Additional notes from owner
During the Spring through Fall period a $100/wk electricity deposit is required to ensure electricity is not wasted. Normal use (125 KWH per week) would not be penalized) but electricity is very expensive in Mexico so this deposit is necessary. Excess use is charged at $.30 per KWH.
Book two or more consecutive weeks and receive a discount. In addition, a booking of two or more weeks and the owner will provide airport pickup and delivery directly to this property.Contact owner for information.
Should you wish to book in the summer, you are responsible for the cost of excess electricity use during your stay.
During the summer (May 1 through October 15) we require a deposit for excess electricity usage. Electricity in Mexico is very expensive and this just makes all responsible to see the air conditioning is not used say with windows open etc. Providing usage is kept to 50KWH or less your deposit would be refunded, extra use would result in a deduction.

We just returned from a 10 day stay with our 3 year old and 10 month old girls. This is a great condo in a great location. The building is secure, quiet, and just a few years old. The apartment is spacious and clean, has modern appliances, is well provisioned, and has nice showers. The pool was nice and larger than I thought it would be from the photos. John was great to work with and we'd definitely stay there again.

I have read reviews that others have submitted and it's hard to add something that hasn't already been said. First I'll say that all the great reviews are spot on accurate. Loved waking up in the morning, sitting out on the balcony, looking over the river Cuale, with Bay of Banderas in the background, and listening to the birds, church bells, people, etc. It never gets old. When you're ready to start the day out and about, you are walking distance to numerous bakeries and restaurants. Same is true in the evening for night life, live music and dining...all walking distance.
As far as the condo, it's perfect. Only a few years old with all the modern conveniences you could ask for. John and Carol are the best owners you will ever deal with.
Now comes the time when I'm asked what I liked least and this is an easy one...Leaving!!!
John, Carol and Emmanuel, thanks a million for one of the best times we've ever had in beautiful Puerto Vallarta!

We have just returned from 2 fabulous months holiday at Rivera molino ph14. The condo is equipped with everything one would need from water purifier to washer&dryer; etc,etc,makes one feel like home. the condo has 2 balconies ,one overlooking the river with a view of the ocean and the other overlooking the salt water pool. We highly recommend Rivera Molino ph14 and have booked for next year and looking forward to it.
We would highly recommend taking a bus to Botinical Gardens to see the orchids and plan on having lunch, great restaurant.

This is a new building in a great location, 2 minutes from the beach and the Malecon with all it's restaurants, shops, etc. We loved the fact that we did not need a car and could walk everywhere.
The unit is spacious and extremely well equipped, all you need is your swimsuit! The patio has a great view of the river and the ocean.
We loved sitting on the patio trying to spot the iguanas in the trees not to the mention all the bird varieties.Response from John M Ragan - 11/26/2012

You couldn't ask for a better location and beautiful condo for a PV vacation! We were a group of two adults and two teenagers. Plenty of space for a group of four. The condo was beautiful with everything you could ask for. Close to Los Muertos beach and everything the area has to offer. Walk about a block inland and you are back at the condo where it is calm and quiet...the best of both worlds. The complex manager and his wife were also very kind and helpful. We would definately go back here again. We highly recommend this to anyone!!

We just returned from 6 days is PV and could not be happier with our choice to stay at John's Penthouse Condo. The unit is lovely. We spent a lot of time on the main balcony enjoying the ocean view as well as watching a spectacular lightening storm and a cruise ship come and go. The other balcony overlooked the pool so it was easy to check to see if there were lounge chairs available. There always were. We saw only a handful of other residents/guests in the complex and often had the pool to ourselves.
Teresa and Emanuel met us at the airport and got us settled in the condo. They were very friendly and helpful.
The location was perfect. We loved having so many choices of restaurants and street food within just a few blocks and you can't beat being a block from the beach! We can't wait to return. We left the kids at home this time, but the condo would have easily accommodated them as well with 2 beds in the second bedroom.

Great location a block from the beach. Shops restaurants and amenities are just outside your door. The whole complex is beautiful clean and well kept. The pool area is secluded, a great place to spend the afternoon. Had the best vacation. We would definitely stay here again.

The pictures shown in Vrbo.com were great but did not do justice as to what the condo was really like. From the minute I entered the condo, I felt like I was home. The location is excellent, what with a bakery on ground level, a new market just across the street with a great selection of fruits, vegetables, prepared food, another bakery and a wine store. And no mention the short walk to the Malecon and downtown restaurants. I've been to PV about 18 times and this is the best place I have stayed. I would definitely rent John's condo again.

Being in the heart of old town is perfect; I couldn't ask for a better location. The condo had everything required for an enjoyable experience. It has great staff, a wonderful pool, and a beautiful view. I even had the pleasure of meeting the owners who are extremely friendly and welcoming making me feel comfortable in their condo. I recommend staying at this condo; I definitely will be again.

We enjoyed two months being spoiled at John and Carol beautiful condo overlooking the river and ocean. The condo is a easy short block from the ocean.P V has a beautiful Malicon for walking along the water front
with lots of entertainment,local vendors,and many great restaurants.
we will miss our morning coffee on the deck watching the birds and Iguanas and the cruise ships coming into port.
The condo is new and equipped with everything one would need.

