We recently went to Rome for a week during our child's school vacation. The Spanish Steps apt. were ideal in so many ways. Size ( really large for Europe), ease of rental, location , and ease of dealing with owner. The unit is light, quiet, super comfortable and basically you can walk or take a taxi to every major Roman tourist site. We've rented units in Paris, Switzerland,Tuscany and London and this ranks as the no.1 place we've stayed at.

My husband and I and another couple spent a really fantastic week in Rome at the Spanish Steps apartment. From the moment we arrived in Rome, everything was a breeze. It was such a pleasure to be picked up at the airport and driven directly to the apartment (and picked up at the apartment and driven to the airport at the end of our stay). The apartment itself was everything promised and more (we completely agree with prior reviews stating that the apartment is even nicer than it appears in the photos). We felt completely at home from the moment we arrived. The whole place was spotless and beautifully appointed. Both bedrooms were large, and the beds and pillows were really comfortable. We slept incredibly well the whole week. The living room was so inviting, and the chairs and couches so comfortable, we really enjoyed the time we spent relaxing there. The two full baths,kitchen and dining room were attractive, and had every amenity one could possibly need. On top of all of that, the location of this apartment was unbeatable. We were able to walk to virtually every sight we visited, and when we chose to take a taxi or the subway, they were right nearby (taxis were always available and about a block away, the subway was a few short blocks away). Surprisingly, given the prime location, it was really quiet inside the apartment. We were also thrilled with the "concierge" book David provides - it was full of recommendations and information on restaurants and activities, and we used it all the time. We also used the laptop (with excellent internet service) a lot - what an incredible convenience. We loved being in Rome, and a big part of that was the great place we were staying. We will be back!

We stayed t the Spanish Steps apartment over Xmas 2012 for 5 nights. From the first contact I had with David regarding the apartment, the level of communication was outstanding and gave me great confidence that we would be in for a great stay in Rome. Well, we were not disappointed. In fact the apartment is even better than the photos on the web suggest. The specially prepared information booklet, the Rome guide books and the DVD collection that all had a roman perspective were all wonderful attention to detail. We were met on arrival at the rain station by the car a arranged as part of our stay (included in rental) and taken to the apartment where Rosie the manager greeted us with a panettone and a fridge filled with some essentials. She explained all aspects of the apartment and was available if we needed her on mobile (which we didn't). The location is perfect and central to everything in Rome. We caught the subway only once and walked the rest of the time. Whilst not the cheapest apartment in Rome you get what you pay for; top shelf quality and I can't recommend it highly enough

This apartment is beautifully decorated and has everything you need! It is so conveniently located only two blocks from the Spanish Steps, and everything is within walking distance. Taxi stands and metro are also only blocks away and very easy to access. David Colin has thought of everything--movies, books, maps, recommendations for good food and must see sights are all available in the living room for guest reference. The Spanish Steps apartment was a great opportunity to experience the Roman lifestyle from a very relaxed and lovely setting. The apartment is everything described on the website: it was very thoughtfully and tastefully appointed. The bed and bedding were very comfortable. We felt very secure. The small computer and wireless was very handy to have. The noise reduction machines worked their magic for tranquil sleep. We appreciated how spotless the entire apartment was. The location, however can not be beat. It is in the heart of one of the most fashionable and desirable shopping areas in the world. We walked to most sites. The subway is a couple of blocks away if we were tired and wanted to come home and have a rest before going out for the fun Roman night life. We loved the wonderful personal library with extensive books on Rome that we found at the apartment. We made daly reference to it and to David's thoughtful, thorough and detailed notes on sites with easy to follow directions. His personal restaurant recommendations in the neighborhood were wonderful and for the most part very reasonable.
The Colins had a private driver pick us up and take us to the airport and this was a much appreciated service. It relieved much stress to feel immediately welcomed and not have to negotiate the transportation issue feeling tired. Once at the apartment, it was also wonderful to be greeted and oriented by Rosie their concierge. We knew we could call on her if we had any questions. She had stocked our refrigerator with some complementary basics, which was a lovely added touch.
From the very start of the negotiations, the Colins were professional, very helpful and easy to work with. Their attention to detail to make the experience of their guests exceptional is to be commended. This will be a vacation that we will remember fondly for a life time.

