Located on the fifth floor of a classical building with elevator, the apartment is an ideal location that offers the pleasure of a comfortable home in the heart of Rome.
It can comfortably accommodate up to 6 people and is composed of an entrance hall, a large bedroom with a queen-size bed and a window from where you can admire the bell tower of the Church of “Santa Maria alle Fornaci”, a 2nd bedroom with 2 single beds from where you can see the St. Peter's Basilica, a living room with... a double sofa-bed and a dining area, a full bathroom and a kitchen.
The decor is elegant and the apartment is clean and welcoming.

Beautiful, comfortable and conveniently located.
There were five of us staying in this apartment. The living room easily turns into a bedroom if needed. The apartment is beautifully decorated, very clean (spotless, actually) and has everything you need: a fully-equiped kitchen (wash-machine and dishwasher as well), wi-fi, television (although we never used it) and a bathroom equiped with soaps and a hair dryer. There was even coffee, tea and biscuits as well as condiments, plastic wrap, aluminum foil, and a cart to haul your groceries in.
The apartment is located in walking distance to the Vatican and is a 20 min bus ride to Piazza Venezia. There are a couple of supermarkets in walking distance as well as fruit & veggie stores, cafés, restaurants, ice-cream shops, hardware stores, a pharmacy, clothing shops and of course, souvenir shops.
I would definitely recommend this to anyone who is visiting Rome. The only thing -- which can be a good or a bad thing depending on who you are -- is that the neighbours are quiet and expect guests to be quiet as well.

Fantastic apartment in the heart of Rome
Wow, this place is incredible! It's about 2-3 blocks from St. Peter's, and is actually closer to the Vatican that the St. Peter's train station. When we arrived, it was clean and comfortable - exactly as the pictures showed. The building was built in the 1920's or 30's, and has a lot of beautiful charm from the floors to the ceilings. The kitchen was large enough to cook in and enjoy, and the living room was a great place to relax and check e-mail at the end of the day. Perhaps the best thing, though, was going up to the roof terrace and taking in the view of St. Peter's dome at night. Given how close this apartment is, it was really a treat! The apartment is about 1 block from the #64 bus stop, so going elsewhere in Rome was always extremely easy.
As nice as all that was, this review would not be complete without also mentioning Lucia, the owner of the apartment. She was practically a saint! She, and her partner Letizia, were very responsive during both the reservation process and the trip. She also setup a car to pick us up from the airport and take us to the apartment. When we arrived after an all-night flight, she met us and ensured we were comfortable. She had a list of local restaurants that were good, but not too touristy or pricy ("I San Petrini" was outstanding). She answered all our questions (we had quite a few) about Rome, how to get around, and more. She also setup a taxi to take us to the train station in the very early hours, twice. That was far above and beyond what we expected!
If you've traveled around a bit, you know that having a good partner in an unfamiliar city makes a world of difference. In this case, Lucia's kindness and support really made a wonderful apartment even better. I wholeheartedly recommend staying with her, if you have the chance!
I have stayed for one week together with my family at this lovely apartment.Lucrezia and lucia both of them were very nice and helful. great location, 5 min walk from Vatican. Apartment nicely decorated, with old furniture. The kitchen well equipped.
Wonderful stay in Rome
Three of us stayed here between the 17th and the 23rd of October. This apartment was great and Lucia (who met us to give us the keys etc) was warm, professional and well organised. The apartment and building have great character and charm with a small lift taking you up to the fifth floor. The apartment itself was clean, spacious and offered great views of St Peter's which was especially beautiful at night.
The location is fantastic for the Vatican and the 64 bus can be caught just across from the building for transport to the center of Rome.We walked most places as it is great to see a city on foot. It took us about 30 minutes to get to Piazza Navona and about 40 mins to Trastevere (on foot). Initially we wanted to stay in an apartment in Campo Di Fiori but it was not available for our dates and that is why we stayed here. I was a little hesitant because of location but this proved not to be a problem.
Lucia was very helpful and answered emails promptly, booked taxis to and from the airport for us and arrived on time to meet us and to say farewell.Would we stay here again? Absolutely yes!
Great location, clean, authentic , very close to St. Peter
Hosts are great! Very attentive to our needs. Even arranged a taxi pick up at the airport. We really enjoyed our stay. There even was milk, cookies and tea or us! We loved everything about the apartment! Thank you!!!
Comfortable and convenient
The ease of booking and helpfulness of the owner was brilliant. We received a warm welcome from Lucia and felt "at home" from the very start. The location was perfect for us as I was travelling with an elderly mother, a few minutes walk took us straight into the centre of Rome. Close by and within a few minutes walk were all the things we needed for our hoiday, restaurants, shops and a supermarket. Stunning view of the dome of St Peters, lit up at night, from the bedroom window. All in all we had an excellent time and look forward to returning in the not too distant future.
Great apartment, great location
Our family of four recently stayed at this apartment during a one week visit to Rome, and it suited our needs very well. The apartment was quiet, very clean and well appointed, and was a 5 minute walk to a supermarket. It was about 10 minutes walk to St. Peter's and nearly across the street from the end stop for the number 64 bus (the key line for getting to many of Rome's main attractions). Lucia was a kind, helpful host and we appreciated her help with arranging cabs and recommending restaurants. We would agree with previous comments regarding the shower head height and had a little trouble with circuit breakers going off when both washing machine and a/C are on, but these are minor concerns. Overall we are happy to recommend this apartment to other visitors to Rome.

