The first floor has a living room, dining room, and kitchen, with a bathroom/shower, washing machine and dryer. A grand piano inhabits the living room, and enjoys being played. The next level up has 3 bedrooms and a second bathroom off the hall. There are 2 queen beds and 1 full size.
There is wireless internet which works throughout the house as well as a phone to make local calls.
The top floor is a single room with windows on 3 sides; there is a 180 degree view looking west at the golden gate bridge and san francisco bay. This is the place to be, sitting quietly with friends, out on the deck, watching the sunset. This room also... functions as the TV room, with surround sound, and DVD, VCR, etc.
QUIET HOUR POLICY: QUIET HOURS are defined as hours from 10:00 PM to 7:00 AM on weekdays and from 11:00 PM to 9:00 AM on weekends. No loud noises that could disturb the neighbors from quiet enjoyment of their homes are allowed during this time. Access to the decks is also not allowed during the quiet hours.
MAXIMUM OCCUPANCY - MAXIMUM OCCUPANCY is 8 People. Standard Occupancy is 6 people. The cost is $20/night per person if amount of people staying there is between standard and maximum occupancy. Event pricing takes place once occupancy level is greater than MAXIMUM OCCUPANCY at any given time. If more than MAXIMUM OCCUPANCY are in attendance at any given time, there will be an additional charge of $50.00 for each additional guest per day.

First, the people at Boutkia were very nice, knowledgeable, and answered every question we had, so it was a positive experience with them. By far, the best part of the house was the location in SF. It was cenrtal to everywhere you wanted to go (North Beach, Union Square, Warf, Union Street), and the best part was that it was walking distance to the Cable Car, which is simply magical. We lived in San Francisco for 25 years (and now Hawaii), and were back to visit family and friends, and I must say, you never get tired of the Cable Car, so use it every possible chance, even if it is $6.00, but worth every cent. The house is warm and inviting with a magnificent view of the Golden Gate Bridge and the City and it is warm up there as well, so enjoy-we know you will.

My husband and I and three daughters (20,16 and 10yrs) along with my parents 78 and 79 yrs. stayed at this beautiful location over Spring Break 2013. The staff was so nice pre-rental as well as post-rental. They even went out of their way to get a parking issue resolved for us. The linens were nice and eventhough we usually ate out while there, the kitchen was nice and well equiped.
You are literally 1/2 block from the trolly stop to catch the trolly down to the wharf. We loved the pizza place called Za Pizza in the quiant local neighborhood. It's so good we had take-out pizza two times while we were there. Just across street from Pizza place is a small grocery where we picked up sodas to go with our pizza.
You must eat at alioto's down at the wharf. They have the best clam chowder. If you eat there for lunch you can still sit in the main dining room with amazing service and great quality food, but the prices are less at lunch than dinner.
This home location isn't the best for older folks. My parents struggled a bit climbing the hill the home is on,then once at the location their are many stairs up to the home. There is a locked gate with a keypad to enter so that made us feel safe while we were there. The parking in San Francisco is horrible! The first night that we arrived there around 8:00 PM on a Friday everyone was off work and back home so all the parking spots close by were taken. So we dropped off the family at the house and my husband and I found the closest place to park 1 mile away and it cost us $35 for one night (for SUV oversized car). Please know that a one mile walk in San Francicsco is not the same as a one mile walk anywhere else!!We were up and down huge hills and we are both athletic and in shape people and were exhausted. So if you can just use the great public transporation I would highly suggest that. We would stay again at this location only when not traveling with older companions. Beautiful views and neighborhood!

We stayed 6 nights with our three young children on a sightseeing trip to SF. Location was great -- we walked to Fisherman's Wharf, North Beach, China Town, etc. House is one block from Hyde Street cable car line. Lots of restaurants and shops within 3-5 blocks.
Service by Boutikia prior to visit was excellent. They were far more responsive to initial inquiry and questions than other rentals we considered. They managed a change in our reservation very fairly.
The house is very roomy, nicely furnished and comfortable -- the 3 bedrooms are all quite large, the dining table seats 6, there is lots of space to spread out and find a quiet spot. The house in general was very clean, however the kitchen could have used a deep clean (drawers and cabinets cluttered with stuff, glasses needing to be washed again before they could be used, etc.). The house needs a bit of TLC (refridgerator door didn't close reliably, lights on stair landings didn't work, upstairs toilet seat should be replaced), but these were minor complaints. We were very happy with this rental. The house was lovely. We had the experience of living in a quintessential SF neighborhood for a week. And, we were perfectly situated close to lots of sites and amenities.
We traveled to SF for the weekend with my parents and my brother's family for the us Open. The house easily accommodated the 7 adults and did not have any issues with the property. The beds were very comfortable, and the neighborhood was very quiet. If you don't have a car, the Hyde St Cable Car stop is at the end of the block and the Muni bus line is only a couple blocks away on Polk St. We did not opt for the parking option with the unit, but would recommend it for those that rent. Although we were able to find parking within a block of the unit, we were lucky to be catching someone leaving as we pulled up. The unit is located on a classic steep SF street, so if you have limited mobility, it may be a challenge. Certainly got a great workout walking the neighborhood.

The house was lovely, a good atmosphere, spacious and very comfortable beds, a quiet location with a pretty garden and lovely top room with deck to soak up the sunshine and the view. A great area with lots of restaurants very near by in Hyde Street and Polk Street with great shops for food etc. we walked so much, saw so much and felt very connected to life in the city by being in the middle yet also speaceful as this is a residential street.
The hills are breathtaking. The keyelss entry was really useful.
On the down side, the kitchen is tired, and wasn't as clean as one might expect. There was only one tea towel for drying dishes and it was dirty when we arrived. the cooker was inadequate and not up for making a Christmas dinner, and the bathrooms need updating. The rent is hefty, and these things should all be better for this level of cost.The central heating was either very hot or off, we couldn't get it to be moderate. But the open fire is cosy, the are big tvs, a lovely piano, a good internet service and lots of hot water. Washer drier equipment very good.
The best thing was having our own spacious place to be as a family so we could hang out and relax and all eat together. Had a truly great Christmas there with my partner and three children aged 23,21 and 14, and it worked for all of us, and would come back to the area, and the house, like a shot.
The only thing it need to be perfect is a little attention to some housekeeping details, but they did not spoil our lovely stay, and Booutikkia were always very helpful and responded to queries quickly.
