This is our second stay at Flaminio. This stay, as before, was superb. Great apartment, great building,great neighborhood. Perfectly clean, plus updated furnishings since our last stay.
We chose to visit Rome again because we knew how awesome this unit is.
It is hard to overstate how nice it is. A ton of space. 2 bathrooms, and because it is a corner unit, a terrace that wraps around two sides. There is as much space on the terrace as some entire hotel rooms in Rome!
Perfect, quiet, location, yet just 3 blocks from the Metro and Piazza di Popolo.
To get a taste of non-tourist Rome, cross the river (a block away), and head down Via Settembrini toward Piazza Mazzini. As you get near the Piazza, several great bars and dining options. Cafe Settembrini: Libreria; Cacio et Pepe---all wonderful places to escape tourist Rome. -

I thought you might want to know how pleased I was with your recommendation that my daughter and I stay at the Flaminio apartment in Rome. It was great! One of the things I liked best was that the apartment is *not* in the tourist areas, but is very easily accessible to them. In fact, my daughter and I were able to walk *everywhere* from there. (One of our best walks was from the Villa Borghese to the apartment...)
Rene was not there when I arrived (he was on his way to France) but he and I spoke upon my arrival and the building super (Lucky) was a very able stand-in. (Lucky is a real treasure; he not only stood by and received my (inevitably) late-arriving luggage, he lent me one of his own shopping bags to use to stock up the fridge.)

The Flaminio apartment was perfect for our family. My sister and I traveled with our parents who are in their early 70's. The apartment is comfortable, clean and we always felt safe there. It also has an elevator which was essential for my parents. It was nice to have a complete kitchen to prepare some meals at home. We also enjoyed a lovely meal out on the terrace.
Lucky the doorman and his wife were also polite and helpful. Rene met my family at the apartment and showed us all of the essentials. We also used Stefano for our airport transportation and highly recommend him.
One great advantage is the location. We walked to most places but used the Metro when my father was with us. Being very close to the Metro was a great benefit. (The Metro was actually easy to use).
My family is retired military and we were able to book our tours through the USO (located near the Vatican). We were able to schedule private tours for a very reasonable cost.
My favorite place to eat was an outdoor café "Vitti" located In Piazza Lorenzo ( about 15 min walking ). The prices are reasonable and the food is good. I just wish we had discovered it earlier.
It was an amazing adventure and I would definitely recommend Italy Perfect to all of my friends. Your help was appreciated and the Flaminio apartment is great!

Very well located in a quiet residential area and near piazza de Populo and Borghese Park. Also near the Metro and many stores. During ten days, we were able to buy food,wine and other amenities within a five minutes walk. A small mercato gave us excellent fish and vegetables. This apartment offered all the comfort we expected and we were very satisfied. Lucky, our janitor was always smiling and ready to help. All together, we highly recommend the Flaminio rental

This was the third vacation rental for us using Italy Perfect! You cannot go wrong with their properties. The Flaminio apartment is simply "perfect". Our greeter was there to meet us as planned and Lucky was very friendly and always ready to answer any questions or call for taxi service. The Flaminio is beautifully decorated with all amenities in perfect working order...the washer/dryer was especially appreciated, as was the air conditioning in both bedrooms and living room! The covered terrace was lovely and relaxing. The full kitchen made it very easy to cook or heat up take-out. Our family of four adults had plenty of privacy as well as great together time in the large living room. The location is perfect with a bus stop and metro only a five minute walk from the apartment. A ten minute walk brings you to the Spanish Steps and a wide choice of restaurants and cafes. Taxis are available near most tourist attractions if you just can't walk another step!! We also used the car service of Stefano who picked us up at the airport and took us to Flaminio quickly and efficiently. I would strongly recommend using Stefano if you have not driven in Rome before!!!

My mother, daughter, and I stayed in the Flaminio apartment while we were in Rome this summer. It was a great location...walking distance to Plaza de Popolo and the shops and restaurants in that area. The apartment was comfortable and relaxing. 2 bathrooms and a washer/dryer were a plus. Highly recommend!!

We enjoyed our stay in Rome and this apartment was perfect for us. The location puts you within walking distance to resturants and shopping at Piazzo del Popolo. The metro station is just a few blocks. The beds are comfortable and the building feels very secure. The layout, decor and windows make this apartment feel like a home away from home. I would stay here again if I visit Rome. Pat was very helpful in the planning process and everything went great with meeting our greeter even though our flight was delayed.

This was a very nice apartment, comfortably furnished, in a nice residential building near Piazza del Popolo. The master bathroom was very attractive, all the appliances worked and the pictures on the website were accurate. We had a wonderful time and would not hesitate to rent from Italy Perfect again.

Lisa, we loved our stay during July 2012 in the Flaminio apartment with my wife and 3 adult children...thanks for all your help with arranging our stay for this property, it was a great place to call home at the end of each day and the manager (Luky) and owner Rene were fabulous... we had a few hiccups along the way and were treated with respect and understanding by all!

We enjoyed our trip very much. Working with Pat was very easy. She went above and beyond to assist us ahead of our trip for a number of items that we needed.
The apartment location was fairly good. Walking distance from Piazza del Popolo and the Spanish Steps. My family walks a lot so we found the location very conventient.
The apartment was exactly what we expected. What you see is what you get... The outside "patio" area was very nice. In particular, if the weather is nice. The kitchen was a little on the smaller size (when compared to other apartments we have rented in Europe), but it was ok for basic cooking.
The manager, who assists with the apartment in Rome was very helpful. He was always available when needed.
In summary, we had a wonderful trip.