Very convenient to The Vatican
What a lovely place to stay!
This apartment is everything you imagine it would be. It's is very close to St Peter's Square and The Vatican. A metro station is just up the road with a supermarket close by. The apartment is beautifully kept and very clean with everything you could possibly need including breakfast.
The view of St Peter's Basilica was magical, it was a constant reminder of the gorgeous city we were in. Letizia was very helpful with our booking and Lucia did everything and more to make our stay memorable.

Probably the best apartment in Rome!
I stayed in this wonderful apartment just for a weekend, but my family spend here one week. It's really lovely, very clean, comfortable, safe and well equipped. Very good location. Vatican is just about five minute away by walking. There is a bus station just one block away, from there I could take a bus to Termini station. There is also a Carrefour supermarket so the shopping it's not a problem. For us everything was perfect! I recommend it! Letizia, thank you so much!

Perfect stay in Rome
We stayed in this wonderful apartment for the first 3 months of 2013. It is perfect in every way. The people who rent it out could not be more solicitous, helpful, friendly, professional, responsive -- everything you could possibly want. It is on the fifth floor of a well maintained apartment block, with a splendid view of Roman hills to the south, the cupola of St. Peter's to the north. There are two spacious bedrooms, a large living/dining area, new windows and lots of light all day long, lovely decorations in every room, and a huge communal roof terrace with a 360-degree view of the city. The apartment is literally a 2 minute walk from Roma San Pietro station, and a 5 minute walk from St. Peter's itself. There is also an excellent grocery store and at least 3 bakeries within a few hundred meters, as well as a daily market a few blocks away on Gregorio VII. Book it - it's the ideal place for a dream vacation.

Beautiful apartment in amazing location
Could not fault this apartment . Beautiful space, spotlessly clean, spacious airy rooms full of character in a well maintained historical building. We are family of 2 adults and 2 kids and we did not feel at all cramped here. The welcome pack on arrival was a nice and well appreciated touch. It is a 2 minute walk to bus/train station and 5 minute walk to good sized Carrefour supermarket. We will be back. Many thanks

Perfect for a visit to Rome
We have already recommended this property to friends. When we visit Rome again we won't bother looking anywhere else for a place to stay. The apartment was extremely clean, comfortable, and safe. The location was perfect - we stopped back for lunch and a rest in the afternoon so we could stay out and enjoy Rome later into the evening. Easy walk to the Vatican and the #64 bus/train station. Letizia and Lucia were easy to contact when we needed to modify our check-out.

Brilliantly located apartment, 10 minutes from the Vatican and walking distance from all major attractions. Regular bus service right outside apartment to city centre. Very special to see St.Peter's Basilica lit up at night from one of the bedroom windows.

We were 2 mature couples looking for a comfortable and convenient place to stay away from the hustle and bustle that Rome is noted for. Residenza Nicolo was an excellent place to stay and suited our needs perfectly. Lucia made us feel most welcome, gave us all the advice we needed to get around the city and supplied everything we needed if we wanted to do our own cooking (condiments, coffee, etc.) including an assortment of delicacies as a welcoming gift. We would certainly stay there again.

