      Well equipped and perfect location

Left on 03/25/2013 for a stay in March 2013

We had a wonderful 3 week holiday, living in San Francisco!
Staying at the Geary Street apartment was easy, clean and safe, and it was great having Vladamir nearby for advice. All San Francisco points of interest could be reached quickly by walking or public transit (museums, art galleries, restaurants, beaches, downtown and natural areas).

Great comfort in a fantastic location

Left on 01/28/2013 for a stay in January 2013

This place gives you all the experiences of owning a great apartment in the city without any of the hassle! We could walk or bus to anywhere, and did. Great restaurants are all around, as are many cool attractions. The apartment is comfy (great bed!) and has everything you need to feel at home. I booked this as an alternative to a hotel for a business trip and invited a friend to enjoy the "vacation" part. We both loved the cool location. When we tired of walking the city, the big easy chair and a warm fire provided a great respite. You can find just about anything within a block, from groceries to wine, expensive meals to budget breakfast. If you have a question about the place or the area, Paul has already answered it in his prep materials.
I recommend this for a couple and for business travelers sick of room sevice and tourist traps. Even if your business is far away at Moscone Center, a $2 bus ride will get you there, and the bus stop is right across the street. Thanks Paul, can't wait to come back!

Fab apartment in a perfect location

Left on 01/20/2013 for a stay in December 2012

Our family of four, 2 adults and 2 teenagers stayed for 5 nights in this Fab apartment in December 2012.
The apartment has everything you could possibly need, it was great to have our own bedroom and let the kids watch TV and play on the computer in the living room.
The location was perfect, we walked to Golden Gate park, the Presidio and Baker Beach. There are tons of restaurants all around the area. Our kids loved Bill's Place, a great burger restaurant just around the corner on Clement street. We took the 38 bus downtown a few times, great value and very quick.
We loved San Francisco and liked living like a local in a great friendly area.
We would totally recommend this apartment for value, location and amenities.

We Left Our Heart in San Francisco

Left on 10/23/2012 for a stay in October 2012

We spent an amazing 3 days in San Fran!! Staying in Paul's apt. was so convenient and comfy!! We were able to relax after sight seeing-even brought Chinese food in one evening and enjoyed time with family without being rushed or interrupted!!! Paul gave us lots of suggestions and it was fun reading all of the notes from previous guests with suggestions of places to go!!! There was even a computer to print out our boarding passes!!! The only thing that was difficult was the stairs leading up to the apartment-my 82 year old mother has some mobility issues and it was a bit tough for her!! We would definitely stay here again!!!

      It[--]s ok...not great

Left on 10/07/2012 for a stay in October 2012

This property is just an ok option for families in San Fransico. I can say this with some authority because I stayed at this property for 4 nights but then also stayed at a large hotel in union square after returning from Yoesmite for a further 2 nights. The advantages of the property at Geary ave is the cost of the accommodation and the fact you have a kitchen to make all your meals if you wish. The clear disadvantage compared to a large hotel at union square is that it is a noisy location (you are on a main street) and you are not close to the action. This is not a complaint...it is simply the reality. Lucky with our journey we used to Geary location as a base for our Napa visit and other out of SF visits and then when we stayed at Union Square (grand orchard hotel which was excellent) enjoyed the ambience and fun of the city and all it has to offer. However if you have only a few days in the city by the bay, go for the real location, spend a few extra dollars and book yourself into a nice hotel, rather then having to take the number 38 bus from 25 th Geary ave. If you don't enjoy the 29 stops!