The apartment was just as we expected and really made our vacation enjoyable. We used Stefano to pick us up at the airport and he was right on time. We also arranged to have him take us back to the airport and we were happy that he arrived early since the roads were bad because of snow. Rene was wonderful and checked in on us to make sure we didn't need anything. The sheet that you send with the little cards are perfect. They came in so handy when we got in a taxi and we could just hand the slip to the driver. Staying at this apartment made a memorable trip for my sister & niece and my son & I. We will definitely use Italy Perfect again.

My mother and I had a lovely stay at the Flaminio penthouse apartment in October 2011 and, as always with Italy Perfect rentals, the apartment was first class. Clean, tastefully decorated, very comfortably furnished and well equipped (fully stocked kitchen, iron and ironing board, etc) and in a great location. The neighborhood is quiet and safe and located very close to Piazza Del Popolo. We loved having the wrap around outside terrace...a perfect place to have a glass of wine in the evening or coffee in the morning. The master bathroom is unusually spectacular with a large, luxurious bath tub...perfect to soak in after a long day walking about. The apartment has wonderful windows and French doors, very light filled and airy and very private. We felt instantly at home. The greeting staff was fantastic and I'd highly recommend using Stefano for any chauffeuring needs you may have to and from airports or to Civitavecchia if you're off on a cruise like we were. He is very reliable, punctual and fairly priced. I've stayed in a number of Italy Perfect rentals in Rome and Florence and know that Lisa and Pat personally review all their rentals and have unusually strong standards for any property they represent. I'm sure any Italy Perfect rental you choose will provide you with a high level of charm, cleanliness, convenience & comfort along with the piece of mind that you are working with successful professionals who have a passion for what they do and strive to provide you with a unique "home away from home” in Italy.

We stayed in the apartment in October 2011 and found it very comfortable, with everything we needed. The terraces were a huge bonus that made the large apartment feel even more spacious, and the terrace view of St. Peter's dome at night is something we will always remember.
Communicating with Pat Byrne at Italy Perfect was very easy. She responded to my email questions quickly and readily shared information about the area and apartment. She was also helpful in recommending Stefano, who provided airport transportation.
Our greeter, Mr. Batard, met us at the apartment and helped us feel instantly at home. He also went out of his way to help us get a personal item back that we left behind.

Bright and airy apartment on one of top floors of building. Comfortable furniture with modern bathrooms. Terrance on two sides of apartment. Residential neighborhood location just a short walk from Piazza del Popolo. Mini-mart is around the corner. Subway and mass transportation are about 3 small blocks away. Great value for money. Would stay here again if we return to Rome. Family of 4.

We stayed in three apartments during our trip through Italy and the Flaminio apartment was the best of them all. We are confirmed Italy Perfect customers from now on. The apartment was just as depicted and described, maybe even better. Weather was very warm for November, so we really did sit outside on the pleasant balcony with our evening glass of wine. We found several moderate but good restaurants just on the other side of Piazza del Popolo. Enjoyed shopping at the nearby deli/grocery store. Don't hesitate if you are considering this apartment.

What a terrific time we had in Rome staying at the Flaminio apartment. Lisa was so helpful to work with during the booking process and we were pleased to find that it looked just like the photos, actually it was even better. The apartment is very bright, clean and comfortable. The greeter was informative and welcoming. The apartment was very comfortable for the four of us. You can't beat the location, a few blocks to Piazza del Poppolo, a beautiful, open space with famous Santa Maria church. Just 10 minutes to the Spanish Steps, 15 to the Pantheon. We did lots of window shopping along the Via Corso and found Via Ripetta full of restaurants and interesting shops. The manager was helpful and pleasant to deal with.

It's hard to choose a spot without visiting it first but when we arrived, I saw at once the Flaminio apartment was a perfect spot for our stay in Rome. Location was easy walk to many places on our must-see short list and great restaurants and shops just outside. Also the bus at the corner goes everywhere in Rome. This was my 2nd visit to Rome so I'm still learning about the city and sights. After speaking with Pat at Italy-Perfect about what we like to do on vacation, her recommendations were amazing and we had a terrific stay. The apartment is nicely arranged for both privacy and casual relaxing before and after our days of sightseeing. Shower worked great. Kitchen well equipped. Bedrooms quiet. Yes we would stay here again and recommend it.

The Flamino apartment in Rome was wonderful; it fit our needs perfectly.
We were 2 couples and there was enough separation, yet enough common space, to accommodate all our needs. It's location afforded us easy access to all the major sites, and also gave us a quiet place to come home to at the end of the day. The apartment was well equipped and quite comfortable.
Our host, Rene, was more than helpful and a true delight. We wouldn't hesitate to rent the Flaminio again. Cheers for a happy holiday season and a good new year.

The apartment and terrace are beautiful. The air conditioning kept us from going crazy in the 99F heat every day -- we used it during our Riposo on the hottest days, and every night, and ended up owing ~ 6 Euro for additional electricity at the end of the week. The washer works well, and the high-speed spin makes it easy to air dry clothes quickly on the provided rack on the terrace (although a dryer is available, we never used it --who needs it with 99F heat to dry your clothes!)
The location is excellent. There are a few food stores are within a block for essentials, but it is a very quiet, residential part of town. Its just a few blocks from Piazza del Popolo and a very active lively restaurant area, and it is easy to get to other parts of town for dinner if you are so inclined. Our family of 4 (two kids ages 11 and 13) never once needed to take a cab. The Vatican is two metro stops or a ~25 minute walk away. The Borghese Park and the fabulous museum with Bernini sculptures is close by, as are the Spanish Steps. Other things of interest are all within an easy 30-40 minute walk or a short bus ride if you prefer.
The kitchen is well equipped for simple dinners, with good knives and plenty of cutlery and glasses. The fridge and freezer are fairly large by European standards. The beds were hard but comfortable. The master bathroom shower has two shower wands. The one that would normally be used as the shower has very poor water pressure, but the one that is attached to the tub spigot is quite a bit stronger.
Due to the heat, we tested out a large number of gelato shops, and highly recommend Fior di Luna in Trastevere, and in particular, their chocolate with Rum flavor. Once we discovered it, we returned 2 additional times during the week -- despite the 3K distance from the apartment.Response from Italy Perfect - 09/11/2011

