We offer an entire 1900 sq.ft. 2nd floor, downtown Cristo St. comprised of 2 complete apartments, which we rent separately, or together.
(THE $150 PRICE is for a MAXIMUM of 1 COUPLE in the GARDEN APT)
More than 7 persons will need both apartments, which will give you 4 bathrooms & 10 beds, for Max 3 couples & 7 singles. We charge by the number of COUPLES and SINGLES you have, and which apartment you want, so YOU MUST GIVE US THIS INFORMATION for a price quote. Minimum stay using both apartments is 1 week.

Enjoy the romance of Old San Juan with its cobblestone streets, 16th century buildings and legendary cultural events, shopping and nightlife, without trudging up the hill at the end of the day, from your very own lavishly appointed and meticulously maintained apartment in an historic building, on the best and most secure block in Old San Juan, in the middle of the gallery/shopping district; bustling during the day, and quiet at night.
The building is surrounded by historic monuments. We are 1 block north of the Cristo Chapel, Pigeon Park, and La Fortaleza (the Governor’s Mansion) so there are 2 policemen on our corner 24/7.
One block west is the Plaza de Armas, where you'll find cafes, grocer and drug stores as well as a stop for the free trolleys that go around San Juan, and a taxi stand. You are 2 blocks south of the El Convento Hotel and the Puerta de San Juan, the ancient gateway to the city. Here you enter the middle of the "Paseo": a beautiful mile long walkway along the bay that stretches from the ancient cemetery to the cruise ship docks. This is a great morning jog or walk.
Legendary nightlife is 4 blocks away: "SoFo" restaurant district to the east, and San Sebastian St. for clubs & bars to the North (up the hill).
Finding parling on Old San juan can be challenging. On street parking is free, or there are several pay parking lots within a few blocks. (see map towards the end of the photos) Unless you're planning on exploring the Island, you won't need a car. Old San Juan is only 8 sq. blocks, and we are right in the middle. We are 20 min. from the airport, and there are always cabs there.
The nearest great beach (see photos) is a long walk or short bus or cab ride away. Most people prefer to stay in Old San juan and "travel" to the beach rathar than the other way around, because everything else you want to do or see is here, and traffic coming into Old San Juan, particularly at night can be a nightmare.

PLEASE TELL ME THE CONFIGURATION OF YOUR GROUP: COUPLES/SINGLES when you inquire
and how many will need a separate room, so I can quote you an accurate price.
The rate is $150 - $515 per night determined by which apartment, the number of beds your party will be using and length of stay.
We require a 20% deposit refundable with cancelation before:
2 weeks of scheduled arrival for daily reservations
2 months of scheduled arrival for Weekly or Monthly, and all reservations for both apartments.
When you call to make the deposit we will ask for your arrival time.
Check in is 4pm Check out is 11am
If these times are inconvenient for you, you may leave your bags between 10am - 6pm 7 days a week.
If you are ariving before 6 pm just go into the store to pay your balance, and one of the employees will take you upstairs to get you settled in.
If you arriving after 6pm, you'll ring my bell. I live on the 3rd floor. I'll buzz you in, then meet you on the 2nd floor.

If you are not here for the festival that weekend, believe me, you don't want to be ANYWHERE near
Old San Juan, because the city is paralyzed.
Please note that utility services throughout Puerto Rico are somewhat feeble. It is not unusual for the city supply of water, electricity or both to go out with or without notice. We have a 2000 gallon water cistern, which is enough to last the building several days if everyone’s careful. Water outages rarely last that long. There is however, no remedy for city caused power outages. If the power goes out you should turn off anything that was on before the power failure, and disconnect anything you may have charging, because when the power comes back on, it often returns with a surge that can be harmful to appliances or devices on, or connected. So, please be advised that we cannot be responsible for damages or inconvenience caused by power outages, or lack of water if our cistern is exhausted.

We were greeted by our host and the staff. Settled in quickly and started exploring Old San Juan, quickly found out that we were in the middle of the Old Town, vibrant and with so much to see and do. You can walk, ride the tram, and taxi's are available close by. Cannot think of a better location in San Juan than staying at Boveda. Comfortable, Cool and So Convenient. If we are fortunate to go to San Juan again we know where we are staying.

If you want to visit the real San Juan and make new friends too, look no further. The Boveda apartments are walking distance from everything! And they will tell you the best spots, how to get there and what to look for along the way. Linda personally greeted the four of us upon our arrival, at 2am, dead tired, with four travel crazed dogs. The next day, she and her staff made us all feel welcome and told us of points of interest. The fifth member of our group arrived, we expanded into both apartments, and took fill advantage of the well equipped kitchens to prepare some great shared meals. We all enjoyed the comfortable, relaxed atmosphere along with the perfect location amongst shops, restaurants, historical sites, parks, shoreline and beaches. The Boveda store is also a real point of interest filled with a variety of beautiful, quality items. If we are ever fortunate enough to return to San Juan we wouldn't consider staying anywhere else.