Wonderful apartment in Rome!
I was fortunate to stay in this lovely apartment for my recent 4 day visit to Rome. The apartment is only a few blocks to the Vatican and in a wonderful neighborhood close to a variety of transportation options. The well-appointed apartment has everything you need during your stay - a well-stocked kitchen, two large bedrooms (with ample closet space!) and a beautiful living room with wi-fi and a TV (if you need it - we didn't.) The owners thought of everything to make our stay comfortable. There were snacks in the fridge to get us started on our stay. This was welcome after our 12 hour journey from Oregon. The neighborhood has many charming restaurants and cafes as well as a great wine shop just around the corner.

Great apartment close to Vatican
We stayed here for four nights, and it was wonderful! The apartment is big enough to fit two couples and a little kid very confortably. Altough it is a little bit far from the metro station, there is a bus station just one block away, from there we could take a bus to Termini station (departures every 10 minutes!). There is also a Carrefour just two blocks away. The big "plus" of this apartment, however, is the attention and promptitude of the owner and her team - Letizia and Lucia were very helpful during our stay!
Charming and convenient apartment near st. Peter's Square
This beautiful 2 bedroom apartment was perfect for our young family of 4. It is well maintained, nicely furnished, and full of charm. It is well located near Vatican, grocery store, and bus #64 which stops near most tourist sights. For our 5 night stay, it provided us more space than the hotel option and allowed us to experience a taste of living like a local. With young children it is nice to have the option to cook and eat at "home". Highly recommended!
Wonderful apartment in a great location.
We found the apartment very comfortable and in a great location. It is very close to both bus and train and is within 5 minutes walk of St Peters. It also has some great family restaurants close by.

The apartment was wonderful looks just like the picture. Very clean and quiet at night. A couple blocks from St. Peters Basilica. Nicolo was there to greet us and also when we left early in the morning she was very personable and delightful. The only down fall was this was on the 5th floor but they do have a lift/elevator. The view is beautiful out of one of the guest rooms. This is just a quick cab ride to any of the main attractions or the bus station is 1/2 block away.
A quiet and comfortable stay in elegant surroundings minutes fro
When booking this apartment I was impressed with the very prompt replies and information provided in response to my queries. Our flight to Rome was horribly late and we had no means of contacting the apartment yet the transfer they booked for us was fine and we were met at the apartment without any delays, we were grateful for such organisation, it really made a difference after such a long journey. The apartment is very elegant and very comfortable. Anything you could possibly need was provided including a few supplies such as coffee. We found the neighbourhood to be very quiet and fine to walk around in the e vending. A train station and various bus stops nearby make getting around very easy and St Peters is only a 10 minute walk. In fact, there is a fabulous view of St Peters dome from the second bedroom window of the apartment. The only thing that would make this apartment even more perfect would be some really thick fluffy towels. We loved this apartment and would definitely stay here again.

Wonderful homey apartment in Rome
I can't say enough good things about this apartment. What a relief after the 2 dumps we stayed in in London and Paris. Letizia and Lucia run a first class operation and, after arranging for a car to bring our family of 4 (kids are 9 and 12) from FCO to the apartment at 9:00 pm, Lucia greeted us at the place. The apartment is spacious, beautifully decorated, comfortable, and spotless (and I mean spotless). Air conditioning worked great, windows are big and let in plenty of air and light. Plenty of towels, nice bed linens. The kitchen was stocked with a lovely welcome basket and some essentials. Though we never used the coffee maker (why drink american coffee in Rome?) we did have a lovely dinner in with provisions bought from the supermarket within walking distance. The location is great with Vatican and St. Peter's right outside your door, restaurants, and transportation a block away. The neighborhood is quiet and charming though church bells ring (loudly) at 7 am. The Roma San Pietro train station is steps away as well as the # 64 bus (though notorious for pickpockets we had only the smoothest, uneventfull rides into town). Taxi back from Spanish Steps was only €15. We walked to Vatican and Janiculum Hill/Trastevere. All in all an absolutely wonderful apartment and perfect place for your Rome holiday as well as an excellent value. If I had to find anything less than perfect the shower, by american standards, is a bit tight. Also the elevator is tiny and being on the 5th floor it took multiple trips to get all our stuff up and down. Other than that, Lucia is a wonderful hostess, and she and the other neighbors we met in the building could not have been more helpful. Stay here and you won't be disappointed.

