This location and accomodations were superb for our party of 11 staying for 8 days. Casa De Suenos was clean, comfortable and excellent for our group whose ages ranged from 10 to 75. There is adequate space for everyone to be comfortable and not feel crowded. The kitchen is spacious and equip with everything you need to eat in and have a large dinner. I would avail yourself to the hired chef services, they were wonderful to have, especially for large groups. They prepare authentic island meals and are also friendly and resourcesful sharing much about the island which can be helpful when exploring. You also tend to have great leftovers to eat the next day and beyond. We used the housekeeping service every other day...well worth it. While the pool is small it is perfect for the kids and a nice accomodation right outside your back door. A quick walk out to the dock and you are just a short swim from some of the best snorkeling in the caribbean. I am a seasoned diver and that reef right off the beach is as good as some scuba diving...spectacular. The kayaks also offer a quick way to the reef as you can tie right onto the large portion of reef above water without disturbing the live unerwater reef system. All other house accomodations including bedrooms, bathrooms, living space and washer/dryer worked perfect for our group...they were clean and neat. Management was very accomodating for specific needs such as booking dives and excursions. They were also attentive to any day to day issues that may have been related to the house. We hired a driver, Carlos, to get all 11 of us around the island. He was extremely accomodating and even catered to our group when half of us were diving and others were still at the house. He got us all were we wanted to be efficiently. A quick piece of advice on the bugs and "noseeums", make sure you are prepared for bug bites. They can be quite a handful if you are not prepared. We brought lots of bug spray including deet but we understand that cactus juice, available on the island, is the best way to fight off the bugs. West End Divers was excellent, I highly recommend. Take a day and tour the island, it is worthwhile and there are many great views from the top of the hills.

The home was unbelievable. The view was outstanding and the house offers many areas to enjoy it. All of us especially enjoyed the kayaks that are available. We used them several times daily. The location was ideal and there were many amenities near. We walked to the restaurant next door and thoroughly enjoyed the food and the hospitality.

The house "accommodates" 12, but there is not enough chairs to accommodate the whole group at one place, nor are there enough utensils for 12 to eat at one time. There are 4 bathrooms, one in each of the buildings in the residence. This is great if they are all working, but quite inconvenient if tthe one in your area is not working. (we spent several days with our party of 12 sharing 2 bathrooms). You literally have to exit the house, walk across a patio, enter another building (hope that it's not locked) so you can use a flushing toilet. We had to share our shower and toilet with five other people, so much for privacy, thank god we were all family!!
At least 10 of our group of 12 were extremely I'll from some sort of stomach ailment (Liz said you could drink the house water, but I wouldn't recommend it.) The house keeper that we had hired and paid for arrived in the midst of a vomit-a-thon, and was angry that she had to clean up after people who were still ill. We had to scour the island in search of IM nausea medicine as my son had the dry heaves for several hours. Without contacting us, in person, or via phone, Liz sent us an extremely rude email telling us that we were going to be charged additional money for the maid having to clean up vomit. She also found it necessary to suggest that we find a fair amount to tip the maid, really not her place. We had been doing our best to clean it as the illness progressed, but found no reason to try to clean while people were still actively vomiting. We were charged additional cleaning fees which originally included cleaning the couch and matresses, neither of which were soiled. We made arrangements to do a final walk through and resolve any disagreements on the matter at 9:30 the day of our departure. We were loaded in the car and had an additional taxi waiting when Liz arrived at 10:30. Our flight was leaving at 12:15, so we assumed she was not going to show up, her excuse (like it had been so many times before) was she had been showing property, and had not checked her email, so was unaware of the 9:30 time frame. We almost missed our plane. She was inefficient (maybe should have verified that all the bathrooms were working before a party of 12 arrived ) unhelpful, rude and condescending. It is a shame that she was our rental agent, because Mark Flannigan was amazing to deal with, and truly understands that he works in a service industry, which implies that you must treat your customers well, or you won't stay in business.Response from Roatan Vacation Rentals - 06/21/2012

I must say that I am pretty shocked by ur email. I apologized profusely to the maid as she came to clean on a day where 3 out of 12 people were puking their guts up from a stomac illness that passed through everyone in our household. As a matter of fact I have not dove in two days and we have made several trips to the pharmacy to try to get medicine for vomiting. The marijuana in the guest house is totally inexcusable to my husband and myself, and it has since been removed. We only went up there on two occasions to give my son injections for vomiting, as he could not hold down the oral medication we had gotten at the pharmacy. We did not take the time to inventory the shape of the guest house. I can see how it may have appeared that we were sick because of partying (especially since my son spent a good 18 hours not being able to hold down even water ) and he was one of the people staying in the guest house. Our intention that day was, like it was everyday, to leave our mess until we came back in the afternoon when we returned from diving, and clean it then. If the maid had a problem, she should have left it, and I would have cleaned up after my son when he was ill. Perhaps we should not have rank the house water that you assured us was "safe".