      Paul & Debbie

      Owner

      Hi Peter & Caroline,

From what I gather from your review is that you would have preferred to have stayed your total time in San Francisco in a nice hotel in the Union Square area rather than a "Home from Home" family friendly apartment in a very nice quite neighborhood.
You recommend "Go for the real Location" which is all very fine if that is what you desire, Union Square is a great part of the city, it has all the hustle and bustle, shops, restaurants and all the pros and cons of any downtown location.
It is more probably a matter of taste and maybe you should have researched what you actually wanted from your San Francisco experience.
I would also point out the other reviews on this and other websites, a lot of our previous guests recommend the apartment for its "Real San Francisco" location,
it is walking distance to Golden Gate park, The world famous Presidio, Lincoln Park and two beaches.
People book and recommend our vacation apartment for the very reason that it is not downtown, they wish to experiences the real San Francisco and yes mingling with locals on a bus is a great way to see parts of the city that most tourists do not get to see.
It seems clear that you are a "hotel" person more than a "Vacation apartment" person ,which is fine, but it is not fair to compare the two in the same review with more negative thoughts on the apartment and all positive thoughts on the hotel.
You forgot to mention that you had a rental car during your first 4 days , The apartment neighborhood has free street parking, parking in the Union Square area costs $36 a day.

We were very sad to receive our very first average review, and before your review we had a 100% recommendation that guests would stay again.
Your review knocked us down to 98%, which is still an A rating in any test score.
Overall we think we are doing a fairly good job with the description of what guests will find when they arrive.

Fantastic place for a family getaway

Left on 05/30/2012 for a stay in May 2012

Our family of four stayed in this wonderful apartment when we visted San Francisco for a wedding. The kids were super comforatble on the pull-out beds, and we loved the bedroom. The place has a nice, bright feel, and the neighborhood is pleasant with some good restaurants within an easy walk. Parking was easy to find (watch for street cleaning signs), and Paul was extremely easy to deal with. Highly recommended.

      A home away from home

Left on 05/09/2012 for a stay in May 2012

Paul's instructions were extremely clear. Having the notebook with the instructions on hand was very helpful as well. Everything was straight forward. The place was simple but with all the amenities one needs to make the apartment your home for the duration of the stay.

Location couldn't be better. The location offers great shops for food, and the place is so close to the Golden Gate Park, which makes the place even more attractive when a walk is needed at any time.

The only thing I would recommend is to have option of curtains in both the living room and bedroom to make the rooms darker at night. We traveled from the East Coast with a baby, and the time change was quite difficult. In addition, the sign of the ace is on until 12:30am, which lightens the room quite a bit. Other than this, the place is great to stay.

I will definitely consider this apartment on my next visit to San Francisco.

We had a wonderfull time in San Francisco and this apartment made it even better.
The apartment was much better than we expected.
The whole process from booking to checking in and out was perfect.
We loved the travel guide that the owners provided, the local resstaurant suggestions were really great, our favorite restaurant was Pacific Cafe, which was just a short walk from the apartment.
The apartment was clean, cozy and so much nicer than a hotel room.
We purchased the 7 day bus pass and it really is a great savings.
We loved being so close to the Golden Gate Park.

Lovely apartment in a great neighbourhood.

Left on 11/27/2011 for a stay in November 2011

Our family of four stayed here for a week in November and we couldn't have chosen a better place to stay.

Paul, the owner, was very helpful in providing a lot of useful information about the apartment, The Richmond neighbourhood and the city in general and this really made our stay much easier.

The apartment is very clean and nicely decorated. There is a good-sized kitchen and dining area, although there are so many great restaurants nearby, particularly on Geary Blvd and Clement St, that we mostly ate out. The main bedroom is well-sized and the bed was extremely comfortable - the best of all the places we stayed during our holiday. Our kids were happy on the fold-out sofa in the lounge room, particularly with Netflix available on the tv. The bathroom is small, but I think that is to be expected in a city apartment and how much time do you really want to spend in the bathroom anyway? Free wi-fi access was great and made it easy to keep in touch with family back home.

The apartment is very conveniently located for catching the 38 bus Downtown, with the bus stop right across the street. Depending on the time of day, it took around 30 mins to travel by bus Downtown. A couple of times we actually caught a cab back from Downtown and that cost around $25. It is also very easy to travel to the nearby Golden Gate Park and the Presidio by bus.

Vladimir, who manages the apartment and lives next door, was very friendly and helpful during our stay.

We loved staying here and would highly recommend the apartment to anyone visiting San Francisco.

