Nice and clean, well stocked with everything you need - just add groceries! Within easy walking distance to grocery, beach and shops. Great location, beautifully landscaped! Love the hammocks on the deck overlooking the lake!
Wayne is a great host! Makes you feel right at home and is always willing to assist. Very easy to chat with!! And I really appreciated his list of recommendations for what to bring with us to make our stay easier.
Will definitely book the Cottage again for my next stay in Provo! Can't wait to see Wayne's banana plantation!! ;) (and taste Wayne's banana bread!) -

It was our second stay at Island Breeze in Grace Bay. Great location, beautiful garden. The house is very comfortable and has everything you need for an island get-away. The greatest asset is a huge outside patio. We practically lived outside...when were not at the beach, we were on the patio. Kids loved it, adults loved it even more :)
Island Man Wayne is a wonderful host. We really felt like we are visiting a friend. Will most definitely return. -

It is a very spacious and pleasant apartment, with two big bedrooms. Wayne, the owner, lives just round the back and is very helpful and pleasant (and available). It is an easy 5 minute walk to a wonderful beach. If you want to get away from other tourists, borrow Wayne's bicycles and take a leisurely cycle 15 minutes to find completely isolated beautiful beaches. There are several nice reefs, about 45 minute walk along a beautiful sandy beach, and then 20 yards off shore. Wayne is happy to drive you places if it is not inconvenient for him (and it is usually not) -- we did not rent a car.
Food is surprisingly expensive (the supermarkets, one of which is a 5 minute walk away, and the restaurants). There is little local food, but there is a red truck in a parking lot about 15 minutes drive away that sells freshly caught fish -- it was delicious, and it was a fun experience watching him clean the fish. Any local food was reasonably priced. -

We spent a week in the Villa in March of 2013. 7 adults and a one year old, so we used both convertible beds in the living room. Wayne even had a pack-n-play for the little one.
We mostly cooked our own meals, and the villa is very open with lots of seating inside and out so it worked well for us to cook and hang out together. The covered porch makes a nice place to eat outside, and the supplied gas grill was a bonus to grill steaks on. The kids took naps in the hammock, and the clothes line was really nice to have to hang wet towels and swimsuits on.
While not right on the beach, it literally is a very short walk down a nice little path to Grace Bay. I checked around and the Villa was a much more reasonable place to stay for our large group than anything on the beach. We also had a rental car so we could go check out other places on the island like Pirates Cove, Taylor Bay, among others. The location is really good, you can walk about a block to avis Car Rental, a nice grocery store, and a scooter rental place, or a couple more blocks and you are at the Salt Mills shopping area.
Wayne is a great host. He makes sure you have everything you need and can always be found if you need to ask a question or need help. He has some great stories, and is always busy doing something. Highly recommend renting from and meeting him.

What can I say...Island Man creates a home away from home for all his guests in Paradise at Island Breeze. You have everything you want and need to have a great vacation. The cottage is the place to stay for privacy and convenience. You are 2 blocks from the beach, grocery/liquor store and avis in case you want to tool around the island. There are 2 bikes for you to use which is awesome for those on a budget. Island Man Wayne is a Legend...and now happy to call him a friend.

Our family rented the "Villa" for a week in February. It was spacious, clean and very nicely decorated and included everything we needed. It was some of the little things like the outdoor shower to rinse off the sand after an afternoon at the beach, or the clothes line to hang the wet suits and towels on or the hammock to lay in for some extra R&R; that made our stay even more special! The Villa far exceeded all of our expectations!
The beach, grocery store, shopping, and restaurants were all a short walk away. Although we didn't use the bikes, it was great to know they were there if we needed them.
Wayne was a fantastic host and was always willing to offer his assistance or advice when we needed it and off doing his own thing when we didn't. We thoroughly enjoyed meeting Wayne and his stories had us in stitches. Our kids (10 & 13) will never forget Wayne and his little white pickup or the purchase of the fresh red snapper for dinner!
One of our favourite days was the day we took a 4 hour boat excursion upon Wayne's recommendation. We dove for conch and enjoyed fresh conch salad prepared by our excursion hosts, snorkeled in the reef and explored Half Moon Bay searching for iguanas and enjoying the most beautiful beach...truly a "little piece of heaven on Earth"! What a great day!
This truly was the best vacation we have ever had and we have been recommending Island Breeze to everyone we know! Thank you Wayne for everything and we cannot wait to come back and stay with you again!

From the moment we got there to when we left,our host Wayne, made us feel at home..The cottage was adorable and had everything we needed..We did rent a car but also walked to the beach and shops which was just a short walk.We would definitely come back again,not only for the perfect weather and turquoise water, but to visit "Island Man" Wayne.

Having the Cottage on the lake was so amazing. The walk to the beach was beautiful and having happy hour drinks at Jimmy's was so much fun..but what was even better was coming home.The Cottage was amazing and so comfortable for our stay..We enjoyed the sunrise over the lake and watching the ducks play in the water. Watching the Great Herons . If youn like to see little of the Island better rent a car because its a wonderful place to discover. Thank you Wayne , you were a great host .

We rented the Villa at Island Breeze and it really became our home for a month. The villa is fully equipped and the patio area quickly became our relaxation and dining area.
The villa is a short walk to the beach and close to shops and restaurants. We had a car, but you could certainly stay at Island Breeze and use the bikes (provided) and walk to most places. Wayne is a wonderful host and quickly became a good friend. We look forward to returning soon! -

The cottage was perfect for our needs. My husband, sister and I spent 7 nights there. With the 2 bedrooms and 2 bathrooms we had plenty of space. The cottage is very private. We really enjoyed drinks in the evening overlooking the pond and the flamingoes. The cottage is well maintained and very clean. An easy walk to the beach in Grace Bay. It's a very central location from which to see the rest of the island by car. Wayne is an absolutely perfect landlord. He made the rental process very easy and answered all my questions very promptly. We spent a great day with him at Club Med! When we return to Provo, we will certainly contact Wayne to rent the cottage.

