The Condo is in Condado, on the beach, next to the Marriot. If you are
not familiar with Condado Beach area, it is perhaps the most popular, and
well maintained, beach in Puerto Rico. The condo " Stella Maris"
is on the beach, facing the ocean, and 4 floors up (the building has an
elevator). The Condado area is the main tourist area of San Juan and home to many
casinos, fine restaurants, grocery stores, tourist shops, all within
walking distance, and a 10 minute drive to Old San Juan and close
to the highways that will get you to the rest of Puerto Rico.
There is a fitness center, and a Cyber Cafe, about a block away. Taxis
and buses are always available as the "main drag " is a half block away.
The Marriot Hotel is right next door and has a great Casino, several excellent
restaurants, with dining on the beach, and live music every night. Most of
the island excursions ( Parasailing, snorkeling, Horseback riding etc.)
can be arranged through them with the operators picking you up from the
Hotel lobby. Although being so close to such a busy area, the condo is
very quiet, except of course for the constant sound of the waves crashing
on the beach below..

We really enjoyed our stay at Fred's condo. The location was great, right on the beach, where we could hear the waves crashing. It was next to the Marriott, which has a fun casino and great live music. We visited a couple other beaches in San Juan and the one right in front of the condo was our favorite. The kitchen was stocked with mostly everything we needed,except pepper was out, and the beach chairs, beach towels and umbrella were perfect! The bed wasn't the most comfortable we have ever slept on, but it was fine for the time we were there.
Fred was very easy to work with, and all the instructions he sent were very helpful. Using Paypal was easy and comfortable! There were some great guide books left in the condo that were helpful when we were planning excursions.
This is a great place if you are looking for a condo, the building was secure. It is just like the pictures!

When we first saw the condo, we had some trepidation. The outside of the building really needs to be painted and repaired. Apparently this is underway.
However, the grounds and inside the building were always clean and well maintained. The cleaning staff and groundskeeper were very friendly and accommodating. Went out of their way to be helpful.
The condo itself is perfect for 2 people. Great location on the beach. Perfect for sitting on the little balcony enjoying the tremendous view of the ocean and listening to the sound of the ocean.
Everything you need is there-including beach towels, beach chairs and beach umbrellas.
The other bonus to this location is that you are surrounded by great restaurants and you can walk or bus to old San Juan, Ocean Park (nicer swimming without such strong currents) and into Santuce. There is a big new Walmart that would be great for anyone who does plan to cook more than I did. Food is not cheap in San Juan. Wine and beer were also much cheaper at the new Walmart, an easy walk from the Condo south on Contado into the Santuce area.
Fred is a great host; very willing to answer any questions and make suggestions. On his advice, we rented a car from Charlie's Car Rental (a block from the condo-with the best prices on the island)and got to see more of the country. Even stayed one night on the island of Culebra, which was great, despite the wait for the ferry. It has a really laid back vibe compared to San Juan and Flamenco Beach is truly beautiful. We would also truly recommend going to El Yunque National Park. Wish we had taken one more day to go up into the mountains for a different view of Puerto Rico.
My only complaint would be that, the quality of the cooking knives is poor. A small investment in a good chef's knife and egg flipper would make any cooking much much less frustrating. Everything else you need to cook is there & is good quality.

The condo building is in process of getting scraped and painted. The closeness to the ocean defiinitely takes a toll on the paint and we like to keep the building looking good. The repair started in December and is almost complete.
Thanks for the suggestion about the knives. They have already been replaced. -

Previous reviews have said it all! This place is a great value for the dollar. You are right on the beach with stunning views and all the comforts of home. We are a family of four with two teenagers- having enough room to spread out and fully stocked kitchen comforts is a huge plus! Everything you need is here and whatever you want is nearby- close to restaurants, taxi's, and a Walgreens. This is not a luxury resort stay, but neither is the cost. As you sit on your private balcony drinking your coffee every morning, you will definitely wonder why so many people choose to stay at the Marriott next door for 2-3 times the cost- only to share the same beach. The owner, Fred, is very organized and everything goes smoothly from start to finish.

The condo was just wonderful. Beautiful scenery and super convenient location. You can walk everywhere. Close to art galleries, great restaurants, and fabulous people watching. Fred was on the island during our stay and was very helpful when the hairdryer and internet stopped working. He was more than willing to assist in any way he could. We had a wonderful stay an will return in the future!

