What Past Guests Are Saying
Privacy and Luxury in One Beautiful Villa
The service was great. From the manager to the maid, everyone was extremely helpful and friendly making our stay comfortable from the start.
The almond Tree Villa is quiet, relaxing and so beautiful. Located on the quieter south east end of the island, the villa was a perfect place to find privacy we wanted on our honeymoon. The villa is spacious, the pool is wonderful, and the crow's nest provides a great place to watch the sunrise or sunset.
We loved our stay in anguilla and the almond Tree Villa was a big reason why. Great place to find luxury and privacy all in one relaxing place.
Response from Joe and Sue P. - 11/23/2013
My Wife and i spent our Honeymoon in the Caribbean, both of us experiencing for the first time, why the Caribbean is so often called Paradise. We just celebrated our 25th wedding anniversary. We wish you both a long and happy life together and hope you will share the memories of this special place for many years. So glad you had a great time and we hope to have you back again soon! Cheers to you both!

Almond Tree Villa was truly a paradise.
Almond Tree Villia provided everything one would need to make a magical vacation. There were even business cards of the best restaurants on the island to eat at. Joe and Sue provided us with all the information we needed to know about anuguilla. They even provided us with a person to help plan renewing our wedding vows. We will definitely we return to almond Tree Villa
Chris and andrea
We returned from out 3rd stay at almond Tree. And, if you stay 3 times at the same place, what does that tell you? My husband and I love this place! Beautiful, well-equipped home. Peaceful and quiet. Perfect for a couple. Steve, the manager, met us at the airport, as usual and gave us a refresher course on the basics. He is always smiling and positive, making himself available throughout our stay. Jeanette, the housekeeper, keeps almond Tree in impeccable condition. This is probably the cleanest place we've ever stayed.
Truly, this is a house where you can completely unwind and recharge. Your biggest decision will be where to eat dinner! I can relax the minute I walk in the door, but the husband takes a few days. In any event, we left everything behind by day 3, just hanging out at the beautiful, well-maintained pool and the upper level, reading and listening to music. This is our idea of a vacation.
Experienced tears and anxiety attacks upon leaving and getting back to reality. We are already planning next year's stay at almond Tree and anguilla. It keeps us going for the next 11 months of our city lifestyle. Something to look forward to. To paraphrase Gertrude Stein, "America is my country, but anguilla is my home."
J & T
This was our third visit to almond Tree Villa.
From the time we arrived at the airport to the time we left we were well taken care of.
Steve took us to our rental car and then made sure we were set up at the Villa before he left us. He called during the week several times to make sure everything was good. Jeanette kept the Villa clean and neat. Both are a asset to the Villa. They make sure you have everything you need.
Joe and Sue you are the tops in hosting. The Villa is very comfortable and makes you feel at home. Everything you could possibly need or want is there for you. The views are unbeatable.
The area is so peacful and quiet.
The neighbors are very friendly.
There are so many wonderful places to eat we need to return again and again to try them all.
What I liked best is how friendly the island people are.
We had a slow leak in one of the tires on our rental car. We called Bass Rental. They fixed the tire right away, they were happy to do so.
It's hard to say what we liked best there are so many things and seems that we like it all best.
What we liked the least was having to leave to go home.
We are looking forward to a return visit.
Thank you Joe and Sue for sharing your beautiful Villa with us.
Response from Joe and Sue P. - 05/23/2013
Thank you ! We are ready to reserve the dates for your 4th trip... Just let us know and we'll have the Villa waiting just like you remembered!
Paradise unspoiled by growth!
Joe & Sue, what a fabulous week we have had. Your villa has beautiful views and wonderful tropical breeze. The photos on line don't do it justice. We went to The Straw Hat for dinner and it did not disappoint. We watched the sunset and I was able to get amazing photos that I will treasure a lifetime. By yesterday it no longer seemed unusual to see the goats crossing the roads, even the chickens. This is an island of islands. There is so much about this island that is untouched by tourism that one can't help but appreciate. Even the many abandoned or unfinished structures add character in their own way. If someone doesn't appreciate the beauty here in anquilla, then I would say that they are spoiled by their own lifestyles and have more than what one truly needs. This island brings you back to basics where you just plain appreciate life. The beaches are breathtaking. We seem to be partial to shoal bay east. I am glad I brought not one camera, but two! I had my coffee on the crows nest each morning and then did my yoga all while on this beautiful island of anguilla. A gem in its own right. The people here are friendly and welcoming. As for your house cleaner Jeanette, she is beyond wonderful. Every other day she came to clean the villa and left us clean towels that always seem to impress me by their fresh clean scent and choice of colors. It may sound like a small touch by throw in the fact that she washed our clothes and the service is up there with any 5 star resort. Stephen was wonderful and took us on a tour of your "large" villa. Thanks to both you and Sue for renting your amazing villa to us. Sadly like all vacations , this must come to an end, but when I am back home in my usual stressful mode, I will only need to look at my anguilla photos and it will take me back to where paradise is. Anguilla, you captured our hearts!!
Response from Joe and Sue P. - 05/20/2013
Thank you for sharing your photos and gratifying comments. I will be pleased to also share your comment with our staff whom take great pride in doing a great job every day. They understand that their performance is critical to the reputation of the property but more importantly the reputation of the island and the people. Please let us know when you are ready to return... we'll have the villa ready for you!

