Excellent stay is all we can stay, comfortable quiet and easy time. Great hosts made us feel more than welcome, much better than any resort could offer. Met a few other guests and its seem all of them are repeat visitors, so they must be doing something right

I'm american and my girlfriend is Irish, we don't get to see each other but a few times a year so I surprised her with a 7 day trip to Turks and Caicos for July 4th 2011. Upon arrival at this beautiful property, Kit was waiting with a huge smile on her face and a very sweet welcome bottle of champagne on ice ready for us. The villa is very cute, It was a fantastic place to stay - quiet, private, relaxing, beautiful deck to relax on, high vaulted ceilings a nice big bathroom. The bed was comfortable and the kitchen was equipped with everything that we could have needed except food, for that we drove to IGa Supermarket. The prices are major expensive but what do you expect on a tiny island. It was a plus to be able to walk to most beautiful Grace Bay beach! This property is very private, it almost feels like you have it all to yourself. We will never visit and stay at another property.
The property was so cute, little smiley faces on the palm trees and lizards running around at your feet, really tall palm tree above your head. I rarely ran into the other guests on the property but when I did we had great chats. Kit and Colin were there for us at every moment and gave us so much great advice on where to eat and places to visit in our car.
We rented a car at the airport because we read that to make the most of your time its best to get one. So glad we got a rental car, we were zooming around the island all day and got to see every inch it had to offer. I do recommend taking a day trip to Sappidillo Beach - We found all directions were wrong from the magazines etc ...Take the first dirt road left after the police station and you will find it.

Our 7th or 8th time to the Turks and Caicos - and our second stay at South Fleetwood. We love Provo, and if you are looking for a place that feels like home - with tons of privacy, easy beach (Grace Bay!) access - no resort crowds to deal - and the best hosts on the island, look no further. South Fleetwood is especially great for a couples get away, or a much needed time-out from the work world. You can't help but relax and slip into island time when you are here. I breathe more slowly just remembering my morning walks on the beach...

I loved the properties! It was so nice to wake up in the morning and see all of the beautiful trees, green grass, and wonderful plants! Only a one minute walk to the most beautiful beach that was waiting for us! Location is great! Thank you for Having us!

Kit and Colin are great hosts and the property is absolutely gorgeous. We selected this spot for our honeymoon for a few reasons: proximity to Grace Bay Beach (stunning) and the Grace Bay commercial district (restaurants, bars, bike rental, grocery store, etc. are all right around the corner), we perceived that it would be a good value in the highly sought-after Grace Bay area, and the fact that it projected a more "homey" feel compared to some of the larger resorts.
We got exactly what we expected on the charm front: it's like someone picked up a B&B; from Door County or even Martha's Vineyard and set it down in the middle of palm trees. Kit and Colin and their very small staff keep up an idyllic setting-- literally hundreds of palm trees, most raised from coconuts-- and are very proud of the two structures on the premises that they designed and built by hand. The cottage is far more spacious than two people would ever need and if not luxurious, it is certainly comfortable-- like your late middle age co-worker lent you his family's modest New Hampshire lake house for a week. Only difference is, this lake house is within sight of one of the most visually impressive intersections of sea and sand I have ever seen and there's an excellent chance that the groundskeeper might offer to cut the top off of a fresh coconut for you if he's on palm-trimming detail that afternoon.
We stayed in the cottage for a week during our honeymoon in late November 2011 (on the cusp of off- and peak season) and felt like we had the place to ourselves-- it wasn't until the last night that we bumped into another guest, despite the fact that the two apartments in the main building were also rented. However, Kit and Colin always seemed to be present if we needed them.
The only reason I rated the property "very good" instead of "excellent" is that the harshest critics will find that there are little things that could use updating around the cottage: the decor is definitely a little dated, the towels and linens, etc. are spotless but a bit worn and a couple of the mechanicals are in need of a small tune up (e.g. the shower head pipe is loose and the head itself is near the end of its service life, one of the ceiling fans is missing the pull chain to adjust speed and is stuck on "jet turbine", Wi-Fi is good, not great etc.). I almost feel bad mentioning these things, but in the interest of a totally honest and comprehensive review, I think it's justified.
But here's the thing: you don't stay at the South Fleetwood because you think it's going to be the Ritz. You stay there because you know that it will be a quiet, relaxing and comfortable stretch of time in paradise-- and it does *not* disappoint. I would love to come back with a group of 4-6 other friends and take over the entire resort for a week-- lazy days on the beach, grilling at night by the pool...my kind of vacation...
In closing, I definitely recommend the South Fleetwood, especially if you are looking for a good value in a prime location and are not particularly excited about staying in a larger, more generic resort. Happy travels!!Response from Kit and Colin - 12/02/2011

To book this place was easy. I would recommend a car. The airport is a little way from this property. You are across the parking lot from the most amazing beach you will ever see. It is close to alot of variety of resturants.
Shopping and the main street. The owners are freindly and very professional. The property is well maintained, clean and a little tropical paridise. We met people that were repeat costomers. It is so quiet and feels like you are the only ones on the Island. For a fun experience, eat at the Conch Shack. The Conch Farm tour is interesting. Water sport rentals are close. Best French toast "pina colada" a breakfast place in town. Pick here and I will say you will be really glad. -

Don't even know how to start. Husband, myself, son and his girlfriend just returned from Grace Bay - South Fleetwood late last night. I would highly recommend staying at South Fleetwood. We felt very comfortable and enjoyed home away from home. We rented the suite and found it to be extremely accomodating. Having a kitchen and outdoor grill was very helpful because food prices are quite high in this area. We arrived there meeting strangers and left with new friends and cherished memories. The owners Kit and Colin have done a wonderful work of art in creating the beautiful surroundings that we very much benefited from. In my opinion staying in a place like this instead of a condo or hotel is so much more relaxing. It is not overcrowded and there is privacy. We did meet some wonderful people that were staying in the other 2 units and even threw together a pot luck intimate gathering one night. Went fishing with arthur at Silver Deep and husband and son caught mackeral which we grilled for the dinner. All I can say is that I choke up every time I think about the experience we just had and feel very blessed to have been a part of a wonderful culture and people.

We felt like we hit the jack pot with this location. You walk less than a block to amazing Grace Bay. The main shopping and resturants are close. The location is quiet and private. Beautiful landscaping to set a tropical feeling. We would recommend a car. The owners were very helpful to find locations of island resturants like the Conch Shack. Snorkle at Coral Gardens. The Conch farm was interesting.
The best place to find jewelry for gifts and the shells.
The cottage and grounds were clean and neat.
The gormet grocery store is close. Grace Bay has the beautiful water, beach, and climate. With no crowds!! Food prices are high but very fresh and good quality. After many crusies and beach experiences this was the best. We would stay there again. -

South Fleetwood is a beautiful little property 30 seconds walk from Grace Beach, one of the finest beaches in the world. The property sleeps 8 to 12 people in 3 separate locations, each with its own bathroom and kitchen, and was perfect for the 8 of us in our party. Everything is clean and comfortable, and the owners, Kit and Colin, go out of their way to make you feel at home and to take care of your needs.
The only downsides for my wife and me was a noisy pump cycling on and off the first few night, and linen that could use replacing. Some others thought the interior decor was a bit dated, but we thought it was suitable for the location. For us, a place like South Fleetwood is far more satisfying than a large hotel or a high-rise condo.