Myself and 2 of my girlfriends stayed here for a girls getaway. Check-in instructions were a breeze. The apartment was clean and well furnished. You'd never expect suck a lovely place to be above the ace Hardware. :-) The pictures posted of the place are 100% accurate. You are right across the street from a Muni stop that will get you where ever you need to go in the city. The kitchen is well equipped if you want to save money and cook in. Or there are numerous apartments within walking distance. I went to an Indian place, Italian place, greasy spoon diner, and a mexican place all within a square block. If you want to get away from the typical small hotel room I would definitely recommend this place. I'm so happy that I'm actually planning on visiting the city again and staying in Paul's other rental property.

The apartment is located in a really nice part of the city. Walking distance to Golden Gate park, The Presidio and Ocean Beach. The 38 bus takes about 20 minutes to get to downtown and the bus comes every 5 minutes. The neighborhood has lots of fantastic restaurants, we loved Pacific Cafe and Khan Toke.
We had breakfast most mornings in the little cafe 3 doors away. The apartment was super cozy, clean and the bed was really comfortable.
We loved the added extra of the desktop computer.
San Francisco is one of the best places we have ever visited and finding this FaB apartment made it even better.

Definitely know you're in the city here...

Left on 10/11/2011 for a stay in October 2011

The apartment pictures here are a little different than what we found when we arrived - and not that's necessarily bad either. The couches are now black leather/pleather and there are 2 large matching ottomans - that at least 1 converts to additional sleeping space. The bed was comfortable, but the bathroom was tiny. But, that's city living. The apt/condo is located in the Richmond area (above an ace Hardware store), and the 38 bus travels frequently to downtown/union square (24/7) making travel on public transportation all over the city easy. The stop for the bus is nearby (less than 1/2 a block walk), so that means if you try to leave the windows open to sleep, you may not be able to unless you're used to city sounds. The restaurants in the area within walking distance were numerous and very good. Our favorite was the Red Tavern, a Russian restaurant recommended by Vladimir; we hade the best beef stroganoff there.

Okay, I don’t know how to respond to this review?
      Cryptically good!!!!
It looks like Tanya wants to be negative in her review, but has to point out the good things in a negative way.
"Definitely know you're in the city here..." Is that not why you visited a city?
I recently purchased a really nice leather sofa, armchair and ottoman, the sofa converts in to a double bed and the armchair and ottoman convert in to a single bed. (I must take new photos)
Yes the bed is very comfortable.
The bathroom is the same size as 90% of bathrooms in San Francisco
The bus stop is very convenient, directly across the street.
As in any city there will be street noise if you leave your windows open. (I installed double pane windows to keep out street noise)
This apartment has 109 positive reviews on VRBO and 42 positive reviews on this website, 100% of previous guests all say they would stay again and would recommend the apartment to friends.
We really try to please all our guests. So it’s kind of upsetting when we receive a review like this one.

Our family of four stayed in the apartment at Geary Blvd for 7 days in august 2011 and enjoyed it immensely. The apartment was spacious, clean, tidy, fully equipped and perfectly situated for our itineraries. We loved the big kitchen working area, the wood flooring and the fireplace. The newly opened organic supermarket "Fresh and Easy” was just a few blocks away (15 min on foot) and supplied us with fresh fruits and vegetables. The bus stop across the street had great connections for the Down Town. The super fast Wii-Fi internet connection enabled us to be on-line quickly and check what is going on in the San Funcisco around the clock.
Being overseas visitors we appreciated the Nokia phone charger with U.S. plug adapter, HP Desktop PC with the Printer and the Philips Voip handset for Skype ready phone calls. The valuable help of our host Vladimir was great indeed. He was willing to accept our FedEx packages while we were sightseeing the city and hand them over to us afterwards.
Great apartment, great value for money!

The owner was great leading up to our arrival despite my tardiness in submitting payment:). When we arrived, everything was set to access the apartment and it was very clean and tidy. It's in a great neighborhood called the Richmond . Walking distance to many great restaurants including Joe's Coffee Shop which is just below and great for breakfast, everyday. The location is walking distance to Golden Gate Park and if you walk up the hill a few blocks, there's a good view of the GG Bridge. Overall, the location was perfect for us and everything was smooth and affordable. I would recommend this place to anyone looking for a good spot in San Fran area that is affordable.