Our band of 4 were truly welcomed and pampered by Island Man Wayne. The cottage was quaint and cozy. Every morning we were greeted with a beautiful sunrise and our own gathering of Pink Flamingos.
Best location walked or biked everywhere Wayne very graciously checked with us when going for supplies and always inquired on our comfort.
The best part is the never ending white beaches, just walking and gathering shells is a vacation of its own.
We came home to cold and snow but we have warm memories of our time with our new friend Island Man Wayne.

This cottage is a hidden gem and the owner Wayne is a fabulous host. The location can't be beat it is within walking distance ( or bike ) to the beach, grocery store, car rental, shopping anything your little heart desires!
There were no surprises, what was on the site and mentioned in the reviews were right on! ( and better )
The cottage was so homey and perfect for the 4 of us adults, with a fabulous view of the fresh water pond, with its egrets, flamingos, and ducks I miss not being able to sit outback and enjoy my morning coffee to the sweet sounds of mother nature.
We made good use of the bicycles every day, what a great way to discover that part of the island. Sooo all I have to say is you would miss out if you did't decide to stay here.
And Wayne...have a beer!!!

This is a very lovely rental in a great location. The Villa is private (though at the time the upstairs apt. wasn't occupied), with easy walk or drive to the beach and grocery store. Villa is well equipt, clean and uncluttered - comfortable for 2 couples - nice outdoor area where one can eat or lounge around. No complaints and great value considering what Condos are charging on T&C;.

This really is a wonderful House in Providenciales (Grace Bay); I cant even express how nice this place is. I don't think you could find a much better location in Providenciales (Grace Bay)for the money . The villa is beautifully designed and nicely furnished, with masses of space for 3 or 4 . Well equipped kitchen is likely to go unused as you are right in the middle of the Grace Bay, and surrounded by fantastic restaurants and bars. Jim and Jo being very friendly and gave us enthusiastic advice on how to get the most of our stay . As long as we can we will definitely try to come here again.

We felt immediately at home in "Heart of Grace Bay" . The house is very comfortable and very well equipped. We especially enjoyed the bedrooms, the kitchen en the terrace with barbecue. The pink flamingos were our only company. Privacy is excellent. The owner is very friendly and helpful.
We had two bicycles to go to more distant beaches if we wanted. The closest beach is only a few minutes walk away. We would certainly recommend this place to our best friends and we will come back to. -

The property is amazing and Island Man Wayne is a wonderful host. Upon arrival, he welcomed us, gave us a tour and took us to the store nearby to get some essentials. We did not rent a car for the entire stay, so it was helpful to have the bikes provided and the walk to the beach was not long at all (5 minutes if you walk slow). The location was ideal, and the unit was everything we wanted and more. We frequently went to Jimmy's dive bar for happy hour and enjoyed walking along Grace Bay Beach. You do not need a car to stay here- everything is very close, except the airport in which case you should call Gloria's cab for a good deal. The amenities were all updated and Wayne has done a great job on upkeep of the property as well as the condos. I highly recommend Island Breeze for people of all ages!

My husband and I took our first vacation alone in 24 years and we couldn't have found a better place to stay. We were not confined to a hotel room and had the bonus of Wayne's knowledge of the island. We got to see little spots we otherwise would have had no knowledge of. Wayne even cured my ear when I had water in it! We also got to meet a lovely couple from California that was staying in one of the other accomodations. It was like home away from home. I look forward to returning to Turks and seeing Island Man.

I would highly recommend Island Breeze to anyone one who wants to come down the Provo. The house was great and satisfied our every need. The back patio and grill was an added bonus. Although our the lodging was great, the main reason I'd come back is just to hang out with Island Man Wayne. What an amazing guy. When we first walked in the door he handed each of us a bottle of Turks Head beer. It only got better from there. He showed us all the local spots to go and introduced us to all the people we needed to know on the island. We had some issues with customs (they seized some of our equipment) and Wayne bent over backwards to help us get them back. He is just a solid dude. He's there if you want to hang out and toss a few back or he's nowhere to be found if you're looking for a little privacy. Oh also, he provides a pair of cruiser bikes for easy transportation to the super close beach and bars. I would highly recommend Island Man Wayne's Island Breeze if you're ever thinking about going to Provo, especially if the whole resort thing isn't really your scene.

My husband and I enjoyed a wonderful week at the Island Breeze cottage July 29-August 5th. We couldn't be happier with our pick. The cottage is private, bright and breezy and truly a home away from home. Our host Wayne was away while we stayed so his long time friends, Don and Judy, made us feel comfortable and welcome.
The rental is close to many shops and the famous Grace Bay beach. We rented a car so we could access many of the island's hot spots for snorkelling and other tourist interests. A car wouldn't really be necessary if you enjoy lounging on the beach, but we are adventurous and wanted to stray a little further.
One of our favourite features of the Cottage is the private outdoor shower. It was great to cool off with a cold shower after a long day in the sun and ocean. The BBQ was one of the primary factors in choosing our rental property. We picked up freshly caught snapper on Middle Caicos and had an amazing feast and didn't heat up the cottage (although it is air-conditioned).
We really can't say enough about Wayne's accommodations and friendly manner! Although we never met face to face, he was so welcoming and helpful via email, we feel like we know him well!
We would sincerely recommend this property to anyone. It is great value, great location and wonderfully finished. Wayne's pride of ownership really shines.

We had a great trip. We stayed in the villa and really enjoyed the covered patio and gas grill. The place was clean and only a short walk to the beach. Dwayne was extremely hospitable and very helpful. The grocery store and restaurants are very expensive as almost everything must be imported. I would definitely stay here again in the future.

