Left on 05/16/2013 for a stay in May 2012
We were 4 ladies from Montreal, stayed last spring and just loved the apt. All rooms are very comfortable, well furnished and quiet. We even had coffee to start our holidays and other small necessities. Walking distance to all major sites, excellent restaurants close by (try the taverna Old Bear), felt very secure. You cannot ask for a better place and a better area.
You get the real feel of a roman neighborhood life; have a glass of wine at the small bar in front of the apt and enjoy talking to the locals!.
The owner recommended a person with a mini van to bring us to the airport. He was very professional and the price was great. -

Left on 05/09/2013 for a stay in April 2013
We stayed at the Orsetto in april and it was a highlight of our Italian accommodation. There were four of us and we used all three spacious bedrooms. The street outside is a lovely cobblestone street with nice cafes and restaurants along it. You enter the apartment through a courtyard. The living area is large, airy and very spacious. It gives you a sense of having lots of space. My husband and I used the room upstairs which was a lovely peaceful retreat. The description by the owner is absolutely true. We got a good nights sleep here because the courtyard made this a lovely quiet location in a city where it is difficult to find a quiet hotel room. The bathrooms were all incredibly spacious, modern and equipped with a beautiful shower with excellent water pressure. My mother and my friend used the other bedrooms which were equally as spacious and comfortable.
The location cannot be beaten. I would never ever choose a location closer to the Spanish Steps over this apartment. There are far better restaurant choices in this area that do not try to fleece you as a tourist, as some of the establishments in other areas do, shall we say.
The apartment is a two minute walk to Pizza Navona, which is especially lovely at 7am in the morning with virtually no people around. It is a five minute walk to the Pantheon and a twenty minute walk to the Vatican, although if you have someone mobility impaired in your group, the taxi cost us no more than 10 Euro from the taxi stand near Piazza Navona. If you have to go there and jostle with the crowds, it is a ten minute walk to the Spanish Steps.
Restaurant Tips:
Old Bear - literally just around the corner. Only open at night. Very friendly, casual atmosphere, good pasta dishes. Good value.
Alfredos alla Scrofa - If you are searching Trip advisor for reviews, do not confuse this with the alfredos on Trip advisor that is in Termini area. More expensive than all other options I've listed but service was good (I preferred Laguna for the seafood).
Laguna - nice seafood in same street.
Pizzeria ai Marmi - Viale Trastevere 53 - not in the area but not far away. If you love very thin crust real Roman wood fire oven pizza, this is the place (no thick crust or stuffed crust here). There will be a huge line/queue at this place from 7.30pm onwards. We ate early pre-theatre at 6pm and were the only ones there. The most excellent pizza. Not expensive.
La Cannolarie at number 66 Via di Monte di Brianzo (street parallel to Orsetto, closer to river) - they sell nice pastries and cannoli and are Sicilian, who make the best cannoli.
Other tips: there is also a Chemist/Pharmacy quite close on via della Scrofa, just near alfredos should you need it. The pharmacist speaks limited English, but we could make ourselves understood.
Wifi : was provided free and worked.
Mobility impaired: great for those who have trouble with stairs as this is a ground floor apartment with only one or two steps down to the main bedroom on the ground level. Whilst it is on the ground floor we felt it was very secure because there is a doorman and quite a secure front entrance door into the courtyard.
Dealing with Filippo via email was great. He was efficient and responded quickly to any question that I had. Checking in with Irina was easy, friendly and fuss free. Highly recommended for your stay in Rome. We felt very comfortable here. I didn't enjoy Rome on my first visit but this time I loved Rome and want to return. I think this had a lot to do with the accommodation and this wonderful area of Rome. Very glad I found the Orsetto on my extensive internet search.Response from filippo massimo lancellotti - 05/10/2013

Five of us - two couples and a brother, in our 50's and 60's, just returned home from staying in this lovely apartment. The pictures and description are accurate. Located on a lovely, out-of-the-way and at the same time central street in the historic heart of Rome, with dozens of good-to-great restaurants and cafes within a five to ten minute walk, the apartment is spacious, comfortable, and (except for one unusual night when a very-late-night office party off the courtyard got our attention) extremely quiet.
Filippo is a great landlord. He was very helpful with airport van suggestions, questions about the induction stovetop (once mastered, it was the fastest stovetop we've ever seen), and complicated pickup arrangements for a rented wheelchair. We loved walking all over Rome and coming home to this comfortable apartment. Grazie mille, Filippo!Response from filippo massimo lancellotti - 05/09/2013