The apartment is so convenient for busses, shops and eateries. We never hired a car; there was no need as public transport really is that good, it took us everywhere we wanted to go. We never waited longer than ten minutes for a bus. Bill's Place is great for tasty american food and Indian take-away across the road was great to have while washing our clothes at the laundromat just a block away. Everything was just as described and Paul's information kit was so helpful. We thought the street noise might keep us awake, but we simply melted into the most comfortable beds we came across in all our journeying across USa and never heard a peep. WiFi access and the tv's were an excellent addition to a very clean, airy and comfortable unit. We loved it and will definitely stay there next time we visit beautiful San Francisco :-)

Very nice apartment and much larger than expected. Kids loved the computer and TV movies. Kitchen was well stocked and the "community" approach to using supplies/books is a great help for travellers. Thanks for showing great trust. The location is a great way to soak up how the locals live in San Francisco. Bus at front door and 20 mins to city! very easy. A car was not needed but since we had one we found the driving easy and parking was just like at home... Meter parking at the front door was great and a couple of blocks walk for longer stays was ok too.
Will definitely stay again if we are lucky enough to be in San Fran again. Thanks for allowing us to use your home.

If you are looking for somewhere that is clean, well stocked and like a home from home to really experience San Francisco then this is the perfect apartment. It is spacious, well decorated but without being cluttered and having Vladimir next door for any questions makes the stay that little easier. Paul provides such a comprehensive welcome pack (he really does thinnk of everything!) and really goes the extra mile to make sure that your stay is as perfect as possible. The apartment is in the Richmond area which is a really interesting area and is on the 38 bus route which is frequent and goes straight into the centre of SF. You will find that the people are so friendly and travelling on the buses we met so many nice people.
I really can not think of anything that I would change about our stay here...there is even a launderette 2 mins from the apartment and a good range of shops (so you really feel like you are living in San Francisco!).

The bed was really comfortable, the kitchen was very well equipped and the computer was a real nice extra.
There are literally dozens of places to eat within a 3 block radius of the apartment.
Our favorite restaurant was Khan Toke, the Thai restaurant just down the street.

Wonderful apartment in a great neighborhood
My wife and I stayed for a week in March. This was our first time to ever stay in an apartment rather than a hotel. We did a really extensive search before we booked this particular apartment. The reviews are great for lots of apartments, but what attracted us to this place was its one price includes everything, the owner stated in his email, "No other fees or charges" whereas other places had a low upfront per night rate, then tagged on as many extra fees as possible, it maybe just me, but I hate that, okay enough about the price.
The apartment is nicely decorated, has new furniture, great kitchen and two Tv's with premium cable, it also has a desktop computer.
The apartment is located in a very nice neighborhood, we walked to a different restaurant every night, had drinks in a few local bars, had coffee every morning from the really nice coffee shop across the street.
We bought the 7 day bus pass at the airport when we arrived, great value for getting all around the city, plus the pass works on the Cable cars, which cost $5 one way, so it really saves you a lot.
We loved our first vacation in San Francisco and look forward to visiting this amazing city again, and we intend to stay in this apartment the next time.

      Great find

This apartment was in an amazing location. So many wonderful restaraunts and bakeries around and close to the beach where you can see the Golden Gate Bridge. Found the apartment had everything we needed to make our stay comfortable, and especially loved the fireplace to come to after chilly nights out. Paul was extremely helpful before arriving with giving me information. And the packet he ends you via email gives alot of wonderful tips on the city. If you stay here, take the time to turn right out of the apartment and go to the end of Geary Blvd. You will end up at the Cliff House restaraunt. To the right of that is a hiking trail along the ocean. It's breathtaking and worth the 2 mile hike!!! By the way, Tommy's you recommended not only had excellent food, and of course margarita's.. but when our flight got us in way too early to check in yet. He let us store our luggage in a locked room at their site .. so very kind. I know if I come back to San Francisco I could think of staying no other place. From the apartmen to Fisherman's Wharf is about 7 miles. I know we walked it and had a blast. Got to see so much of the city that way. San Francisco is truly a city not to be missed. Just my opinion but Chinatown is highly overrated. Fisherman's Wharf is not to be missed.. And if you have the time and energy rent a bike and take the trail over the Golden Gate Bridge. We did and loved it.

