We had 7 adults and there was plenty of room and the layout is very comfortable.

One of the burners went out in the stove (an old one) but the next day after notifying management, it was replaced with a new stove!

Notes:
- We assumed the Queen bed was in a "master bedrrom". In fact, the two double beds are each located in one of two rooms downstairs. The queen size bed is located in a large area in the loft and a single bed is located in a smaller, nice, area in the loft. Neither has a door and the slanting ceiling acts as a reflector for noise from the downstairs living room. If you want privacy, don't take the queen size bed.

- The single bed in the smaller loft area was lumpy and uncomfortable, but there is a second, comfortable single bed in the large loft area that can replace the first.

- If you plan on using a sharp knife for cooking, bring your own.

- A snow shovel should be supplied so that the snow can more easily be removed before it gets compacted and icy.

- On the last day we were there, as the snow melted on the roof, the sky-light over the living room leaked onto the glass table below it.

Check in and check out went very smoothly and was flexible to our schedule. Plenty of room and storage for all our needs. Washer and dryer a huge plus. Surrounding neighbors were very polite and helped shovel our porch on day three. Great location, just outside of town. It was close enough to town to get anything you needed yet outside enough to get total peace and quiet. Kitchen was well stocked in dishes, pots, and pans.

The best feature was the jacuzzi tubs. A much needed feature after a day of learning to ski :)
The thing I liked the least was the icy stairs. My mother in law and I both fell on the stairs. There were days between cleaning and we were not informed of the location for supplies to help with the ice until day three. The skylights also leaked a little on the warmer days.

My family had a wonderful time in Pagosa Springs and skiing in Wolf Creek. We would recommend this house to others and actually plan to stay at Timbers again next year. More...

It was easy to check in and out. Alot of items were available we forgot about or didn't know we needed (thank you to previous occupant for toilet paper!)

Comfortable beds and room for all of us.

Liked best - the deer out the window and doing yoga in the morning air.

least - beds are too small - couldn't sleep with my hubby. Windows in right top room won't open.