We loved our stay in this apartment. It's location is perfect - on a pretty quiet street but only a few minutes away from Saint Peter's Square and the Basilica. The apartment was perfectly clean and well-stocked with appliances etc. The owner and associated personnel were charming, supportive and very helpful. We will tell others about this great find.
Immaculate apartment and fantastic location
We were greeted by Lucia at the apartment. She is a lovely hostess, nothing was too much trouble. The apartment was spotless and Lucia had supplied some essentials to get us started (milk, jams etc).
The apartment is fitted out to a high standard. Beds are comfortable, internet worked, kitchen excellent. We stayed for 5 nights and there were no complaints from the 4 adults.
Central location made is easy to explore Rome. St. Peters station is a block away. Vatican is just around the corner where you can catch many of the tour buses. Most of the time we just walked to the different sites around the city.
Very hard to fault this apartment. The only annoyance was the hot water in the shower took a while to get to the right temperature.

The owner met us, beautiful, graceful and happy to have us. Showed me everything that I should know. Furniture italian classic and everything as it should be. Building was wonderful with a staircase and elevator I really wanted to take home. Minute from Vatican city with bus and train access being very easy.
If I could give it 6 stars I would. Definitely will go again.

Lovely apartment with great views
Letizia and Lucia could not have been more helpful. This apartment is lovely, clean, tidy and great condition. The location is good with great transport links. The patio area was great, really spacious and allowed us to enjoy the weather. This apartment is exactly as described in the ad. We loved it.
Memorable week in Rome
This is a well located, extremely clean and characterful flat which offers an excellent base for exploring Rome. Letizia and Lucia welcomed us warmly and handled our enquiries efficiently. The flat and surrounding area are exactly as described. We particularly appreciated the easy access to bus and metro services and the useful shops and restaurants in the neighbourhood. Double glazing ensures a tranquil night. From one of the bedrooms there is an unforgettable view of St Mark's dome, sapphire and gold at night. Guests might need to be aware that there are about a dozen steps up from the front door to the lift. Read more

A lovely flat that is comfortable and well equipped.
We enjoyed our stay there. It was comfortable, tastefully furnished and well-equipped. Everything works! Letizia also went out of her way to make us feel welcomed. She had laid out the dining table with biscuits, jams, cheese and coffee powder for us to enjoy. Very thoughful and generous. She also did not stint on amenities.
It is also very near to Vatican City, within walking distance. From there, one could hop on to the open top buses to visit all the major sites. That makes it a very convenient place to stay in.
Very important, we also had wifi which allowed us to check on routes, maps, etc.
We all felt that it was good value for money and would definately stay there again if we do return to Rome.

Delighted with Vatican apartment
A few days in Rome
We are a family of three adults making our fourth visit to Rome. We prearranged a taxi with the appartment's owner which was waiting for us on our arrival at the appartment. We were greeted by Lucia and given a tour of the delightful appartment which is very conveniently situated in a quiet area but within 5 minutes walk of the Vatican and a bus route which takes you straight into the heart of Rome. There are also good restaurants and shops very close by. The appartment is beautifully presented and very clean having everything required for self catering. The main bedroon (double bed) is spacious and well furnished as is the second twin bedroom which has a view of the dome of St Peters. A lounge, dining kitchen and bathroom complete the apartment. It is situated on the 5th floor so the small lift is essential!
Our host was on the end of a phone if we needed anything and was very helpful. We very much enjoyed our stay and would certainly return if we visit Rome again.

Great location, looks like the pictures, clean, convenient for V
We wanted to stay near the Vatican and experience a little of Rome that was away from the main tourist traps. The apartment is 2br, separate lounge and has laundry, dishwasher etc all the convenience of being at home. The apartment was spotlessly clean and has been very well maintained. Everything we used worked and there were generous supplies of everything needed. The apartment is light and airy with a lovelly view of St Peters. The beds were comfortable and the linen good quality. Letizia arranged a taxi pick up from Rome airport (we paid driver directly) and also to take us back to the airport. She offered for us to leave our bags there on the day we left and all of the arrangements worked perfectly. We were never kept waiting.
Services in the area are good. The train station is nearby as are a number of local restaurants. We ate at "Goose” (great Pizza) two nights in a row, but there are also wine shops, pizza and a few local shops handy to the apartment if you want to eat in. The Vatican is an easy 10 minute walk with bars and shops to browse on the way.
A minor point the apartment has tiled floors so slippers would be useful if you are there in cold weather as it is requested not to wear shoes in the apartment to reduce noise. I have already recommended the apartment to friends and feel it would suit adults or families.