      Wonderful, Wonderful, Wonderful,
      Location, Location, Location.
We had the best time ever in Paul's apartment.
We walked to Golden Gate Park, rented a boat in the small lake in the park, then rented bikes and got to see most of the park, great day.
We also walked to Baker beach, sun bathing at its best with a fantastic view of the Golden Gate Bridge.
The bus stop is directly outside the apartment, and the buses come every 5 minutes, it gets you to down town in about 20 minutes, great shopping in Union Square.
We took Paul's advice on local restaurants around the apartment.
The best was Pacific Café, its located on Geary @ 34th ave, just a short walk from the apartment, food was amazing, they do not take reservations, but they do give you a free glass of wine while you are waiting for your table.
We had breakfast every morning at the small little diner 4 doors from the apartment, great breakfast at very reasonable prices.
Had drinks a few nights at Trader Sams, really great cocktails and a great fun crowd.
The apartment was really comfortable for the four of us, it everything you could ever need, the desktop computer was a super bonus; we were able to print our boarding passes for our flight home.
We all agreed that this apartment was so much better than a down town touristy hotel.
We got to eat, drink and mingle with the locals and got to experience the real San Francisco.

We stayed for 4 days at this apartment with 2 adults and 2 children. Firstly let me say I love San Francisco. It is the perfect place to come to for a short/medium stay. On our first day having caught the bus (38) downtown with 2 children (and it was a busy Saturday afternoon) I wondered if we should have stayed downtown. The journey felt like it took a long time although very convenient as the bus stop is right outside the apartment. However after a very long day we returned to a lovely cosy apartment which warmed up beautifully with the fire going (as it had been a very cold and windy day). We met lots of older Chinese ladies on the bus who suggested different restaurants locally and we were sold. This apartment is very centrally located. It has amazing restaurants locally, a coffee shop right across the road, transport right outside the door and very close to the Presidio, Golden Gate and Golden Gate park areas. And the downtown bus probably takes 20 minutes (not on a busy weekend afternoon perhaps) and comes every few minutes. I highly recommend this place for its convenience and value for money. What hotel room could you get for a family of 4 for under $200 a night. And it is far more interesting staying where the locals live. We ate at Fishermans Wharf once and regretted it. From then on we ate in Richmond. I highly recommend this place to stay.

Tremendous restaurants abound in this Richmond neighborhood (try the Clay Oven around the corner) and the 38 bus is right across the street. Stupendous Holiday.

We booked a package with this apartment and the cabin in the wine country.

This was our first time to visit the US, so we decided to follow all Paul’s tips in his information brochure.
We took a taxi from the airport to the apartment, and planned to pick up a hertz car on the day we were to go to the wine country.
The first night we had dinner in the Pacific Café,
The second night we went to Chapeau and our third night we had dinner in Khan Toke Thai House. Each Restaurant was fabulous.
We also had a few drinks in Trader Sam’s, what a hilarious bar!
We also had breakfast in the little café 2 doors away, cheap and really good.
Did all the touristy things, the 38 bus comes every few minutes and has you downtown really fast, Tip: get off on Powell Street, then take the cable car to Fisherman’s wharf.

The apartment was wonderful; it felt like you were staying in a friends place,

The drive to Sonoma was great, especially driving across the Golden Gate Bridge,
Of course we stopped took tons of photos of the bridge.

WOW! The cabin is so romantic & quaint. We didn’t want to leave it.
We went to the local supermarket and bought a bottle of wine and snacks,
We snuggled up beside the fire and watched TV.
We got up early the next morning and drove to Bodega Bay, wonderful views and walks.
Had a great dinner in Bodega Bay, then back home to the cozy cabin.
On our third day, we visited some of the local wineries.
The town of Guerneville is full of local shops and restaurants,
Had breakfast in Pat’s place twice, really good.

Our last night we had dinner in Mosaic in Forestville, you have to go there, it was one of the best meals we ever had.

