My wife and I recently stayed at this beautiful 1 bedroom Colonial apartment, and it really help make our visit too Old San Juan Puerto Rico very enjoyable. This apartment is very clean and confortable. The kitchen appliances are modern, free wi-fi and cable. But what I liked the most is that you are centrally located and Downtown Old San Juan is 5-10 minutes walk. I would definately stay here again. Also the owners Maria and Mike would talkl to us to make sure we were happy. Thank you guys for that.

My sister-in-law and I wanted to go for a get-a-way; this was the perfect place. We enjoyed a home cooked breakfast on the terrace, sat under the awning during the heat and the rain; centrally located to walk around in Old San Juan. The house was clean and well decorated. Very inviting!!
Thanks Maria and Michael for the wonderful accommodations while we enjoyed this beautiful area!Response from Maria Sanchez - 05/04/2013

This apartment was great for our stay in San Juan, being very well located, extremely well appointed and spotlessly clean. Our arrangements were also handled very professionally, and our delayed flight from Guadeloupe did not cause any problems.
WiFi was very useful and enabled us to keep in touch with friends at home, whilst also being able to Google things to do in San Juan.
The only things which would make this place perfect would be a kettle (we British love our tea), and a fixed aC installation in the bedroom, rather than the rather noisy mobile unit.
All in all a very satisfactory arrangement which made for a very enjoyable stay in San Juan. Would definitely use again when we return to San Juan.Response from Maria Sanchez - 04/11/2013

Left on 04/03/2013 for a stay in March 2013
This was a great apt. for our visit to Old San Juan. The terrace was really large and there was always a nice breeze. There was also a mechanized awning that you could put out for shade during the hot part of the day. There is only air conditioning in the bedroom, but with the doors to the terrace open there was always a nice breeze so the apt. was never uncomfortable. The kitchen and bathroom were very nicely done and had everything you'd need. The location was great, far enough away from the action to be quiet at night, but easily walkable to all the great restaurants, bars, and shops. It is on a pretty steep hill so if you have difficulty getting around that is something to consider. The staff at Vida Urbana that managed the property were very friendly and made the whole process really easy. We would definitely go back and recommend it to anyone traveling to Puerto Rico.

This apartment was just perfect. We managed to squeeze three young children and two adults but were very comfortable. Typically I would have chosen to stay at a resort/hotel but never again in San Juan. This location can't be beat. The terrace was tremendous. We loved watching people pass by from above and looking at the ocean. Surprisingly the apartment was very quiet for sleeping. The bedroom has an air conditioner which was a nice surprise. I hope I can stay here again the next time I come to Old San.

Left on 03/15/2013 for a stay in February 2013
We stayed at the apartment in February of 2013. Michael and Maria were wonderful hosts, as well as Wanda, who checked us in. We (2 women traveling alone) were pleasantly surprised that the apartment was so safe. It has a locked gate on the first floor entry, deadbolt locks on the 2nd floor apartment door, and locks on the huge wooden doors to the terrace. We wanted to get the feel of daily life in Old San Juan--this apartment delivered that and more. It is close to everything by walking(and during the day there is a free trolley that runs the circle of the city from a block away). We loved being able to fix breakfast before heading out for the day--a Walgreens and grocery store are only 2 blocks away). It was nice to have the a/c in the bedroom for sleeping, lots of beach towels and info about the city handy. The terrace was spacious to relax outside either in the sun or under the sunshade. Loved the cobblestone streets and bright colors of the city. Nice restaurants nearby. Would highly recommend this apartment to others.

My boyfriend and I looked at a variety of apartments in Old San Juan while we were planning our trip, but the enormous terrace at this one made our decision for us. We could not have been happier! We loved that we had a kitchen to cook a few meals in and the powerful ceiling fans that kept the place comfortable, even in the heat of the day. We spent many hours sitting on the terrace, enjoying the beautiful weather, and sipping some rum drinks. It was so perfect, that my boyfriend chose that spot to propose!
Michael was very friendly and accommodating throughout our stay, and I would recommend the apartment to anyone looking for a beautiful and relaxing stay in Old Town San Juan. We can't wait to come back for another visit!Response from Maria Sanchez - 02/28/2013

BostonApartment comes exactly as advertised!
Left on 02/02/2013 for a stay in January 2013
The one bedroom apartment (A3), owned by Michael and Maria, was our home for a week in late January. It was exactly as described: clean, well appointed, centrally located, and very attractive to the eye. The living area includes an updated kitchen, eat-in corner, and an entertainment wall with TV, iPod dock, tourist info, etc. There is a small futon that opens to a double bed, although we personally wouldn't recommend it for another couple, as there is no privacy nor direct access to the bathroom.
That said, the apartment is absolutely perfect for one couple, or a couple with a child. The queen bed was so very comfortable, the adjoining tiled bath up to date and clean as a whistle. The high, beamed ceilings were beautiful, the many fans in excellent working order, the a/C in the bedroom a plus (although, it generally cools down at night and we didn't need it). Michael and Maria have decorated the apartment with great attention to detail and consummate taste. There are three huge doors which open to a fabulous outdoor terrace with an electric awning that you can open on hot, sunny days. We had breakfast and many a tropical drink out there, to our great content. When a temporary power outage hit the neighborhood, Michael and the rental management company were right on top of things and most helpful.
There was occasional noise on the street at night, as you are in a popular district, but you can always close the doors to mute it. For us, it was just part of the experience of living smack dab in the vibrant old quarter of San Juan. We would recommend the apartment to family and friends, and want to return ourselves.
We loved the Museo de arte and the nearby Placita in Santurce for lunch.Try Verde Mesa restaurant and Fatty's for yummy food. Don't miss the forts, of course and the Paseo de la Princesa at sundown. We spent two half days at palm-fringed Playa Escambron, a blue flag beach within walking distance or a short cab ride.

