BEDROOMS AND BATHROOMS
Each of the four spacious bedrooms are sure to relax and comfort. Lower level offers suite-like privacy with its large master bedroom there is a queen bed here with en-suite full bathroom and seating area. Upstairs on the main level there are three spacious bedrooms consisting of 2 queen and 1 full size bed. (An additional rollaway bed is ava...ilable upon request). This level has are 1 full bathroom with a shower over tub and one half bathroom down the hall way. There is a private laundry area with a large washer & dryer. Towels and linen are provided. Regardless of whether you are visiting San Francisco for work or pleasure, the layout and overall feel of the space will allow you to feel right at home.
KITCHEN AND DINING ROOM
The kitchen is newly remodeled - fully equipped with a stove, full-sized refrigerator, dishwasher, microwave, blender, coffee maker, cooking supplies, dishes, pots, pans, silverware, and spices. Gather around the table at the eat-in kitchen for an intimate meal with friends, family, or co-workers; or simply enjoy a quite morning sipping coffee reading the newspaper before a long day of city adventures.
Enjoy some simple relaxation in this comfortable and bright living room. This fully equipped flat has all the comforts of home- decorative fireplace, high speed wireless internet access, full entertainment center with a new LCD High Definition Television, premium cable, dvd player and movie collection. It will be ideal to sit back and relax on the big comfy couches after a long day of sightseeing.
This home is set in a fabulous, very central location. Staying in this neighborhood gives visitors a unique feel for how locals live in San Francisco. A couple blocks away is market St & Castro Street with its fabulous restaurants, bars, stores and coffee shops. Within strolling distance is the Haight Ashbury neighborhood, which was the epicenter of the hippie culture and retains a certain charisma to this day, Castro and Mission Districts and Golden Gate Park with famous museums and fun outdoor activities.
Every other attraction in San Francisco is a short cab or bus ride away. There are four bus lines in a 2 block radius that take you nearly everywhere you need to go in San Francisco.
QUIET HOUR POLICY: QUIET HOURS are defined as hours from 10:00 PM to 7:00 AM on weekdays and from 11:00 PM to 9:00 AM on weekends. No loud noises that could disturb the neighbors from quiet enjoyment of their homes are allowed during this time. Access to the decks is also not allowed during the quiet hours.
STANDARD OCCUPANCY is 8 GUESTS additional occupancy UP TO 10 GUESTS is $20/night per person. Event pricing takes place once occupancy level is greater than MAXIMUM OCCUPANCY at any given time. If more than MAXIMUM OCCUPANCY are in attendance at any given time, there will be an additional charge of $50.00 for each additional guest per day.
Minimum stay normally 4 nights March 1st- Oct 31st and 4 nights for winter. Please ask for exceptions. Holidays & peak periods may require higher minimum stay requirement and raised fees.

I'll start with the positives. Location was great. Instructions from owner were clear & easy to understand - was great to have a door code so that we didn't have to keep track of keys.
This place had great "bones". The victorian charm of the home was great. It's a home I would buy. But the owner clearly does not keep it up. We were also "bribed" that if we wrote a positive review, we would be entered into a drawing for a free stay.
- The bed linens were somewhat worn; any unused sheets/towels were thrown in unfolded piles in the closet
- The carpets were stained and gross (I'm no germaphobe but they were disgusting) rug in the kitchen was a major trip hazard that we constantly fell over
- Door handles fell off. The downstairs suite had no working light in the back room, except for a weirdly "rigged" bare light in the center of the room, general lack of maintenance.
- The listing said "kid friendly" but maybe they were talking about older kids because I couldn't have left my one and four-year old alone. The heater (that we had to figure out how to light the pilot on) was exposed and hot to the touch. None of the bookcases were anchored to the wall and could have been tipped (with large, breakable vases on top), and there were no outlet covers. Many doors did not fully close/latch so it was hard to contain the little ones to a room where they could be watched
- Do you love doing laundry on vacation? Well this is the place for you. You pay a cleaning fee, but you still have to take out your own trash, recyclables, and compost, strip your own sheets, and start a load of laundry
- Many electrical outlets, lamps, and floor heating system did not work. They appear to be aware of it (see photo) but left it as ??? even in the in-suite guide
- No parking included, limited to 2hrs on street
I see the previous review about the lack of cereal bowls was fixed, so I can can only hope that they read this & remedy these issues that are a bit more major than eating utensils. Read more
Thank you for your constructive feedback. The carpets are steam cleaned every 60 days and perhaps your stay was towards the end of that period. We have already addressed all the lights and tightened the door knobs.
We do request guests to remove their trash and start a load of laundry. It is about as minimum a checkout policy as you can find when you rent a home instead of a hotel.
We will be addressing all the other areas for improvement that we can tackle.

