We really liked it here. Very clean and the staff was great. The location was great as we could walk to the stores yet it was quiet on the beach. Had an ocean view unit. People were all very friendly. Very safe area.

Stayed four nights in 5B. Great grounds and pool and location right on the beach. Unit 5 B was a bit tired and we had cockroach issues, despite keeping it very clean. The aC unit next door was just outside the bedroom window, very loud and kept us up. Despite these issues, the staff was extremely helpful and addressed the issues immediately. Every unit is different so I recommend doing research on the specific unit beforehand. I know there were others that were much nicer for the same price. I can't recommend the unit, but Paradise Villas overall was very nice.

I have stayed in the Oceanfront units many times, so it's time I share the experience with others. These condos, #1a and #1B, are perfectly situated looking right out over the Caribbean. The upstairs veranda is the perfect vantage point for relaxing with a cold beverage, and the downstairs porch is great for socializing with friends and other visitors. The units are updated and kept very nice with all needed amenities. Also, the location of these condos is perfect for me - a very short walk into town where I found beach bars, a variety of restaurants and shops with native art and crafts. These condos are also located right next door to an excellent dive shop, reef adventures, where you can expect the same great service I receive.

My husband and I spent 6 nights at Paradise Villas and enjoyed our stay. I've tried to include both pros and cons in my review, but I would definitely recommend and would stay there again.
Pros: The location is terrific--at the north end of San Pedro, the Villas are close enough to walk to everything in the town but just far enough north to be out of most of the chaos (caveat: we were there in low season, so the chaos was much more subdued than it would have been Dec-Apr). We had a small but functional kitchen and a very nice living space, in addition to 2 BR. There is a lot of the beautiful Belizean hard wood throughout. Housekeeping was great, and the staff were all friendly and very helpful, arranging for our transportation, answering our questions, etc. We didn't use the pool but it looked nice/inviting. There was a security guard on the property, at least in the evening. There is a fruit stand right across the road, and a couple grocer's just up the street, which allowed us to grab some things to have around for breakfast and snacks.
Cons: Noise can be an issue. Our room was right inside the main entrance, which meant that one BR faced the street and had quite a bit of traffic noise (there wasn't much traffic, but there was still enough braking/honking to keep me awake). We started out sleeping in that BR as it was the larger of the two, but we spent the rest of the nights in the smaller BR, which was on the other side of the unit and much quieter. Also, we had people downstairs who really cranked up the volume on the TV and talked very loudly, and that noise carried into our unit; seems that the condos could use some additional sound-proofing. Finally, Wet Willy's bar, which is at the end of the next pier over, had some pretty loud music one night. It didn't go too late, but we were happy we had ear plugs as we were getting up early the next morning for a dive trip.
Suggestion: ask for a room that is located inside the complex, preferably on the south side. I suspect that if the rooms that are a bit more internal and on the south side would have the least amount of noise from both traffic and Wet Willy's. We rented a golf cart one day to explore south and north of the town; but if you don't mind walking and plan to stay in the heart of San Pedro, you don't need one.
Restaurant suggestions: Many restaurants were closed for low season, but I highly recommend Estel's for breakfast, DandE for frozen custard, and Red Ginger for a (more expensive) dinner. -

I love San Pedro (Ambergris Caye) and have been 5 times. I've stayed at Tradewinds Paradise Villas 3 out 5...The first visit and the last two visits. I go about every 2 years. I believe it's priced well and the whole atmosphere and location is a paradise. The staff is very helpful and insightful as well. Manuel has been the manager the past two visits (2010 and 2012) and he is very accommodating and professional. Now if you prefer extreme modernism and the prices to boot this may not be the place for you. Now for me it has all I need... A/C, cable TV, internet access, a shower, a stocked kitchen, bar area, king bed, pull out sofa, a scenic view form the oceanfront room, as well as pool, and beach front access. It also is in walking distance to 2 stores, the church, Fido's, as well as many other places.

Stayed here four days with wife and a teenage girl. Prompt pickup at the airport, nice helpful staff. Pool was clean and we had it all to ourselves. Condo was clean and well maintained, could use some more water pressure, but that is just the Key. Our unit was fairly close to the road so we had to close windows to sleep at night. Beach out the back gate and a two minute walk to town, the docks and the supermarket. Overall a good experience.

Recently stayed 4 nights at this beachfront condo. I really like how close it was to town and all the activities. Everything was in walking distance. No need to rent a golf cart. The management arranged for pick up and drop off to the airport. The condo was very clean and maid service was daily. The kitchen was well equipped, cable TV, and air conditioning in the living room and bedroom for really hot days. We just left the windows open for the nice sea breeze. The private patio made it nice to just sit and watch the waterfront. The pool was nice, a little small. Good for kids. I enjoyed swimming right off the dock in front of the property. Everyone staying at the condo was friendly. A mix of owners and many returning guest. The grocery store and fruit stand was just steps away from the property. Would definitely return.

