      Spacious, light, practical and fully equipped in convenient quie

      We (couple with 2 adult kids) spent 10 days vacation in this lovely home. Big enough to give everybody space and privacy in the 3 bedrooms (2 bedrooms joined by interleading doors with sml walk-in cupboard). Very light and friendly, upmarket spacious bathrooms. New towels. Big kitchen, fully equipped with all appliances and kitchen utensils. Sunny breakfast area. Bedroom and lounge furnishings of average standard but comfortable and functional. Beddings of adequate standard. Very effective central heating but a bit noisy(?) Selection of shops (incl organic) and exellent coffee-shops, small park with great city views and bus-stops - all withing few minutes. Nice jog to/in Golden Gate Park. Even though it's on a steep road, there is lots to explore on foot incl 30-40 min walks to other popular areas if you are reasonably fit and keen on exploring on foot. Very helpful, uncomplicated and friendly owner who lives next door but stays "invisible" unless approached

      Excellent place to base a stay in San Francisco

      The flat was a great place to base our stay in SF. The bedrooms were all well presented and spacious. The house was very clean when we arrived and the kitchen and bathrooms are fitted to a good standard. The WiFI made holiday research easier and there was a bus stop at the end of the road and a market only a couple of blocks away. Staying here allowed us to make the most of SF as it was a haven to return to and prepare for a night out which still allowed us to experience living in the city that Hotel rooms simply don't. A great place o stay I would strongly recommend. Young families or older travellers may just want to consider the steep stairs to enter the property.

      A San Francisco Gem

      This was our second time staying at this flat. From the moment you enter this gem of an apartment, you will feel you have entered a very special place. The property is very well organized, stocked with everything needed, and well maintained. We chose this flat again partly for the location, as we love to walk everywhere, and we certainly did that! It is also on the bus line so very easy to take the bus. Staying in the apartment helped to make us feel part of this lovely neighbourhood, and everything we needed was nearby.       Live like a local: spacious, bright, perfect location

      We stayed at Peggy's flat over Thanksgiving weekend and never wanted to leave. Kitchen well stocked including spices, thoughtful box of toys for kids tucked away in closet, and a great night's sleep in soft beds on a quiet street. The neighborhood boasted postcard perfect alamo Square park, and a great local coffee shop, Cafe abir, which opened at 6 even on Thanksgiving day. Nopa and sister restaurant Nopalito were easy walks away and offered their whole menus as take out: perfect for the nights we didn't cook. The parking space is small so keep that in mind when renting a car. Our Kia fit, but an SUV definitely would not. We will be back!

      Not What We Expected

      This property was definitely not a luxurious flat. It wasn't very clean (picked up but not clean). Lots of personal "stuff" around in attempt to create a homey atmosphere. Came off cluttered. A picture of a fire printed on poster board and set against the fireplace does say luxury to me. Beds were horrible and sheets were JC Penny quality at best. Towels...something you would find in my 84 year old mother's linen closet. We had to leave the neighborhood for dinner as close by restaurants were few and far between and undesirable. Parking is included if you have an MG. Anything bigger will not fit. Parking spaces in the neighborhood were very difficult to find and we had to park several blocks over. Price-wise it was probably fair for two couples. My issue is that it was marketed as a luxury flat which is what we expected.
      This owner definitely over promised and under delivered.

      If you're casting around for places to stay in San Francisco, cast no further and just book this one: trust me, you won't regret it. Peggy and Oz's apartment is a proper piece of SF victoriana - comfy, stylish, peaceful and huge. It's in a great location; a proper neighbourhood with great views, amazing architecture and accessible to everywhere via the No.5 bus! We loved it and would stay again tomorrow!

      My wife and I stayed in Peggy's beautiful home for a week this august. The website photos accurately reflect a very warm and inviting home. When we walked in the front door we both said wow! All the household amenities you could ever need are provided including washing machine, dryer, microwave, dishwasher, wifi, computer, good quality towels and bedlinen, a well-stocked kitchen, clean fresh bathroom, to name but a few. The whole house was extremely clean. The main bedroom is very cosy and has a really comfortable bed - always important when travelling. It was quiet and peaceful at night. There are great restaurants, cafes, a local supermarket and buses, all close by. We would definitely recommend this San Francisco home to family, friends and anyone who appreciates a real home away from home when travelling.       A classic Victorian flat in San Francisco

      We stayed here for two weeks in November 2011, a family of four with two boys aged 10 and 8.

      The flat was perfect for us, with everything we could want (including great wifi. The kitchen was very well equipped so we could cook every night, and the bathrooms were luxurious, with a great shower. The beds were comfortable and there was even a laptop supplied. The living space was not that large (as there was a separate study) so if you wanted to spend the evening in with more than four people it would be a bit tricky, but there is lots to do in SF in the evenings!

      The neighbourhood has a great selection of restaurants and cafes, with excellent coffee at Cafe abir two blocks away, and some of San Francisco's best pizza at Little Star Pizza one block away on Divisadero St. The alamo Square park, which has a nice little children's playground, and classic San Francisco views of the famous painted ladies houses is just a block away.

      There are also three supermarkets within 1km walking distance - one of them is also on the number 5 bus, if your shopping is too heavy.