Perhaps you should go back and read Marks notes regarding 12 people using two bathrooms for three days, as the other two were not working when we arrived and we we had to share two showers until Thursday, Shen the draining and water pressure issues were finally resolved. Other than the guest house, the rest of the house was kept clean. Granted it wasn't spotless as there are 12 people in our party, but I feel like it was not out of line for a party of our size. The house was also far from clean when when got here-bugs in the showers and dishwasher, the pool and decks were also not clean. I can assure you that I complained to everyone in the West End about the poor management, and quality of Casa De Suenos. We had decided to blow it off, and enjoy our vacation, but I can assure you that I will be writing several reviews on trip advisor, as there are 12 in our party. I will also write reviews on VRBO. I'm sure the owners are paying well to have there house managed by Roatan Life, and they are NOT getting their money's worth. I've seen many other management companies in Roatan while we drove around looking for property to purchase on our next visit to Roatan. We certainly wll not be buying it from you.
The rugs and bedspread were purchased from Target, and were not very expensive. I know this because I have the same rugs and quilts on my boat and wash them frequently. You and Mike will need to be here tomorrow morning by 9:30 to show and explain the complaints you have and present an itemized bill for damages that you BELIEVE we caused. Sending an email with vague accusations is unacceptable if you expect is to pay for "damages". I will be following up with a phone call.
PS : the maid did not complain after she left on Saturday, when most of the people had been sick. I find it ironic that she did not complain until today when I tipped her more money than you pay her to come clean this whole house.

I came over to the house this am to see you but I guess you were all out diving. The maid had reported that the home was pretty messy + the cleaning required exceeded normal standards. The guest house in particular is the main problem area with vomit over the floor/couch, some that had been wiped up with the towels + bath mat which had been left on the floor.
The security had reported concern to us after smelling marijuana smoke, the smell does not seem to have lingered in the guest house but it’s not a wise idea to leave it out in easy view. It is illegal here & only takes a neighbours report to get a police visit
The maid will clean today as scheduled but we will be putting an additional charge on the cleaning fee. After check out we’ll need to clean mattresses , the couch and replace the soiled mats/towels/sheet
I also think it’s fair to tip the maid as what she has to clean up is way beyond her normal duty, what do you think is a fair amount?
Will you be needed a taxi to help you back to the airport on Thursday? I remember you saying that some of the group would be leaving earlier so just wondering if the vehicle will accommodate you all?

This was our second stay at this wonderful home. It is fabulous for entertaining and it has a great kitchen.
The decorating is done with an upscale island theme and very tasteful. All the sofas and chairs are super comfortable. The living area and master bedroom have large flat screen televisions with a satellite dish. Reception is great for the islands!
Can hardly wait to go back again and again!!! -

My husband and I rented this house for a week three winters in a row, which should tell you how much we liked it. You can see from the photo of the deck looking out to the reef what a lovely spot it is. The pool is quite small (10 ft x 10 ft?) and situated next to a sunken sitting area under thatch. The long sandy beach is directly below the house and we had it pretty much to ourselves. The first several hundred yards of water are shallow and grassy, then it opens up to a sandy bottom and access to a spectacular reef that can be enjoyed snorkeling or with scuba. We were amazed at the beauty. You won't see big fish here, but the area was teeming with variety and color. It was the most enjoyable underwater experience we've ever had. Every day we kayaked out a few hundred yards, tied up on a buoy, and jumped in. (If you don't kayak, you could swim off the nearby dock.) We also arranged scuba on several occasions which is convenient and inexpensive in Roatan.
The house has a fabulous kitchen, a spacious dining room, a small-ish living room with a big flat-screen tv, and lots of other living areas. The bedroom we used has a wonderful outdoor private shower. The rental agents were extremely accommodating and gracious.
There are restaurants and small shops nearby, horseback riding available, and an adequate grocery store a few miles away. Everyone was super friendly and we felt very safe. We were so happy at the house that even after three stays there, we've yet to fully explore the island! -

A unique and remarkable vacation! We felt right at home at Casa de Suenos, everything we needed was already there. From the greeting at the airport to the stocked refrigerator, we opened the door and immediately started enjoying our vacation. The home is large enough to entertain friends and is divided well for both guests with children or singles to enjoy their own space. The gardens are lush and the beach provides a great place to launch a boat, snorkel or just wander and enjoy the scenery. We had a chef prepared meal one night that introduced us to Honduran cuisine. It was fun to explore the island of Roatan, and then come home to the beautiful accommodations at Casa de Suenos.
