This was a great place to stay with a number of people (we had 5).
Location was very good, close to Colosseum. Was great to be able to cook in the apartment and go grocery shopping not to far away. We were looking forward to Marco's dinner, but his family got sick and we were not there very long (3days). Marco was wonderful to deal with.
The only thing that would have improved the apartment would have been if there was internet access - but maybe that was good for us. We didn't really have to have it. Thank you so much Marco, hope things are going well -

We had 4 great days in Rome. The apartment was very nice, clean and located close to Colosseum. Rafaella from Roman Reference was very helpful, we were in touch almost on-line. She answered all our questions very quickly. We recommended this office to our friends who would like to visit Rome next year

Our family of six stayed in 42 Via Labicana for three nights in July. The apartment was clean and well appointed, charming, quiet, and secure. It is near the Manzoni metro station, which we used often. The neighborhood wasn't very touristy, though the Colosseum and good restaurants were nearby. An internet cafe was close and cheap, as was a nice produce stand. The gelato shop near the Manzoni station was some of the best we had in Rome.
Marco was a very gracious host, we felt he was available as needed but never intrusive, I wish we'd had a longer stay to get to know him and use his knowledge of the Eternal City. He went an extra mile for us when my eight year old son left behind his necklace; Marco found it and mailed it to our home. We will recommend the apartment to other families visiting Rome.

This location was ideal for us. We were traveling with four grandkids-young adults. It was safe, convenient, within walking distance of many sites. We would definitely recommend this apartment.

We really enjoyed our stay at the LaBicana apartment. It was a really nice size, very clean, well appointed, and extremely convenient. I don't think we could have asked for a better location or host. The ancient city was just a few minutes walk, and we could see the Colosseum right from the front door.
The 3 bedrooms were large, and there was plenty of storage space. There were 3 of us there; myself, my wife, and our 13 year old son, and at no time did we feel crowded. I would dare say 5 people could easily live together here for a couple weeks without issue. The kitchen served us very well, and it was nice to have some breakfast treats sitting on the shelf for us.
It was nice to wake up to the church bells on our first morning in Roma.
I do wish that there was internet service available at the apartment, but taking into consideration how great everything else was, that is really just a minor issue.
We will be visiting Rome again soon (7 days was just not enough), and plan on spending it in this apartment again.

My family and I had the privilege of staying in this lovely apartment for five nights in March. The apartment is very nice with roomy bedrooms, a fully equipped kitchen, and it was very clean.
It is located very near to a metro station, which makes getting around Rome very easy, and is in the heart of the historic district, only several blocks from the Colloseum and the Palantine Hill sites.
We really enjoyed our stay, including the great cherry pie that was awaiting us when we arrived. Everything was as good or better than advertised and we would highly recommend this apartment to other travelers.

We are a group of young, active people. This year we desided to celebrate New Year's holiday's in Rome. we have found this flat in internet. The location and price is very nice:) Marco is a nice person and helped us in all our questions.
Rome is perfect! by the way you feel more in touch with the city when you rent a flat, you feel a bit like a citizen :) -

We arrived on a Sunday afternoon and was greeted by Marco..We got settled in and Marco suggested some places we might be able to find groceries..the location is great for the ancient city center and you are close to all public transportation stops. there is also an internet located close..as we used that to book tickets for the Vatican visit. Marco has a big city map in the apartment and showed us how and where things are located. We also found it very handy to have some guide books available in the apartment so we could do fine tuning of some visits to areas. It is a quite, clean and well located apartment.

The Via Labicana is a great apartment in a fantastic location, just a few hundred metres from the Colosseum. The neighbourhood is quiet but close to the action, with good restaurants, grocers and parks all around. Two metro stations are short walks away in either direction, and it is a short stroll to the Colosseum and Forum etc.
The apartment itself is in a very nice building, and is exceptionally clean and bright. The ceilings are high, the windows are tall and wide, the bedrooms are spacious and the two bathrooms are clean and well-appointed. The full kitchen, including dishwasher and laundry was a real treat. The only (small) drawback was the lack of a sitting room --- but this didn't bother us at all, and the third bedroom (instead of a sitting room) worked better for our family of 5.
The hosts (actually the hosts' parents, who were managing the place while the hosts were away) were extremely friendly, welcoming and generous. From reading other guests' notes, the same can be said for the "regular" hosts! We loved our short (too short!) stay in this excellent place, and would recommend it to anyone, especially families.