      The buses go straight downtown from about 30 metres away on the same block, but San Francisco buses aren't that fast. If you want to stay right in the centre of things (Fisherman's wharf or downtown or near the Marina) this place isn't for you, as you will probably be spending around half an hour on public transport getting there (20 minutes to Union Square Park, 45 minutes to the alcatraz ferry). The buses are very efficient, though, and you can get practically anywhere without having to walk far at all.

      Check in and check out were very efficient, and Peggy let us have the apartment very early on our first day.

      Overall, a lovely stay in a beautiful city.

      Great choice

      We had a great experience renting this place. It was just as we expected it, clean, comfortable, spacious, big new kitchen and main bathroom, everything well kept. The photos show it all. We hope to go to San francisco again and stay there. Very easy to get by by bus, we usually left the car there for the day, for parking in Sf is terribly difficult.
      My only con is not a fault from the property itself: if you need an extra parking space, like we had when my sister visited, it's a big problem, for there are absolutely no parking garages around and the streets are really crowded. Besides tha,t it was just perfect!

      A Home away from Home

      ...sounds corny but true. Excellent mid City location. Quiet neighborhood, close to small shops and a Safeway. Very well furnished. Spacious kitchen with everything one needs. Parking right in front of the unit (mostly). Unless you do not like to climb some stairs, its a perfect alternative to a hotel stay.

      We came to San Francisco to enjoy this beautiful city .We needed a living space for our family, 2 adults and 3 children for 6 nights.This home and Peggy and Oz was a fabulous and memorable choice for us.There was lots of room for privacy and togetherness.
      The kitchen was wonderful for serving breakfast and dinner to family and also reading the news paper in the morning !
      My kid loved the connecting closet between the back bedrooms.
      The parking space is a must in San Francisco and you even have a laptop ready to use with wi-fi
      The lovely home and Peggy amazing attention beyond the house, made our stay experience even more memorable.
      Location couldnt be more convenient
      an easy walk to the park or a coffee makes this house a must .
      The best place to stay
      This was a wonderful alternative to a hotel or suite.

      Close to the city and excellent location to explore San Fran

      We stayed with 4 people for 6 nights in this vacation rental.

      The flat is on the the whole first floor of the house and is fully equipped with TV/DVD, washer, dryer, dishwasher, gas tove etc. The place was clean and the beds were comfortable. There's also a small "balcony" on the back of the flat. Wifi works well, there's also a laptop available if you haven't one. Despite to the close connection to the city it is in quiet surroundings, only in the bedroom to the front you can sometimes mention buses and the traffic - but it isn't disturbing.

      Parking in front the flat is no problem even with a big car (in our case Suburban), but a smaller one is recommended to avoid parking problems. It is also possible to use the narrow driveway. But due to the good location of the flat you barely need a car: The stop of the bus line is a just down the street. From there you can reach every interesting point in San Fran.

      The renter are very nice and supports you with a welcome package which contains various informations of the neighborhood such as grocery stores or restaurants, which are only a stone's throw away from the flat.

      We can absolutely recommend this enjoyable vacation rental, especially for a longer stay in the city. After one week we felt like locals which is also contributed to this location.

      The owners take amazing pridfe making you feel at home in their vacation flat. It is immaculate, and has everything you will need in terms of accessories and comfort features.

      The location is proximal to evrything. Alamo Square is a block away, it's on the bus line. Golden Gate Park is jogging distance, nightlife awaits two blocks away on the Divisidero.

      Our party of five, include my wife, me, our children, and my mother in law. Everyone was pleased. I would highly rate this flat.

      My family and I rented this apartment for 5 days during our California vacation.

      We were very happy with the apartment and owner. Highly recommended for a family of up to 6 (comfortably). The apartment was clean and very well furnished, and felt like home rather than a hotel. The place is conveniently located in a nice, quiet neighbourhood just minutes walk from Alamo Square park and only 15 minutes drive to downtown. We had a minivan and Peggy kindly let us park in their driveway during our stay. Be sure to ask beforehand because on-street parking is at a premium especially overnight in San Fransisco!

      Fantastic place to stay both for pleasure and business

      I come to SF a couple of times a year for business and I always arrange to stay a couple of days extra to enjoy the city. I must say that this apartment is among the very best I have stayed at in this city. First of all, the place itself is very nicely furnished with everything you can ask for, including many guidebooks to organize activities during your stay. The street is quiet but very well located, within a block of Alamo Square and walking distance to many restaurants and grocery stores. If you are here for tourism, many neighborhoods are less than 30mn walking distance or a couple of minutes by cab/bus. I had to attend business in the CBD for several days and again it took no more than 30 mn to walk there. For the days I was in a hurry, I hired a cab which took less than 10 mn to get me to the office.
      Last but not least, this is a fantastic value. The price for such a large apartment in such a good location is hard to beat. Before finding this flat, I was used paying up to twice the price for a smaller place and much further away from downtown. No need to say I will be back!

      I stayed at the Top Level Luxurious Alamo Square Victorian Flat for a week last August.
      The flat is very well located in a lively neighborhood full of nice cafes, restaurants. It is extremely comfortable. The hosts are extremely kind and attention to details was also appreciated (a nice bottle of wine was given to me).

      I just cannot wait to come back to San Francisco.

      Memorable flat

      Being former natives, whose families live in SF, staying in such a great
      apartment over the summer made us feel right at home and wanting to move
      back!
      The apartment was perfect: spacious, amazing kitchen, perfectly