An elegant and cultural beginning to our European holiday
After 36 hours travelling from New Zealand we were a little nervous as to what we would find. We had no need to worry as we were warmly greeted at the apartment by Lucia ( after arriving by taxi which Letizia had also arranged for us). It could not have gone more smoothly and the apartment was both enchanting and comfortable.
The location was great and very handy to public transport and supermarkets plus some great shopping! The view of the Vatican from one bedroom was spectacular.
The ride to our floor in the old elevator always fascinated our girls and we could really feel the history of the building. Having access to the roof top was wonderful too. The apartment is very well appointed.

Sensory overload from a wonderful location
Great apartment, great location but what made it outstanding was the support and communication from Letizia and Lucia. They really went out of there way to make the start of our Italian journey memorable. Travelling with luggage for twelve months and a four year old son and arriving early evening we were welcomed on arrival with welcome pack and a big smile. The location within view of the Basilica, close to a transport hub, supermarket, restaurants in a clean safe area make it a destination to recommend. We would love to return later in our Italian trip.

The apartment is situated in a quiet residential area. All the rooms are exactly as shown on the pictures. All the supplies are well stocked and Lucia went an extra mile to provide snacks upon our arrival. Vatican is only 5 minute walk away. A super market and a bus stop is also a short walk away from the apartment.
Lucia is a sweet, caring person. She arranged the taxi service for my departure and also had a person to assist us with our luggage for family of five. My family really appreciated her service and enjoyed our stay. I would definitely recommend to my friends and relatives.

Amazing apartment in Rome
Our five day trip to Rome exceeded expectations, due in large part to our stay in this apartment. With a 10 minute walk to the Vatican and a five minute walk to the bus (offering quick and easy access to all sights across the river), we were close to all the sights, while not being right in the middle of the crowds. Additionally, there was a grocery store close by, as well as ample places to purchase pizza, gelato and other food items. The apartment itself was nicely appointed, clean and, although it is small, served our party of four adults and two children very well - we loved coming back to it's charm and character every evening! Lucia and Letizia were excellent hosts, very kind and helpful. They answered all our questions, and arranged a taxi service for us to and from the airport. They even left goodies such as toast, nutella, cookies, coffee and tea in the kitchen to get us started the first morning. I highly recommend this apartment.

Great apartment with lovely views--luminoso!--everything you would want in a home away from home. It was quiet, well equipped, and beautifully furnished--a lovely old building with all the modern conveniences (perfectly functioning wifi, for instance). The location is extremely handy to grocery stores, restaurants and bars, and a short walk from the sites; we walked almost everywhere, but it's also very near the head of the line for a major bus, and near a train station. Lucia and Letizia provide great service, prompt and attentive. We hope to be back!
Splendido soggiorno romano
A Roma per qualche giorno di vacanza con la famiglia (3 bimbi piccoli) abbiamo soggiornato presso questo appartamento dopo averne selezionati altri, anche molto più econimici. Ci serviva soprattutto una sistemazione adatta a una famiglia con bimbi e ben collegata con i mezzi pubblici. Abbiamo trovato ciò in questo appartamento, nonostante i passeggini abbiamo raggiunto sia il Vaticano che il centro a piedi senza problemi. L'attrezzatura presente in cucina ci ha permesso di cucinare senza spendere soldi nei ristoranti. Ottima soluzione da consigliare a tutte le famiglie.

It is spacious and spotless, perfect even for a group of six adults. At a walking distance from St. Peter 's Basilica is very well connected to the public transportation: bus and train.

Great apartment to discover Rome, great hospitality and service
Great apartment to discover Rome with a family of four. The authentic apartment is located in a quiet residential area at only 300 meters from the Vatican. Bus (directly to the town center), train station and big supermarket nearby.

Lovely flat and comfortable holiday
We have been in this apartment at the beginning of January. The flat corresponds to the photos. It is spacious and very clean. Perfect for a large family or groups. We choose it because it is so close to Vatican but we were really surprised to see that really in a few minute walk you can be in st. Peter's Basilica. You can arrive in the city centre taking only one bus #64: the stop is just in front of the apartment. We recommend the private taxi service offered by the owner, miss Lucia: it has been a very comfortable way to arrive to the apartment.
Truth in advertising
Michael and I stayed at this lovely flat early december and are planning a new visit this summer. I read all the reviews posted and they are all accurate and reflect our own experience. We loved this flat! It is a cute 2 bedrooms apartment much more intimated and quaint than staying in a hotel. It is the perfect location to explore Rome. I would definitely recommend this rental.