Dallas, TXFantastic apartment, location and value
Left on 01/04/2013 for a stay in November 2012
We have rented flats all around the world and this is one of the best we've ever had. We took our 17 year old niece and 19 year old nephew to Rome for the week of the U.S. Thanksgiving. This flat couldn't have been better. The location was excellent and there were plenty of amenities in the surrounding streets.
You have to enter a courtyard and the flat is at the back of the courtyard. It opens into a great room that has a fully equipped kitchen, eating table, living room and large flat screen TV with cable. There is also internet access. To the left side is a bedroom with its own bath. To the right is an efficiency apartment with a mini kitchen and a washing machine. That room has a separate entrance and separate bath. Immediately above the efficiency is a third bedroom with a separate bath. Outside on the landing is a cupboard with a washer and a dryer. All of the bathrooms were large, the water pressure was fantastic (especially compared to what we've had in other European cities), and we didn't run out of hot water. It was a great set up for the kids to have their own rooms separate from ours. And, each bedroom has a flat screen TV with cable.
We rented a flat several years ago near the Spanish Steps and looked at renting it again, but it was almost 50% as much as this flat. Turns out this flat was a much better choice.
If we head to Rome again, we will definitely look at booking with Filippo again.Response from filippo massimo lancellotti - 01/05/2013

Travelled to Rome in late april, 2012 and took a chance on Orsetto, based on other Trip advisor reviews. The place is perfect. 3 luxury bedrooms, laundry facilities, family area and top of the line bathrooms. Even the showers had decent water pressure! Walk out of the door and you're less than a block from the Piazza Navonna, hang a left out the door a less than a block from a wonderful bakery with fantastic pizza. A grocery store was a bit of a haul, but that was part of the fun. We absolutely loved this rental and hope to go back.

SingaporeSpacious 3-bedroom apartment with a great location
Left on 11/19/2012 for a stay in November 2012
Our family of 5 rented this apartment for 9 nights from 9 to 17 November.
Filippo was very helpful in answering my many questions, I had an issue with the payment and he promptly contacted me to resolve this.
Upon our arrival, Irina was friendly and explained how to operate the washer, dryer, dish washer etc, we do not have issue with operating the high tech induction cooker and hot water supply in bathrooms were good.
My son love the apartment as he had the spacious upstairs room by himself, all of us slept very well every night as the apartment is very quiet since it's located in a private courtyard. The apartment is spacious and is fitted with many modern electrical appliances. We were very happy as there is a bathroom in every bedroom and the towel drying rack in every bathroom is very useful and convenient for drying small items and tshirt etc. wi fi access is fast and good.
We like the location as it's a short walk to many places such as pantheon, piazza navona, campo dei fiori ; it's only a 5 minute walk to the taxi stand and we took taxi everyday as we have one elderly family member. it cost around 10 euro per trip for 5 of us to many popular sightseeing location ; Vatican,San Clemente, palazzo Valentini etc. and roma termini.
There are many good restaurants within 5 or 10 minutes walk from the apartment. We had
lunch at : Lagana (3 minutes walk) good seafood salad, soup, friendly waiter!, La campagna (5 minutes walk),good roasted baby pork, friendly service! old bear (3 minutes walk) decent food. At cafe dell orso(next to the apartment) a small bottle of sparkling white wine is at 2.50 euro each.
Some tips - at 66 via di Monte di brianzo just behind via Dell orso (3 minutes walk) there is a great pastry shop La cannolarie selling good pastry and some bottled pistachio cream spread and it's really good!
Another tip ,there are two souvenir shops nearby ( after Lagana restaurant), one is run by an Italian man and the shop is smaller ; I bought some ladies tshirt from him at 5 euro each, the same tshirt cost 15 euro each in a shop near pantheon. The other bigger souvenir shop also has some cheap and nice keychains and other stuff.
Overall we are very happy with this apartment and it's location.
Thanks filippo !Response from filippo massimo lancellotti - 12/04/2012

Left on 10/01/2012 for a stay in September 2012
Our group rented the 3 bed/3 bath apartment for 8 nights. We loved the large open living/dining/kitchen area with plenty of seating. It was so nice to come "home" after sightseeing and sit on the sofas and recap our day. The apartment's location is ideal for sightseeing. Close to Piazza Navona and the Pantheon, and a taxi stand, which was perfect for getting to far flung areas quickly.
Dealing with the owner, Filippo, was easy from start to finish. We had a bit of a bother with the hot water going out, but it was quickly fixed and followed up on. The apartment is in a lovely closed courtyard which made it safe and quiet. Lots of nice restaurants nearby, as well. The only negative (other than the hot water) we had became a joke--the apartment's main kitchen has a high tech induction cook-top that took 6 college degrees a day to figure out how to work. :)
WiFi worked well our whole trip. Hair dryers in each bathroom. Plenty of utensils/plates, etc. in the kitchen.
Highly recommend, and hopefully can stay there again! Thanks, Filippo!Response from filippo massimo lancellotti - 11/19/2012

thank you for your kind words! I will change the boiler, so there will be no longer any hot water problem. as to the induction cooker, I know it is a bit complicated, so I will leave next to it a small instructions leaflet. thank you for stayng at Orsetto, I hope you will be back!