We spent 2 weeks at the Villa and did not know what to expect at first. By the time the 2 weeks were over, we were sad to leave. We loved every minute in anguilla and the comfort of the Villa. Most of our days were spent out adventuring, but it was so nice to return home to almond Tree. We relaxed in the pool, cooked several nights, and retreated at night by gazing at the stars from the crows nest. The people of anguilla couldn't be nicer or more friendly and helpful. The beaches were heaven on earth. The food was spectacular no matter where we went! We cant wait to go back and we reminisc every day!!! Thank you for the experience and we will be back!
Response from Joe and Sue P. - 03/01/2013
So glad that Anguilla has had such a positive effect on you both. 2 weeks is the perfect amount of time to really relax and get to know Anguilla. The people of Anguilla are truly warm and so involved in making certain everyone who visits the island wants to return. Even after 17 years of visiting the island we are sad every time we leave, but knowing we will return is our motivation throughout the year. Thanks for being our guests hope you can return soon.

Our own private piece of Paradise
This was our second visit. It was just as beautiful the second time. Joe and Sue have thought of everything to make you feel at home and comfortable.
The views are spectacular. The pool water is soft and warm, just walk right in, no chlorine smell.
The housekeeper keeps the Villa clean and the property manager calls to make sure you have everything you need.
The people on anguilla are very friendly and helpful. Not put on, just the way they are. No hustle, bustle on anguilla like other islands, very relaxing.
If all goes well we will return for a third visit.
Thank you JOE and sue!
Response from Joe and Sue P. - 11/20/2012
So Glad you enjoyed your 2nd visit. Please review our availability calendar www.axabwi.com this will help you with planning your 3rd visit. We'd be extremely please to have you return again!

Best Island Visit(No Cruise Ships)
Hi Joe & Sue,
Thanks for the opportunity to visit The almond Tree Villa and anguilla. We enjoyed the stay and did not want to leave. We relaxed and unwound so much I doubt if we will be able to rewind. Now we know why you love it so much. An early evening dinner outside on the deck, a glass of wine, and a twilight swim is a perfect way to end the day. Several nights were very clear and moon-less. An hour or two lying on the lounge in the crows nest watching the stars was heaven. Both St Maarten and anguilla deserve a much longer stay than we had available.
Property Manager Steve was always available if needed, Jeanette cleaned and polished but we seldom saw her. Clean towels and linens seemed to magically appear.
The people of anguilla are the friendliest. The beach bars and restaurants are excellent in both food and service. Lunch at Geraud's filled our need for sweets and great coffee.
Nancy has some difficulty walking, but it was never a problem anyplace we went.
I found that Cape air has direct flights to anguilla from Puerto Rico. I have used them on previous occasions and always found them small but reliable and safe. Unless a traveler specifically wants to visit French or Dutch St Maarten, this could save the frugal minded some time and expense of travelling through St Maarten, with ferry and departure fees.
No matter how you go, visit Gwens Beach Bar and lose yourself and your worries with some rum punch and great music.
Next we are off to Peru.
Response from Joe and Sue P. - 11/20/2012
Looks like you certainly got around the island. There are so many special places on this tiny island, a great reward for visitors who like to get out and explore. We are very happy you had a great visit. We hope you will return!