Except some noise from traffic in the room on the avenue side (I have difficulties sleeping with noise not being an urban fellow), this apartment was really enjoyable. Large rooms, two bathrooms. Especially useful was the good restaurants addresses from other customers stuck on a wall in the entrance and the advices wisely distilled by Marco who welcomed us. He and his wife were charming, helpful and arranging, offering a welcome pastry at our arrival. Living there as two families with three children, the apartment has all comfort one needs for a charming week.
Its situation is wonderful, not only near the Colliseum easily reachable walking, but also 5 minutes from shops such as good Italian pastries and bakeries. I recommend a smal Sicilian bakery called Ciuri-Ciuri on Via Labicana, 126/128 in the same side of the avenue when we walk down to the Coliseum (5 minutes walking, our regular stop when getting back from the center, delicious owner) and a great Italian bakery "Panella - l'Arte del Pane" on Via Merulana 54-55 (15 minutes walking).
I strongly recommend this apartment and to get the most of it and the most of Rome, I suggest to rent it for 2 weeks in order to take enough time to stroll in Rome streets. I think there are 2 wonderful and must-see cities in Western Europe : one is Paris (lots of monuments and museums, but greyish walls, atmosphere and people -- I live and work there), the other is Rome (the monuments are the streets themselves, colorful walls, atmosphere, food and people). I recommend to specifically taste Roman food (good places on the north side of the City or the Trastevere).

C'est un accueil chaleureux que nous avons reçu de Marco qui assure vraiment en amont et pendant le séjour : il fait le maximum pour faciliter les transferts aéroport, proposer une location de voiture pour sortir de Rome, etc... En cette période de Noël, un PANDORO nous attendait et il a fait les délices de notre petit déjeuner pendant une semaine!!
L'appartement est très bien situé, à proximité des transports (bus et métro) et des commerces (supermarché et plusieurs épiceries!). Le Colisée et le Forum sont vraiment à 5mn à pied...
En période de Noël, la circulation des voitures était vraiment réduite. Par conséquent, le bruit des voitures ne nous a absolument pas gêné dans l'appartement d'autant que les pièces à vivre donnent sur la cour. En revanche la troisième chambre que nous n'avons pas utilisée donne sur la rue.
L'immeuble est ancien (plancher bois) et nous avons déploré à quelques reprises les bruits émanant du voisin au-dessus. Cependant, l'immeuble est très calme et très propre.
L'équipement de la cuisine n'est pas forcément extra : la bouilloire ne fonctionnait pas, je n'ai pas réussi à faire fonctionner le four de la gazinière et il manque à mon sens des casseroles et quelques saladiers. Mais il y a un four micro ondes, une cocotte minute (qui a fait office de casserole) et quelques grands bols individuels (qui ont servi de saladier).
Les lits sont confortables et les salles de bains refaites très sympas : Marco a également prévu suffisamment de serviettes de toilette! Il n'y a pas de canapé mais on peut regarder des DVD allongés dans chaque chambre.
En conclusion, nous avons passé un excellent séjour et si toutefois nous revenons à Rome nous relouerons cet appartement.

We really wanted to stay here and were looking forward to it but due to an error with the airlines who cancelled our flight we couldn't get to Italy and so had to cancel within a few weeks of the trip and they had a nonrefundable deposit which was really really high. So I lost alot of money and was not able to enjoy the property. In the future I will make sure I never rent a property unless the deposit terms are more reasonable especially when we had no control over things! I wish I could have stayed here as it looked like a pretty cool place to be in terms of location but if you are considering renting this place please make sure you are ok with the rental terms regarding their non refundable deposit.

Dear Kim, I'm really sorry you lost the 184 euro of your advance payment. Yet you realize that canceling a booking 6 days before arrival has cost the owner (who has received the above amount as per our terms) the remaining 695 euro.
We're completing a review on our blog which compares our cancellation terms with our main competitors, the results are flattering for us.
When you booked, even if you haven't read the Q&A, you were asked to accept our terms or give up the booking. You accepted the terms which clearly state that, in case you cancel, only if we find another renter for the same dates you get refunded in full or in proportion if only part of the dates are covered. Therefore the very same terms invite you to take up a travel insurance if you don't want to risk losing your advance payment. It must be stressed that 73% of clients canceling with us get their money back and that double checking the dates of an 'instant booking' apartment it's as easy as a simple click. So the system is indeed transparent and arguably fair. Sure, the more last minute you cancel, the more likely you are to lose your advance, we are to lose all earnings and the owner is to lose the remaining 70 to 80% of the payment that you would have paid had you not canceled. We've all lost money and time with your cancellation, at the end of the day it was your doing that created the cancellation, not ours, I don't see why you assume you shouldn't have paid your share. -

It a very nice and comfortable appartment with 3 bedrooms. We (5 people) can recommend only the appartment and 2 bedrooms.
There is one bedroom in front of the street. This room is noisy by day and night. -

My family, including two elderly parents, two young children and my husband and I stayed at this lovely 3 bedroom, 2 bath apartment. It is perfectly situated in a safe, friendly neighborhood several blocks from the Colosseum and Palatine Hill. It is half a block from a bus stop with routes that serve the center of Rome and its sights and the Vatican. The owners were extremely helpful and attentive from our first contact with them, through the Roman Reference website, and throughout our stay. My father had broken his hip several weeks before our trip and the owner, Marco Ubaldini even offered to assist me with renting a wheelchair for him. We were greeted by the owner's mother with a delicious tort and the offer to help with anything we might need. The apartment is clean and quiet and perfect as a home away from home. We highly recommend this apartment and would certainly rent it again.
