These apartments are located in a three-storied building on Via degli Irpini, a small alley close to the main University “La Sapienza”, 400 metres form the gates of the old city and approximately 800 metres from Termini Central Station, in the fashionable district called "San Lorenzo" where a lot of cafés, pubs and restaurants are. An area with a lot of night life, but the building is very quiet and safe, in the perfect location for visiting the Eternal City by walk or using public transportation. The historical centre of Rome is in fact quite small: it is a circle of less than 3 kilometres (less than 2 miles) in diametre that includes (from North clockwise): Termini Station, Coliseum, Trastevere and Vatican. All the major attractions are in between.

For us it was a special holiday. My sister's family, my borther's family and mine decided to spend Christmas in Rome. We are from Ecuador so it was a long trip. Everything was great. The appartments really clean and with a lot of space for the kids. We all had a great time. We would like to thank Patrizia for waiting for us, since we arrived really late due to a problem with the luggage. She was really kind and all her advices about restaurants and places to go were great. We would definetely stay there again. It was really calm, and we felt totally at home. The way everything was set was perfect. No problem with the internet connection or with anything else. The walking distance to Termini is ok. plus the bus is very near. We really enjoyed our stay and our early check out, on january the first, was perfectly arranged. Everything really nice.

The accommodation was well apportioned and clean in a great location near the buzzy St Lorenz district. The apartments were hired for a Cricket Club tour and could not have been better. Booking was simple (the instructions were very clear) perhaps the cost for wifi and the late check in could have been waived.. but this is the only minor, minor grumble about an otherwise excellent stay in some excellent apartments.

The apartment is about a 10 minute walk from Termini, but is easily accessible through buses. It's clean, comfortable and well secured. We liked that the apartments are accessible through key codes and safe cards (technologically convenient) and check-in and check-out procedures are very well organized. The best part of the whole stay are the people that manage the place. The place is managed better than some of the hotels we stayed in Europe. Massimo, the owner is very responsive and flexible. He went beyond our expectations to meet our very tight schedule for check-in. His associate Patrizia is such a wonderful lady. She explained all the details and made wonderful recommendations. While in the middle of our check-in procedures; I received a phone call from the limo services we hired that rest of our family have not arrived (3 hours from expected arrival time.) My husband and I were very worried and panicked and Patrizia took it upon herself to make phone calls to the airport and the airline to help find our missing family members. She stayed with us until the rest of our family members arrived. Thank you so much Massimo and Patrizia for your excellent service. We really enjoyed our stay in Rome.

Massimo und sein Team sind sehr bemüht und reagieren sofort auf e-mails oder anrufe. Patrizia hat uns bei der Übergabe sogar eine Einführung in die Schönheiten Roms gegeben.
Das Service in der Wohnung war tadellos.Das wichtigste: sie wurde ganz sauber, mit frischer Wäsche übergeben. Dazu: Handtücher, Haartrockner, volle Küchenausstattung, sehr gute, feste Betten. Das Bad neu und sauber, alle Installationen funktionieren gut, genügend Warmwasser. Starke Klimaanlage für jeden Raum einzeln, was in der augusthitze des Sommers 2012 wichtig war.
Auch die Lage hat uns sehr gefallen: San Lorenzo ist ein lebendiges, lustiges Viertel, alles zur Versorgung Nötige in nächster Nähe, trotzdem liegt die Wohnung in einer ruhigen Seitengasse (Sackgasse für autos, da die Gasse in Stiegen endet), in der es sich gut bei offenem Fenster schlafen lässt.
Wir haben Massimo oft getroffen, wenn er die Pflanzen im Innenhof seines schönen Hauses bewässert hat. Die Stimmung dieser Begegnungen war immer sehr freundlich, nie kontrollierend.
Wir können diese Unterkunft vorbehaltlos weiterempfehlen. -

Perfect for a family in Rome

This was absolutely the best we could have found for two families travelling together to Rome. We stayed in two of the three top floor units, and had everything we needed. Note: the location is big city residential, and low on charm. The units however are exactly as advertised and the support from the staff is great (the tips on restaurants and museums was appreciated). There is a bus stop just 50m from the front door which is very convenient. Also an ice cream shop in the next parallel street, which we all enjoyed.

Un + appréciable pour la réservation des navettes " aéroport" , des musées
Super emplacement ,la plupart des visites peuvent se faire à pied, mais les transports en commun sont proches; beaucoup de bons restos pas chers à proximité
Mais un peu de bruit assez tard dans la rue ( nous, on a aimé l'animation !) -

The apartments in the Via degli Irpini are great, especially for groups of students.It is close to Termini Station and on the edge of the students district, San Lorenzo. The students can cook there so that there stay isn't that expensive. The rooms are clean and on the back of the building, on each floor, there are some terraces. The management is straight and clear. Very good for study trips Rome and one of the best we had in a long time.