The almond Tree Villa is an absolutely beautiful place to stay in anguilla. We were there for our honeymoon and loved the privacy of the property especially the pool at night with the lights. The stereo system was an added bonus allowing us to listen to our favorite music inside and out.Bring your ipod if you want to listen to your own playlist. The Villa itself is decorated beautifully and maintained very well. The owners have arranged for maid service every other day. The view from the crows nest (upper deck) is so pretty and a great place to have a drink and read for awhile. Would love to return! Maybe someday to celebrate an anniversary!
Response from Joe and Sue P. - 10/09/2012
Thank you so much for your comments, we are very pleased you enjoyed all the amenities of the villa. The IPOD dock is our favorite amenity as well. Sue and I enjoy filling the villa, pool deck and Crow's nest with Reggae, Soca and Buffet tunes, as it just adds to the complete island experience.
Hope you return soon! Cheers!
Perfect place for honeymoon!
From my first interaction with Joe, the owner of the villa via email inquiring about the property, I knew I found the perfect place for us to spend our honeymoon. Prior to our arrival he provided so much helpful information on must see places, ranging from scuba diving and snorkeling to best restaurants. He also gave me the name of a fantastic wedding and event planner, Ernie Hodge, as this was a destination wedding/honeymoon trip. He also kept me updated prior to our arrival of weather and places that would be open or closed while we were there as our trip was not only during hurricane season but also during the off season of the island. Which by the way, was only a plus for us as honeymooners! It was as though we had the pick of beaches to ourselves but were still able to eat at great restaurants and dance the night away if we chose. We lacked nothing!!! The villa itself was perfection! Joe and sue thought of everything!! The crows nest provided an amazing view of St Maarten and was our favorite morning spot for coffee and in the evening to just relax and take in all the beauty. The private pool was used often and loved the lighting at night. Another great touch was the ability to plug in our iPod and hear our music indoors or out. The beach chairs, umbrella and ice chest provided were also put to great use. We felt as if we were at home. The management team of the villa were top notch. Steven, whom we renamed as "excellent" was just that! From first meeting him off the ferry ride over from St Maarten, to our final moments at the villa he made sure we had everything we needed. He would check in via cell phone and made us feel like we were at home. Jeanette kept the villa sparkling and our laundry had never smelled so good! They were always available and eager to help but not overwhelming us either (another plus as honeymooners). The villa helped to make our honeymoon unforgettable. Enchanting. We are already planning our next trip!!
Second Visit even better than the first - perfect retreat for a
Almond Tree is a very well appointed, well designed, and impeccably maintained villa that is well located for exploring the island's many beaches, restaurants, and cultural sites. It's a great choice for a couple that wants to "do their own thing" while visiting anguilla.
I don't need to rehash all of the villa's wonderful amenities here...they are well-described on the website...but the best asset may be the support team. The property manager (Steven) helps you get settled in and is always just a phone call away...he'll help you get the most out of your trip and out of the villa. The housekeeper (Jeanette) keeps the place immaculate in visiting every other day. Service is superb without being the least bit intrusive.
Joe and Sue (the owners) have beach chairs, and umbrella, a cooler, a beach bag, beach towels (changed out every other day) and basic snorkel gear there in the villa for you to use...no need to bring that stuff with you. Every beach on the island is within a half hour's drive, and many of the very good ones much closer. Do that early and often. The pool is a lovely place to wind down after a day of heat at the beach, hiking, biking, etc...then head out for dinner (as fancy or laid back as you want to go...it's around)...or if you prefer, prepare a nice dinner on the built-in grill, to be enjoyed with a bottle of wine and your special someone upstairs in the breezy "Crow's Nest." Repeat daily. After a few day's you'll wish you booked a longer trip :).
Variety is the spice of life, and it is very rare that we return to the same place / same accommodation multiple times. The almond Tree Villa is the rare "perfect place" for us that brought us back a second time...and we enjoyed it even more than the first visit. If we are fortunate enough that health and finances allow us to do it again in 2013, we'll be back. We're hooked!
Response from Joe and Sue P. - 07/24/2012
So it appears you were bitten by the Anguilla bug as we were about 16 years ago. The wonderful thing about Anguilla as it never gets old, and its colors and beauty never fade. The only good we can find in leaving the island is knowing we will be returning. Thank you for recognizing the efforts of our staff, we will be certain they are all made aware of your flattering comments. We look forward to hosting you again very soon.