Belize is hot and very humid--even in april. This condo is too far to walk comfortably into town where most things are that you would want to do. Bicycling is also too hot. That means you have to rent a golf cart to get around, which is another expense.
Now if this group of condos was on a beautiful stretch of beach, it would be well worth it. But it is across the street from the shore, and there's no beach, no sand. Only a rocky shore with concrete sea walls and a few piers.Response from Belize Beachfront - 02/26/2012

Paradise Villas was great! Super location, great pool, great views of ocean, great tropical landscaping. Security 24/7, daily housekeeping. Manager was on site a lot. Every condo in the unit I think is different. Ours was slightly updated which was nice. Would definitely stay here again.

Paradise Villas was perfect for us. The location is great being so close to everything in town. The grounds are beautiful. We loved having our own condo but with some of the amenities of a hotel such as a daily cleaning service. The location is also close to the supermarkets so quite easy to pick things up for your own cooking if you want. We would highly recommend. We would note though that while all the condos are probably different since they are personally owned, ours was not particularly modern. It was quite comfortable though and we would return!

We arrived at the Paradise Villas to find beautiful grounds and a very nice one bedroom condo. Traveling with our 12 year old daughter who loved the Murphy Bed! We loved it to, at it freed up the sofa for us to sit on! The condo was nicely appointed and very clean. Daily maid service was great and the management people were in the complex daily and ready to answer any questions we had. Being right on the beach, we swam off the end of the pier and enjoyed the pool! Restaurants and tour operators where just a short walk down the beach. There's a grocery just outside the back gate - everything was very convenient!

A perfect location with courteous staff and quiet, comfortable accommodations. My wife and two sons greatly enjoyed our time at Paradise Villas! My boys really loved the pool and our snorkling trips to the reef. My wife and I loved the convenience of easy walking distace to restaurants, stores and having a great dive outfit, Ecological Divers, just outside the front gate. The convenience of the free wireless internet kept us in contact with the folks back home (when we wanted too!) and able to research some tour options. Our family remembers our time there fondly and would highly recommend Paradise Villas to anyone visiting San Pedro!

This was our second time renting at Paradise Villas. We enjoyed our first experience so much that we returned to the same location a year later. The location is ideally located in San Pedro. It is on the edge of town- central enough that a 5 minute walk puts you in the very center of town with all of the shops and restaurants, yet it is just a block or two away so that you can have peace and quiet. We had a beautiful view of the water from our Villa. Every morning I would get up to see the sunrise directly in front of us. The Villa is very clean- a difficult feat in the humid tropics. It was well decorated at our first visit but it was newly decorated and painted for our second visit and it was even better. Obviously the owners take great care of the property and have even added some of their own trees, bushes and flowers to the already beautiful landscaping of the grounds. We've enjoyed our 2 trips and have gone Scuba diving (Ecologic Divers- about 500 yards from the Villa), sight-seeing to the Mayan ruins, zip-lining, cave tubing, fishing, boating and bike riding on the beach (private tour guides- the owners of the Villa are very helpful in recommending the best guides. We've loved both of the guides). my kids love this place.
If you do go, make sure you eat breakfast at least once at Estelle's- sit on the beach in your bathing suit and have a great meal.
We will definitely be back to San Pedro and I would HIGHLY recommend a stay at this property. -

What is it like sitting next to a pool that is adjacent to the ocean? Well that's what its like at Paradise Villa. Quaint 20 year old, clean and well maintained condos that will satisfy your Belizian vacation without breaking the bank. You will have lots of money to go diving, eat out and if you like just sitting around the pool. The staff is wonderful and helped to arrange for sight seeing and shopping.
Each condo is fully furnished with a complete kitchen and air conditioning. I like that the villas are located within walking distance to all the local shops and restaurants. Some of the newer places may look nice but really cuts into your vacation dollars and many a far from town. -

Great experience. The villas look out to the ocean and barrier reef, just beyond the swimming pool and gate. Walk 30 yards or so, and your feet are in the Atlantic. Scuba and boating are on the pier just down the block and the best restaurants are oceanside a few blocks. The villas are comfortable and clean. The housestaff are very nice and efficient.

Paradise Villas are ideally located just north of
San Pedro. It is away from the busy streets but
easy walking distance to the main drag, grocery
stores, dive shops and restaurants.
Our condo was a beachfront condo giving us
excellent views. The condo itself was very clean,
had all the basic necessities and could comfortably
house a couple.
We would have liked if there were mosquito nets in
the bedroom and some basic items for the kitchen
such as salt, pepper & sugar.
Overall, this was a great condo and we really
enjoyed our stay there. -

Paradise Villas is a fantastic place to enjoy San Pedro, and I would strongly recommend this beautiful condo. I have been there three times, and have had an extremely pleasurable experience every time. The Paradise Villas resort members really takes care of every thing for you and make sure your stay in San Pedro is a grand experience. The resort members are all extremely courteous and helpful. The rooms are kept exceptionally clean. It is nice to have the option to keep cool with the air conditioning or open the windows to hear the beautiful ocean wave’s right outside. The pool is kept very clean, and there are always lounge chairs available.