We stayed in a unit called Termini C. Nice, modern and very clean. The owner Massimo and his team went to extremes to make sure we felt confortable and made themselves available for any questions that they could help with during our stay in Rome. The apartment is very close to the center and with 3 buses that we could take about a block away. The apartment had 2 very new and quiet a/C units that worked perfectly. This apartment would be great for a group of friends or 2 couples. Lots of beds and space.
We enjoyed the fact that we were not in mainstream turist Rome, but an area where a lot of locals live. We were nicely surprised to find Leonardo's Bar, a great plece accross the street for breakfast and capuccinos and a Pizza place with great food downstairs.

A party of 16 on a study trip to Rome were pleasantly surprised to find the accommodation clean and in a great location. The owners were fast to respond to our changing plans and accommodated us without any problems.
The only thing that let the stay down was that we were unable to connect to the internet for the duration of our stay, however I was assured that this was not the norm.Response from Massimo Marini - 02/20/2012

I originally inquired about Flatinrome Termini with Massimo but unfortunately it was booked. He was able to send me a link to another apartment in Rome and it worked out perfectly. Everything went very smoothly and no hidden costs. Everyone that we dealt with were extremely friendly and helpful. Would definitely recommend this place to others traveling to Rome.

Excellent accommodation, within 10 minute walk from Termini Station. Bus 492 stops near apartments which brings you to all tourist locations. Comfortable beds and very modern amenities. Good value restaurants available locally.
Great value for money and would recommend to other users.
Also used airport transfer service which was organised through Massimo. The service was great. Minor hiccup on return journey to the airport- the bus driver required a voucher for the return journey but no voucher had been made available. There appeared to be a communication problem between the driver and bus company used but Massimo's staff quickly hepled rectify this. -

we had a very nice and professional reception.
The flat was spacy, Fonctional well decorated
and well Equiped.
Very good and large beds? Only one point could be improved about heating
(that is missing in the bathroom during this period of the year).
Nothing else - 10 minutes walk from town center and quiet place to sleep ?

My husband and I rendezvoused with our college-aged sons in Rome for Christmas break 2010. We found this simple and spare, but great (with full kitchen), super clean, modern (think Ikea) place at the last minute, with very friendly and helpful staff. It is in a tiny, quiet alleyway, near the University of Rome and Termini Station, with lots of graffiti -- but still safe and close to some very nice restaurants and clubs. Fantastic value for your money.

This stay was at the end of a business trip that was filled with problems. Immediately upon arrival, all of our problems were forgotten. I had arranged this stay and I was with my Boss and another colleague so it was very important to me that it be an excellent experience. It was so far beyond my expectations that 5 stars isn't enough. Massimo is a shining example of perfection in communication and service and the apartment was exactly as described. We had a very short time in Rome and at check in we were provided a map and we went over what we liked. As we discussed our ideas, we were provided excellent suggestions that made our stay even better. Everything we wanted to visit was circled on the map and we were even provided with the best ways to get everywhere.
My only regret is that I didn't have Massimo take care of airport transportation as well because our transit company never picked us up. Trust Massimo to take care of everything. He treats you like an old friend.
You won't be disappointed here. -

I was in Italy to make my italian better and I was happy to learn that my apartment was near enough to my school.Also it was near to one of the most important places in Rome-station Termini.There are-metropolitan,trains for all possible italian cities,shops with clothes and food.Only thing that I didnt like that our apartment wasn t clean when we arrived,but it was corrected as soon as we told it to the staff of FlatinRome.

In our opinion the service we received was excellent, the apartments were very clean, there were everything you needed and the price was good. I organised a trip for a large group to visit the
sights of Rome and came across the Termini
apartments, which best suited our needs of being
central and very reasonable. Throughout the booking
process I found the owner to be extremely helpful
and once we'd confirmed our booking we were
provided with detailed instructions on how to find
the apartments from the train station (we were also
offered a minibus collection service). Upon arrival
at the apartments we found them to be extremely
well presented, modern and spotlessly clean. Their
excellent location also allowed us to visit all of
the wonderful sights of Rome easily and without
doubt made a significant contribution to our superb
holiday. Highly recommended, 10/10. -

Massimo & associates were incredibly responsive & helpful in providing excellent lodging in Rome. The apartment was comfortable, clean & situated in the absolute authentic neighborhood away from all the tourists. We loved coming back every night to our home away from home. Groceries & gelato were a quick walk away; excellent trattoria's & coffee were below our apartment. We will stay here again if we return to Rome!

I went to Rome with my pupils because I'm a latin teacher. We shared the appartement during four days and enjoyed our stay.
Massimo Marini always answered my mails in an efficient way when I prepared the school trip.
He was also always there ready to help when we were in Rome.
The flat was well equiped and considering the place it was reasonably cheap.