We highly recommend it
We just returned from 7 days in Rome for a holiday. The apartment was exactly as shown on website. The place is great, at a walking distance(300meters) from St. Peter and conveniently located in front of the bus line 64( the tourist bus). The street is extremely quite, a quality difficult to find in Rome's apartments. The owner helped us in many ways, the private taxi service was convenient and very comfortable:we arrived from the airport directly to the apartment. We hope to come here again in a near future

Viaggiatori in coppia, abbiamo scelto questo appartamento attratti dalle belle foto pubblicate e dalla sua posizione.
Ero già stato a Roma due volte e sapevo quindi orientarmi.
L'appartamento è davvero come si vede nelle foto: da sottolineare la pulizia, la vista su San Pietro, gli arredi di classe, le utilities messe a disposizione.
La posizione a 300 mt (5 minuti) da SanPietro è stata essenziale per noi. Siamo arrivati in auto e non abbiamo avuto problemi di parcheggio. Ottimo il bus 64 proprio sotto casa: vi porta alle maggiori destinazioni passando per il centro città, comodissimo.
Unico rimpianto: la vacanza troppo breve!

Delightful stay close by St Peter's
The flat was immaculate and couldn't be faulted. Minor inconveniences such as the lack of a couple of kitchen utensils were immediately remedied. There is a supermarket five minutes walk away with everything you could need. The beds were comfortable and big (even the sofa bed was enormous). Our family - six of us - fitted in with ease and spent most of the six days there out walking through the streets of Rome. This flat was perfectly situated for this. One small complaint - we were under the impression there would be a DVD player - there wasn't. But we weren't in Rome to watch Dvds.
I want to return soon to Rome

Amazing apartment and host.
My family and I stayed at this apartment in august 2011. We weren't sure what to expect as we have never stayed in an apartment before so we thought we give it a try just this once.
The apartment is very specious and clean and it can accommodate up to 7 people. The host is very down to earth and goes out of her way to help and make you feel at home.
This apartment is close to every attraction in Rome and you can pretty much walk everywhere without any public transports. There is a supermarket which is roughly 5 minutes away. Also Vatican city is only 2 minutes walk from the apartment.
Overall, this apartment was beyond our expectation and we would certainly go back and stay again.
Lucia, thank you so much for all your help, kidness and most of all for making us feel at home. We hope to be back to Rome and stay at your apartment again.

Wonderful time in Rome!
Once, my initial problems upon arrival were resolved-thereafter everything was great! But I would have to tell others that if problems/ complications arise upon arrival it was very difficult to communicate with anyone at the Residence by telephone & the Taxi number that I had. No one at the residence knew Lucia nor Leticia. I paid over 20E to attempt to make telephone calls to no avail! I don't know how this particular issue w/b or s/be resolved because it took me 5 Hrs to communicate w/you & resolve this particular situation! Not knowing anyone in Rome & having a problem was not good. If I had not met up with my new found friend "Daniel" at 'L Incontro'-plus another 5E for his much needed assistance- & another 20E that I had to pay my non-existent taxi driver! My complicated situation was very expensive through no fault of my own! I don't know where I would have spent the night until my relatives arrived the following morning! I will think more on my particular arrival problems:perhaps possible solutions w/b to inform clients to carry a cell phone(that operates in Italy)or carry a laptop computer to email you. How could I have communicated with you?
We liked the apartment, the location with close proximity to the Vatican, and close proximity to a major bus line.
Already, have made a recommendation to another family & will mention the residencia to another family that is considering travel to Italy. But if asked I must be honest & say that it was very, very difficult to communicate with you when my original arrival plan was changed. Please take into consideration the problems that I experienced trying to communicate with you & how this situation could be handled in the future for other prospective clients.Maybe you will think that I am making too much about my arrival problems but how would you have handled this same situation in another country under the same circumstances? Dear Mercedes, we are very sorry for what happened at your arrival.
For the sake of clarity I would like to recall some facts that probably best describe the situation occurred:
- you confirmed that your arrival would be on Oct 2nd at 8:50 am but you failed to catch your flight. You managed to catch a later flight on that day, arriving in Rome in the afternoon. All this occurred without us having any idea of what might have happened to you.
- you booked our taxi service prior to your departure and the driver waited for you from 8:50 am at the arrival gate, as agreed.
When all passengers of the flight were out he kept waiting for you for another hour.
His mobile number was perfectly working because it is essential for his job.
The cost of 20€, half of the total taxi service fee (which we have evenly split between you and us), had to be paid since the driver (who works indipendently, and not directly for us) actually waited for longer than an hour like he was supposed to.
- We have waited for you at the apartment for 3 hours, wondering where you could possibly have gone (actually scaring us a little).
- it was impossibile for us to contact you because you didn’t provide any mobile or landline phone number.
- in the booking confirmation we listed 3 mobile numbers available for any communication at the arrival or during the stay. We daily receive bookings on these very numbers so it was impossible that all three mobiles could be out of order at the very same time.
- you rented an apartment, not a room in a Hotel: this is the reason why, when you arrived in the evening at the apartment, no one (who? neighbors?) “knew” of Letizia or Lucia. We don't live in the same building.
- in spite of all these miscommunications, thanks to “Daniel” and his helpful call to the number we had previously provided you, you were able to comfortably spend the night in the apartment you had booked.
Our biggest regret is that neither you nor your friends expressed these complaints during the stay. As you can see, every time you called us after the arrival to ask for touristic tips or to substitute the entrance door keys (that, in your opinion, didn’t work perfectly) we promptly responded to all of your requests.
It is of course our pleasure and our duty to assist all of our guests in any kind of situation, when possible. It can be easily verified by reading other past guests’ reviews published on Flipkey.
Thanks a lot for having decided to suggest our apartment to your friends in spite of the arrival mishap; it means that you know that what happened was not our fault.