This Rental was a+++ in our minds. We went with this rental because of the exquisite view, Fred's helpfulness, and the homey feel of this condo. As others mentioned, the location of this condo cannot be beat. You are right on the beach and the waves from Condado Beach lulling you to sleep was a huge bonus. There were linens, beach chairs provided. However, the beach chairs might need to be replaced but they worked fine. The beds, futon were super comfortable and I found my partner sleeping on the futon at odd hours even though we didn't need it. This location is close to other restaurants, bars, hotels all within walking distance (and a Starbucks). The only con was the shower. It had low pressure at times and if you have a partner who takes long showers, you might get colder/lukewarm wate. This was a small flaw in an otherwise great vacation. It's a hot/tropical climate so the shower temperature didn't really deter us too badly.I hope we can stay with Fred again and thank you for the amazing time! If you're looking for an all-inclusive 5 star resort experience with people waving banana leafs at you, this is not the spot for you. If you want a truly simple, authentic Puerto Rican Experience, this is for you.

We had a super trip to Puerto Rico and this condo worked out great. I want to be clear that the owner provided helpful tips (he is remote, not on the Island when we were there), was available by phone, and refunded our deposit quickly. But the renter needs to be aware that this is basically like a 2 star hotel. It is old and tired. Linoleum floors, old bathroom and fixtures, formica counter tops, tired furniture and drapes. However, the a/C worked fine (in the bedroom - the other living space was a little warm though, the shower was hot, comfortable bed, fully equipped kitchen, linens and towels, old chairs for the beach that really need to be replaced. The location is fabulous - right on the beach as the photos indicate. Open up the doors and let the sound of the crashing waves in! Wonderful beach, so warm for swimming in October I couldn't believe it. We did not spend very much time in the condo itself, so it worked out great for us, but it is not luxuriously appointed and you need to be aware of that. It is a great value for its location, significantly less expensive than the Marriott right next door. Condado is a great place to stay as a place to either enjoy the beach, or launch yourself off into Puerto Rico. We felt very safe, high police presence, lots of restaurants to walk to, ate breakfast in the condo to save money and time. Puerto Rico was great and I recommend it if you have never been. Went to El Yunque for a day - awesome (wear your swimming gear to swim in the waterfall). We did an all-day combination sailing/snorkeling, and kayaking in the bio-bay with the company Traveler in Fajardo - this was outstanding - we highly recommend it. Spent most of a day exploring the forts in Old San Juan and the town itself. The diversity of things to do in PR and the off the charts weather (sunny and 88 every day for us - very brief rain on a few days - October) make it a super vacation.
Note: if you plan on booking this place in 2012, ask about the construction that is going on the outside of the building and the work schedule. We were unlucky enough to be there when it started and if you want to sleep past 8 am or plan on staying in the condo in the day it could be an issue.Response from Fred Pappalardo - 12/10/2012

I am always amazed at the way guests view the condo.
99% absolutely love it. Awesome 180 degree unobstructed view of the ocean which is 50 feet in front of the balcony, Private balcony where you can watch sunrise, and relax and enjoy the view, large rooms with comfortable furniture, full kitchen with every appliance you need to cook at home, relaxed atmosphere, the floor is TERRAZZO (not linoleum) so you don't need to worry about tracking sand in on your flip-flops (it sweeps and mops out easily). A 5 star view, in this renters own words, " a great value for the location", but at a 2 star hotel cost. They paid $125.00 per night, all included!!!
The Marriott next door offers a 2 star room with No kitchen, NO view, a simple hotel room, for $270.00 per night, PLUS tax! AND you have to eat every meal "out"! This guest loved the location, loved the beach, loved the view, loved it all except the furniture, and the drapes. ?? Oh, and I guess the toilet bowl and bath tub were outdated also??
The bedroom set is 5 yrs old, living room has a modern Futon sofa bed, and a 2 year old recliner, I try to keep everything up to date, new flat screen tv, Iphone/Ipod ports, towels, and all linens, replaced twice a year. I guess they didn't like the choice of fabrics of the curtains, and upholstery, as the furniture is pretty generic. I guess after almost 15 years of renting, I should know "you can't please everyone".
This condo is a true vacation experience, breathtaking views, everything you need at your fingertips, awesome location, and relatively inexpensive.