Island breeze cottage and villa are a wonderful change from the large hotels and resorts which dominate Grace Bay. Located a short stroll from the beautiful Grace Bay beach the cottage where my family of 4 stayed for 2 weeks was a terrific base camp. The cottage is simple, clean, comfy, and equipped with most of what you would need for a relaxing vacation. The owner Wayne is a charming Southern gentleman from North Carolina who goes out of his way to ensure his guests are content and fully enjoying the tropical pleasures that abound in TCI.
This was our first visit to TCI and it was a grand time! We shall for sure return to TCI with the intention of staying once again at Island Breeze Cottage. -

I am so glad my wife suggested a vacation rental. We had never done one before so i was a little nervios at first with the idea (we normally stay in 4 or 5 star hotels). But it turned out great! Island Man Wayne is great! He is the type of guy that will have you over for a beer and talk for hours or leave you alone and let you do your own thing. Anything we needed he was right there for. If your looking for a place in Provo this is a great place to stay. Island Man Wayne is super friendly and very helpful about the island and outter cays! Thanks Wayne!!!

We had such a great time on the beautiful islands of Turks and Caicos. Island Man Wayne was so inviting and made our stay that much better. He let us know all the good places to go and gave us names of all his connections around the island. You won't find a nicer person to rent from on all of Provo. The rental was so spacious and clean, everything was just perfect. Just a short 3-5 minute walk to the beach.
When we return to TCI, we'll be staying with Island Man again! -

The renter is very accommodating, very resourceful. We get to stay in both: the cottage & the villa & they are both comfortable, very roomy & very homey. Island Breeze is only a 5 mins. walk to the beach. He has a shower on the outside of each units so we can rinse before we go in the house, nice view of the lake. Each unit has its own patio & a b.b.q. The kitchen is all equipped. He also provides us w/ bicycles to ride around. Everything is within walking distance. What I like best about Island Breeze is that each unit is very private & it's very quiet.

We had a really wonderful time at Wayne's place! His cottage is simply lovely - it feels just like home and had all the comforts of home. Wayne is very helpful and took great care of all our needs. Given that we are vegetarians, we ended up cooking many days and Wayne's fully equipped kitchen had all the things we needed.
Its just a pleasant 5-10 minute walk from the beach, and you can keep walking on either side of Grace Bay until you can't walk anymore - the beach simply doesn't end.
I'll definitely stay with Wayne on my visit to Turks and Caicos. -

It was like staying in a 5* resort without being in a resort. Island Man Wayne is a fantastic host.
The Island Breeze villa and cottage is huge, clean and breezy. Bikes are available, a huge hammock waiting to be used, comfy couches to rest yourself after a day at the beach... It was like being at home, only with a beach nearby. There is nothing to dislike about Island Breeze.
The beach is less than a 5 minute walk. The beach is clean and beautiful. Peaceful.
Shops are just as close.

The villa at Island Breeze is a huge apt. at a great price. It contains all that you could need to relax and enjoy the beautiful island of Providenciales. There is a great patio to sit and enjoy the view and breezes ( we had lots of those!)as well as bikes to see the sights. We enjoyed cooking for ourselves and had the use of a gas grill as well as a fully outfitted kitchen. The villa is close to stores, groceries and the beach. Wayne was doing lots of landscaping while we were there and it added to the beauty of the spot. Wayne was available to ask for information and help but very aware of letting guests have their privacy. We had a great time and I would definitely come again and recommend it to others.

This was the first time I've rented a house/condo instead of going to a hotel on vacation and loved it! The rental was near everything, just as easy to access restaurants, shops, grocery and dinners as the hotels. The walk to/from the beach is a bit further, but having a place to call home was worth it. All the convenience of home, the ability to operate on our own schedule without maids interrupting, and even a private pond view was great. Loved it and will return. Wayne is an exceptional host.

If the resort scene isn't your idea of paradise but the beaches and other attractions that Grace Bay and Provo have to offer are, then look no further Island Breeze is your answer - two lovely accomodations that are more than reasonably priced, within a short and easy walk to most everything and let's not forget about Wayne who is the perfect host.
My husband, son and I were lucky to have found this hidden gem. There are two different rentals on the Island Breeze property to choose from - one in the main house and a separate cottage that overlooks a freshwater lake. We stayed in the Cottage which was and felt like our home away from home for our eight day stay. It was quite apparent based on the upkeep of the grounds and property that Wayne takes a lot of pride in Island Breeze and has worked hard to carve out this hidden gem and make it available to those wanting a different island destination experience.
Our cottage was nicely appointed and had a patio with eating area and lounges from which you could enjoy the water life on the lake. We were a hop, skip and a jump away from the beach, grocery, pharmacy, shopping, car rental and restaurants. And this review would not be complete without saying a few words about "Island Wayne". First what's not to like about Wayne when he takes the time from his day to pick us up from the airport and greet us with some cold liquid refreshment for the trip back to Island Breeze. Then, there is the fact that Wayne is just a really personable guy and true gentleman who is there to help and answer questions, if needed. And I say if needed, because Wayne is also very unobtrusive despite the fact he lives on the property. I could say more nice things about Wayne but I would not want to make him blush :-)!
Bottom line - If you are travelers like us who want to be in paradise but stay in home-like accomodations that provide tranquility and privacy and a great host,give Island Breeze a try. You will not be disappointed!

Words can't express how wonderful our stay was in Provo and Wayne's(island man's villa)was. From the minute he picked us up at the airport(he may not be able to much longer)to our goodbye at the airport. Our trip was amazing and a lot of it had to do with Wayne! For example, my camera stopped working the first day we arrived which was quite upsetting. But Wayne to the rescue! First he took us to get a new battery charger when that didn't work he let me use his camera for the week but wait it doesn't stop there he sent the pictures to my e-mail and burned a CD for me! He must be the best host on the planet!! He dropped us off for the day at a snorkeling spot and later picked us up, recommended all the great eating places I had researched but lost my notes, he would take you to the store if needed but not necessary for us so close you can walk or ride the nice bikes he provides for your stay (for free). I would stay there again in a heart beat!! Best price on a budget or not. The Cottage is adorable as is the Villa, the grounds are beautiful and every thing is spotless!! He never comes in your space so you wouldn't even see him if you choose to but we enjoyed his company and stories. The beach and Prove the heart of Grace Bay is a 5 minute walk.