We stayed here with an extended family of 4 adults and 4 teenagers. It was a great living area for us to spend some time together - plenty of space to spread out and very functional with the kitchen, laundry rooms etc as well as a fantastic shower in the downstairs bedroom en-suite. The place was clean and mostly well-kept. My main gripe is that the owner could benefit from reading these review because - as for others - there are a couple of annoying but easily fixable little things such as the bathroom door handle, the toaster and the external door lock that should be taken care of.
That's not to take anything away from the location (great - 3 blocks from Castro/Market including the spectacular Castro Theater), loads of restaurants etc. A 20 minute (hilly, but where in SF isn't?) walk to Haight/Ashbury, multiple transit options at Castro and Market including the last stop on the street car, which gets you to Fisherman's Wharf in a via Ferry Building for $2, and convenient shopping. Would stay here again, but it would be nice to get those little things fixed.
Take nothing away from the rental agents, Boutikia though. They were great - very responsive to e-mail and phone, and even helped us with luggage storage when we arrived early and left late.

We had a nice stay at Twin Plaze. Overall it was comfortable and spacious for our family (5 adults, 4 children). The location is good - very close to Twin Peaks and walkable to Golden Gate Park if you have time (and energy!). Safeway is nearby as are lots of shops / restaurants in the Castro. Quiet and safe neighborhood. You can definitely hear the neighbors upstairs pretty easily but it didn't keep us up. Having laundry facilities a huge plus.
Some things to note - the owners should probably invest in some new bedlinens. The fitted sheet on one bed had a pretty big hole in it. Beds / pillows themselves are very comfortable though. In the kitchen - the toaster didn't work. Also there were tons of drinking glasses but only 4 cereal bowls. Probably need to check inventory. There are more occasional chairs in the bedrooms then necessary probably - in the downstairs there are two armchairs in the bedroom and yet no chest of drawers for clothes.
Boutikia, the management company, were great. Communication was great (they called me after my first email even though I'm overseas) and they provided all the information we needed. There was a slight confusion with the door code provided but that was sorted out with a quick call to them.

The Twin Plaza Was a Great Place To Stay.But The Owners should Do Some Cleaning On The Carpets and The Back Garden.Plus the Entrance Door should Be Replaced Because It;s To Short.

We stayed at Twin Plaza with three youths, and had a lovely time. Centrally located, with a variety of restaurants and shops close by, and with a lot of San Francisco sights within easy reach. The flat is spacious and well equipped. Clean and nice. We really enjoyed our stay at Twin Plaza

I and 3 friends stayed here for 5 days. The house is simply beautiful. Very well maintained, and furnished with all modern/new appliances and amenities. The beds were extremely comfortable, and the layout very spacious. I really can't recommend this highly enough. And the one time we needed any contact with the owners, they were very courteous and helpful.

I stayed for a long weekend with 6 adults. We had two couples and two singles, so the four bedrooms worked out wonderfully! We all enjoyed cooking breakfast together before we started our day. The kitchen was just the right size for two people to prepare a meal. The dining room was the perfect size for six adults to share a meal.
The beautiful bay windows in the house offered wonderful views of the hillsides above the bay. From the stoop you could see the bay.
The beds were extremely comfortable. If you are staying in one of the two front bedrooms you will notice the street noise at night.
The location was perfect. We were not too close to the tourist traps, but we could easily catch the Muni to get to the bay and fisherman's wharf. The closest bus stop is about three blocks away. We walked down to the Castro district just a few blocks away for dinner most nights. We had a wonderful sushi dinner at Barracuda in Castro one night.
We also spent a day walking over to Haight-Ashbury and Golden Gate Park. The walk had two good hills, but it was easily walked in 20 minutes. We didn't find it necessary to rent a car or take a taxi anywhere.
We went to Molly Stone's for groceries. It is also in the Castro and they offer a shuttle to help you home with your groceries if you spend over $30. We did that twice on our visit.
I look forward to making another trip to San Fran so I can stay here again. It was a wonderful rental home with amazing views and a great location. Perfect for several adults/ couples to share a memorable time in California!

We have a great time in the house. We stayed six days and we can say the bedrooms are spacious, tv area was comfortable, kitchen was well provided even with coffee, sugar, seasoning, etc.
Few blocks from home we could find public transport to everywhere and two blocks is there a little market where we found almost everything we needed.
Even Castro is a district with a lot of night activity, the house is enough far to be affected by such noise. Nevertheless, each time neighbors in third floor arrived (usually in 11Pm-3am range) we (my wife and me) were woken up until they went to sleep; that was not a problem for our children but it was for us.

Carpets etc need replacement. Generally ok with satisfactory levels of cleanliness. Location ok. Needs a bit of refurb work - building generally a bit "tired". Adequate as a holiday rental where you are not spending much time in the unit.