We just spent a wonderful 9 nights in this fully equipped condo.It was way more then i expected that a given.It was great having 2 bedrooms and 2 full bathrooms so we could both get ready at the same time and have our privacy to. Then we had the whole living area as well as the 2 decks which were great to have our morning coffee on and plan out our days.We stayed home a few nights to eat and we had 2 good thunder and lightning storms to watch,it was wonderful while we sat and cocktails.The pool(saltwater) was refreshing and private away from the beach vendors so you could just sit and read or lie in the sun.The main flea market area is just across the bridge and within walking distance is a super pharmacy and also a small fresh fish-shop.We had our share of prawns while we were there.Access to the beach is less then 2 minutes walk and there are all kinds of restaurants,bars and nightclubs.Just to your left when you get to the beach is the Sea Monkey...good food and great prices.
All the staff at the building are great and its kept very clean at all times.I know we will be back as well as some of our family and friends.Thank-you John and Carol for a much needed break in a wonderful location in PVRResponse from John M Ragan - 10/15/2011

This was an awesome condo! Very comfortable and well appointed with everything need for a great vacation. The salt water pool was great and a refreshing change from the regular old chlorine type.m The view overlooking the river Cuale and downtown was beautiful. Also, two of the best restaurants in town, The River Cafe and Oscar's are right below. The location in the heart of old town was perfect. Steps away from everything Vallarta has to offer. Whether this is your first trip to Vallarta or your tenth, I highly recommend this condo for your vacation stay. John the owner is very easy to work with and accomodating. John, I look forward to meeting you over a couple of cervezas soon. Thanks again.

The unit / complex was the perfect balance of nice amenities and great location. The units is clean and nicely furnished with all the modern amenities one expects at home. The location is excellent, since I know the town well, I am able to walk to anything I need - groceries, coffee roaster, bakeries, pharmacy,etc.

My sister, Helen, and I had a fabulous vacation during our stay at the Rivera Molino condo complex. We had lots of room in this nicely furnished two bedroom, 2 bathroom home away from home. We enjoyed the sun by the pool as well as the two balconies on our condo and especially appreciated the location. Situated in downtown PV, we were about a block from the beach and the Malecon, close to two markets and loads of very good restaurants (love Mexican food). There are also two excellent restaurants at the base of the complex.City buses were an ideal way to explore and bus stops were very close to our condo. It was noisy in the hustle and bustle of downtown PV but that was part of the excitement. Sitting out on the main balcony, we were able to enjoy watching the river below, the numerous birds singing in the trees outside and the people walking on the bridge nearby. Recommended for: age 55+, families with young children, families with teenagers, girls' getaway, sight seeing, tourists without a car, romantic getaway.

I cannot say enough good things about this accommodation. The unit was more than what we expected. Everything you need to have a wonderful vacation was available. The unit was clean and fully equipped. We found the location was excellent. The complex is located very, close to the ocean and within walking distance to everything: grocery store, shopping, busses, restaurants, entertainment, the Malecon etc. Even though the complex is located close to all these amenities, we found the unit to be quiet and experienced a relaxing vacation. We were met at the airport by the property manager and transported to the unit. The property manager was readily available and very accommodating to our needs. This complex is very well maintained with excellent amenities. We highly recommend this vacation property and have already made plans to return again next year.

My fiance and I rented this condo for our Mexican vacation as it seemed to be the best location, have great amenities and was competitvely priced. It blew those impressions right out of the water! Upon arrival we quickly realized that we had rented a gem as we drove past our favorite restaurants, marketplaces, and shops on our way to the condo. We were introduced to the very polite security guard at the door and were shown up to our mexican "casa" (well, ours for 10 days at least!). The condo has an amazing view from the front door out to the green and blue colours of mexico! It was breathtaking. We found the place very clean, spacious, and furnished perfectly for our needs (fully equipt kitchen, patio furniture, plenty of bedroom furniture, couch, chairs and 2 televisions) Throughout our stay we found that many of our favorite places which seemed so far away from our hotel we stayed at 3 years ago, were now simple and short walks from this condo. We were able to adventure out to shop, eat, drink, watch Canadian hockey, and wander the beach all with being less than 10 mins from "home"! There are lots of cabs on nearby streets making it simple to get a ride to the zoo, excursions, and the airport when it is sadly time to go. Although we had our favorite restaurants from our previous trip to PV we were able to try new gems as the owners and previous guests have left lots of business cards and menus for nearby restaurants they find good. There is also valuable information about PV and how to go about certain things such as using the bank machines, and paying taxi drivers in the renters manual that the owner's have put together. While we were there we enjoyed a clean pool, condo cleaning service, and polite and friendly staff and security. I would return to this place numerous times and have suggested it to many friends and family. It was truly a great experience to have an ocean view, a perfect location, and a comfortable living space while we soaked up the sunshine!

The best way to describe the experience is first class. This spacious, well appointed condo has all that you need for a wonderful stay in beautiful Puerto Vallarta. Everything is new, so there's nothing that is unsightly, or in need of repair. First class in the details, from excellent decor, to elegant stemware and cutlery. Even the tp is top notch :-). The beds are comfortable with puffy pillows. Each area with it's own climate control. No need to bring anything except yourselves and your clothes. Do your shopping at Rizo's for groceries just a block away. Two balconies to choose from, but we preferred the one facing the river. Don't forget to bring your binoculars, like I did, to watch all the birds and iguanas, and other critters that live around the river. You get an excellent vantage point of the short fireworks display every evening.
Unique, for us, was the satellite tv that had my local stations. Coming from Canada, it was great to be able to watch our local news channel and catch up on the flood news.
Also, the wireless worked great and enabled me to work from the location and not have a thousand emails to deal with when I came back.
The best part is the location. Right where you want to be, in the heart of old Vallarta, the reason you're here in the first place. Everything you want is steps away.
This truly is a home away from home.