My famiy had the pleasure of staying at the Spanish Steps apartment September 20th through October 1st, 2012. The apartment suited all of our needs. It was perfectly located within walking distance of most everything. We were pleasantly surprised that the apartment was much larger than we had expected. The apartment was actually nicer than the online photos depicted! It is evident that David has put a lot of thought into all of the details that make your stay comfortable and enjoyable. We emailed David with travel questions while we were in Rome and he answered them very promptly. What a lifesaver! David's book of recommendations in the living room was wonderful. We went to many of the fabulous restaurants he had listed and he was "spot on" about every one of them. Rosie was also wonderful to work with. She arranged all of our transports to and from the airport on several different occasions. We used the apartment as our home base while we traveled throughout Italy and Germany. It was so nice to have our apartment to come home to.
Without hesitation, we would stay at the Spanish Steps apartment again! Thank you David! -

From the time I made the reservation, everything was excellent. David's and Rosie's attention, help, and organization was top class. My family and I were picked at the airport and taken to the apartment, where Rosie was waiting for us. She had some snacks and wine for us, and gave us the keys. The apartment is in an extraordinary location, at walking distance from all major interested places. The apartment is very well equipped, spacious and very, very comfortable. Rooms and beds were great, with losts of rooom. The whole apartment is air conditioned, which is a must during the summer months in Rome. I can't say enough about this apartment and our experience while in Rome. Besides all the information David provided us with before our trip, there's also a lot of information in the apartment with respect to places to visit, restaurants, etc. All I can say is that the next time my family and I go to Rome the first thing I'll do is contact David to see if his apartment is available.

We loved it here at Spanish Steps. Apartment perfectly located, quiet but super convenient. Kids and I comfortable in good beds. Wifi, air con and washer/dryer were apartment highlights. Oh and yoga mats. Walked everywhere from here: Ancient Rome, Vatican, Tiber, Campo di Fiori for the daily market, Piazza del Popolo, Pantheon, Mouth of Truth, etc but if cabs needed there are always some right down street. Discovered resto Sofie up the street, ate there almost every night. Grocer around corner. Shopping everywhere. Absolutely wonderful. David is a terrific host, and the apartment is perfectly stocked with books, piod, tv, little pc and printer and accessories. It is the only place to stay in Rome. Really.

This was our first visit to Rome, and we loved the Spanish Steps apartment - it is beautifully renovated and could not be in a more ideal location. David, the owner, does an outstanding job of providing information about area, including "off the beaten path" sights that might otherwise go unnoticed. Also, his directions are impeccable, included estimated time to travel. So often "5 minute walk" turns into a 20 minute journey - not the case here. But if you want a taxi, there are two stands only a few minutes away. We were picked up at the airport and met at the apartment by Rosie. She's great! She helped us orient ourselves to our location with a map, showed us around the immaculate apartment, and went our of her way to assist us when we left. There are quite a few restaurants in the area; we enjoyed Pizza Cero several times and made friends with the manager there - with two 18yr old boys the reasonable prices and great food were why we had repeat visits. This apartment would work well for just about anyone who wants to be in the heart of Rome.

My wife and two grown up children stayed at this apt during the end of May/early June. Cannot tell you how great this apt is. First of all, the owner was extremely quick to respond to our query and was very pleasant to chat with. He outlined the apt details and the process for booking it. We did the whole apt photo tour, loved what we saw and booked it right away. My children left earlier than us and were greeted by Rosie, the property manager, a wonderful lady. The owner provided a complimentary airport pick-up, a very nice gesture and avoiding the aggravation of finding airport pick-ups in a city we were visiting for the first time and were unfamiliar with. There were basic groceries already there for us. When we got to Rome and arrived at the apt, we were very happy to see how spacious it was. Even the bedrooms are huge as is the living room with two very nice bathrooms. Loved the laptop computer with the internet connection...I was also working while I was there. Equally wonderful is that the land line phone allows you to make local calls in Rome and even reach both the property manager and the owner also, in case of a problem. The comforters, sheets, pillows were great, small toiletries all there in the apt and the air conditioners worked wonderfully well when it got hot. This is critical as Rome can get really hot and many apts don't have air conditioners or the internet. The kitchen also had everything. Another great thing was the dishwasher and the washer/dryer. Again, this is very important as most apts don't have laundry facilities and you can only appreciate it when you don't have to go through the time and hassle of going to laundromats in Rome which are few and far in between. The owner is american and has made up this apartment to a very high american standard...we felt nothing had been omitted...he had thought of everything you could think of if you were living in your own apt. Cannot say enough good things about him and his awareness and care to make his guests feel very comfortable during their stay there.
The apt is only a few minutes walking distance from the Spanish Steps, Trevi Fountain and easily accessible by foot, subway or taxi to all other parts of central Rome. We were four of us and took a taxi everyhwere as it was quick, economical and efficient. The Spanish Steps subway is also less than 5 minutes away. The apt is very safe, very secure and makes you feel like you are living like a local. Coffee bars, pasticcerias, diners, restaurants abound and are wonderful. Whoever would've thought that you could eat pizzas and pastas and other wonderful Italian food for two weeks and love it...we did! Taxi stands are very close by and we had no problems getting a taxi at any time of the day. Equally, taxi drivers are very familiar with Piazza San Silvestro (where the nearest taxi stand is, about 3 minutes walk from the apt) so getting dropped off there was very easy. This apt was so central that no matter where we went...the Colosseum, the Pantheon, Piazza Navona, Campo de Fiori, the Vatican...all of which are in different parts of central Rome..it was quick, easy and efficient to get to without spending a lot of time. Even Via del Corso, Rome's main shopping street was 5 minutes away. On some of our walking tours, where we met other tourists, we felt sorry for them as they scrambled to catch trains or subway connections to other parts of central Rome because they were living on an extremity of the city or outside. All of us have travelled a lot around the world and we all felt this was one of the best vacations we had ever taken. We would return to Rome and to the Spanish Steps apartment in a heartbeat! Thank you David for making our stay in Rome a truly wonderful and memorable one..we shall return!!! -