My husband and I stayed at the Lovely apartment for a week in September 2011. Since before we arrived Letizia had been very helpful. She answered all our inquiries promptly, organised the taxi to pick us up from the airport, and gave us useful advice on Rome. The apartment itself is really lovely. It is in a quiet residential neighbourhood, but only 5 - 10 minutes walk to the Vatican. The dome can be seen from one of the rooms and the bathroom. One night we even watched fireworks at the Vatican from the comfort of our apartment. As it is a self-contained apartment, we could prepare our own meals when we were lazy to go out and do our washing. There are some really nice restaurants around the area. The bus stop for Bus 64 is just across the road, giving us easy connections to the historic centre. Overall we are very satisfied with our stay at the apartment and would definitely go back there when we visit Rome in the future.

We are a family of 5 (with 3 children) and this apartment has been a very good choice.
It is very close to the bus stop: in 10 minutes it is possible to reach the very city center of Rome . We went to Colosseo, Piazza di Spagna, Fori Imperiali,
Fontana di Trevi, Piazza Navona ecc
The apartment is extremely clean and well furnished. I 've often used the kitchen to prepare meals.

Nous sommes restés très satisfait de notre choix de cet appartement tout confort. Tout y est prévu avec un grand soin même le premier rafraichissement, café, friandises. L'appartement est très bien situé. A 10min à pied du Vatican et de l'arrêt des innombrables bus touristiques. A proximité immédiate de l'arrêt du bus 64 qui vous amène au centre ville en 15min. Une superette Carrefour se trouve à 5min de marche également. 1h de métro (1€/personne) et nous étions à la mer.
J'y étais avec la famille, j'y reviendrai surement avec des amis.

St.Peter's Cupola out of your window!
This is not the first time I visit Rome because my grandfather is italian, but this time it has been different. with some friends we decided to include Rome in our trip, because we wanted to visit Vatican and Musei Vaticani . for this reason the position of this apartment was absolutely strategic. we had dinner two times in the flat (too tired after an entire day walking around) and we appreciated all the comforts and equipments that it offers. Air conditioning and cleaness was also very appreciated by us. Bus stop in front of the apartment. Very useful the suggestions that Letizia and Lucia, the owners, gave to us. Very comfortable and cheap the taxi service offered to reach the apartment. A special grazie to Lucia for having suggested me a wonderful shop where to buy lovely parfums for my spouse!
Very nice experience
We passed just a few days in Rome but we will forever keep with us this experience. Rome is a fantastic city and we love it. It was really amusing visit it in this period, the perfect weather permitted us to walk all around. the apartment that we have chosen was perfect: big, comfortable, clean, fully equipped, with excellent air conditioning system. It is very close to Vatican and the bus n. 64 - that stops in front of the building - reaches all important touristic places. Lucia has welcomed us at the arrival, she is a very nice person. her knowledge of english is not excellent but she was able anyway to transmit to us all the hot italian spirit! the best restaurant in Rome? Da augusto in Trastevere!!