It was great to be met at the airport by Wayne with a cold beer. We stayed in both the villa and the cottage. Both were great with everything we needed. Especially nice was having outside showers to rid the sand and rinse dive gear. And a washer/dryer and clothesline made travelling light easy. The location within an easy walk to beach, restaurants, groceries, and shopping was a bonus. The bicycles provided a nice way to get to the snorkeling beaches and shopping.

I booked the cottage at Island Breeze for a 10 day/9 nights extended family group of 5 during the end of February/beginning of March 2012 and loved every minute of it.
According to Wayne, the cottage is a converted garage for the main villa. It's been renovated to contain 2 bedrooms, 1 bathroom, 1 laundry room, 1 kitchen, and an open concept living/dining. There are ceiling fans in every room as well as air conditioning units in the bedrooms, although we didn't need it at all thanks to the gorgeous breeze that blew through from the south. For dining: the kitchen counter seats 3, the dining table seats 4, and the terrace's patio furniture seats 6. There are also 2 chaise lounges on the terrace along with a covered section with laundry lines, a barbecue, 2 bikes for us to use, and an outdoor shower. Because we were a party of 5, Wayne swapped the cottage's normal couch with the futon from the main villa. There are mesh screens on all of the windows, but we didn't face any issues with mosquitos during our stay thanks to the trade winds. (Normally I get eaten alive!)
Upon arriving, Wayne greeted us and offered to take 2 of us in his truck to grab a haul of grocery basics and beer at IGa and the Wine Cellar. We'd packed a bunch of spices and other staples based on what we'd read about food prices in Turks and Caicos, but the prices weren't crazily exorbitant considering they were all imported. It's akin to shopping at a downtown supermarket in Canada (Whole Foods, Bloor Street Market, Longo's Market, Supermarché Quatre Frères etc). Stick to the staples and sales and you won't really find it a big issue. The Grocery Gourmet is only 5 minutes walk away; it's a boutique version of IGa situated closer to all of the resorts on Grace Bay. It's more selectively stocked and doesn't carry the IGa house-branded goods. Bring ziplock bags or be prepared to buy some! As with many places in the tropics, leaving a mess really attracts ants and other insects. We put almost every food item in the refrigerator to keep potential bugs at bay. (If you use a pair of sharp green Paderno knives, you're welcome. We brought them in their original packaging to T&C; but we didn't want the hassle of dealing with the TSa on the way back.)
The cottage is located on Sunshine Crescent, and although you can't see it on Google Maps, there's a beach access path that cuts through the block north of the property to connect with the beach access for Comfort Suites. You emerge onto the beach between Seven Stars Resort and The Pinnacle on Grace Bay, a gated condo complex next to Ocean Club West. There's a weird satisfaction that comes from knowing how little you paid for your accommodations compared to those staying at the resorts...all to end up on the same beach!
On Grace Bay Road near Island Breeze are Jimmy's Dive Bar, Dive Provo, Caicos Cafe, Upstairs Bar and Grill, Grace Bay Car Rentals, and a host of other shops and restaurants. We rented a car for 4 days to get around after we'd already decompressed and adjusted to island time. I highly recommend renting a car for excursions and activities since it'll most likely be more cost effective than a taxi if there are more than 2 of you. Ocean Outback adventures are on Sapodilla Bay, Da Conch Shack and Horse Eyed Jacks is in Blue Hills, Smith's Reef is by Turtle Cove, Big Blue Unlimited is on the eastern end of the island, and even some of the restaurants on Grace Bay can be too much of a hike at the end of a long day in the sun. For a nice dinner out, I highly recommend trying out Mango Reef at the alexandra Resort. For an alternative beach experience, volunteer to walk a puppy at Potcake Place - a dog adoption agency just down the road at the SaltMills Plaza shopping complex.

The Cottage worked out great for us! We loved the birds singing in the am., sounded like we were in the jungle, it was amazing. This was our 3rd trip to T&C;, we have stayed at 2 different resorts right on Grace Bay but it was sooo expensive! This made our 3rd trip very affordable! Im Wayne (as we nicknamed him) was just great! Very helpful and fun to socialize with! He even gave us a few rides when it was to far to bike! Great host! We are hoping to be back next year! We stayed at Island Breeze in Feb. for 9 days, and I have to say that Wayne made this a very memorable and awesome trip. Hi property is as he says in the heart of Grace Bay. a short walk to the beach or ride the bikes that he provides for you. Bike rental there is around $19 a day. and he provides them for your convenience. We stayed in the villa while we were there. The villa has more than enough room for for our needs. we sat out on the deck every night, and had all our meals there also.
Wayne meet us at the airport and handed us our first beer, then took us shopping to get what we needed for supplies. he was very helpful on the ride to the villa to explain the island and help us get acclimated. Wayne was available most any time to help out or share a beer and great conversation with. He is a excellent host and made the trip an unforgettable experience.
We would stay there again and are already planing our next visit. -

The 2br 2bath bottom floor apartment was very clean and equipped with the essentials needed to cook in the kitchen and do laundry. It was 2 blocks away from the local grocery store and a short walk to the beach. Tremendous value.
Wayne ia a wonderful host with southern charm. He is always checking to see if you have everything you need. He collected us from the airport, brought us to the liquor store and grocery store, brought us to the snorkling location and back to the airport. Islandman Wayne is very knowledgable about the island. It's like having your own tour guide. We highly recommend the place and would stay here again in a heartbeat!