We are a family of 4 with two teenage boys who stayed in the Flaminio apartment for a week. This was our first visit to Rome and we are so glad we stayed in the Flaminio apartment. We credit Italy Perfect for such a success. Without the extensive photos and write ups on all their properties we could have ended up in far different circumstances. The website photos accurately show the property. It seemed like a home away from home for all of us. The greeter, Rene, was helpful and conscientious. We enjoyed the welcome basket of food left for our snacking.
The Flaminio apartment is in a quiet neighborhood, yet, it's just a brief walk to the Piazza del Popollo. Here is the metro station for rapid travel to points all around Rome. The 3 streets which converge at the Piazza are great for strolls to find restaurants, shopping, gelatto, and sights, like the Spanish Steps, the Pantheon, etc. Plan on a good deal of walking during your stay in Rome. There are buses and cabs, but you see so much more by foot.
The location of the Flaminio apartment is convenient for food too. There is even a Burger King just outside the metro. But the Italian restaurants, pizza places, and cafes are tops! Plan accordingly for food on Sundays, though, when the small neighborhood groceries are not open. The neighborhood market was the best place, cost-wise, to buy food to prepare in the apartment. We especially liked the produce we found there.
Since we were visiting Rome during a summer month, I will comment about cooling costs. We used the room air conditioners to stay comfortable. When we were at the apartment for mid-day breaks and overnight we ran them in the rooms we occupied. We didn't quite know what to expect upon check-out and were pleasantly surprised to find that we only had to leave 4 Euros to cover the extra energy used.
We have already recommended Italy Perfect to many friends and would certainly recommend the Flaminio apartment to anyone going to Rome. -

My husband, two children (11 and 8) and I stayed in the Flaminio apartment in June 2011. It was the perfect family accommodation we could find anywhere. The apartment was spacious and clean. Amenities were plentiful - with washer and dryer which is rare. The location is ideal, just behind Piazza del Popolo, but without the noise one might expect. The metro station is within a very short walk from the apartment, making it easy to get everywhere in Rome. The owner is extremely kind. Our son left his beloved Rome sweatshirt behind and it was sent to us within a week. We also appreciated all the help we got from Pat at Italy Perfect. Not only was the booking process very simple, she provided us with all the information and tips we needed to plan our visit to Rome, including a wonderful booklet she sent to the kids! We highly recommend Italy Perfect and the Flamino apartment.

My family of four adults booked the Flaminio apartment for a week's stay before we departed for a cruise out of Civitavecchia. We found the apartment to be very comfortable, and enjoyed having an outdoor terrace. The location is within a neighborhood with offices and apartments, but near enough the sites for daily excursions. We had short taxi rides daily to all of the sites. It's a 10 minute walk to Pizza del Popolo which was a central location to find most transportation sources. The nearest taxi stand and bus 17 pick up near the twin churches at Popolo.
We arrived on a Sunday, when most markets are closed. However, we found a few restaurants open near the entrance to Piazza del Popolo, where we were able to sit outside and have a surprisingly good meal. (I can't remember the name, but it was two doors down from the Burger King, next to the Farmacia). Although the nearby delicatessen's choices were a bit disappointing for breakfast the next morning (only breakfast rolls and coffee), We walked to the local market and found everything we needed.
In fact we headed here most mornings for fresh bread and cheese, which became our morning ritual. They also have yogurt, milk and juices. We frequented the nearby produce stand a few times as well. The luxury of a washer and dryer (and an elevator) were big factor in choosing this apartment. Plan accordingly, since the washer takes over 2 and half hours to wash a load.
The driver (Stefano) that Italy Perfect recommended was always on time, and also shuttled us back and forth to the port for our cruise. His spacious van had plenty of room for our luggage. Renee met us upon our arrival and walked us through the apartment amenities; he was in touch with us when needed and helped coordinate our departure. I particularly enjoyed having wi-fi to stay connected while on vacation.
The four of us were very comfortable in the apartment and would recommend it to those of you planning a trip to Rome.

First, the location is fabulous. Just minutes outside the northern gate of Piazza di Popolo. Flaminio is a lively district during the week teeming with office workers, yet quiet in the evenings and on the weekend.A very short walk...and poof! You're in the heart of Rome...having an expensive, but delightful, cup of coffee on the terrace at Cafe Canova; think of it as a price of a ticket for superb people watching: coiffed women, sleek, black clad priests, power brokers and even a Michael Jackson look-alike!
The apartment was clean, bright and had all the comforts of home. The main bedroom had a wonderful bed and good reading lights...something usually missing from most rentals. Although I didn't sleep in the second bedroom, my friends, average sized american adult women, said they were fine with the twin beds, although both said their husbands, if they had come along on this trip, could not have slept comfortably.
The kitchen was fun to cook in and we made quite a few meals using ingredients from the Flaminio market; be aware it's only open until 12:30pm. There's a butcher, fish, produce, laundry, bread, etc. Quite handy and everyone was nice and helpful. Even supplying a recipe for puntarelle ( a wonder crunchy green vegetable served with an anchovy paste )!
We were lucky having a beautiful, sunny month in February, so we breakfasted on the terrace almost daily and moved about in the sun. On one rainy day, we stayed inside and there was room for all to enjoy our different pursuits.
There are plenty of restaurants and shops in Flaminio...nose around, look in and try some of them. You'll be pleasantly surprised at both the difference in price, quality and service at the local shops and cafes,

The apartment was just as billed, the perfect size for us and in a great location. Rene, our greeter, was very professional and helpful. The assistance finding a driver from the airport was also really helpful. Being able to handle booking it on the phone with some one in the us (Pat from ItalyPerfect.com) without all the stress of an international call made it all the better, plus your packet of information helped us plan. We wandered the streets for our week there, soaking in the warm weather, fabulous food and engaging history. Our kids (ages 10 and 13) had a blast and really learned from the various tours we booked. It was educational, great exercise (all that walking!) and lots of fun. I really can not imagine a better family vacation and this apartment made it all possible. We also loved shopping the local markets and cooking a bit at home; breakfasts each day at the apartment saved us a bundle and the sweet Italian man at the market made it so enjoyable! I can not thank you enough -- we will recommend you to everyone.

