An international tourism icon, Rotorua is renowned as the heartland of Maori culture and is a geothermal wonderland. The Rotorua district has a multi-cultural population of approximately 70,000 people. Rotorua city is located on the southern shore of Lake Rotorua, while the district includes a number of rural and lakeside communities.
There are 16 lakes in the vicinity of Rotorua, many of which are fishable lakes packed with rainbow and brown trout. The lakes are a popular attraction for many water-based activities. From the moment visitors enter Rotorua they know they're somewhere quite different.
Located in the central North Island, Rotorua is well connected to the rest of New Zealand, and the world, through a network of air and road links. The city is a leisurely three-hour drive from Auckland (234km), and a 5-6-hour drive from Wellington (457km). Rotorua Airport is one of the busiest domestic terminals in the country, offering services to Auckland, Wellington, Christchurch and Queenstown. Trans-Tasman services to Sydney, Australia are also available.
Rotorua is approximately one hour away from the Bay of Plenty beaches and two and a half hours drive from the Central North Island ski fields.
Rotorua enjoys a pleasant climate; plenty of sunshine in summer with crisp, clear days in winter. Rotorua averages more than 2000 sunshine hours and just over 140cm of rain annually.

Additional notes from owner
Costs (in New Zealand dollars) are $295 per night for the first two people plus $25 per person per night for additional guests. The weekly rate is $1,600 for the first two guests plus $125 per additional guest. Under 5s are free of charge.
A premium rate of $2,750 per week (minimum booking 7 nights for up to 12 guests) applies from Christmas to the end of January. Shorter bookings between week or longer bookings will be accepted subject to negotiation. Though there is a 2 night minimum stay, I will take 1 night bookings for $590 by arrangement. A 3 night minimum booking applies for holiday weekends and a 4 night minimum booking applies at Easter.
A 25% deposit is required to secure a booking with the balance of payment due prior to or on arrival.
A cleaning and laundry service is available for an additional $60. Otherwise, guests are expected to wash the linen and towels used, make the beds and clean the house ready for the next guests.

Slice of Heaven!
My friend, my sister and I stayed in this beautiful home for a week and enjoyed every minute! The grounds are lovely, your own Secret Garden, and the lake is perfect - black swans cruising by at all times. Kerry was extremely responsive, flexible and kind. It was a joy to stay there and I would love to return someday.
Great location at a reasonable price
We loved our stay here. We stayed with another family and the place was large enough that we could enjoy our own privacy when we wanted it, but also enjoy time together (down on the lake, on the deck, in the spa etc) at other times.
We are already talking about a return trip!

we arrived at the most fantastic home right on the water and couldnt be more thrilled with the accomodation. sooo much room and beds and living rooms, fantastic BBQ which we cooked morning noon and night. Hot tub after a days sight seeing was just the ticket.

Lovely home with a lovely view
The home was fantastic! We were two families with 4 young children and the house had plenty of room for us all. The kids loved the DVD collection and also being close to the lake to feed the swans. The owner was fantastic and very helpful when we needed his help. The location was only a short drive from all the places in Rotorua that we had planned on seeing. Don't drive too fast down the street or you may miss the driveway. The only issue we had was with the Rubbish. I think that was more to do with Nz's odd system of leaving it in bags on the side of the road. I would highly recommend this property and would love to go back and stay there again!!
Space, space, and more space
If you want a large house to fit one or ever two families this is it. This house is massive with 3 different living areas and 4 different sleeping rooms. If you're looking for a serviced apartment this is not it. It is a holiday house and you are expected to leave the house cleaned, rubbish removed and beds made. The owner was onsite - but respected our privacy and space. It was a little strange at times feeling like you were living in someone elses house with family photos, dvd collections and other personal items - but it all made for a well supplied base. Great house, great location and great price. Would recommend to other families so long as they dont mind taking shoes off.

The Willows + Kerry = the best
This was our first trip to New Zealand, and coming all the way from California we had a lot of questions. Kerry was very respnsive and helpful both in our email exchanges before we came and again in person during our stay. The property and the house are wonderful and Kerry is a great host. He will make himself as scarce or available as you want. He is a really great guy and wants only the best for his guests. The home is very spacious, clean, and in good order and sits in a beautiful garden setting right on the lake. If we ever get back to New Zealand we will definitely be staying with Kerry again.
Perfect for everyone
This place is just awesome, it has something for everyone the kids loved it. The house is so spacious and clean, the garden is very peaceful.
The owner Kerry was great, made it so easy from beginning to end which was just awesome.