My wife and I and our 3 month old baby spent a great month on Provo at Island Breeze.
We stayed on the ground floor of the main house, not in the cottage. It is truly the best deal in Grace Bay. It surpassed our expectations - we were admittedly a bit wary given the good value. It was clean and spacious.
We spent a lot of time hanging out on the covered patio. Wayne has done a lot of work on the grounds and it has a very comfortable vibe to it.
With a newborn, we loved the location. It's very close to a nice grocery store - an easy stroll down the road. It is also an easy 5 minute walk down to the Grace Bay beach. On the walk down, you can stop at the best bakery on the island which is on the way just next to Caicos Cafe.
Our only criticism - and it is a very minor one - was that there could've been a few more utensils (i.e. a good kitchen knife) to make cooking easier for long term stays. We mentioned it to Wayne at the end of our stay and he said all we had to do was ask and he would've provided it. Overall, it was a great place to stay and I highly recommend it. Thanks Island Man!

Before all, I'd like to mention the hospitality of the Island Man Wayne! To me it is very important to find everything you need at the new place first so than you can relax and enjoy your stay. Wayne is an excellent host and is very resourceful! He will provide you with absolutely all you need to enjoy your time hassle free. He is also very friendly, I found a lot of interesting info about the island from him.
Now, about the trip... We had a family of four with a 5 year old kid traveling to T&C; on a New Year night... Our stay was special not only because we celebrated New Year in Caribbean but we also had to stay at both places that Wayne has to offer. So here are the highlights...
Although Wayne was away for the holidays his friends warmly greeted us and welcomed to our first location - The Villa. I was very pleased with the overall appearance. We traveled quite a bit and had it all from fancy hotels to one night beds to a night in a tent under the open sky so I could expect anything. This place was very clean, nicely decorated and felt very homey. The unit is on the first floor of the Villa and offers 2 bedrooms set apart across the hallway so even if you travel with kids you have some privacy, 2 full bathrooms both very clean, a large leaving area with two sleeping couches and TV, large kitchen with all amenities and a bar counter. Unit also has washer and dryer. Wayne provides cable TV and Wifi internet (about 1Mb) as a courtesy which was very convenient. Cannot say for the cable - we did not get a chance to watch TV but Inet is a big convenience factor for me. The Villa also offers a large covered patio with table and chairs - great place to have meals. Another convenience factor is 2 bikes per unit provided as a courtesy for the guests to use. All bikes are very well maintained and are in a great condition.
When time came we had to move to the Cottage located slightly behind the Villa. Wayne came back by that time so he welcomed us to the Cottage. The transfer was short and sweet. I liked the place right away. Looks very fresh and again very clean and homey. Considering that previous guests left same morning maintenance crew did a great job getting the place ready - it was spotless. Cottage offers more privacy and a great patio overlooking a lake with 2 sunbeds, table and chairs. If you like nature, star gazing or just simply to lie down, relax and enjoy some privacy this place is for you! Cottage is somewhat smaller than the Villa. It also has 2 bedrooms but only one bathroom and smaller living area with a small sleeping couch and a table set. Kitchen looked nicer to me but had all the same amenities with the bar counter. There is also washer and dryer available in the unit and you get 2 bikes to use. Same internet and cable available here.
I can't say for all beds - did not try them all but they are ok in sleep comfort.
One thing that may need updating are the frying pans, the rest of kitchen ware is ok.
There is also a grill available for you to use. Each unit has an outdoor shower to rinse salt and sand.
In general, I would recommend Villa if you need a bit more space but if you keen on privacy and nature - absolutely Cottage :)
Now, the most important about this place is location! It is in the very center of beautiful Grace Bay. No, it does not have a pool, but you got a great beach within 10 min walking distance. Everything you need is 15 walking minutes away: grocery store (GraceWay), pharmacy, medical center, dive shop, French bakery, bank, 2 shopping malls, 2 best (according to Trip advisor) restaurants on the island ("Seven" and "Coco bistro"), there are few other restaurants about 5 minutes away. Avis and Grace Bay car rentals are about 7 and 15 min away. You can ask to call "taxi" at Comfort Suits which is less than 5 mins walk. There is also a local gift market about 7 min walk towards the Grace Bay round about that offers all kinds of local handmade crafts that you can take home. Wayne can give you an advice regarding anything else you may need during your stay.
Now I'd like to drop few words about site seeing... Island is flat so I found only 3 things interesting for me here - great diving, great snorkeling and great beaches. For those who like to get few drinks there is a casino and few bars close by.
For the snorkeling I highly recommend visiting Smith Reef in the Turtle Cove which is about 20 min drive. The reef is quite alive with many fishes, turtles, rays and number of soft corals. I saw few schools of fish, a group of 3 turtles, pipe fish, spotted ray... You will not be disappointed!
Another small snorkeling site is at the Coral Gardens. We got there in 20 min by bike. People mentioned seeing turtles there, we had very little time to snorkel, but the reef also offers some good life variety. The only thing is that I would not ride the bike there in the dark, otherwise it is safe.
There are plenty of dive shops on the island that offer great sites for a wall diving. If you are an experienced diver Dive Provo is few minutes away, but if you prefer smaller groups - I heard good things of Flamingo Divers and Ocean Vibes who should be able to pick you up from Comfort Suites. Make sure you call far in advance. They take small groups of 8 and were booked all through our stay. Dive Provo takes groups of up to 16 – a bit too many.
For the kids and older people I highly recommend a Semi-Submarine tour in the Turtle Cove. The boat with the glass bottom takes you around the reef - a real thrill for both kids and adults, especially when you see turtles and rays.
Few adventure companies offer cruises and trips to a neighbor islands, I figured it cannot be much different from Providenciales so we did not go and can't say much. What I would recommend doing instead is to see few local beaches. One of such was nicely presented to us by Wayne and we are very grateful for that. Taylor bay is an isolated beach on the other side of the island that offers very calm and shallow waters - a true heaven for kids. We spotted few star fishes there too. A word of advice, try getting there in a high tide :) Wayne mentioned you can see an unbelievable sunset there. Another place to see sunset is to walk left for about 15-20 min down the beach at the Seven Stars. Sun sets over the bay there. As for the sunrises - no need to walk, you may spot a sun rising over the lake at the Cottage :)
Overall I found island very safe, I was surprised. We went for a walk every night with the kid to have some ice cream. One night I forgot case of beer on the bench in the ice cream shop, there was nobody there except few locals and us. You could clearly see what is in the bag - people called us and pointed at the bag! I wouldn't expect that even in states... If you rent a car, they recommend leaving the car unlocked and keep the windows down but take everything with you so if someone wants to look inside they don't have to break in :)
Last thing, expect your groceries to cost you 2-3 times more than in continental us (tomatoes=$3.6/lb, juice=$4.5/2qt, eggs=$2.8/doz, milk=$5.8/gl, bread=$3.7, butter=$4.5 ). The average dinner entrée in the mentioned restaurants will cost you about $40, appetizer about $15. Gas is $6/gallon, daily small car rental around $70. All prices on the island are in us$. If you want to take home local rum I'd suggest buying it in the duty free in the airport.
So, bottom line: yes, I absolutely recommend Island Breese and Island Man Wayne to anyone who wants to see what Turks and Caicos have to offer. You can spend a very good time here without stretching your budget, unless you want too.
I would recommend this place to young couples for a romantic getaway, for older people who don't mind minor walking and especially for families with kids. You’ll have a very good time here! -

