive). The view is unobstructed and the area is quiet, most of the time. There is the resort next door, and the BBQ area and viewing deck is very close, close enough to see and hear, but it wasn’t Grand Central Station, so there was no problem. I enjoyed the spa on the deck. The dishes could be improved, mostly plastic and it is only my preference for china that caused concern (I suppose most people do not care). Could not figure out how to use the remote control, but didn’t watch TV anyway. Loved that it was dog friendly. |