Great apartment, friendly greeter, easy and central to Piazza del Popolo. The Flaminio apartment accommodations were perfectly comfortable, a well organized kitchen, very clean and easy to access. Our teenagers liked the wifi and we were toasty warm despite the chilly temperatures outside. Greeter was very helpful upon arrival with a neighborhood orientation and Stefano-the-driver was prompt, professional and responsive (even at very early hours of departure). We took the subway to the Vatican (2 stops) for a tour - thank goodness we had a well organized, friendly guide (www.periegeta.it) and took the #2 tram to the Maxxi museum. We also got lucky with last minute tickets to the Galleria Borghese (9am Sunday morning!). We took the 117 bus to the Coliseum and had great fun with an angel tour by Kevin (www.angeltoursrome.com) of the Forum. Recommend nearby "Edy†restaurant on Vicolo del Babuino with a reservation (otherwise there was a long waiting line). The food was excellent with great fish stock (spaghetti al cartoccio con frutti di mare), plus good service and reasonable prices. We also really liked the pizza at PizzaRe on Via Ripetta and the Buca di Ripetta restaurant which had fantastic local Lazio wine - we pre-booked. Along the Via Corso, we shopped, saw all the lovely churches and generally enjoyed the neighborhood on our way to and from the main sights of Rome. We liked strolling along the lively streets leading up to Piazza del Popolo and coming home to the quiet apartment. ItalyPerfect was easy to work with and there were no surprises - all good.

Great place to stay. Very comfortable, well located, had everything we needed or expected. 4 short blcks to Metro and Piazza del Populi at top of Via del Corso, pedestrian mall.
Rene, the owner, met us and explained local store locations and how to operate TV, cable and wi-fi etc.
Italy Perfect from the beginning was great. Hadn't used them before but would be happy to again or to recommend them. Their service was excellent with extra info on phones, museum passes, restaurants, stores etc for Rome and other parts of Italy.

"This is a classy apartment near the Piazza del Popolo (just outside the walls) in a not terribly interesting neighborhood that easily compensates by being quiet and convenient to some of the best parts of Rome ... Popolo, Spanish Steps, Via Veneto etc. all in relatively easy walking range (& Metro close by). We found the apartment to be first class, clean and comfortable. We dearly needed the air conditioning and our two teenage grandkids loved sacking out on the living room couches after our daily excursion (essentially all we could muster for sight seeing given the 95 degree heat/fatigue in late July. We had a great, pre-scheduled Vatican tour; unfortunately, I failed in attempts to get last minute online Colosseum tickets (shoulda, coulda done it from home!). Rene (rental assistant) was very helpful, professional and always reachable, and doorman Lucky was delightful and helpful. Pat Byrne who handled all the rental arrangements was extremely helpful and responsive, with many good tips and suggestions; overall excellent service. "

If you like an apartment with a wonderful veranda Flamino has that attraction. Lucky the building Super/doorman is an added bonus; friendly and helpful. Italy Perfect recommended "Stefano" for airport transportation and his service is dependable and friendly.Will not hesitate to use Italy Perfect for future housing needs. Nothing was amiss.

We just spent 5 days in Rome at the Flaminio apartment. We were met by Rene who showed us around the place and explained how to work everything. We found the place to be just as represented in the pictures. The place was very clean and cool (the aC worked great thank goodness because it was hot)! Although Rene was a little grumpy with us for being late (due to airport delays) and because he had been told we were a party of 4, we resolved the issues and the rest of our stay he was very helpful and even helped us get dinner reservations on our last night and a taxi upon our departure.
I must say we absolutely loved staying in the apartment vs a hotel. It was so much more comfortable and with the size of Rome hotel rooms, our party of 5 would have been broken up in to 2 cramped rooms. The apartment allowed us to spread out and have the common living, dining and terrace areas to gather, talk and enjoy a glass of wine before heading out for dinner in the evening.
The beds were very firm by us standards but we did not find them uncomfortable. In fact, a few of us preferred the firmness. Bathrooms were clean and the master was spacious for Rome. We used the washer dryer with no problems.
The apartment building is very nice inside the lobby and common areas. It felt very safe and the neighborhood being just outside of the super crowded tourist areas was a welcome quiet refuge when we got back each day. One thing I should mention, the style of the building itself (outside) does not have the same character as many of the charming, older buildings you see all around. If you are expecting the quaint old shuttered look, this doesn't have it.
Pat was also so helpful, sending us a lot of information and being so responsive to all questions by e-mail. It was comforting to deal with her as I have read and heard of many horror stories about renting in a foreign country. For this reason, I will use them again when we go back. -

My husband and I, with our 2 adult children, spent a wonderful week in Rome and loved living like the Romans. What a comfortable apartment. Renee was very accommodating and very helpful. It was helpful that he spoke English to be able to explain the apartment. The doorman was also very nice. We also used Stephano, who was recommended, for transfer to and from the airport. I would also recommend him. We used the metro to travel to the Vatican without any trouble. The metro is very close, 1 block away. We walked to the beautiful Piazza del Popolo daily for taxi's and the many shops around there as well as restaurants. We loved walking everywhere to explore Roma. Loved the shopping, everything you need nearby. ATM was to the right of the entrance of the apartment as well as many restaurants, bakeries as well as grocery stores. Loved the area, so easy to use. Neighborhood was very safe and nice. My son cook a meal one evening and the kitchen had everything we needed. We traveled in January and the weather was unusually cool the week we were there, so we did not use the beautiful balcony. But, if you travel when it is warm, the doors open and the balcony is very nice. Elevator works well. The only drawback is that we could not stay longer. We hope to return someday!