Left on 06/02/2012 for a stay in May 2012
Three couples rented the apartment on the last three days of our three week trip in Italy. The apartment is in a charming courtyard with all modern conveniences including a washer and dryer and dishwasher. The apartment is very large with all three bedrooms having king size beds and big modern bathrooms which is unusual in Italy. The check in and out was easy and the apartment was just a few blocks from Piaza Narvona. We used the limo service the landlord recommended in his contact with us and it was very good and best of all they knew how to get to the apartment !

Left on 04/22/2012 for a stay in April 2012
I agree with everything the other reviewers have said. The location is perfect for sightseeing. Piazza Navona, Campo di Fiori and the Pantheon are very close and the other main sights are within easy walking distance. In the same location are many restaurants to suit all budgets and also a bakery and small grocery store in the same street. The apartment is one main salon/kitchen/dining room with a smaller double bedroom to the left and a large double room to the right, with a small kitchen. Upstairs is another large double room. All have ensuite facilities. We did have a small problem with the hot water running out when six people were having consecutive showers but that would happen in any home. The other niggles were outside the apartment's control. The internet went down for three days and as my husband needed to work, it was a bit of an inconvenience. On two nights, we had a live salsa band playing at a nearby bar but they stopped around 11.30 and there was also what sounded like a young child running around the apartment above which was a bit irritating. However, I wouldn't let that put you off because it really is a superbly equipped flat, in a secure courtyard and I don't think you would find better in the centre of Rome. Ps. The details don't say but there are hairdryers in every bedroom.

My family of 5 stayed here for 4 nites during one of our stops in Italy. It was centrally-located, spacious and new, complete with modern comforts. Filippo was most prompt and helpful in his response to my queries both before and after we have booked the apartment. It was also greatly convenient that the taxi stand and tourist info booth were so near the apartment. Would we stay here again when we next visit Rome ? Most definitely, yes!

We stayed at the Orsetto for the last week of our 6 week European holiday. We stayed in apartments the whole trip as we like the space and ability to make our own breakfast. The Orsetto was the best place we stayed overall, beautifully appointed and decorated, quiet and centrally located, fantastic restaurants literally next door and across the road! We walked everywhere from here and it was no problems even for my 70yr old dad. Irina, our greeter, was lovely and booked a car to take all 6 of us and our huge pile of luggage to the airport. Also, importantly, the beds were very very comfortable and the pillows delightfully soft. I would definitely return to stay here and will be recommending it to our friends and family!

My husband and I and three other adults had the privilege to stay at Orsetto during our recent stay in Rome. It is a beautiful apartment that is spacious, bright and has large flat screen Tv's in every room. (Not that we had time to watch TV.) It is centrally located and a very easy walk to many of the sights that every tourist wants to see. The bathrooms are very large and reminiscent of the Roman baths of old. This is a great place to stay! It was very, very spacious, beautifully decorated and very clean with all the mod cons. It even better than the photos. The bedrooms were spacious both with en suite, our bedroom was up stairs and our bathroom was huge! .The location is perfect! It is located approximately half way between the Vatican City and the Roman Forum, and it's just a few blocks from the Pantheon. It's right around the corner from Piazza Navona, which is a great place to eat and watch the streets performers and artists. Trevi Fountain and the Spanish .Steps are within walking distance, too. The owners are very nice and speak very good English. We have no complaints and feel very fortunate that we found this apartment, if we return to Rome we will definitely stay at Orsetto again. Thank You Filippo.

We were very impressed with how modern the interior was in this apartment. It was absolutely perfect for us (3 adults & 3 children). The location is great as you can get to pretty much all of the important historic sites within a short walk or jumping on the hop-on-hop off bus. The owner's customer responsiveness was quite impressive (both over email and phone). All in all, I would most definitely recommend this place to anyone coming to Rome. If we return to Rome, we would definitely re-rent from this owner / apartment.
