The estate is one hour south of the Pisa airport and is located on the spectacular Etruscan Coast between the towns of San Vincenzo and Piombino. It overlooks the Gulf of Baratti and other beaches that have been awarded the Bandiera Blu (Blue Flag) designation for their pristine condition. It is an ideal location for day trips to Florence, Siena, Pisa, Montalcino and Volterra. The area is renown for its beauty and is ideal for hiking and cycling as well as all water sports. There are outstanding restaurants ranging from authentic rustic Tuscan cooking to world class elegant and romantic. There are several spas nearby and three Medieval villages that are just minutes away. An active archeological dig is adjacent to the estate and local museum house Etruscan artifacts, a pre-Roman civilization that populated the area. If you are lucky enough to book your vacation here, you will find a perfect combination of old world surroundings with a wonderfully updated, renovated, full service guest house. Every day you can spend hours just seeing and being a part of a spectacular, panoramic view of the Mediterranean Sea from your own rooftop patio. The entrance to the Villa's picturesque grounds begins with the traditional long driveway bordered by rows Italian Cedars. On either side of the road, you will see the wonderful agricultural acreage, the olive tree orchards, the vast vineyards, as well as, an entrance to an onsite archaeological dig site. As you proceed along the road, you will find a massive, beautifully built stone wall with cut out alcoves and trailing floral vines full of blossoms and aromas. As you get closer to the Villa, you will see the ancient family chapel with original exteriors, ornately carved wooden doors and stain glass windows. The stone wall opens up to display several expansive rows of stairs which originally welcomed the family and their royal guests to the Villa's grounds and gardens. The Villa's property also has an established side garden area with fruit and ornamental trees, along with seasonal vegetable and flower gardens. The Villa can be seen for miles and miles from its hillside location. Its location makes it ideal in its proximity to many local towns, historical sites, beaches and convenient car-bus and train transportation sites when you would like to venture forth to many of the well known Italian cities. It is a perfect place to make memories for a lifetime!

My children, 9 and 12, and I were fully enchanted upon arrival to greet this beautiful century-old villa that stands alone on a hillside overlooking the Gulf of Baratti, which hugs the Tuscan landscape. Our apartment was quaintly appointed with two bedrooms, a large kitchen, full bathroom and a washer/dryer. We spent only our sleeping hours indoors, as the surroundings were pure, splendid paradise. The views from the grounds were breathtaking, the walking paths were shaded with olive and oak trees and beckoned us to rocky shores of dazzling sea glass, an ancient Roman villa excavation site, a sandy beach in nearby Baratti and rocky cliffs with plentiful handholds to stretch across and help provide amazing views as you dangle over the water. Drives to nearby towns afforded terrific cuisine, historical sites, countless vineyards and easy day-trips, but Villa San Vincenzo serves as an amazing destination on it's own. The sunsets are breathtaking, especially while sippping on an icy glass of limoncello! The gracious hosts, the Pignatos, can arrange special excursions for you, designing them to your tastes and interests.

Wow! This is Tuscany at its very best! Could not have asked for a more beautiful spot overlooking the Mediterrian from every angle. We stayed in the guest house and found good friends in Sam and Corlotta. They were so nice and made us feel right at home with great suggestions on places to visit and gave us tours to great wineries with them! The guest house was totally charming and afforded us privacy in a peaceful and quaint setting. Would give them a 10 out of 10 on location and hospitality. Also, shared beautiful meals and tours. Having experienced several of the famous Italian cities, and a lot of the Tuscan regions, this location was truly exceptional. Lots to do and visit nearby including great hikes and lovely grounds to explore; exceptional views and sunsets; inspiring private and comfy outdoor space; lovely fresh interior with all the essentials and a great kitchen to enjoy the regional produce, not to mention the outdoor wood cooking pit; and last but far from least, fabulous owners who will make you feel like you've just arrived at old friends who's home is your home. We truly hope to get back there again sooner than later. Only tiny issue for us was the fold out bed which while comfy and easy to open and close, was better closed during the day, if only for ease of movement.

Driving up to the property on a lane with tall cipress trees we found ourselves thinking it couldnt be more Italian. The property has a feeling of grandeur and the appartment itself is a perfect spot for a relaxed holiday. When we arrived we asked Carlotta and Sam for recommendations to buy some wine and within 10 mins we found ourselves tasting wine at one of the wineries nearby (Carlotta phoned a friend). With our bottles of Vermentino and Viognier we had our first sunset at the roof of the appartment. It has 180 degrees view on the sea so we felt top of the world. The appartment itself is spotless and has all the amenities you need; we appreciated the fully fitted kitchen, washmachine/dryer, nice shower, a sleek apple screen for internet access, wireless access, and an amazing seaview from the bedroom window. Sleeping with no other sound than rolling waves is the best recipe to relax ;-). The house is not big but it is perfect for 2 persons. We spend most of our time outdoors anyway in the garden. The BBQ proved to be a great asset for our evening meals as well. The hosts are absolutely wonderful and manage to find a great balance between letting you be and checking what you'd like. We never drove 30 mins just for an icecream (it was so worth it!) but all the recommendations for food etc. were good. We also did a great winetour with Carlotta and got to understand more of the region. We were even invited for drinks one night with the villa guests and part of the Italian family. Wonderful experience. There are plenty things to do in the surrounding. We regularly went for a dive (rocky beach but with a feeling of a private beach), for a hike, and for a run in the morning. In the area we did some winetasting and we visited many of the beautiful medieval towns. We would certainly recommend this place to others... already looking forward to a next visit.

We spent a week at this amazing place, and did not want to leave. The Villa Guest House has been completely renovated with all the modern amenities one can expect; a gourmet kitchen, with a large and comfortable rustic dining table on which we spent many hours drinking the local wine and discussing the adventures experience that day and planning the next day. And while we are talking about the wine, Carlotta (owner) is an expert in the local wine region, and introduced us to the local wineries where we were able to buy amazing wines for very reasonable and/or inexpensive prices. The villa also has a fully updated large bathroom and a nice seating/bedroom area. The owners Sam and Carlotta, also made recommendations for true local restaurants where we were able to enjoy fabulous Italian food and tours of the local villas, and I have to say, each was better than the other. Now for we think is the best part of the villa...you think you've seen it all and then they'll take you to the villa's roof top terrace where you will be overtaken by the beauty of the Mediterranean Sea extending in front of you in every direction. One of the most magnificent views I've ever seen. Coffee and the paper were a most at the roof top as well as several lunches and 'happy hours'. Just absolutely magnificent!!! The location is just perfect; you are in the Tuscan country with easy and close access to some of the major cities in the area such as Pizza and Florence to which you can take easy daily tours. Or you can just stay in the local area visit the country site, local wineries and let the world go by while you enjoy this wonderful place, its people and the amazing Mediterranean Sea. Hope to be back again next year, and will definitely stay here again. Sam and Carlotta were absolutely a delight to deal with and most helpful in accommodating all of our questions and requests.

We had a wonderful week stay at the villa and visited many wineries in Tuscany while we were there. It was a great week. If you are into a little adventure don't miss the challenging hike/climb down by the ocean.