My family and I stayed in the downstairs villa over the Christmas Holidays. Unfortunately Wayne was away for our visit but the people he put in his place were awesome. We were greeted upon arrival and any questions were answered. The Villa is quite large and full of natural light through the abundance of windows and doors. We felt comfortable and safe the entire time.
The Villa was a very short walk to the beach, the grocery store and some local shops. Our five year old had no trouble covering the distance.
The hospitality was great and Wayne took every opportunity to provide us with a great stay. We would definitely stay there again.

I would first like to say that the owner Wayne is a wonderful person. So friendly, helpful and kind.
My husband and I loved the cottage. It felt like home. It had everything you needed for an enjoyable stay. It is located in the fabulous Grace Bay area. The outdoor patio facing the lake was beautiful. The gardens and the view, spectacular. We loved watching the wildlife.
We rented a car for our stay. We did walk to the bar and restaurants nearby from the cottage. Across the road from Wayne's is a path. It takes you (short cut) to Grace Bay Road and to the Port's of Call. Just minutes away.
I would highly recommend the Island Breeze for a wonderful vacation.
If I could suggest one thing to Wayne it would be a clock. There was no clock. The one on the microwave was not readable. -

My wife and I along with our 6 month old baby stayed at this property for almost a week and we absolutely loved it. Wayne is a perfect host and will help you in any way he possibly can! He even picked up from the airport and drove us around town to show us some spots. He also knows the island pretty well and will tell you the local "insider” places to go to and things to do. He told me a fishing spot to go to and i must have caught a dozen or two fish ( few big ones too) which we later had for lunch/dinner. The house itself was very clean, huge, and comfortable and had all the accessories that you would want as if you were staying at your own place but better and with an island feel to it.Bicycles,barbeque grill,wifi,AC,Lake view, outdoor shower,clean bathrooms,living room,cable TV , Microwave,full kitchen,locker with a safe,washer/dryer. Location is perfect and is within walking distance to many places...Iga grocery store, pharmacy, shopping complex, beach access, restaurants, car rental and many more. All are within 5-10 min walk/bicycle ride. We wanted to check out places on the island which were only accessible by a car, so we decided to rent a car through avis for part of our trip...Avis is 5 min walk. They even give you a free cell phone to use with the rental. Since Wayne initially picked us up from the airport, we rented the car after few days of our arrival (Avis location close to Island Breeze) and kept it for the remainder of our trip (returned the car at the avis airport location on our way back...no extra charge). Stay on island breeze since you will be able to connect more with the island and its culture while being at home. Talk to Wayne about anything since he is indeed the island man and will hook you up. We will definitely go back in a heartbeat!
Do check out Taylor Bay and Sapodilla Bay beaches- kind of hidden from the touristy places and are only accessible by car.
Overall, Island Breeze is excellent and the island is gorgeous -

We loved this property! The house was in great condition and very clean. The rooms were comfortable. There is 2 outside patios. We used both according to the suns location. There is a small lake behind the house with a variety of birds. We didn't have to use the aC since it was November - cooler with a constant breeze. The neighborhood was pretty quiet.
Island Man Wayne met us at the airport! Although you do not need a car at this location (5 min walk to beach and or grocery store, there is also 2 bikes that comes with the property) I would recommend renting one with children (our kids is 8 and 11). There is plenty of day trip possibilities and Island Man Wayne is great in making recommendations. A few I could recommend is: Snorkeling at Coral Gardens and Smiths Reef, visit Taylor Bay, take a boat trip on Caicos Dream Tours - we did an all day and it was absolutely fantastic, we also took the ferry to North and Middle Caicos. The rest of the time we enjoyed the beach on Grace Bay.
The weather: There was always a breeze with somedays very windy. The windy days caused choppy water with waves.
Overall we had a wonderful experience and will most certainly go back! -

This place is perfect, closed to everything (5 minutes by walk to the beach, grocery store, casino, restaurants...) But the best thing is the owner Wayne (Island's man!!) He's waiting for you at the airport with cold beers for everybody!!He also stop at the grocery store (and liquor store) with us to get what we need! If you need something during your stay he is always ready to help or to enjoy a beer or a glass of wine with you if you want to! The house is perfect, we get everything we need, AC, barbecue, outside shower (inside to of course!) big deck at the back, long chairs, full kitchen, even 2 bicycles with locks! And it's the best deal on the island so what are you waiting for to book your stay!?!!!