Tranquility and Bliss!
This was our best vacation ever! Joe & Sue have built an oasis in anguilla! The villa has everything we need...and then some...right down to the book collection my wife loved.
We loved eating breakfast in the crow's nest and soaking in that magnificent view! The open air shower is invigorating! The mattress is so comfortable (I think it's a tempurpedic) and the neighborhood is so quiet that we had a peaceful night's sleep every night!
Steven is an excellent manager. He checked in with us daily to see if we needed anything. And, Jeanette is an excellent housekeeper. She keeps the villa clean and tidy!
The location is perfect. It is very close to Shoal Bay and the island is so small that you can go anywhere in a short amount of time.
This was our first trip to anguilla and it won't be the last! We'll definitely stay at almond Tree Villa again and again!
Thank you, Joe & Sue, for sharing your villa with us.
Response from Joe and Sue P. - 07/18/2012
So glad to hear you had a great vacation. The "library" continues to grow as many guests prefer to leave the books and take home rum. That's what we do! We will be certain to pass along your comments to Steve and Jeanette as they take great pride in their work. We look forward to your return! Joe and Sue
Tranquility, peace, and contentment found here!
This is a perfect retreat for a couple. The minute you arrive at almond Tree, you feel your cares wash away. This is our 2nd stay at almond Tree and it won't be our last. We were met at the airport by Steve, the manager, and he whisked us through the rental car proceedings before accompanying us to the villa. We are extremely familiar with anguilla, so we made a trip to the grocery store, unpacked, and started on a week-long rejuvenation process.
The pool and deck area are beautiful and very quiet. Almond Tree is wonderfully maintained by Steve and Jeanette, the housekeeper. Beautifully decorated without being intimidating; you feel right at home. Also, noticed some upgrades to the property from last year. The owners have a lot of pride in almond Tree and it shows. Although privacy reigns here, you are in no way isolated. It's a wonderful location on a beautiful island with the friendliest people in the Caribbean. We'll be back.
Response from Joe and Sue P. - 05/29/2012
Thank you for the flattering review, we are so glad Almond tree Villa continues to meet your expectations. Maintaining a property on an Island is not without it challenges and we appreciate you noticing the effort we put forth to keep the property in excellent condition. We know our staff is dedicated and we are glad you have also recognized their desire to make your visit as relaxing as possible.
We look forward to sharing the villa with you again in the future.

Amazing Villa on a Beautiful Island
My wife and I just returned from spending 9 days at almond Tree Villa. A very well appointed 1 bedroom,1 1/2 bath Villa with all of the amenities you could possiably want on the beautiful Island of anguilla.
The sunny pool area has plenty of seating as well as a wet bar and built in barbecue grill. The Crows Nest offers unrestricted views of St Marteen and the surrounding Caribbean waters by day and the stars by night. If you can not see the stars that make up the Southern Cross from here you have to be blind, they are that clear. This is a perfect place to unwind from beaching it all day with a glass of your favorite beverage while listening to the Bose Surround Sound System play your favorite music.
Villa owners Sue and Joe supplied everything from beach towels, chairs and unbrella to a hair dryer and bath soaps. All you need is your clothes and bathing suit. The open aired shower off the master bath is awesome. The every other day maid service keeps the Villa neat and clean and the Villa internet lets you keep in touch with the outside world if you want.
The Villa is located minutes from some of the most beautiful beached in the Caribbean and the Resturants are second to none with the island being very easy to get around by rental car.
If you desire peace and relaxation look no further then almond Tree Villa, Anguilla.
Thanks Sue and Joe we will definitly be back next year. Steve and Eileen
Response from Joe and Sue P. - 05/01/2012
We are so delighted you enjoyed your visit. Thanks for pointing out the view of the Southern Cross, it is amazing to see for the "first time". (I think we heard that in a song somewhere ;-). Frankly Anguilla is the only place we have ever truly seen the "Milky Way" with the naked eye, it a wonderful spot for stargazing. We will be pleased to host you again in the future. Joe and Sue

This is our 14th year at anguilla and our second at almond Tree. Everything here is perfect. I love waking up and going right into the pool. We tend to cook in every few days and there is everything there that we need. Next year I will try the grill. Sitting in the Crow's Nest and reading a book with the view of St. Martin takes your breath away. Our son is getting married and we are sending them here for their honeymoon. They are very excited after seeing the website. David and I have already booked for next year.
Response from Joe and Sue P. - 04/19/2012
Nancy and David, Your flattering comments and continued patronage are very rewarding to us. We devote much attention to continually improving and maintaining the villa, we are very pleased you recognize the fact we want all our guests to enjoy a spectacular escape. See you next season. Sue and Joe

