My family and I stayed here for a week in January. It was supposed to be a quiet, relaxing, peaceful week for us to play with our grandson. It was anything but quiet and peaceful. I had asked the property manager about previous reviews about the roosters before booking here. He told me you couldn't hear them in the house - that they really weren't that bad. However that was not our experience. The first morning I was awakened about 5am to many, many roosters crowing. They crowed all day long!!! It didn't stop until after dark in the evening. If you closed all the windows and turned on the TV and/or air conditioner in the bedrooms, it would drown most of it out. But we didn't go to the Caribbean to sit inside a house with all the windows closed all the time. It seems the next door neighbor (you can actually go to the fence and see all the roosters) raises roosters (probably for fighting) - I counted at least a dozen - but I'm sure there were more. It was impossible to sit by the pool or on the lovely balcony porch and read any time of day - they were so loud. We ended up spending most of our time at the beach or riding around Puerto Rico - instead of relaxing at the house we spent alot of money for. We spent a lot of money per night to have to have the property manager bring us ear plugs in order to drown out the crowing. We do not recommend this property for anyone wanting peace and quiet.
We originally had a villa reserved about 7 miles away – but the owner called the week before that the association was closing the pool for maintenance while we were there. My big reason for booking Villa amarone was because it had a pool and I wanted to play with my grandson in it. I told the property owner this before I booked Villa amarone. The pool was too cold to get in. I wish we had been told this.
My daughter is actually the one who found that we needed to wash everything before we used it.
We ran the dishwasher the first night after dinner and the dishes were still dirty so we hand wash everything after that. The appliances have seen better days. I took my shoes off that first night and walked across the floor/rugs – my feet got dirty. A lot of the windows don’t open – they are actually missing handles. I asked the property manager our first morning there to close the inoperable window in our bedroom so the roosters wouldn't be quite so loud. He had to get a wrench – I pulled the vines that were growing into the room out.
Forget a hot shower!
The property manager had information wrong about our reservation – even though it was all in writing in the contract. The date and the number of people. The night before we were to be there he called about 6pm wanting to know where we were and scolding me that he was waiting for us. I told him we were coming the next day – that it was very clear in our contract which day we were coming.
At $400 per night – I'm very sure we could have done much better!

My family and I have stayed in many rental houses on many different occasions but this has been the best by far. We went to Puerto Rico for my sisters wedding and Larry was very accommodating. The wedding party was of 11 people, this included children and the reception was held at the house. Larry went out of his way to meet with the wedding planner ahead of time to help with the seamless process. After the wedding he acted as our own personal helper. We wanted for nothing. It had the elegance of a hotel but the convienence and privacy of a private house. I must admit when learned he that he lived on the premises I was a little put off but that soon passed when I found I could not imagine the house without him and his two lovely dogs. They are part of the charm. In no way was he intrusive on our vacations even the dogs knew when it was appropriate to pop in or not. The kids loved the dogs and the pool. The view was breath taking. I was not fortunate enough to see a whale but my brother in law was. My only regret was not flying into the aguadilla airport. The airport only operates for consumers overnight but Larry informed us that those who choose that airport get a person escort to the house. We loved our stay and look forward to visiting Larry again soon. Excellent is an understatement!

My family just spent a spectacular week at Villa amarone. The advertised photos/description can't adequately convey what it is like to stay in this beautifully maintained home (very clean, fully stocked down to the smallest items, adorned with beautiful items and artifacts) surrounded by a magnificent vista of the sea rimmed by forest, the continuing mild tropical breezes completing a "feast for the senses" experience.
Our family has traveled to several continents, staying in every kind of accommodation--we have never felt more welcome. Larry is a wonderful host and consummate gentleman. In every aspect the villa reflects the continual striving of someone who himself has traveled widely to provide his guests with a memorable vacation experience, affording them complete privacy while always being available to provide any type of assistance they might request.
The villa's proximity to the area's diverse offerings is another of its many great plusses. A beautiful beach abutted by a classic beachside restaurant with rooftop bar which you will want to linger at is a 5 min. walk. While swimming one morning, we were treated to the stunning sight of whales breaching nearby. Guests renting a car will find several gorgeous beaches and other places worth visiting (e.g., the lighthouse and surrounding cliff-top park) within a 10-min. drive. Larry got us a choice table on the oceanside patio at a terrific seaside restaurant featuring highly creative dishes and great service.(Copa Llena in the nearby marina),and several other nice restaurants are nearby.
Despite the quality of the offerings in the surrounding area, the best part of our family's experience was just being together at the villa, cooking meals (excellent grocery store w/large wine selection 10 mins away),sitting around the beautiful infinity pool taking in the marvelous views, retiring for a completely peaceful and restful sleep,then waking in the morning to do it all again. An a+ vacation experience!