We have just returned from a six night stay in the Flaminio apartment, and
can't say enough good things about this wonderful rental. Before travelling,
we received a very helpful packet of information about renting in Italy, and
about the neighborhoods of Rome - these were great both before and during
our stay.
Our family of five ( my husband and I, along with our three daughters, ages
11, 14, and 16) were most comfortable in Flaminio - the bedrooms were
comfortable, the living room large enough for us each to have space, and the
kitchen set up just right for breakfast each day and two dinners in. The
apartment manager greeted us on arrival with information about the
apartment, and about the neighborhood - he was helpful throughout our
stay. We watched New Years fireworks all over Rome from the beautiful
terrace.
The location is fantastic! A five minute walk to the Metro/a cab stand, and
within walking distance of most of Rome. It was a treat to return to a quieter
part of town each evening and to feel a part of a neighborhood. Groceries are
available within a block, and there are many nice restaurants within a five
minutes. Great running in the morning either along the Tiber or in the Villa

The apartment was comfortable and warm. The locatation was a quiet calm in a big city atmosphere. It was our first time in Rome. We had only 3 days (not nearly enough) but it was the perfect choice to make the most of our 3 extremely busy days and still find reflecting time each night. Great exploring location, extremely safe with many good restaurants within walking distance. Lucky, the door man was a delight. As was the driver you arranged to pick us up at the airport. I can't remember his name....but he drives an older mercedes. Extremely nice and easy to communicate with inspite of the language gap. Very well done italy perfect!

The Flaminio apartment is well located - within reasonable walking distance of most sites, but close to the metro and bus lines as well. The apartment is roomy and comfortable. We loved watching Rome come to life in the morning from the terrace. And it is just far enough away from the beaten path that you are able to get away from the crowds at the end of a busy day. Our week in the Flaminio Apartment in March 2009 was our second stay there, so obviously we like it. On our first visit there were only two of us; this time, it was 3 adults and 2 teenagers, and yet the apartment adapted beautifully. It's such a beautiful, restful, and quiet place after a busy day exploring Rome -- and in warm weather, the extensive balcony is terrific. On this visit we found the living room furniture newly upholstered from our last stay, which was great. Rene, the owner; Lucky, the concierge; and the excellent driver recommended by Italy Perfect are all just that -- perfect.
Of the many charms of the Flaminio, I think what we like best is its great location -- a nice walk to the Vatican, to the Via Veneto (which the teenagers loved for shopping), to the Spanish Steps, the Trevi, and the Piazza Navonna, just to name a few. And when we ventured further, like Trastavere or the Forum, it was just a short stroll to the Piazza del Popolo where we always easily found a taxi. The streets between the Piazza and the Spanish Steps are full of good restaurants and unique small shops. We also treated ourself to a private tour of classic Rome led by Alan Epstein (on Italy Perfect's list), and it was well worth it-- he's an excellent guide who clearly loves his adopted city.
Also, if you see the Vatican museum, a guided tour is *highly* recommended. We are pretty seasoned museum goers, but that museum is a little overwhelming.
I can't imagine a better place than the Flaminio for a visit to Rome -- we are looking forward to returning at some point. You can absolutely trust Pat Bryne and all of her recommendations to make your visit to Rome something special. Thank you!!!Response from Italy Perfect - 11/13/2009

One of our best vacation experiences! The perfect rental for us and our 2 year old. Pat was wonderful, provided such important info that made our trip so much more enjoyable. Everything was a smooth transaction -very professional. We will absolutely only use Italy perfect when we come to Italy again. “Via Flaminia” felt like we were staying at our favorite uncle's Italian apt. The apartment owner Renee could not have been more helpful. He was very easy to reach by phone for any questions and went out of his way to help us find a baby stroller when ours broke (Amazing! Thank you!).
Location: Neighborhood was lovely and safe (construction was no problem). Piazza del Popolo was a short 5 min walk to taxi's or Metro (very clean). With a 2yr old in August we relied on metro and taxis (avg $10-$15 EU each time.....well worth it!) Building: lovely art deco style building and the street/metro noise was typical for any city apt and never bothered us in any way. Elevator was typical to the age of building. We had to make two trips with a stroller. Instructions were easy to understand.
Apt: The apt was very warm and friendly and we felt at home immediately. Even though this was a vacation apt there was a lot of thought put into it. There were lots of lovely quality furnishings (loved the antique pieces). Well equipped and spacious. Master bed was SO comfortable and firm. Master bath (beautiful stone) was HUGE and the tub a big hit with our 2 yr old. The eat-in (rare in EU) kitchen was perfectly equipped (boy do I love European appliances!) for me to cook. The highchair (better than ours) was one more thoughtful touch making us feel at home. A/C was perfectly sufficient-cooled very quickly. The washer/dryer was a blessing allowing us to pack lighter (especially with a baby!).
Italy Perfect gave us a better vacation experience than we could have imagined. We got to slow down, enjoy our family, and experience what Italian life is like. You can't get that at a hotel!Response from Italy Perfect - 11/13/2009

hey, I LOVED this penthouse. Stayed for a week with a girlfriend while researching a novel. From our greeting and orientation with the owner on arrival (who lives only a few blocks away) to the balcony for late day prosecco to the fact it was a retreat from the noise and hectic crowds of the old city--yet just outside the gates at the piazza del popolo, with everything walking distance (well all of old rome is walkable if you are wearning the right shoes! and are in shape).The suite was clean, bright, cheerful and welcoming--a basket of food goodies left for us in the kitchen made our stay even better. We also appreciated that the owner, was a phone call and a block or two away if we needed him--and we didn't but it was reassuring to have the option.A lot of TLC has gone into this suite--and we could not have been more comfortable and at home if we were home. I thought the Flaminio was great. The apartment is extremely roomy and comfortable. The amenities are plentiful - much more so than other apartments I have rented. It was also immaculate. The owner was gracious and so very accommodating. There was even a welcome basket of goodies for us. The location is perfect - as a light sleeper, I certainly appreciated the quiet neighborhood. There are several local restaurants within just a couple of blocks of the apartment - as well as a small supermarket. We had no problems. It was a perfect vacation. Your service was superb. Thanks also for all the literature you provided. I'll be back for sure.