It is a very nice house with lots of outdoor space and a lovely garden. Wayne is welcoming and makes you feel like you are visiting a long-time friend. It truly was a home away from home.
A short walk to the beach is quite pleasant especially in the early morning.
Local "insider" tips from Wayne on where to go and what to do were very useful. We had a great time with our 17 months-old son.

We didn't think we could afford to go to Turks with the whole crew but the price at Island Breeze was so reasonable and the space was so fitting that both kids brought a friend. Which if you have teens you know makes for a better vacation. :)
We stayed in the downstairs villa, two lovely bedrooms and two bathrooms, lots of living space and huge kitchen. Has a lovely sheltered porch with a large table and chairs to enjoy meals outside. A full sized washer and dryer are also provided as well as wi-fi and a television with lots of channels. The owner ,Wayne, is a wonderful gentleman who made us feel like part of the family. Anything we needed was provided right away. We really enjoyed meeting him.
There is also a charming 2 bedroom cottage on the property looking over a small lake and beautiful gardens. Inside is clean and attractive. It has a sun terrace across the back to sit out and enjoy the weather. The stars at night are incredible! It would be great to rent both if you had other friends or family going down together.
Amenities are close by, including an IGa grocery store and restaurants. The beach is a couple of blocks away so you could walk if you wanted to but we found with the whole crew and all the beach toys it was a bit hard in the extreme heat. But we rented a car at Grace Bay car rentals and it was very affordable as well. They also give you free use of a cell phone while you are there.
If you need a taxi ride from the airport they charge $15 to $20 per person so for us with 6 people it was smarter to rent a car (in our case a van) and they bring it to the airport and meet you there. It was quick and efficient. Then we had the car/van to go on day trips around the island and out for dinner etc. It worked out great. We balanced our vacation with excursions to other beaches and days on Grace bay beach. We loved experiencing a new place each day.
If you are interested in diving there is Flamingo Divers- owned and operated by Jayne and Mickey. Wonderful people who are so knowledgeable and friendly. Their strong commitment to safety as well as the way they optimize your experience was very impressive. Not just your run of the mill operation. Check out their site for videos of amazing encounters with sharks, dolphins and other incredible creatures they meet on their dives.
All in all, we loved our stay at Island Breeze and plan on going back any chance we get. The personal element provided by Wayne along with meeting Jayne and Mickey made our vacation a much richer experience. We would highly recommend Island Breeze for a comfortable , clean , affordable stay in Providenciales. -

Our trip to Provo will always be a trip to remember. My son and I experienced Hurricane Irene at the Island Breeze with Wayne. We stayed in the cottage which is very quaint and comfortable. The accommodations are depicted truthful in the photos with the grounds being a sight to see upon arrival. The outside living area is beautiful with two tables/chairs, lounge chairs, grill and outside shower. There is a line to hang clothes and a beautiful view from the side of the cottage. The bedrooms are very comfortable and there is cable and wifi as well. Upon arrival we were greeted warmly like we were old friends. Wayne even had a cold beer waiting for me in the refrigerator. There are two beautiful bikes that are available for guests use. I opted to rent a car since we enjoy exploring different beaches; however, it is not necessary since everything is in walking distance from the property. The beach access is probably a 3 minute walk with the grocery store, pharmacy and restaurants being less distance. The one thing I cannot express enough is the hospitality we received. We were there during a category 3 hurricane and Wayne was right there when the lights went out and very concerned for out wellbeing and safety. It was a relief to be staying on property with the owner present. After the hurricane the sun shined beautifully and you would have never known that she was even there except for minimal debris in the yard which was cleaned up the same day. Please consider staying with Wayne, I promise you will be delighted and won’t want to go home. The Turks and Caicos Islands are beautiful and Island Breeze is a wonderful addition in Provo!

My friend found this place and it was a great place to stay! The owner, Wayne H. was the perfect host, showing us where to go and things to do. He was always available to help us out when we needed it. The villa was big and comfortable, 2 bedrooms, 2 big bathrooms, with a large kitchen and two futons in living room. We ate outside every day on the porch which is decorated with beautiful plants and island decor. There is a beautiful lake in view of property. The villa comes with two bikes which we used to ride to the beach, but you can also walk--it's only 5 minutes by bike, probably a 10-15 minute easy walk. If you want a home environment and connect more with the island itself, don't stay at the resort, stay at Island Breeze!

Words cannot begin to express the lovely hospitality I received from from Island Man Wayne. Before I even booked the downstairs villa, Island Man was willing to respond to all my email questions. He follows through with his word from the moment he picks you up with a sign (and beer if you drink them) to following up with our rental car company when our flight was cancelled. The villa is close to everything in Grace Bay but Island Man gives you the insight to the TCI by taking you get spirits at Wine Cellar (thus Island Man Rum Punch was created :) ) and stop at the grocery store to stock up. We had privacy at the Villa and I loved the outdoor shower. If you want some great tips of what to do on the island, definitely ask Island Man and he will tell you the deals at the local restaurants and bars. I enjoyed the bikes to be able to ride. Also, this is a place you can roll by yourself as I was there by myself for the first part of this trip.

If you enjoy independent travel and don't desire all of the amenities of a resort, then you will truly enjoy Island Breeze. The cottage is a fantastic value for a family or couple, with two bedrooms, a full kitchen, living room, full bathroom, outdoor shower, two porches and a bbq to keep you busy. As a couple we appreciated being away from the packs of tourists and families with beach balls. We would not recommend this property for singles looking to mingle.
The property is clean and well maintained, and comes with 'Southern' hospitality from North Carolina owners. We even got a courtesy ride from the airport. If you don't mind sitting in the back of the pick-up truck, Wayne will be there with a beer and water as you get off the plane. Island Breeze is convenient, with just a few minute walk to the beach and supermarket. Restaurants are also within walking distance. We walked everywhere, but most tourists seemed to take taxis. Renting a car is not needed, unless you care to visit several areas of the islands. Island Breeze offers free bicycles, which are good to putz around the island ... these are not racing bikes.
Taxis and food are expensive. Island Breeze is a good deal for Turks and Caicos, but steeper than most remote places you'll find in other parts of the world. Then again, it reflects the prices of the island and we discovered we paid less in a week than some families paid in a night at some of the resorts.
We also appreciated the free internet and use of snorkel equipment. Two suggestions ... install a hammock on the porch for the perfect nap, and have a library of dvds for rainy days and lazy nights. Happy travels! -

