The 2,100-square-foot home is also located on a ski bus route, and a grocery store is within a half-mile. If you're dying for something to eat after a full day of powder skiing, step into your kitchen and prepare some dinner. The location of the unit on the main drag between the two canyons is very convenient for skiing the 4 resorts in the area and getting to food shopping and the local ski shop.
The unit is in a residential neighborhood and there is little privacy. The first night somebody knocked on our front door to complain about the lights over the hot tub were bothering them.
This unit had a non working oven when we arrived, but the agency had it fixed the next day.
The very old hot tub has such poor insulation that in the cold weather it runs non stop to keep heated, which means the pump is running as well. The noise is loud enough to be heard upstairs in the master bedroom. The thermostat was psychotic, varying the temperature from lukewarm to far too hot, and rarely in between. We waited for far too hot and then opened the cover to let it cool down before entering.
The rooms are fine with reasonable mattresses. The master bedroom does have a nice Jacuzzi tub.
To make up for the very small domestic water heater, the water temperature was set so high that it was very dangerous. Even with the high temperature setting, one use of the indoor jacuzzi totally depleted the hot water so that nobody could shower for the next 2 hours as the water was ice cold.
The kitchen is very lacking in some respects. The dishwasher was so loud that it could not be run while we were downstairs. This bottom of the barrel junker is really pathetic, and should be replaced.
There were no mugs, only small coffee cups. The cheap non stick cookware was not only in very poor shape, but the very limited selection of pots and cutting boards made cooking difficult. The oven is a relatively new smooth top of decent quality.
The washer and dryer were fine.
In summary, the recurring theme in our 2 years of renting is poorly equipped kitchens, and low end loud obnoxious appliances.

We had a wonderful time and the house met the needs of all the members in our party. The property was very well maintained and the amenities were great, especially the dishwasher. Great location, close to all.

The home had a convienent location to both Little Cottonwood and Big Cottonwood Canyon and easy drive to all resorts.
The cookware was worn and would recommend some new pots and pans to cook with during a renters stay.
The heating/duct system is extremely loud and the place was very noisy at night.(systems turning on off every half hour to hour)The dryer made a noise like aloud baning regrdless of what was being dried. The dishwasher did not do a good job of cleaning the dishes. Many had to be rewashed.
There was a pot filled with some long standing water found under the sink and some of the containers that held utensils were moldy.
Did not like the fact that rental operators came in and out of house during rental period. (able to acess house thru garage).
We own a rental home as well, and as a rental owner, I would want to know such details which is the reason why I felt it was important to point out. If the above were addressed, then would consider renting again because of layout and convienence.Response from Utah Vacation Homes - 04/23/2010

Typically we do not go in and out of homes during stays. This guest arrived before our 4:00 PM check-in time, our maintenance team was working on a repair to make the home ready for their check-in when they arrived. A part was needed and they had to leave and come back to finish. All of this was resolved before 4:00. Later in the stay the guest thought they locked a ski bag in the basement and couldn't get the door opened. We were requested to come and open the door. So upon their request we did go back during their stay.
For guest enjoyment, we do make sure trash gets taken out and brought back in on trash days and service hot tubs regularly. -

Utah Vacation Homes is a great service to easily arrange for vacation housing. Great customer service and representative property descriptions and photos. I like the on-line property avaialbility search feature. Faster than the old method.
The pad - decent with some comments. The place was clean when we arrived - always good news. And clean when we left, that's good news for you! The twin beds were shot, the adults that slept in them were unanimous in that opinion. Some confusion on garbage day, glad we did not blow the pickup day.
Good neighbohood, quiet neighbors. GREAT location relative to the ski areas!

We had a good experience at the Oaks #3, the condo community is very close to both Cottonwood Canyons and very convenient to the supermarket and other stores. There were 6 in our party and the many beds were sufficient. The furnishings were functional- but don't expect the Ritz, the hottub was hot, but small (4 max). The dining area/living room were nice congregating areas. Everything was clean and neat. Overall it was comfortable and suited our needs at a reasonable price. The skiing was superb; and isnt that the reason for going anyway? A satisfactory no frills stay.

Our bicoastal family met each other and enjoyed Thanksgiving here and the
place was almost perfect. We cooked a full dinner in the well-equipped
kitchen and the dining table was large enough for 8. The living room was very
cozy with fireplace, beds were comfortable (altho could use better lights in the
bedrooms) and hot tub had a beautiful view of the mountains. The location is
great and easy to get around-- next to all ski areas in the Wasatch Mts., 1/2
to Park City, shopping, airport and downtown. There's a nice little park next to
complex for walking around and kids playground. Definitely recommended!