For our 10th Wedding anniversary, my wife and I stayed 5 days and nights at this great little apartment at 53 Calle San Justo with an enormous veranda. Everything about the apartment was exactly what we were looking for--especially the indoor/outdoor living with three big sets of doors leading out to that great deck. We cooked at "home" and had breakfast on the veranda every morning + dinner on most nights. The grocery store and pharmacy were just a couple blocks away--along with most everything else in Old San Juan. The colonial architecture, balconies and cobblestones streets made for a great and relaxing place to spend our anniversary and the many fireworks displays on New Year's Eve were fun to watch from the Veranda as well. We had no issues or problems at all and the staff at Vida Urbana (who facilitated our stay) were always very prompt in responding to us when we had flight/arrival delays or changes in our schedule. So all in all a fantastic trip at a great place facilitated by great people. About the only even remotely negative thing was that the kitchen only had a stovetop and no oven, but that was minor especially considering the nice layout, abundant indoor/outdoor space and the perfect location. We'd definitely recommend Vida Urbana and this apartment/flat in particular to others. Thanks so much for a wonderful time!

This place was the perfect little get away for my wife and I. Lots of naps were taken and there was a copious amount of excellent food consumed at the near by restaurants, including the Ben and Jerry's scoop shop which served some nice snacks and hot off the iron waffle cones!
The apartment is really ideally placed and Old San Juan is very easy to walk around and enjoy, with everything you need a few blocks away. Check out the old forts or cruise the more touristy area near the cruise ship docks on the south side of the island with plenty of shopping opportunities.
The rental company met us at the door and was easy to work with. We had no reason to reach out for assistance and they were very flexible and worked with us to make this trip what we needed.
In all, a perfect little get away in a relatively quiet corner of OSJ! The terrace was just icing on the cake!

Our stay in San Juan was awesome. Apartments are clean and have everything you can need during your stay like beach towels and dishes for cooking, moreover it has a lot of character and charm. You will love this huge terrace, it was so relaxing to hang out there in the evening.
Location is perfect, you stay in the middle of old San Juan and has an easy access to shops and restaurants.
Though there is no a/C in the living area, you have a/C in the bedroom, but actually we didn't feel any discomfort. The building has thick walls so it's not getting too hot inside.
We stayed with our 2-year old, and it was enough room for our family.Response from Maria Sanchez - 04/21/2012

We had a magical week in this unit... I loved every moment I was there... The terrace is so so wonderful.. You hear music being played by neighbors.. You hear a man selling flowers in the morning.. In the evenings you sip cocktails and look at the beautiful stars and hear the laughter from the street.. At night we slep with all the doors open and had the tropical breezes.. I haven't slep that well in years...Yes I loved my week here. I usually love to go to fine dining restaurants on vacation.. I just wanted to stay in and cook when we were there.. It really looks better in person than the picture.. The pictures can't capture the heart of this special place...

So if you like sitting in the sun, absorbing the ambiance of a picturesque city, being visited by the occasional humming bird, all on an immense terrace above the cobblestone street, try this apartment. We had a delightful stay at 53 Calle San Justo. The apartment is well appointed, with a bedroom and a sleeper sofa that actually is quite sleepable (if that is a word). Buy some local coffee and make it in the morning! Drink it on the terrace! Also, have good food and drink at many many walkable establishments.

The building is a classic Old San Juan structure (a lot like the 3-4 storied housing in Rome's ancient historic district). Every aspect of the apartment and building has been refurbished, including up to date kitchen and bath conveniences, and lovely furnishings. All the improvements serve to enhance the authentic charm of Old San Juan.
We spent a lot of time on the terrace which is huge, lushly planted, and has an electronically operated awning so that there's no need to move in a rain shower.
The apartment is situated on a charming block surrounded by other colorful 3 or 4 story houses - many with terraces and wrought iron balconies. From the terrace you can see the 2 bodies of water that flank Old San Juan. Everything we wanted to see in the city was within walking distance.
Michael and Maria were invaluable the evening we arrived helping us to find parking and directing us to a great, economical restaurant in the immediate vicinity. In the course of our stay they recommended many sites, restaurants, and events not mentioned in guide books that enriched our experience immeasurably.
Very special accommodations in a very special locale. -