What can we say. We honestly can't put into words how wonderful our stay at Island Breeze was, hosted by the friendly and amazing Island Man Wayne. After being welcomed by the Island Man himself with cold beers, we arrived at the cottage and were amazed by the bright colours, openness and perfect neatness. It didn't take us long before we were unpacking our belongings and heading down to the beach. The walk to the beach from the cottage was approximately 3 minutes and the pathway there was something to enjoy on its own. The water was breathtaking! Being truly in the Heart of Grace Bay, the surrounding area had small restaurants, some little shops and the most beautiful stretch of beach on the island. Not only did we have the luxury of the beach, but the patio at the back of the cottage overlooked a gorgeous freshwater lake where we would sit out and eat breakfast, watching the white herons landing as the sun came up. Having the bikes were a key part to our vacation that allowed us to see more of the island and discover the never-ending beauty. Other highlights include sampling fresh conch for the first time, learning how to sail, snorkeling right off the beach, seeing the most beautiful sunset ever and sharing tons of laughs with our friend Wayne. Â Our vacation to Island Breeze is a vacation that we hold dear to our hearts, always looking back with fond memories and looking forward to the day when we can return!
This was by far the best vacation we have been on. The mix of having our own little place to ourselves, having the luxury of making some of our own meals or sampling some of the areas finest restaurants and beach bars, having the ability to explore the island and being in the heart of Grace Bay on the most beautiful stretch of beach and having the most hospitable, friendly and caring host - the Island Man himself, made this vacation surpass any expectations that we had and made it by far the best trip we have ever been on.

Spent a week at Island Breeze in July. We were a family of 5. The beach, restaurants and stores are within walking distance. The villa is spacious, clean and comfortable. Wayne, the owner, was very welcoming and helpful. Would definitely recommend this villa to family and friends -- you will not be disappointed. The beaches are absolutely beautiful!

Island Breeze is conveniently located in the heart of Grace Bay. Nearby the home you can be sure to find fabulous restaurants, shops, casino and the beach within walking distance. Island Breeze is a very comfortable, clean and suitable rental. Nearby you can be sure to find car rental locations. Isand Breeze is very spacious, has air conditiong, washer and dryer, large kitchen with refrigerator, two full bathrooms, and two big beautiful bedrooms. The rental is handicap accessible. The owner is very friendly and helpful. He made me feel at home. Mr. Hobgood is down to earth and certainly one of a kind. He goes the extra mile to accomodate you the best way he can. I would definetely recommend this rental to whomever intends on visiting the island. I have no regrets it was definetely a
great investment and I intend on revisiting quite soon. Turks and Caicos is definetely a tourist friendly island and it's crime free.

The Cottage at Island Breeze in Providenciales is located on a small inland lake in a lovely setting. The two bedroom Cottage provides a true bargain. It is tastefully decorated with vibrant color splashes. The landlord is a very enlightened individual and a most gracious host. The Cottage is well equipped for eating in, and well located for dining out. There are shops and restaurants nearby within easy walking distance. The short walk or bike ride to Grace Bay Beach (with bikes provided by landlord) allows for moments of solitary reflection and to commune with nature. One week at The Cottage and you may never want to leave!

It is so hard to put into words the experience we had staying at the Island Breeze. First, the place is absolutely beautiful. When we arrived it was sparkling clean. This place is quit spacious and you feel like you are in the open not closed in like so many places we have stayed before. Wayne Hobgood is the perfect property owner who cares about the details and how comfortable you are, not to mention a great personality that makes you feel as if you've been there before. The whole Turks experience could not have been better without staying at the Island Breeze.

Booked this cottage rental 3 days before we planned on leaving. Wayne answered my inquiries with impeccable detail on the same day. He collected us from the airport in his pickup truck. With a cold beverage in hand (courtesy of Wayne) and sitting on the back of the open pick up truck the adventure began. We received outstanding hospitality from Wayne. The cottage is spacious and clean, and has a washer & dryer (coming home with clean laundry is just fantastic). The beach was literally a 5min walk as was the IGa grocery store, shopping plazas, restaurants, and the casino. We were given bikes by Wayne to explore the island. He informed us of various places to explore. Wayne and his lady Edie even invited us out to dinner several nights. If you get a great flight deal and want an even better deal, contact Wayne "The Island Man" for your accommodations. I've always dreamed of going to Turks and Caicos and didn't think i would be able to afford it in my early 20s but I did as a result of the affordable accommodations. I had a chance to view Wayne's other rentals in the compound and they are fantastic. Felt like home (even better). It was nice to spend the days at the beach and meet fellow Canadians but it was an even better feeling knowing that we had a private cottage to retreat to. Plus we had internet so we were able to skype home and find activities offered at the island online. I highly recommend renting from Wayne. He was not intrusive but came to check in on us to ensure all was well with us, which we appreciated. He is continuously improving his rentals. His rentals are clean, spacious, equipped with kitchen utensils, and close to all the attractions. Thank you Wayne and Edie for your hospitality and for such a memorable vacation.

Our 7 days at Island Breeze wasn't enough -- I want more! Wayne and Edie are fantastic people who created a tremendous value in a great location. Pictures don't do the place justice -- close enough to the beach and shopping and resorts, far enough away to enjoy an evening under the stars, listening to the ducks and frogs and birds in the pond out back. Easily walkable to groceries, rental car, great shopping and restaurants, and the beach -- sand like talcum powder on your feet. Laid back, relaxed, clean and comfortable.
