This villa was perfect for our group of 5 couples, the outdoor living area is amazing. The infinity pool is big and looked out to the ocean and had a swim up bar. The hot tub is also large and flows into the pool. It also had several outdoor living areas including the large palapa area with a full size refridgerator, grill, and sink. There were also several other palapa areas with one next to the pool looking out to the ocean. We ate several meals under the large palapa which was perfect! The beach never had any people on it and you could walk each direction for quite a distance. It is not really a swimmable beach unless you are a pro. We did get boogie boards and used them but be very cautious, it is a steep drop off into the ocean and the waves are rather big.
The house itself was clean, simple, and nice. The two casitas were large with amazing bathrooms. The main house has three bedrooms, the only complaints we have are very minor which were the main house bathrooms didn't have hot water very often and the beds are pretty hard to sleep on.
Fernando was our concierge while we stayed which he was helpful to call to get reservations set up and get cabs. The ladies got reservations for massages at Palmilla and the guys golfed at Palmilla also. Our massages were absolutely amazing, best I have ever had but prepare to pay a hefty amount ($290 for a swedish massage for 80 minutes). The One and Only Palmilla resort is incredible.
Our maid was excellent as was the gardner. Our house was kept very clean and was well maintained, as was the pool. The maid also did all of our dishes when we made our own meals in the house.
The villa is about 15 minutes from San Jose, we took cabs into San Jose frequently. For 10 people in a van it cost about $40 one way total. One couple did go all the way to Cabo and it was a $60 cab for two people one way.

We agree, this Villa has THE best outdoor area with the large pool, swim up bar, multi level palapa, fire pit, and grilling area. We are sorry to hear about the hot water situation in the main house, the pilot must have went out. Please note that we have a 24 customer service line and our concierge company in Cabo to assist you with these (or any) problems during your stay. We will definitely provide the feedback regarding the beds to the villa owner.

We found the villa on ESSV cabovillas.com during or wedding planning months earlier. The Villa offered everything we desired for a beach/destination wedding. Property manager and staff were curtious and helpful in the days leading up to our event. ESSV also recomended Amy from Fiesta Los Cabos a wonderful wedding coordinator to help with all logistics and finishing touches.
I would highly recommend these accomidations to anyone with a large party as well as an event. My wife and I spent the rest of the week at this private resort and loved every moment!