I am thoroughly impressed with Villa amorone which is just as nice as the pictures on the website or even nicer. It has very comfortable and sumptuous furnishings and we found many extra touches such as the exceptionally equiped kitchen (loads of utensils, gadgets and supplies - plus spices, condiments, etc. as well as toiletries in the bathrooms). The view is phenominal, the pool is beautiful and just right for cooling off. Larry is a faultless host with a wealth of knowledge - he is available if you nned or want anything but doesn't hover. The roosters are not a problem. Paco and CeCe are adorable. We had a blast and I know you will too. Villa amarone is the perfect getaway.

Stayed at Villa amarone for one week in January 2013. We were a group of 7 in our mid-20's. The house was beautiful (all photos here are up-to-date), in good condition, very comfortable, and had amazing views of the ocean and surrounding area. The location was also very convenient, roughly 5-10 minutes by foot up the hill from Sandy beach and the bars/restaurants. As some other reviewers have pointed out, there are some roosters that live nearby. If you are a light sleeper, this might be a problem for you, but we weren't really bothered by it.
Had a hiccup with check-in (apparently there was a glitch with the booking software used), but Larry (the owner) was accommodating and it ended up not being a problem.
Overall,a beautiful house and location, and a very good value. Would recommend. -

Villa amarone is the perfect place for almost any occasion... From honeymoon to a grandparent's retreat with 3 generations together. We are the latter, this being our second visit and we have plans to return. The villa is beautifully, situated on a hill overlooking a verdant landscape to the deep blue Caribbean and cloudless sky. The house is very tastefully appointed with all the amenities one could ask for including a well equipped kitchen. The photos and description of the house are true in every instance. The pool area is a big draw as is the upstairs terrace. The master suite is a real master suite and the other 3 bedrooms are pretty and comfortable. Larry, the owner, is always available for help and suggestions for restaurants, good surfing beaches, or quieter ones. He even stocked our fridge for the first morning and brought us bakery goods every am! Rincon has a variety of good restaurants from Chateaux and Relais to Dim Sun and Tapas. Young surfers abound in the taverns and cafes, our teenagers and young adults love that scene. The

The service was great. Larry welcomed us into his home right away, and offered to show us around town, showing us the main places we needed to know in the town. With concern to the area, there are a bunch of loud roosters next door, but it really just becomes part of the weekend and the memory. It's bearable and just funny at times. The home was beautiful, with 4 large bedrooms, where we comfortably fit 5 people. Everything was clean, we set up our speakers and listened to music and watched movies friday night, went out to the town on saturday night, and went to bed early before an early flight on monday.
Our days were a mixture of the beach and the pool. Both were great. It was a great 'boys' trip, and I would recommend it to anyone who was looking to get away for a weekend. Flights, house, food, all cost below 1k. People in NYC spend 5 times that on a pair of shoes, or a jacket.
My favorite part was getting a massage (we called a local person), next to the pool, overlooking the forest and the ocean, with the sun coming down. Amazing.
Ps: I left my favorite shoes in PR, and my friend left his belt there as well. Larry was ultra professional, and offered to send both back to NY for us. Meant a lot.Response from LARRY SWEENEY - 12/13/2012

Great house! Views of the ocean from the pool area and most rooms in the house. House was clean and neat. Larry the owner was available the entire trip to help answer questions and make us feel welcome. Close to many beautiful beaches. Some were calm for snorkiling and others had good waves for surfing. We were recently guests of Larry Sweeney at Villa amarone and were treated to a truly delightful stay. I am not sure if it was the spectacular views, the sunrises or sunsets which most impacted us. Certainly Larry made us feel truly welcome. He had lots of great ideas and suggestions for day trips and dining. We are particularly fond of English Rose for sunday brunch and as Divers, I cannot tell you how phenomenal diving Desecheo is - weather permitting. We enjoy the privacy this villa affords, but also it proximity to the beach. It really is a very charming place, with all the trimmings. Its ample size, picturesque location and well appointed decor made it a place we will be coming back to.