The apartment is all that is advertised and more. It is located within easy walking distance to all the major sights and fantastic food Rome has to offer. The owner is a pleasure to deal with and provides invaluable information about the apartment, sights of Rome, places to eat as well as practical information. I would highly recommend this apartment for anyone planning a visit to Rome.

We spent two wonderful weeks in spring on 2012 in the Spanish Steps apartment. The cleanliness, attention to detail, and amenities made our visit very enjoyable. The detailed information that David Colin made available was invaluable---on a practical level as well as for us as tourists. We were able to visit historic sites, etc. with ease because of the apartment's central location. We highly recommend this excellent apartment to visitors to Roma!

I took my family to Rome over the Easter holiday, and after doing a lot of internet searching for a place to stay, we ended up staying at The Spanish Steps apartment. What a find. First off, checking in; In one word, seamless. David had a driver pick us up from the airport and take us to the front doors. We were then met by a lovely woman who runs the apartment. After a tour of the apartment, we were so happy to see some freshly purchased sliced meat, cheese, bread, yogurt, water and orange juice. What a treat after a 12 hour plane ride.
We found the apartment super clean. Trust me, my wife is very particular when it comes to cleanliness and this passed the test. We traveled with our two boys, and it was great to have our own bedroom, and them have their own beds in their bedroom. We each had our own bathrooms as well.
All through the trip I kept saying, "I could live here." There is a small kitchen which was perfect to make a morning breakfast before going out to explore the city for the day. The location could not be better, a couple minutes to the Spanish Steps, the Trevi Fountain, perhaps a 20 minute walk to Vatican City. After exploring the city, we found this really was the best place to be.
It is extremely easy to get into the building and into your apartment, and since we were there for almost 12 days, we used the washing machine once as well.
David was super to deal with and if we went back we would stay there again for sure.
A few nights, we could hear the street life late at night, but you are in a major European city. Our trip to Italy was simply fantastic, and David's apartment helped make it so successful.
I have traveled the world, and stayed in many hotels and apartments, and I would stay at the Spanish Steps apartment again in a heartbeat.

When we arrived in Rome we were met at the train station by the driver who took us and our load of luggage to the Spanish Steps apartment. Rosie was there to welcome us and show us around the beautiful apartment. She even went to the market to stock the kitchen with some essentials!
The apartment was so roomy, comfortable and convenient for our group of 5 women. It had everything we needed~hair dryer, washer/dryer and ironing board! The bedrooms were comfortable and quiet(sound machine helped with street noise). The bathrooms were well supplied and had tub or shower options.
David has done a wonderful job decorating the apartment so that it is very appealing. He has the best resources available--books, maps, suggestions for dining, shopping and touring. And Rosie is just a phone call away!
All-in-all the apartment is a 10+! It is located is a safe area that is convenient to so many attractions and points of interest. It was our haven for a week and one we would return to and recommend to others. Thanks, David, for sharing your lovely place. -

The apartment is awesome - the pictures on the website do not do this beautiful apartment justice. Staying at the apartment definitely made the trip more enjoyable. The apartment itself is very clean and comfortable - in fact it felt like a home away from home. We were able to get a good nights sleep and when we were tired of sightseeing we would come and hang out in the apartment to relax. The information packet that the owner provided was extremely helpful and the apartment is well stocked with books and other information about Rome. Even though we didn't use the kitchen to cook any meals, having the option of cooking was a plus. Another plus was having the washer/dryer, which we did use (and would definitely be a plus in the summer time). The location is also unbeatable. We were actually able to walk to most places (even very late at night without any worries) but there was a subway stop, taxi stand and bus stops within very close walking distance. There is also a great supermarket right around the corner that is very well stocked that we enjoyed going to to get things, in addition to a place to get coffee/breakfast right downstairs and other eateries. We cannot say enough good things about the apartment. We look forward to our next trip to Rome and staying at the apartment.