I stayed at the Boveda for 5 days from 11 – 15 October with a group of 8 ladies and had a wonderful time. The location alone is unbeatable – you are in the middle of historic Old San Juan where there is tons of shopping, restaurants, historical sites, spas, pharmacies, grocery store, and nightlife. The apartment was spacious, neat, and easily accommodated 8 people with room to spare! My group loved to hang out on the balcony at night to watch passers-by (there is always entertainment on the streets of Old San Juan) and the two eat –in kitchens were a plus because we saved a lot of money being able to cook our own meals. The only issue my group complained of was the mosquitoes that came in through the windows at night. They would have like it if the gallery area was screened in and if there were screens on the windows of the living room doors facing the outside. Other than that if you want an affordable place in a great location this is the place for you! Linda and her staff are amazing, pleasant, and very accomodating and I will definitely stay here again.

We had a total of 8 guys (27-34 years old) stay here in June 2012 and couldn't have imagined better accommodations. We rented both apartments and easily had enough space and privacy.
The entire space gives you a genuine feel (without being outdated); From interesting art on the walls to plants throughout the space. We never ran out of hot water. Every fridge worked. Washer/Dryer. The bedrooms were cold with the aC on. The balcony is great and lets in a lot of sunlight in the mornings as well as gives you a good view of what's happening on the street.
We came in at all hours, day and night and were never bothered, nor felt like we were bothering anyone. In fact with 8 guys, I’m sure we got and remained quite noisy at times, but with the solid walls I doubt if the noise affected anyone.
The only drawback is that the beds aren't extremely comfortable.
I would definitely return and recommend. -

I stayed here with a group of my friends. This condo was in the heart of Old San Juan, right around the corner to the governors mansion. I had both units and it slept 9ppl easy with space for more. The workers in the store downstairs were very nice. The only dislike were the mosquito bites. I would stay here again...Better yet I am planning my next trip with my family to stay here.

I stayed at this location for my birthday vacation. The apartment looked exactly like it did on the internet. It was clean and very spacious. Our host Linda was great. During the process I had some changes in my group and Linda made sure that I was comfortable. She was available for restaurant tips and navigation. She was flexible and very accommodating. The location was prefect; great shops and food nearby. I had a great experience and would recommend it to anyone. I will be visiting again!!

Very unique apt. Everything was exactly as described. Had all the comforts we needed. It is an upstairs apt via only stairs, so make sure climbing upstairs isn't a problem. We didn't mind at all and we're in our 40's and 50's. The washer and dryer were so handy, we traveled with just a carry-on suitcase for a 7 day stay.
Have to say that the bed was one of the most comfortable I've ever slept on while traveling, even compared to some 4 Star resorts. The other couple with us loved their bed too.
The location was perfect. One block up from the Governor's residence. Felt safe all the time walking around, even later in evening. Great restaurants all around. Walking distance to everything you want to see in Old San Juan; Forts, Cathedral, Casa Blanca, shopping, etc.
We had a toilet handle issue while there and Linda sent the handyman right up to fix it.
I would stay there again in a heartbeat. -

I spent my vacation In Old San Juan and stayed in the Garden wing of the apartment at 209 Cristo.
I'm a beach guy, and the apartment is almost a mile from my favorite beach, but I rented a bike, and it was a perfect ride.
It was worth it to stay in Old San Juan because that's where all the nightlife and restaurants are, and from this apartment, at the end of the day, you're already home.
The apartment was clean, quiet, and ultra secure. There's a huge door downstairs, then an Iron gate.
Upstairs there are separate locks on every door if you want to use them.
It was so convenient having a washing machine, and I didn't have to miss my favorite shows because the TV has NY channels! -

A delightful stay, comfortable large rooms and terrific shopping below. Very quaint and clean area of town, felt so safe out on the street for a stroll, my daughters went on their own and had such fun. Hope its available when we want to return.

I come to San Juan often for business and pleasure. I was last there for the month of May I always stay at the Boveda apartment. Over the years I've stayed in both, the Garden and Gallery wings. I always come back because this apt. is well equipped and is the best combination of what I need for my budget, comfort, cleanliness, safety, service, privacy, location and convenience. Also is gorgeous and I feel like I'm home, really. Linda, the owner and all her employees treat me like family. Can't wait to go back to my island home! Thank you guys!

Great apartment, perfect location, no hill to walk up. Super security, which is important for a woman traveling alone, and the troops in the store downstairs were able to hook me up with a great tour guide, and answer all my questions.

We came to San Juan for a friend's wedding at the Cathedral . I used to live in San Juan so I know how traffic is on Sundays (standstill), and I didn't want to have to be stuck in it. This apartment is ½ block from the cathedral, so it was perfect!
I was with my husband and out 2 teenage boys. We stayed in the Gallery, which was perfect for us. My husband and I had the king size bed in the loft, with our own bathroom & TV upstairs, and the boys were on the futons downstairs with their own TV and bathroom.
We're not good with the heat, so the central aC was a godsend for us.
The apartment is huge, and has everything you could need. We saved a bundle making some of our own meals.
We really loved sitting on the balcony and just people watching. We come to San Juan often, and in the future, will just stay here.