This is an awesome unit. Very comfortable and clean. Very close to restaurants, shopping, and the airport. I walked everywhere and did not even rent a cart the whole time I was there. It is close to the dive/snorkel/expedition shops. It is less than one block to the grocery store. Great view. Excellent air conditioning.

My wife and I loved our stay in Belize, and were
especially lucky to have stayed at this property.
The unit itself was clean, nicely decorated, and
highly functional with all the necessary
appliances. The kitchen and living room/dining area
were spacious, allowing us to comfortably invite
friends over for the evening. The bedroom was also
spacious, comfortable, and quiet. Lush vegetation
and palm trees create a nice open feel.
Since we were only in San Pedro for a week, we
preferred to spend most of our time exploring the
area. A few steps past the courtyard and pool
brings you onto the beach. To the right is a local
café with great breakfasts. To the left is the dive
center. Everything is within easy walking distance:
water sports, restaurants, groceries, shopping and
pharmacy. The local restaurants were excellent,
with great food, good service and reasonable
prices.
We took advantage of the dive center adjacent to
the property with a morning dive on most days and
an occasional dive in the afternoon. It was so
convenient! You can roll out of bed, walk to the
dive boat, and be in the water within an hour! The
reef offers a great variety of wildlife and we saw
plenty, including a huge eagle ray. The dive
instructors were friendly and helpful, especially
for those new to the sport.
We rented bikes at the local bike shop, and spent
afternoons exploring a little more off the beaten
path. We were happy to discover how centrally
located we were to everything
After a pretty active day, we returned “home’ and
just hung out around the pool. There is a nice
sense of community created by the units surrounding
the pool with a mix of owners and vacationers.
Everyone made us feel welcome without being
intrusive.
All in all, it was a fantastic vacation -- one of
the best in my life. In addition to being clean,
comfortable, and functional, the property is
perfectly located to make your “home away from
home” the center of a perfect vacation.

Our vacation at Paradise Villas Beachfront Condos was wonderful. The condos were warm, immaculate, and inviting providing just the right amount of indoor and outdoor accommodations. Perfect for just a week or for year round living. The pool and grounds were well maintained and groomed daily. The ocean view and reef were spectacular.
The town of San Pedro was at our doorstep. Its small streets, lined with colorful shops and restaurants called to us each and every day.
This is a vacation getaway that we will want to visit often.

What a joy to watch the sunrise from the balcony on the beach front condo at Paradise Villas. I am 86 years old and this is my second trip to Belize. I stayed both in the upstairs beachfront unit and the downstairs courtyard units of the same owners,via www.Belize-Beachfront.com . The condos are modern and clean, equipped with everything I needed, shopping 2 min walk behind the condo complex, restaurants and shops in town a 5 min walk.

The condos were wonderful- they were comfortable, clean, and certainly well maintained. The property was gorgeous and quiet. It was very relaxing and I felt very safe and secure.
The condo is ideally located at the north end of town, so restaurants, shopping, and activities are just a short walk on the beach away. Its a nice laid-back town, that still has plenty to do. Water sports are popular(diving, snorkeling, sailing, fishing), as well as trips to the mainland for things like visiting Mayan ruins.
Another great aspect is the beautiful view and refreshing sea breeze. -

A little bit hard to describe how wonderful San Pedro is. Breakfast on the beach twenty five steps away (I counted them) or if you like to have someone else make your coffee. There are many on the beache places to eat within a sleepy persons walking distance(close). I was not sure how good Paradise Villas would be for as inexpensive as it was but Paradise Villas exceeded my expectations. Very clean & neat. Well decorated and very well cared for by the owners. Great to snorkel off a private dockand then lounge by a clean & well maintained fresh water pool. I like to scuba dive so Iwas thrilled to have a great dive shop about 50 yards from Paradise Villas. For anyone not sure about safety. I walked the beaches and town streets at 2am and was greeted by many friendly people with shops still open. Like I said hard to describe how great it is. I have stayed at Paradise Villas three times and plan on going back again as soon as I can. I think you can't go wrong

The employees at Paradise Villas were very helpful, friendly and considerate. The property was very well maintained and clean.
The condo was very comfortable and clean. The view of the ocean was tremendous, the common grounds were nice, there was ample shade which made the outdoors very very enjoyable. It was great to have a full kitchen and the charcoal grill as we do not like to dine out every night.
The best part of our stay was enjoying the ocean views while on the property, walking the beach or a pier. I easily fell asleep at the pool because it was calm and quiet and there was ample shade.
Overall it was a great trip with great accommodations and I look forward to visiting again soon. -

We stayed in condo # 1 in october of 2009. The upper condo has a great balcony and view of the beach. We loved watching the Belizean sunrise from the balcony. We loved being a few steps from the pier. The staff on the grounds are very helpful and friendly. Everything is walking distance! Grocery stores right around the corner and so are restaurants, and most important diving is right on the beach! It is very comfortable and we have already recommended it to some friends. Go Belize!