We have been to Villa amarone 3 times in the last 4 years. This years visit was a special treat! The Villa has had subtle but classy facelift... new paint, equipments and furniture.
The tranquility, natural beauty and availability of beaches and water sports has always been the big attraction for us... how about whale watching while in the pool?
There is very good selection of bars and restaurants also nearby. Larry always makes our stay more enjoyable and handles the little things for us...

We were fortunate enough to spend a whole week at Villa amarone. But let me tell you, we wish we could have stayed longer. We have stayed in many luxury resorts around the world and have rented many homes across the United States; this was our favorite yet. The location is perfect if you are looking for relaxation and fun in a simply gorgeous setting. The views and ocean breezes are incomparable. The home is chic yet comfortable. The beach is an easy walk as are many great restaurants. The neighborhood is charming country; complete with clucking chickens and horses. The sound of the waves lulled us to sleep every night. The host and owner Larry along with his puppies Cece and Paco could not have made us feel more at home and have been more helpful when we needed it; yet giving us complete privacy when we wanted it. Larry even went so far as to stock our kitchen for breakfast anticipating our late arrival so we wouldn't need to rush out the next morning! Fabulous is the only word to describe our experience. Thanks so much Larry!
p.s. We loved it so much that we are purchasing the land beside Villa amarone so we won't have to leave again!!

It is in a beautiful location and obviously was a stunning property 10 years ago. The caretaker even picked up groceries for us and had them in the fridge upon our arrival on a holiday evening. However that is where the 'good' ends.
The Jacuzzi is a tub for which there is no way to fill it with hot water- because the instantaneous (tankless) water heaters cannot even reliably provide warm showers none the less fill an over-sized tub. Larry blamed the electricity and claimed he's never had a problem before. We had serious issues all week with both the first and second floors (separate water heaters).
All of the plumbing fixtures were showing their age and leaked or didn't function properly in some way. There were water stains on many ceilings and a bad musty smell in the downstairs queen bedroom.
The stucco on the house is in dire need of attention, the deck area is rotten and rusty,.
When tiles came loose from the pool they just painted the concrete blue instead of replacing them!
Just a general state of disrepair- it is obvious that they are not putting any of this rental money back into the property.
Personally my largest problem with the property was that you are forced to get up at ~6:30am every morning. If you are sleeping down stairs you will be woken by Larry watching TV programs directly under you and/or the dogs (who are adorable!) having a barking fit. If you are upstairs there is no way you will sleep through the (large number of) roosters directly next door. Apparently the farmer raises them for cock fighting (I wish I was joking). So DO NOT rent this if you want to relax and sleep in.
All in all we felt pretty taken advantage of. The $3800 was way WAY too much money given the condition of the place. We are not the type to make a big scene so we left and chalked it up as a learning experience.
If only Larry were as big- he actually had the gall to steal $50 from our security deposit as an "energy charge." [He seems to have a thing about the electricity!]
To be fair we did leave one of the AC units running (set around 75F) while out of the house for a 3 hrs. We (incl. 66yo parents!) were scolded by Larry for it and made to feel very uncomfortable.
Do yourself a favor- there is a GLUT of real estate available in Rincon- rent elsewhere.Response from LARRY SWEENEY - 03/01/2012

Flip Key unfortunately has a policy of not allowing us to see a posted review BEFORE we have either approve or reject them...This was posted over a year after the guest stayed with me and I did not recognize the name but because of continual sterling reviews and comments I have received I did not hesitate to approve it .Well look what I got.
So now it has to stay..A vindictive and malicious review by some one on a some type of personal vendetta.
My only defence is to ask you check my other site at Home Away property #246074 and look at the number of positive reviews there..
I am very proud of the Villa and what I do here and sorry for this poor soul...
