Casa Tulipan is located on Ambergris Caye just 2.5 miles south of San Pedro Town. This one bedroom, fully furnished, air conditioned home is set on its own fenced lot and surrounded by private homes with a lush vacant lot behind and quiet neighbors on either side. Casa Tulipan sits just two rows off of the beach with public beach access about 250 meters down the road. From the house you can enjoy a leisurely walk along the beach, walk to a casual restaurant and resort just down the road, or explore the island by golf cart.

Casa Tulipan was exactly what we needed for our recent scuba trip to ambergris Caye. The property managers of Casa Tulipan were phenomenal. They provided a cell phone to use during our stay and were quick to respond to emails. They arranged for a taxi to meet us at the airport and would have booked our transfer flights to/from the island (no extra charge) if I had not already taken care of it.
The taxi ride from the airport cost $20 USD. You will definitely need to rent a golf cart (also arranged by the property managers) because the house is not within walking distance of much. The company dropped the cart at the house on our first day and we used the cart to get back to the airport on our last day saving us the cost of a taxi ride back.
The location is quiet and mostly residential. The property is fenced in creating a safe place to park the cart. However, we were warned not be foolish and let the cart unlocked or let things lying around outside as a temptation. There is a police station just down the street as well as a neighborhood watch.
Storage is a bit of an issue. I was pleasantly surprised by the shelving in the bathroom which was more than adequate to store all our toiletries. There was no good place to store our luggage (we had 4 fairly large suitcases given 2 were filled with our scuba gear) and had the dive shop not kept our gear for us that would have been a major issue. The closet is not deep enough and the hangers need to be angled so you can shut the door. When shutting the door it rubs against the shoulders of your shirts which stretches and pulls on them. Once I realized what was happening I was extra careful because it would have been easy to damage something. There are no dressers so my husband kept a lot of his stuff in his carry-on.
The house is well equipped with a full size refrigerator, stove/oven, and microwave. Although we didn’t make anything extravagant, all the plates, pots/pans, utensils, etc. we needed were there. There are beach towels (which are huge) and chairs provided. We didn’t take the chairs to the beach (there really isn’t much of a beach to speak of) but they were handy for sitting out on the porch. We only used the clothes dryer but there was a washer available as well. If you plan to use it, be sure to bring soap. There was a little left behind by someone else but it isn’t provided. We got great TV reception and it was just like watching TV from home. Be patient with the a/C. It was boiling in the house when we got there and the a/C didn’t seem to be working. My husband cleaned out the filter and things cooled off overnight and stayed cool the rest of our visit. There are several ceiling fans which help circulate the air. The sofa and love seat are very comfortable….probably more so than the ones we have at home. There is wireless internet but the speed is pretty slow even if you plug in your computer.
Just a few special notes… There are several grocery stores nearby and the golf cart company give you a 5% discount coupon for one of them. Definitely look at the expiration dates before buying. We didn’t and ended up with quite a few things that we just threw away because they tasted so bad.
We came to dive so our research regarding ambergris Caye stopped there. We were pretty surprised there are no really nice beaches and the water is filled with sea grass. It would be nice if Casa Tulipan made arrangements with the nearby condos for guests to be allowed to use their pools (I even would have been willing to pay). I ended up going out on one of the piers to sunbathe. Our dive master told us all piers are public regardless of who built and/or maintains them. Some have lounge chairs on them and most have a small patch where the sea grass is cleared away. You can’t wander too far from the pier though since you are in the middle of the boat traffic.
Finally, it was nice not to have to do a full cleaning at the end of our stay like you have to do with some home rentals. We tidied up but we didn’t vacuum, scrub the shower, change the sheets, etc. -

My wife and I just spent eight days at Casa Tulipan. We found the place pretty near perfect. The only thing that would have made it better was being on the water, but the beach access at Mosquito Park, the Linn's Club Park, was just around the corner. There is a small grocery store for needed items a hundred feet south and a very nice restaurant not far beyond that. Next time we would probably take a cab to the house and then rent bikes for the duration rather than rent a golf cart. We just didn't need to haul that much stuff. A bike would have worked wonderfully and provided exercise. The ride is all flat. The agents, Eric and ana Lausen, were most helpful. A great choice if you don't want plain, old resort living.
