The apartment is very conveniently located just a couple of blocks from the Spanish Steps and comfortably accommodated our family of 8. The beds are very confortable and we were all given clean linen and towels. The decor could have been better because the aprtment has a lot of potential. However, the biggest downfall was that it has no air condition at all! Three ued fans were brought in but only two worked so they did not help much, and because it was very hot, constant showers had to be taken in order to freshen up a little. Apartment is well equipped but failed to provide tbe basic amenities such as paper towels; napkins; laundry detergent, etc. Had to ask for toilet paper and trash bags. Would've been nice if a sheet with some basic information was provided, such as where to place the trash. Since this i geatred to tourists, may be a nice touch to have a street map like hotels provide. This can't cost much and it gives the guests a feeling of being welcome. Julia asked to be contacted a couple of hours prior to arrival; which I tried but the call failed. We arrived around noon time and the apt was not ready for us even though the reservation was made -and the deposit was sent- several days in advance. Regardless of those inconveniences, I would definitely recommend this place to my friends.

The apartment is located in a very quiet street, in the historical center, in a district as rich in monuments as in beautiful stores.
The apartment is well arranged, completely equipped although one would need one or two armchairs in the living room.
We were very cordially accommodated by Julia Ivankova, which gave us good ideas for our stay and was very attentive with our questions.

If you have an early flight into Rome as we did (we arrived at 7.30 am from Australia) be aware that arrival time at the apartment is 2pm. We had to fill in time at the airport because the owner could not meet us until 11am, we were able to put our bags into the apartment, and I think Julia (the owner) must have taken pity on us as she let us in at 12md.
The apartment is big and airy, big windows looking over Via Frattina where you can look out and watch what is going on below.
Upon inspection of the apartment we found it to be a bit dusty, the curtains were quite dirty and the kitchen seemed to be covered in a film of grease. We cleaned a section of the counter and scrubbed a couple of cups and plates, which is all that we used during our stay, breakfast the only meal we had there. At one point we opened the dishwasher, there seemed to be old food in there and the smell was disgusting!
The bathroom was nice and clean, but the towels that were supplied were quite threadbare. The sheets were clean and fresh and we were given a fresh change after the 3rd day, and I must say that the apartment was very quiet and we slept very well.
The position was wonderful, so close to the Spanish Steps, Keats house and really you could walk to just about all the things that tourists want to see when they come to this lovely city, the Via Frattina has to be one of the best streets in Rome, so interesting, so beautiful.
Apart from the few things I have mentioned, we actually started to love being there, so different to what we are used to.
I would probably recommend this apartment, but just be aware. I really think that it should have been cleaner that it was. -

We had a wonderful stay at the apartment close to the Spanish Steps as an upgrade due to a problem with our original apartment. Julia arranged the change very professionally & we were delighted with the location & apartment.

Great location, and spacious flat, well laid out for 2 adults and 2 teenagers. But not particularly well equipped, needed to request a tin opener, and the kettle didnt work when we got there. But the main problem was that the air con did not work properly, and we really really struggled in the heat of July. Main bedroom was fine, but the air con did not work for the other areas, my daughter had to sleep on a mattress in the hall way as it was the only bearable place. Manager tried to help (brought an extra fan) but then shrugged her shoulders. We did not enjoy our stay here at all. Needed some extra chairs in the sitting room too - far too sparse and unwelcoming.

thanks a lot for your feedback.
Let me underline few things:
1. all our apartments are fully equipped and completed with all necessary, but sometimes can happen that things are broken or lost by precedent guests. Our care is to replace immediately missing or broken details, as in your case with a tin opener and a kettle.
2. the apartment is descripted as with a partial air conditioning. Now we made some changes and powered it.
3. regarding a living room, it is exactly as on picture (all photos are visible before booking), it has 2 couches, a dining table with 6 chairs and an armchair. Frankfully this is a first time someone considers it "sparse and unwelcoming".
I'm very sorry to know that you didn't enjoy your stay in one of our more requested and charming apartments. Let me underline an importance of checking all details and photos before booking, in a way to avoid any kind of surprises.

We had a wonderful, relaxing 3 days in the apartment Spanish Steps. The big apartment is top-located in a flashy neighourhood (restaurants, shops...)It offered us everything we needed (kitchen, tv, 2 bedrooms) and everything was arranged for us smoothly.
Although it was half november, we had all our lunches outside. Rome is ?bercool to get some midseasonwarmth ! -

Julia Ivankova was very helpful and gave us lots of useful information about the area we stayed in.
The apartment was very nice and had everything that you would need on a trip to a city. It was great to have a comfortable base to come back to after a long day of sightseeing! It was also great value especially for a group planning to visit Rome.
The location of the apartment was perfect, just a short stroll away from the Spanish Steps, the Trevi Fountain and the Pantheon.

Great location; large apartment; very roomy for 2 adults and 2 teenagers. We have stayed in a hotel in Rome in past, and this was much better. Lots of room, close to a market and what americans would call a deli so it was easy to get food for the apartment for breakfast and snacks. No problem getting enough hot water and the aC worked well. Walked to most everything except the Vatican and there is a taxi stand at the end of the street. Street is quiet at night. Julia speaks English and is very helpful. Would definitely stay here again.

situated everywhere within easy walking distance. Accomodation was clean and very
