NICE HOUSE, POOR MANAGEMENT |

THIS HOUSE IS WELL-KEPT AND NICELY APPOINTED. HOWEVER, THE
MANAGEMENT SERVICE IS NOT KEEPING UP WITH THINGS LIKE
CLEANING THE CARPETING AND REPAIRING TORN SCREENS. WE
ARRIVED AT 5:30 P.M. WELL AFTER THE 3:30 PM CHECK IN AND
FOUND THE CLEANING SERVICE HAD JUST STARTED. WAITED A HOUR
TO GET IN. NOT THE HOUSE'S ISSUE BUT DIFFICULT FOR THE RENTER
COMING IN FOR A GREAT VACATION WEEK.
HIGHLY RECOMMEND THE HOUSE IF THE MANAGEMENT SERVICE PAYS
MORE ATTENTION. |

| This house is almost across the street from a home owned by my sister. My family and I in Arizona have visited Sunset before and started planning a year ago. Seawatch was large enough for most of us and a second house had been rented for the rest of the family (who had to cancel). The living area was spacious and well furnished. The 4 bedrooms were comfortable. A washer & dryer were convenient. Overall we had a very comfortable family vacation. |

SUBJECT: SEAWATCH 729 39TH STREET
We tried to several occasions to touch base with you but were not able to find you there when we tried.
We have been coming to Sunset Beach for the past nine years – actually renting this property for the past four years.
As we mentioned to several of your employees, we found the $700 increase in rent this year unfair but paid it. In looking at many of your other properties that rent in the $1700 range for the month of April, we feel that there are a lot of things that should be upgraded in this property or have the rent reduced.
We truly are not complainers and I am going to list items below that we feel should be corrected keeping in mind we did not bother you with these while we were here.
1. The 8th dining room chair is missing.
2. The outside spotlights are burned out.
3. The bottom rack in the refrigerator door had been broken off by previous tenants.
4. Third light under counter is not working.
5. Fan over the stove is not working.
6. Upstairs shower curtain liner has many mold spots and should be replaced.
7. Loveseat nearest the kitchen – back top cushion stitching is all pulled out
Needless to say, we like the house and hope that some compromise can be made with the owner so that we could rent this again next April.
Please touch base with us at some point as to your feelings.

| This is a nice and comfortable home that joined Sunset Properties this year. Please let us know of concerns while you are here on vacation, and we'll address as much as we possibly can. The homeowners have since been down to their home, and have corrected many of the items that these guests itemized after their stay. We feel that the price for a monthly stay during the spring was fair, and our staff has followed up with the guest to let them know what has been done at the home. |

This roomy family beach home has a contemporary two story floor plan and is ideally situated with only a short walk to the wide open beaches on the west end of Sunset Beach and the unspoiled nature of Bird Island. This home provides lots of privacy and plenty of room for entertainment. The comfortably furnished interior provides two separate living areas – a downstairs family room and a 2nd floor loft that is equipped with a mini fridge and sink; outside there are three open decks and a separate screened porch.
From Seawatch’s decks there is a near unobstructed view of the Atlantic Ocean, Intercoastal Waterway, Cherry Grove and beyond to Myrtle Beach. Sit back and watch the sun set as the casino boat and shrimpers head out from Calabash to the open ocean through South Carolina’s Little River Inlet at the southwest tip of Bird Island.
I hope that you will agree that Seawatch offers great value and a first-rate Sunset Beach experience.