no words to describe our holiday in Rome: good weather, good food, nice pepole and a wonderful apartment! our stay is Rome has been a really perfect experience. travelling with a group of 4 friends, I would like to suggest this apartment: it was clean and fully equipped. we especially appreciated the air conditioning: During the days of our stay Rome was terribly hot! The position of the flat is magic: from the window it is possible to see the St. Peter's Cupola and with a short walk you can reach it. the bus is just in front of the building and with few stops you are exactly in the city center. the owners mrs. Letizia and Lucia were nice and friendly, they suggested us a taxi service at a honest price.
I generlly don't write reviews b ut in this I think its merited. I decided to base myself in Rome for a while and work online. I needed somewhere to stay whilst looking for a long term rent and I came across this apartment. Not having a car or scooter I needed a central location to walk places. Via Nicola III worked out well for me as it is central but quite. It's in a corner of Rome that is a sort of big cul-de-sac. Then there cannot be many other places that have quite so good a view of St. Peter's dome.
la dolce vita
We are two young couples from Paris and we decided to have a romantic getaway in the Eternal City. We 'bumped' into this beautiful apartment thanks to my parents who know Rome and its beauties very well.
We arrived in Rome's airport and took advantage of a cab deal provided by the owner (Letizia) that took us straight to the apartment. Once we realised how close we were to all the places we wanted to visit we moved around town with public transportation (which in Rome isn't very efficient but at least the bus stop is super close to the apartment!!). Upon our arrival we were greeted by a comfortable and clean environment, with lots of amenities (kitchen machines, internet connection, washing machine and most importantly a functioning aC system) and a sweet host, Letizia, who made sure we had info about the city to see as much as we could. We weren't very prepared before leaving Paris so her help has been fundamental and we're grateful for her patience with our lack of orientation skills! :-)
We were also able to cook our own roman dinner inside the apartment after a quick grocery stop in one of the nearby supermarkets.
Our time in Rome has been unforgettable and we wish to thank Letizia once again for being so professional but never distant.
The next time the peonias will certainly make their way to your door :-)

We're just back from our roman holiday and we're so satisfied!
My sister and I decided to go back to Rome for one week, so we booked this flat: an excellent location!!
The flat is well-furnished, cleaned, with a homely and comfortable atmosphere.
St Peter's dome was so close that it could illuminate our room in the evening.
Thanks to its central position, we could visit a lot of interesting monuments and museums, and do some shopping.
I hope to have the chance to come back there as soon as possible, and have some good rest in this flat, but now I'm willing to enjoy our beautiful sea in Sardinia!!
Eccellente sistemazione in Roma
Siamo una famiglia di 5 persone (con 3 bambini) e non avremmo potuto scegliere una sistemazione migliore per godere di un
meraviglioso soggiorno nella splendida citta' di Roma.
La scelta si e' rivelata perfetta: l'appartamento è situato proprio di fronte ad una fermata di bus che in pochi minuti ci ha portati in pieno centro città (Colosseo, Piazza di Spagna, Fori Imperiali,
Fontana di Trevi, Piazza Navona)
Avere a disposizione una fermata di bus cosi' comoda ci ha anche permesso di ritornare a casa ogni volta che abbiamo voluto far riposare i bambini, per rinfrescarci con un po'
di aria condizionata e ripartire riposati alla scoperta della Eternal City.
Abbiamo spesso mangiato in casa preparando i nostri pasti nella cucina ottimamente attrezzata e completa di tutto.
Al momento dell'accoglienza, Letizia ci e' stata di grande aiuto organizzando per noi un servizio taxi a costo fisso che ci ha portati comodamente e direttamente all'appartamento.
I suoi suggerimenti per il nostro soggiorno si sono inoltre rivelati fondamentali: non abbiamo perso tempo per cercare supermarkets e negozi vicini all'appartamento, inoltre ci ha suggerito ristoranti buonissimi ed anche economici
dove poter gustare una cena da veri romani e non da turisti.
Consigliamo con entusiasmo questo appartamento.
Speriamo di poter tornare presto!

Grazie Daniela, e' stato davvero un piacere per me conoscere la vostra bella famiglia e sono contenta che abbiate apprezzato il mio appartamento.
Ho provveduto ad arredarlo personalmente per renderlo comodo, accogliente e soprattutto completo di tutte le attrezzature necessarie. Come avete notato, il suo punto di forza e' proprio l'ottimo collegamento con il trasporto pubblico che con poche fermate vi porta direttamente al centro di Roma. Un saluto a voi due e ai vostri bambini.
Spero di potervi ancora ospitare presso la "Residenza Nicolò"!