Amazing peaceful haven close to everything, friendly
Sad and personally difficult circumstances surrounded my visit to Rotorua. Staying in such a wonderful place that could accommodate me, a friend and my 2 year old son with a very friendly and caring manager onsite was a godsend! We enjoyed the gardens and the lakes-edge location and found it a lovely haven only a few minutes' drive from the hospital which I visited every day. Everything we could have needed was there for us to self-cater and be completely at home.
I very much look forward to returning under more pleasant circumstances!!
Wonderful Setting for Relaxing Time Out
My husband, brother and his wife stayed here for three days and were just knocked out by the Stunning setting!!! The two boys went Trout Fishing for some of the time, while Mel and I chilled in the Wonderful surroundings: Reading, spending time in the Spa and watching Dvd's... Such an amazing Library of choice to choose from too!!! The house is roomy, warm and comfortable... Kerry is an amazing host with a wealth of knowledge. I would totally recommend staying here, and we would love to return. Summer would be incredible, as you could just swim off the bottom of the Garden!!! Aaa+++ totally Recommend

Space and tranquility close to town
From the first enquiry to our arrival Kerry was fantastic at keeping us informed and up to date. The house was beautifully presented and there was fabulous spaces which allowed us to enjoy our stay without being on top of each other. The Lake House
A group of us had a great stay in The Willows for a running event in Rotorua, it is brilliant for groups. The two lviving areas allowed us to do different things without getting in each others way and plenty of bedrooms to spread out in. The spa was lovely after our hard day out exercising as was the fire and underfloor heating. We will definitely be back.
Great week at the lake
This accommodation was a great find. Plenty of room for us and the extended group of teenagers to have our own spaces when needed but be together for gatherings at mealtimes, film nights and generally enjoying our holiday. A fantastic library of Dvds meant that there was always something to watch if that was our wont. Location right on the lake could not be better. Kerry was a most helpful host. Thanks. We hope to return one day for another week.
A group of friends came from australia to visit New Zealand in winter. We stopped at Rotorua on the way to the snow and spent a couple of great nights at the property. Stunning location, lovely and peaceful. Highly recommendable and Kerry was a pleasure to deal with.
This property is fantastic. It has so much space and the most wonderful views from the great deck out the front.
The beds are all comfortable and the spa pool out the back is just what is needed after a long day.
Kerry (the owner) is wonderful is couldn't be more helpful. This is our second stay as a group and the first time i left valuable jewellery behind and he courier it to me the next day at his own expense.
I would recommend this property to groups, couples, anyone who is looking for a peaceful break away. It is just wonderful

Lovely house on the lakefront
This is a large, spacious house with lots of room for a big family. The location is superb - right on the lakefront and only a few minutes drive to the centre of Rotorua. The gardens are beautiful and most of the house is well furnished and very well equipped. We particularly liked the TV room with hundreds of Dvds and the kayaks to use on the lake. The only downsides were that the outside chairs were very old, though the big table was great, and the ensuite bathroom could do with updating. Although the owner lives in the adjoining back part of the property, he tries hard to be unobtrusive. Our extended family really enjoyed our stay here and we would love to return sometime.

the ensuite bathroom wes renovated in November 2010. I am at my self contained apartment on the property one week out of two but can move off site if guests require total privacy.
A great place to stay
we went with 3 families and there was plenty of room to be together or to do your own thin. The kids enjoyed the gargens and canoes.
Something we weren't clear on before we went was the washing and changing of bed sheets and towels before we checked out. Not to much trouble but something that you need to remember.
The owner was around but left us to it and was there if we needed anything.

Every confirmation letter offers guests the choice of paying $50 for housekeeping, or the requirement is to leave the house as they found it, with the house cleaned, vacuumed, washing done and the beds remade with fresh linen. Most guests (95%) choose the housekeeping option. The housekeeping charge option is also stated on each of the websites on which the property is listed.
Family Holiday and Reunion
With four children , one golden lab and six adults the property gave us excellent space,and amenties inc of course the huge DVD/CD collection, Willows was far superior to any Motel or Hotel.The house layout, facilities and The lakeside location had the rest of our mob who stayed in Motels drooling !!
It was even large enough to host a late afternoon BBQ/and gathering for 21 adults and 16 children !!

Fantastic place, times and value!
We went to Rotorua for our Wedding we had 8 overseas family come and insteed of all staying in seperate hotel rooms we rented this house so we could all be together, we had a fantastic time bbq on the deck, relaxing, kayaking. Lovely house awsome view, clean and tidy, very accomadating landlord.
Fantastic place to stay
The view of Rotorua from that side of the lake is amazing, especially at night. The house is warm and inviting, the owner is friendly and informative. The grounds are very well kept and it was really nice to sit and relax on the deck or in the awesome spa pool. Staying with a large group of family and friends I was worried about space, but there is plenty for everyone to feel comfortable. The kids were taken care of with a large screen TV and heaps of Dvds. The driveway is very steep and parking is limited so we did occasionally have to rearrange cars to get out but this wasn't a major issue. Overall I would definitely stay here again.
We have a large bridal party and wanted to get them together so they can get to know each other. I couldnt have picked a better place to hold such an occasion. Everything was at our fingertips, Kayaks, Table Tennis table, Spa pool, all the comforts of home as well as being able to enjoy the great views of the lake, and the natural environment.
As there was 11 of us we didnt get in each others way, plenty of space, we had a lot of fun and everyone that attended has asked can we do it again.
Would fully reccomend this place to others i know in a heart beat
I couldn't praise this place highly enough. We came as six chess players aged 15-26, and Kerry's house was just perfect for us. Clean, comfortable, and very well equipped for all our needs. The garden and view of the lake is amazing, and we got to play table tennis and cricket, took the kayaks out and even had a crack at some fishing during the day. The spa made the evenings very pleasant, and the massive DVD collection meant the mopey teenagers were well satisfied as well. Highly recommended.