What a wonderful apartment we had in Rome at Il Flaminio. The apartment was spacious, light, and bright, and very comfortable even for my husband, who is 6 feet four. Even though it was very early March, we were able to eat breakfast out on the terrace a couple of mornings.
The location is really great. I thought it might be a little far from the city center, when I looked at the map, but I was entirely wrong. It was just steps from the Piazza del Popolo, an historic piazza but without the throngs of tourists and tacky tourist stands you find on some of the other famous piazzas. Important churches are there, streets fanning out to the most important attractions, many excellent restaurants, and a taxi stand.
We found the little supermarket around the corner perfectly adequate and friendly (You'll find the fresh bread at the butcher's counter, by the way).
The Villa Borghese is next door, where you can find our favorite museum -- the lovely Gallerie Borghese, located on the other side of the park. Because we were there on the first Sunday in March, we were able to walk right in; however, by Friday, all the timed entrances were booked. We were also able to walk right in to the Vatican Museum.
We also found a number of good restaurants near the apartment, especially off of the Via Ripetta, on your right as you cross the Piazza del Popolo. One of the very best was just off the Via Ripetta, the very first right after you leave the Piazza the Osteria St. Ana down about two blocks -- Via del Penna 68. Don't be put off by the entrance; you have to go down some steps and then the restaurant is in the back – wonderful food, wonderful ambiance (warm, family Italian rather than elegant), friendly service.
To sum up, despite several rainy days, we had a great time and the apartment was really wonderful. We rent places quite often and this was, by far, the best.

Let me say this up front....the entire trip was one of the best we've taken. We usually mix our time when we travel staying in the countryside and city center. We rented a villa in Tuscany for the first week of our stay and, frankly, I wasn't looking forward to moving into Rome. However, it was spectacular. The termini is a bit unnerving for the novice upon arrival but we used Stefano and it was very pleasant to have them meet you at the termini and whisk you away to the flat. The owner of Il Flaminio was very cordial and gave us great advice on where to eat, things to see, etc. He made us very comfortable. The apartment was extremely comfortable and spacious. It's very nice to have a lot of the conveniences of home such as well equipped kitchen and laundry facilities. For city living it was very quiet and we enjoyed waking in the morning to a fresh breeze blowing through the floor to ceiling doors and windows. Pretty much every evening we'd sit on one of balconies surrounding the apartment and have a glass of wine. Italy produces some really great red wines for the enthusiast. I would highly recommend this accomodation.
It is very conveniently located within walking distance to virtually everything in the historic part of Rome. We could walk to the coliseum, Vatican, Piazza Novella, Spanish Steps, Forum, you name it, within 30 minutes. I think we enjoyed strolling the back streets and bumping into the hidden piazzas throughout Rome most. The best way to see Rome is to get a bit lost, but we found that very difficult to do. It's a very easy city to get around in. We felt extremely safe anytime of day or night and since most of the vehicular traffic has been banned from central Rome it is very pedestrian oriented, quiet, and clean. We have travelled to about a dozen European countries and had virtually no problems at all in Italy and I can't think of any drawbacks regarding our Rome or Italian vacation. -

We returned home last Tuesday following enchanted and enchanting visits to Paris, Florence and Rome. The latter was the real summit in many ways thanks to the comfort and convenience of the Flaminio apartment. Everything worked out well from start to finish. We bought Rome Passes for 3 days during our stay and were able to take in a host of sites all around the city, including a walk on the Appia Antica. With the exception of one day, the weather was excellent. We'll be back for sure.

We spent five days over the Christmas holidays in the Flamino apartment and really enjoyed it. The location is excellent - it is very easy to walk anywhere you would like to go or to catch the metro. The apartment itself is very pleasant - comfortable, spacious and well-maintained. Rene is phenomenal. He is very helpful and highly professional. He really makes an effort to ensure that your stay is good and you have everything you need. We would definitely stay in this apartment again.

The big plus for this apartment is location and tranquility. We could walk to
most destinations. The metro was also close by as were taxis. The
neighborhood, a mix of office and residential buildings quieted at night.
The apartment and furnishings are, in our opinion, somewhat "overstated". In the windowless master bedroom, the only natural light comes from a
door in a corner of the room. Not what we expected in a penthouse. This
was a disappointment.
The furniture shows wear and tear and the few antiques are below "shabby-
chic" quality. Bed linens and towels were were clean but threadbare. Water pressure was virtually non-existent and made taking showers
problematic.
We had issues with the telephone in the apartment. These ranged from
instructions that confused us to an inability to get the international operator
to make a collect call. The "portiere" Lucky was no help apart from calling M.
Batard. It was a minor annoyance and we left instructions for the next
occupants that (we hope) will make using the telephone easier.
M. Rene Batard was there to greet us as were flowers, cheese, and wine.
We did not go to Rome to sit around in an apartment however, and we had a
wonderful overall experience.