"Heart of San Juan"
I Spent a week in Old San Juan in Michael & Maria's one bedroom apartment in Old San Juan with the wonderfully large terrace.
The apartment is situated right in the middle of the old city, just a couple of minutes from great restaurants, good music and friendly people. your literally no more than 5 minutes from everything
The terrace was my favorite place to have my morning coffee and my evening drinks with friends.
The apartment was clean and well decorated with a homey feel, great queen size bed with 4 pillows!.
The kitchen is fully equipped if you like to make a meal, coffee maker, toasters, the works. Stero with Ipod, wifi and cable, what else do you need.
The 3 sets of gigantic double doors that lead to the terrace cools the apartment, no need for air conditioners even tho the bedroom has one.
For sure I'm coming back. -

The apartment is also conveniently located on Calle San Sebastian, very close to some great restaurants and bars. My husband and I stayed here for 4 nights at the end of March. What a beautiful apartment, the deck is every bit as nice as it looks and there is on better place to enjoy a cup of Puerto Rican coffee in the morning.
Michal and Maria bent over backwards to to ensure our stay was stress free and shared some ideas for restaurants and things to do.
The only downside for me was it was very hot and I was looking for a beach to cool off. On the second day we found one with in walking distance so along with the big fluffy beach towels and a cold drink we enjoyed our afternoons out of the heat of the city.
If we come back to San Juan we will for sure stay here again. -

MinneapolisOld San Juan Charm and Stunning Balcony Patio
Left on 04/04/2011 for a stay in March 2011
We began our visit to PR by staying at this lovely 1BR apartment in old San Juan. It worked perfectly fine for two adults with two children (ages 11 and 9) -- the kids slept on the convertable couch in the main area. This unit offers a balcony/patio that is truly incredible. You will spend a sizable amount of your time out on it with the old, wooden doors wide open. We didn't see any need at all for a/C with the nice breezes and the ceiling fans. The unit's location is quite nice. It is walking distance to everything within the old walled city. No need for a rental car. It is away enough from all that is going on for peace and quite. The unit is nicely appointed with the fridge and stove and like (perhaps just a tad short on kitchen accessories but no worries on our part). The bedroom is a trundle bed style arrangement with one single bed above and another single bed that slips underneath during the day for saving space. It was perfectly adequate and nice. There is nice closet space, too, although for the most part, we lived out of our suitcases during this portion of our stay. The owners were extremely accomodating and professional, and met us in the evening for check in. They were accessible via cell phone or texting, as needed (not much), and offered up nice tips and suggestions. We felt extremely comfortable and at home. It was an exceptionally positive way to start off our vacation. The rate is fair, one might say better than fair given the rates for hotel rooms in San Juan, as well as the rack rates for other units. No arguments from us here, although at the upper end of our typical price range. The owners and their property management firm are first rate and highly professional. I have nothing but positive things to say about them and this unit. It comes highly recommended.

Left on 03/30/2011 for a stay in December 2010
Our family, including 3 couples and small children, came to Puerto Rico for the holiday season last year. We actually rented out both this apartment as well as their 3-bedroom unit which is also in the same building. From the moment we arrived we new this would be perfect, old world charm and decor but with wireless internet and satellite TV ! We started each morning sipping tea on the large balcony while listening to the sounds of paradise. Everything is in walking distance no matter what you need, shops, museums, restaurants and a wide array of tourist attractions. One of our favorite things to do was walk a few blocks down to the center of town and sit in the Plaza de armas and just relax. Traveling with a larger group (especially w/ children), a non-hotel stay can be iffy at times, it's just nice to find a place like this that offers all the comforts of home while being located in the middle of a tropical paradise ! Muchas gracias to Michael and Maria, a definite referral to future family and friends traveling to the island !

My family and I had such a wonderful stay in this beautiful apartment... we started our days with coffee on the sunny spacious terrace, and go from there to any number of the close cultural attractions (just down the block from the ancient city wall!). We could wander the city and return to home base for mojitos before nightfall.

This 1 Bedroom Colonial apartment with Large Terrace, managed by Maria Sanchez was a very pleasant surprise. When I vacation in PR with my wife we normally stay at the Marriott in the Condado. But this time we wanted to feel more of the Island culture and decided to look for a hotel or apartment in Old San Juan. When we compare the rates of the two we went with apartment. And I am so happy we did. This apartment was so comfortable, clean and the location was in between restuarants and local bars we extended our stay. I truly recommend this apartment. The perfect location - near the epicenter of nightlife, restaurants and shopping but away from the noise and crowds. From the terrace you could see both the bay and the ocean on either side of you, so it was walking distance to both, as well as the historic fort with Ponce de Leon's house.
The decor was comfortable and casual, but quality, and we really had a feeling of what living in Puerto Rico is all about, with the indoor/outdoor living situations. Having the a/C in the bedroom was a pleasant alternative at night but the fans and open air options were generally adequate to keep us cool.
We stayed downstairs in the larger apartment 3 months earlier, BTW, and that was even better in my opinion except that it's more because it's for a larger group (and has a beautiful open-air patio but not the street-side terrace, which was nice too).
I highly recommend either place!Response from Maria Sanchez - 01/24/2011
