      Forget the flowery description found on the website by people who never stayed in D23 and/or whose only real incentive is the related income; also forget the vague reviews by tenants whose stay was barely one weekend in duration. Additionally, you will not be able to gain any information from the real owners of D23 as they have chosen to remain unidentified (note that Steve Milo is not the real owner as represented). What follows here is the accurate detail (gained during a one month stay) that you need to in order to make educated rental decisions about Unit D23 (the condo), Ocean Village Club / OVC (the resort), and Vacation Rental Pros/ VRP (the management company):

      Pros: D23 - Unit is advertised as an “end” (it’s a middle corner), but it feels private; light fixtures are plentiful (but one overhead has an electrical short); small kitchen appliances are good; there are more beds than can be conveniently used (a double, two bunk, a hide-away, and a trundle; lanai is spacious but receives very little sun; half the flooring is new ceramic; there were no fleas, bugs, or spiders inside; electronics are a bit messy, but they work once you figure-out their undocumented operat3) Steve Milo/Vacation Rental Prosions; ceiling fans and mirrors in every room; kitchen and bathroom counter tops are new; washer/dryer and heat/air work well. Ovc - the outside of the condos and the common grounds are attractive and well-maintained; building is very solid hence quiet between units; Barb the housekeeper is pleasant and eager to please; two hose are provided for washing vehicles; swimming pools and tennis courts are in top condition; an attractive private ocean access is provided; the beach is fantastic – wide and clean with fine white sand (drivable by private vehicle); a wide public beach access is also near-by and the inter-coastal marsh is a half mile away; resort is quiet and peaceful during the winter with only minimal sound between the neighboring units; gated community but on-site Coastal Rental Realty office leaves the main entrance open all day for their convenience; lots of parking spaces throughout— no garages or car ports; easy to meet and make friends at the resort; lots of dogs in this generally “pet-friendly” facility (this is both a pro and a con) with almost all owners conscientious; Butler Beach is a safe and tidy area; several good, non-chain/franchise restaurants right across the streets from OVC; beach frontage is fairly open for 25 miles either direction with very few high-rises and little congestion or tourist trap retail— much better than areas like Daytona, Destin, Sanibel, and Myrtle; the private road adjacent to D23 has only modest residential traffic; Starbucks, Dollar Store, and two major groceries within eight blocks; several State and National Parks in vicinity. Vrp/owners - There are no positives to report.

      Cons: D23 - Unit is advertised as a two bedroom, but in reality it’s a converted one bedroom which is why it’s much smaller than the other two bedrooms; some dishes, glasses, and pans were dirty on our arrival; two of three sinks leaked badly with one (the kitchen) totally out of service for three days; no Wifi; no breakfast-snack bar; storage areas are minimal and contain clutter; dish washer was inoperable and we waited eleven days for its repair (lost several days of vacation while waiting on service delays); recliners, bikes, and grill are not provided; no wash clothes or beach towers provided; two rusty, inexpensive beach chairs are provided; carpet (laid in half the unit) needs to be replaced or cleaned; noisy bathroom fans cannot be shut-off; doors and walls are distressed in appearance; furniture is fairly uncomfortable and stained; tiny dining table-- max of two; cleaning supplies are inadequate; dresser drawers are broken and/or worn to the point of being dangerous to use; shower almost works correctly, but the bathtub and faucet elements are totally inoperable (try either washing your feet after the beach in the kitchen sink or bathing your children!); window treatments are adequate, but five out of five are broken and/or falling off the wall; ten mile drive down a1a to St. Augustine’s old city; limited hot water (electric)– move fast in the shower and schedule only one person per half hour; entire unit is in need of a deep-cleaning; confused array of jungle print decors throughout the condo. Ovc - Nice community building with a small (fiction books) library, but its fitness center consists of only three pieces of exercise equipment (no tread mill) and only three common computers (with extremely slow Internet that went down entirely several times; all interior doors have been removed in the lower community center, so noises travel throughout the building; the hospitality area of the community center is rarely open (upper level) so large groups greatly disturb anyone trying to work or relax in the alleged library/study areas and they compete for the few chairs; no security personnel are provided (if disturbed by loud dogs, music or worse, there is no recourse except the County Sherriff); only a few units have any decent view of the ocean, so save your money by selecting one of the other rental options; dogs are everywhere, inside and outside; Sunday morning remodeling activity is permitted; construction vehicles may co-op the best parking spaces and force away occupant vehicles; OVC personnel will not assist with problem resolutions; quiet hours are 10:00 p.m. to 8:00 a.m. but there’s no enforcement (by their admission) and from 8:00 a.m. to 10:00 p.m. everything is permitted (loud music, dog barking, unlimited construction, and unmonitored parking) although thankfully we had only a couple of minor issues. We had three weeks of continuous remodeling harassment (hammering, drilling, sawing, paint and glue fumes). Tip: Use the unheated pool, not the heated one, if you want a quieter experience (many tenants use their cellular speaker phones so you hear both sides of their loud conversations). Vrp/owners - Both the VRP management people and the actual condo owner are not very responsive and do not pro-actively communicate, monitor, or manage-- they must be followed-up hard to get anything done; rental rate quoted is not inclusive, so multiple charges are added raising the final real price by several hundred dollars, and financial adjustments r3) Steve Milo/Vacation Rental Proselated to problems are not forthcoming.

      Conclusions & Recommendations: Carefully consider staying at OVC just not in condo unit D23, and use caution when considering the properties offered through VRP / Steve Milo (not the owner as incorrectly represented). Vrp “manages” condos in 44 resorts in the St. A. area and many more elsewhere, so it is difficult to determine what value they bring to your single, temporary vacation rental. Renters are mostly left on-their-own to discover, fix, and/or put-up with short-comings; so if you have a poor landlord (as we did) or remodelers (as in D14 and D16) or the huge dog in H24 or the loud dog in C14 with the rude owner who keeps her barking dog on the lanai, then there are few if any options available for relief. During our stay, we viewed other condos at OVC which were offered by different property management companies and/or different owners; and they were all significant improvements over D23. Tip: Eat at the scenic restaurants on the water (ocean and intra-coastal) and skip the touristy ones in the old city.