We are pleased that you had a pleasant and smooth arrival being greeted with flowers, cheese and wine and that your greeter walked you through the entire apartment showing you how to operate the showers, the washer and the kitchen appliances.
The overstated furnishings seem to be, as you said, "The desk, with missing and peeling veneers, personifies shabby chic; not something we would find in an antiques store. (This is a personal opinion.)" That desk was appraised for insurance reasons by an Italian antiques dealer who valued it at about $8000 US, so that antique look is attractive to some, not to others ;-) Most of the functional furniture (upholstered, beds, etc.) is new within the last 18 months.
The master bedroom has a full sized, fully glass French door onto a small, private balcony. The glass surface area is equivalent to a picture window. The position cannot be changed, but we commit to taking a photo of that so as to properly set expectations.
The bed linens and towels are provided by a hotel service. We are sorry to hear that they aren't of the contracted quality and will pursue improvements or a new service.
Water pressure is always a problem in Rome; if you have been looking at vacation rental information, you have probably seen that. The only buildings that don't have pressure problems have big cisterns on top but that is an old building system that is being phased out. So even if a building has a cistern, it will be removed eventually. The issues have to do with the age of the water systems that originated more than 2000 years ago.
Sorry the telephone instructions in the apartment and that we sent in advance weren't clear. We'll review those to try to clarify.
The doorman is charged with the safety of the building, monitoring maintenance and acceptance of parcels. We do not compensate him for concierge services. When questioned about problems in the apartment he is supposed to call the manager and that is what he did.
This is a penthouse apartment, on the top floor of the building, it is clearly promoted at as good value apartment, not luxury. Sorry if the word penthouse led you to expect luxury at a budget price.

My family of 4 had a wonderful 4 night stay in the Flaminio apartment. It was
extremely comfortable, well equipped and had great air conditioning. We had
plenty of room to move around, comfortable eating space and a balcony that
wrapped around the apartment. The location was extremely convenient-5
minute walk to the metro, Piazza del Popolo and several small restaurants. The
only difficulty we had was finding a convenient grocery store but did find one
off the Via Del Corso. Mr Batard, the owner/manager was very helpful and
gracious. Although we did not need to call on him during our stay I felt
confident he would be very accomodating. We highly recommend this

I stayed in this apartment with my family of 5. We all loved the apartment. It was roomy and comfortable and had all the conveniences we needed. The floor plan was great for our family as the second bedroom was not right next to the master. My teenage boys shared the second bedroom and loved their terrace access. The terrace was a welcome escape. Around the corner is a great bar/cafe. We had our coffee and breakfast there every morning with the locals. The neighborhood is a quiet upscale area, but it is a short walk to Piazza del Popolo and the hustle and bustle of central Rome. Its a 15-20 minute fun walk to the Spanish Step area. The door man (speaks English) was super nice and helpful. We will be returning to Rome soon, and we hope to rent this same apartment again.

We spent 7 days at the Flaminio apartment and it was a blessing! We are a family of 5 members including kids, the apt was very comfortable, clean, great kitchen, good A/C, everything works perfectly. The location could not be better, near the spanish steps and all the best boutiques in the world!!! Also lots of tratorias, cafes and restaurants around the corner. The only remark is that it is on the 5th floor and although there is an elevator you have to go thru some stairs to get in the apt, so if you are in a wheelchair or handicap is not recommended. We felt like italians in this wonderful apartment!!!

We all thought the apartment was great. Good sized for a city place, had all the things we Americans need: washer, dryer, hair dryer, real shower, DVD player with English DVDs.
Lots of natural light and afternoon breezes. Excellent location.
Reservation service couldn't have been better or more helpful.

The apartment was close by to amazing shopping and restaurants. It's nestled among other apartment dwellers so it's a few blocks and one major street-crossing before you arrive at Piazza del Popolo.
We never used the kitchen because we were always on the go, eating out for all our meals. The balconys are not much to write home about the main bedroom was wonderful-comfy and clean.
Our luggage was late by a few days, and the owner was very kind and concerned about what we would need to get us through. I had packed my phone charger in the delayed luggage and he had arranged for another to be delivered by that evening.
The neighborhood was safe and quiet but very urban-modern buildings and lots of concrete.
Lucky, the doorman was friendly and spoke English.
All in all, we would definately stay again when returning to Rome.

We stayted in Flaminio for a short four night stay in February along with our 16 month old son. Thanks to the recommendation of Italy Perfect, we were met at the airport with ease by Stefano, and taken to flat. There, we were greeted and shown around the flat and given some neighborhood information which made us feel right at home. The spacious flat is comfortably furnished and has plenty of room for dining in and relaxing. While the kitchen was not luxuriously stocked, we had all of the essentials. Bedrooms were very comfortable, and the bathrooms were clean and tidy. Although not super strong, the water pressure was perfectly adequate. Thanks to Pat, we were provided with a cot and high chair as well which was very convenient for travelling with a small child.
The neighborhood was somewhat dull, but Piazza del Popolo was close by, as was the Borghese Park and a children's museum. For amenities, there were small grocery shops near by. Getting to all of the central sites in Rome was easy, with either a trip on the underground or a 20 - 30 minute walk. It might seem a bit of a long walk for children, but for adults and families with young children in a buggy, it was very workable. However, it did mean that returns to the flat during the day were unlikely. Once we were out and about, we stayed out for the day.
We enjoyed our break at Flaminio, and if you are looking for a spacious and relaxing home-base slightly outside of the hustle and bustle, this is a great choice.Response from Italy Perfect - 11/21/2009

We welcome families with children, providing crib and high chair. Adults can reach Piazza di Spagna easily in 12 minutes but we understand how it can take longer with little children. If you have a bus pass you can hop a ride for a couple of stops to save your little ones some steps. Italy Perfect

My husband and I with two of our relatives rented this apartment for a week during the month of January 2008. This apartment was beautiful.It was very spacious and comfortable. Our host Renee, was wonderful. The location was great. You felt like a native. Living is this type of style forces you to live like a roman for a week. Food became our primary focus. We could not return to the apartment fast enough in anticpation of preparing our meals. As for transportation,the metro was not far from the apartment. We also walked to many of the tourist sites. Rome is an easy to walk through. If I decide to visit Rome again, I would rent this apartment without any hesitation.