Follow the tips in Paul’s brochure, we did and every bit of advice was spot on.

After spending three relaxing days at Paul's cabin in (Wine Country) Guerneville, California I couldn't wait to see what was waiting for me in San Francisco.

The first thing that caught my attention was the GREAT location! I always wanted to live in the city where everything was within walking distant. We loved walking down the street to go to church, eating at the local restaurants or just going downstairs to the grocery store and buying a few items for the apartment.

We also took advantage of the local transportation (38 L Geary bus, Cable Car, etc.) and went to NOB Hill, Fisherman's Wharf, Chinatown, etc. The travel information package that Paul provides to you prior to your visit (and he also has a copy on the premise) is like having a travel agent at your finger tips!

The apartment was wonderful and had everything!I especially loved the Internet access.

I can't wait to contact you again to plan my follow up trip next year! The weather in San Francisco makes you feel like you are in the Caribbean, I miss it already!

I will never stay in a hotel room again

Left on 01/06/2010 for a stay in July 2008

Great place, my daughter and I spent a week in Paul's end of June 08. The place is everything it says it is in advertisements. You have so much more than you possibly would get in a hotel room. In fact if I ever go anywhere again for more than 3 nights I will never stay in a hotel room again. The neighborhood is good too. We ate at Bills Place on Clement twice it has great American cuisine. Also ate at Tommy's Mexican a few blocks down Geary, excellent food really excellent Margaritas. Also had breakfast our last morning in SF 2-3 doors from the apartment can’t remember name, very good food. We also enjoyed a movie around the corner on Clement at the 4 Star theater to relax awhile...very nice...The bus service was great we had 7 day Muni passes. My daughter loved the Haight-Ashbury area so we went twice. I had my best meal all week in a Thai place can’t remember name. The people watching in the Haight is excellent. Vladimir, the man who looks after everything is a great guy very interesting to talk with.
San Francisco is a great city, cool people, good food, easy access and thanks Paul, you set us up in your home, made us comfortable and saved me a few bucks on top of everything else...Have you checked the hotel rates in San Francisco? Holy smokes! Forget that! I'm staying at Paul's if I ever go back to this beautiful city...
Oh, almost forgot...I highly recommend the night time Alcatraz tour. Not only is the tour of the rock incredible but you get an amazing view of San Francisco all lit up and proud!

      Thanks again Paul, Vladimir

Charming and Comfortable Apartment, Perfect Location

Left on 01/06/2010 for a stay in October 2009

I stayed at the Geary apartment with three friends from September 30 - October 7, 2009. We found the apartment to be so charming and comfortable!! The location couldn't have been more perfect for us! Great markets and restaurants so close - and Trad'r Sam's immediately became a 'staple' for each day we were there! We were in SF for the Hardly Strictly Bluegrass Festival in Golden Gate Park - so a five block walk to the park was also very convenient. We had no problems with transportation in SF - what a great city! Vladimir was so charming and full of information - nice to have friendly neighbors!

      Really Nice place

Left on 01/06/2010 for a stay in November 2009

We stayed at the apartment for 11 days and it was perfect, who could ask for more? The price is affordable, and there is a lot of space for a family of four, if compared to hotel rooms! The place is warm, cosy, well furnished. The kitchen is fully equipped and I often cooked breakfast and dinner very easily. The neighbourhood is safe and friendly, we appreciated having everything we needed at walking distance: the supermarket, the laundry (plenty of!), the bank, a choice of restaurants, a very good coffee shop, a Wallgreens, etc. it made us feel as residents! Having two tv sets, a computer and a Playstation was great for my sons. We particularly enjoyed being so close to the beaches, we walked to China Beach in the morning and to Ocean Beach in the afternoon, fantastic places! The bus stop is just in front of the apartment, bus n.38 is frequent and gets you right in the city center in about 30 minutes, we found it extremely convenient. The information brochure was so precious, too! May I just suggest to update bus price and wifi password? Thank you Paul and thanks to Vladimir, who kindly helped and adviced us and even called us a taxi for the airport. Hope to come again some time in the future!