My husband enjoyed celebrating our anniversary vacation in Puerto Rico and booked our vacation accommodations at this beautiful condo.Having never been to PR before,Fred was very helpful in providing us with information about the location, accessibility of transportation, suggestions of restaurants, and coordinating how to book excursions.He was almost like our travel advisor!Fred was great in email and phone communication throughout our stay.First impression was, what a view!We immediately opened the doors to the balcony and thought, this is paradise! The view is absolutely breathtaking!I looked around and saw other hotels, with no balconies and thought, people are crazy to stay in a hotel when the view here and balcony is the best. This condo of paradise to me was waking up every morning having coffee on the balcony with the stunning view, listening to the relaxing sound of waves crashing, and seeing the lightening storms that appeared over the water. The decor of the condo brought beauty from the beach outside, inside. The bed was comfortable and the condo had all the amenities you would need, including beach chairs and towels.The condo was very secure which made us feel at ease when we would come and go.People that worked at the condo building were extremely friendly and helpful.There are several police around PR which also made us feel safe when walking around in the evening. Best location! There is a Walgreens 1 block away! We were able to purchase our waterproof camera, sunblock, and snacks there:)There are plenty of restaurants within a few blocks for every kind of cuisine. If you are looking to rent a car, there are a couple car rental companies within a couple blocks.If travelling to Old San Juan, the bus stop is only a block away!We used the concierge at the Marriott, next door to find day excursions.They are happy to help you out! We were so happy to have stayed in this condo vs a hotel and will definitely stay there again! We highly recommend it!

This place is not luxury, but it had the most incredible view, and balcony! It's a great space, and location. I could easily spend long term vacations here. It's in a secure building directly next the Marriott Stellaris Casino Hotel which charges triple the price for use of the same beach. Also, if you wanted to consume at their beach bar, you can. The condado area has lovely restaurants, and believe it or not the Ben and Jerrys at the end of the beach area offers amazing breakfast. Yes, who would have known? Jorge, the maintenance man at the condo will be happy to take you to the airport for a small fee, and is a hard worker. I loved it here. Fred was a pleasure doing business with and made it possible for me to go a second time to the island with only 24 hours notice. All and all great people, condo and of course in the in isla del encanto!!! (The only small negative is that there is no parking, and is costly to put in one of the lots. Better to not rent a car if you can help it...)

This apartment is ideal for those who want to vacation on the Condado in San Juan. It is a spacious one-bedroom right on the beach with a lovely balcony. I have rented several apartments in this building over many years and I can say that 3a has become my favorite. The owner is friendly and accommodating and the location cannot be beat.

I cannot come up with enough adjectives to describe our stay. Right from the start with booking the time that we wanted to receiving the keys and walking through the doors was fantastic! The condo felt like home right from the start and the freedom that you can decide to cook or not was great. The condo is in the heart of the Condado area and walking down ashford is safe and like Fred said,use your head. Love love the view right from the living area and bedroom. No need for aC...there is a constant breeze and the sound of the ocean will lull you to sleep in no time. I loved staying here and at 1/2 the price of a hotel room! what you get is 4 1/2 rooms to wander. I give

Under promise and over deliver must be Fred's motto. The condo is right on the beach in a perfect location. A fun and easy walk both directions past hotels and sun worshipers and it's just a great time to wander and people watch. Great views from the balcony's third floor. High enough to catch the breezes yet low enough to feel part of the activities. Fred provided the contracts, keys, directions, maps and more prior to our arrival. Other reviewers provided info about the area so I will skip that. Rarely need a taxi except to the airport but that is easily obtained. The cabs line up across the street from the condo.The bus to Old San Juan is cheap and an easy ride and drops you off right in the heart of OSJ. Saves about $10-15 each way over taking a taxi. The balcony has chairs and tables and while it is relatively small the doors open all the way so in essence the entire living room can be your covered balcony. Great blackout curtains in both the living room and bedroom allow for afternoon naps too! The furniture is solid and comfortable. There were loads of books left by previous renters, a good television, wireless internet, and music .The condo also has beach towels, beach chairs, a couple of beach umbrellas so no need to rent anything on the beach (although beach lounge chair rental is available). Well appointed kitchen with everything you may need for a self catering holiday. Excellent ice maker and plenty of glasses too! The condo has an elevator and laundry. The laundry is on the first floor and there are two washers and two dryers, in a clean laundry room. I sat outside and watched the waves and read a book while my clothes were spinning. Perfect way to do laundry so pack light and do a load!The area felt very safe and we had no issues coming back home after dark. The street and the condo parking lot are well lit. The only negative and it is more of a preference than a true negative is the bed was a tad soft for me but the futon in the living room was firm.

The apartment was located right on the beach. You can enjoy the ocean all day long. The location is very convenient with buses going to old San Juan. The area is very active, with many hotels, restaurants, pubs, and casinos. There is also a 24-hr Walgreen around the corner. For parking, there is a valet parking from a nearby casino, ~ $9/day. This is probably the cheapest you can get. Overall, this apartment is a pleasant place to stay and a good value for the money.

My wife and I stayed 10 days here at the beach in Condado and had a truly great time.We were swimming in the ocean every day and had some great food and wines right in many of the restaurants right in the immediate neighborhood. An experience in a fabulous climate that will remain unforgettable.