The apartment was nicely equipped, 2 bedrooms with a pull-out sofa in the large living room. The kitchen is not huge, but certainly has what you need. There are a couple of small grocery stores in the neighborhood. We loved having a washer and dryer, which are outside on the patio. The location of the apartment is pretty good - certainly a quiet neighborhood (hard to find in Rome) but you do have to walk several blocks to get to the action (tough with small kids). On the plus side, you are really close to Pizza Re (best in Rome) and other nice places to eat in the Piazza del Popolo. Overall, a very good apartment and we would definitely stay there again.

set in a quiet location -yet an easy walk to shops and sights. Delightful owner showed us round. The apartment had all the amenities you would wish for including a roomy wrap-around balcony. The apartment avoided the 'corporate' look and had the feel of being a 'home'. The booking and arrangement were organised through Italy Perfect - which proved to be very easy,helpful and straightforward. Everything was as described. Lisa from Italy perfect was extremely professional from our first enquiry through to follow-up service. We were a family of four and one of our party used a wheelchair so we had quite specific requirements. Lisa was very honest and helpful with advice. Rene our greeter was a wonderful gentleman who was extremely helpful and informative. The apartment was exactly how it appeared in the website photographs. We loved the bonus of the welcoming basket with wine and biscuits and pasta etc. The kitchen was well equipped for cooking and we had some fabulous meals using fresh local produce. Although the second bedroom and kitchen were small there was plenty of living space in the loungeroom to compensate. The apartment was very clean with great linen and furnishings. The hot water was plentiful and the bathrooms very good. We had been travelling for 10 days without a laundry so we used the washing machine and dryer everyday as well as the central heating and did not exceed the electrity allowance. The real bonus was the location. Quiet and safe neighbourhood with plenty of markets close by and a short stroll to Piazza del Popolo with restaurants, cafes and bars. It was easy to walk to all the main attractions (even with wheelchair and in winter).
The only disadvantage is the size of the lift. Lisa did warn us that it was not large enough to transport the wheelchair unless it was folded down. It would not suit someone wheelchair bound.
I have recommended this apartment and Italy Perfect to friends and we would definitely use this company again.

I stayed at the Flaminio apartment after coming across it on tripadvisor.com. After having researched it for my first trip to Rome I booked it with the friendly and very helpful ladies at ItalyPerfect. We are a family of 5 and found this apartment perfect. My kids are 16,19,and 21yo. It is in a perfect neighborhood of Rome for a family on vacation--quiet, pretty, safe and out of the hectic touristy part but easily within walking distance to everything. The Piazza del Popolo, a couple of blocks over, is beautiful at night and from there you have access to 3 busy, exciting streets that bring you into the heart of historic Rome. This apartment needs nothing to perfect it. It has A/C, a coffee pot(!), adequate kitchen, plenty of room, master bedroom with a balcony, privacy, a great wrap around terrace for dinners overlooking a beautiful street. Rene, the man that meets you, is friendly and helpful. I have no recommendations to ItalyPerfect to make this place better! I cannot think of anything that could have made it any more perfect than it was--honestly! Incidentally, Lisa, at ItalyPerfect sent us a lot of very helpful information that helped us greatly in our trip(our first to Europe).

In my humble opinion this apartment is the best! We traveled with 5 adults to Italy. The Flaminio was an outstanding and very comfortable Rome apartment within easy walking distance to restaurants, Piazza del Popolo, and public transportation. The on-site building host welcomed us like family. Our only regret is that the weather in London delayed our arrival by one day to this perfect home away from home and that we did not stay longer! Pat with Italyperfect.com was excellent to work with - very responsive in answering all inquiries and providing us with all the information we needed to make this a hassle-free vacation experience. Based on the rentals we had with other companies after leaving Rome, Pat's firm really set the standard of excellence- this was our first vacation apartment rental experience ever - we will never stay at a hotel again and will only use Pat's company whenever possible.

The Flaminio apartment was a perfect place for our week in Rome
with our family. While we had visited Rome before, we had always
stayed at hotels. Being able to shop and cook some meals at home
added another dimension to our stay. (It took a few days to learn
that the excellent outdoor market nearby was only open in the
morning.) We were pleased that the small but adequate kitchen
came stocked with some basic supplies. The bathrooms are
modern and very nice. Don't expect a 4 star hotel, however. Some
furnishings show signs of wear, but the apartment is spacious,
clean and well equipped, exactly as presented. The crib we ordered
was set up when we arrived. We loved having the large living room
to sit with our family and relax, the outdoor terrace with the dining
table and having a washing machine. The neighborhood and
building are very quiet.
The location near the beautiful Piazza del Popolo was very
convenient to many of Rome's most popular attractions, a necessity
because we were with kids who needed to come back for afternoon
naps. We walked nearly everywhere and found a number of
restaurants close by where we could eat with young kids.
We would definitely recommend this apartment, particularly for a

Our family of four found the Flaminio apartment to be exactly what we wanted for our first visit to Rome. The apartment had a full kitchen, a comfortable living room and two bedrooms (city-sized, but just fine) and two baths. The terrace and French doors made it bright. The neighborhood is clean safe and has a convenient grocery story. And, most important of all, we were right in the center of Rome. We loved the feeling of walking through the monumental city gate into the giant Piazza Popolo that is two minutes from the apartment and from there we walked everywhere. We took the hop on/off bus for a first tour around the city; our host even obtained the tickets for us. We'll be back!