These were my mother's exact words after a night in our condo. We went for Mother's day and had an incredible time. I had originally priced our stay at the major resorts and found them to be pricey for amenities that my mom and I did not need. If you are into seclusion, quiet, and serenity, this is the place for you. The condo is very inviting with a feel like home. The location is absolutely perfect, just being about 30 yards from the ocean and walking distance from everything you need. The best part was opening the balcony doors at night and letting the sound of the ocean put you right to sleep. I will definitely be back!!

The location of this condo could not be better. We loved that we were only steps away from the beach. The condo was clean and well maintained. We were told that all we needed to bring was our clothes, food and iPods and everything else would be provided. It was! The owner was a joy to work with and I would not hesitate to recommend this rental to family and friends. Thank you Fred for a wonderfully relaxing, hassle-free vacation.

The view is ah-mazing from the living room and bedroom! The sky and the ocean are breathtaking. Everything was clean and in good working order. The kitchen is well-equipped with coffee maker, toaster oven and cooking utensils.Being close to the Marriott is an advantage for arranging excursions and using the gym (for a daily fee). Marriott arranged transportation to/from our horseback ride.
Cabs are very easy to get from Marriott, and cabs are clean, well-maintained and reliable. We walked to SuperMax for groceries and took a cab back. A cab ride to Old San Juan (10min) was $15 each way and a cab ride to Isla Verde (10 min) was about $16 each way. Don't miss seeing Old San Juan!
This condo is well-stocked with everything you will need-linens, beach chairs, beach towels, hair dryer, books, DVD player, etc. It is just a block away from a nice Walgreens. Restaurants line ashford St. (one-block) and there are ice-cream stores, Starbucks, and gift shops really close.
I loved the open-air experience during the day when we could leave the sliding glass door and windows open for the breeze. Very nice! The biggest negative was that the evening winds were very loud whipping around the balcony and the bedroom windows. Maybe it is just super windy in March, but it was very loud and distracting as we tried to sleep. The wind was far louder than the crashing waves. The current in this section of the beach is a little strong, too. The waters were much calmer in Isla Verde, so I recommended that area if you plan to spend much time in the ocean. Also, the water in the kitchen and shower didn't get hot enough for my preference. It was warm, but not hot.
I got very prompt responses for any questions, I got the keys and directions in a timely fashion, and all communication with owner was easy, clear, and honest. Overall this was a great experience and this is a great condo! -

Fred and Sam were just great to help out with our little electrical problem. Sam even took us to the airport at end of stay... Easier than calling cab. The location could not have been better!(on the beach)If you want elegant look elsewhere, but very comfortable and awesome view!! Used the parking garage at Marriot next door, and their pool/ hot tub(of course bought drinks). Also, gambled in their casino. Took salsa lessons and enjoyed the golf, rain forest, and my husband loved the Sunday we spent in old San Juan looking at forts, cruise ships and city.Fred was the greatest to give directions and driving tips. Will be back to San Juan..

We stayed for 1 week. The condo was spacious and had all the amenities, including aC in the bedroom, Wifi & flat screen TV. It is directly on the beach and we enjoyed sitting on the balcony watching and listening to the ocean.
The location is excellent, just 1 short block off the "main drag". Many good restaurants within 5-6 blocks. Fred, the owner, was very accommodating. The entire process from reservation to exiting the condo went without a hitch. -

We rented two condos, a studio and the one-bedroom next door, for various family members,. Everything was wonderful--meticulously clean, everything we needed, kitchen facilities (lots of pots and pans, measuring cups, etc), plenty of space, balconies overlooking the ocean, wonderful ocean breezes, great wi-fi, flat screen tv, laundry downstairs. Lots of restaurants and Walgreen's with all the basic necessities within a 5 minute walk. Lots of security within the building, tho the area seemed perfectly safe. Taxi stand right across the street, and bus stop less than 5 minute walk. Old San Juan a quick cab or bus ride away. Lots of beach towels, plus all linens included. Good-sized dining room table so our living room also served as a dining room. Nicely decorated. Landlord was always available by phone. Sleeps four very comfortably--two on queen bed in bedroom, 2 on futon in living room. Lots of storage space in walk-in closet.

I would definitely stay at Fred's condo again. The location and the view were breath taking. Fred was very accommodating to us while planning our trip there. You can walk a few steps from the condo and enjoy the beautiful ocean. View from balcony was unbelievable. Shops and restaurants were in walking distance. No need to rent a car. Took a tour bus to La Mina Falls. Booked our trip to the falls right next door at the Marriott. The trip was a 10!