Almond Tree Villa - we have found our new home in Paradise!
Almond Tree Villa was a spectacular find. Everything was perfect from the time we set foot on the island. Steven the villa manager met us and had our rental car waiting. He took time to point out the grocery store and points of interest on our drive to the villa. He showed us the wonderful amenities the villa offered. We especially enjoyed the Bose home theater system and the large selection of movies. The outdoor stereo system was also very impressive. We must say the things we enjoyed most about the villa were the views from the upper deck, frankly we had never seen such spectacular views like this anywhere on anguilla. We enjoy taking long walks in the morning and evening and the paved roads made walking so wonderful. All the other villas we have stayed at on the island were accessed by dirt roads. These roads coated our car and clothes in dust. I really like that almond Tree is paved to the front door and walking in the Seafeathers area is so peaceful. We have found our new home on anguilla.
Response from Joe and Sue P. - 03/19/2012
You have pointed out a great benefit to our villa which we have taken for granted. The paved roads do make walking in the community safe and fun. We just assume its easy to walk at any location. We did rent for many years before we built Almond Tree Villa and the access roads to other villas were poorly maintained and we often were covered in dust from the drives to and from the main roads. Thank you for recognizing this great feature we'll be sure to mention it to other guests in the future.
Were glad you found a new home as we hope all our guests will relax and feel at home like you have.
We look forward to your return visit!

Almond Tree Villa and anguilla --perfect for us!
Almond Tree Villa was the perfect choice for our sixth trip to anguilla. Steven, the villa manager, made us feel special from the moment he greeted us. The villa has everything you need and so much more. It was spotless inside and out. The furnishings and design of the villa add to its total comfort and appeal. It was quite obvious that Joe and Sue strive to ensure each guest's stay is the absolute best. The view from the villa to St Martin and other islands is captivating. On our next trip to anguilla we look forward to staPying at almond Tree Villa again.
Response from Joe and Sue P. - 03/18/2012
Thank you so much for your flattering reply. It is very rewarding to read your comments as we do want every guest to enjoy the same wonderful experience that we have enjoyed for many years. Steve and all our staff also take pride in their work and we are very pleased it is recognized by our guests. We look forward to sharing the villa with you in the future and you comments are even more rewarding as this has been your 6th visit to Anguilla. Thank you and Cheers!

Almond Tree Villa is like a slice of heaven on earth!
My wife and stayed at almond Tree Villa for a week in February of 2012. Atv is truly spectacular. Sue and Joe are just terrific, as well as the Villa manager Steven, and they make sure your stay is the best it can be. The Villa is beautiful inside and out, and the Crow's Nest on top is even more spectacular than the web site depicts. We love this island, it's people, the food (awesome) but most of all we loved coming home each night to the serenity of almond Tree. Bring your iPod with your favorite music as the sound system is wired to play on the outside, which was a really special touch to the whole experience. We were sad to leave. I hope one day to return to this beautiful island and to stay at almond Tree once again. We have memories that will last the rest of our lives. Thank you Sue and Joe!
Response from Joe and Sue P. - 03/12/2012
Thank you so much for taking the time to share your experience with us. We strive to be certain every guest at Almond tree Villa enjoys this same experience. We continue to enjoy the anticipation and excitement of every visit and we have been visiting Anguilla for over 17 years. We welcome you back anytime.

Pros and Cons
I would recommend almond Tree for a couple with, perhaps, one teen ager. It is not an ideal setting for older folks with some disabilities nor for young children due to the steps up and down both indoors and out.The service was all that was promised. Location is off the beaten path, however the speeders outside the bedroom might be better controlled with a few Speed Humps. The few minor negatives were more than compensated for by the view from the Crow's Nest. Sleeping up there on an aero bed under netting might be possible.
Response from Joe and Sue P. - 02/29/2012
Thank you for the feedback. Please consider that if you had informed us of your disabilities in advance of your visit we would have been happy to advise you if our villa was suitable for your use or make some accommodation for you. We did not charge you for the additional person using the villa as a courtesy as you were a prior owner in the community.
Please understand we have no control over cars using the road nor can we install speed bumps on a Govt owned road to control their speed.
We are Glad you enjoyed the view as most guests and local residents say its the best on the island.

Exceptional villa with bells & whistles
Beautiful, clean & up to date villa. Everything in perfect working order - We used the Bose stereo with Ipod dock daily. Flat screen Tv's & internet service were wonderful. The service was seamless - we were met on arrival with a vehicle ready. Cleaning was every other day which was just enough. Location was fairly central with easy drives to either end of the island and the many beaches.
Response from Joe and Sue P. - 02/29/2012
Thank you for recognizing the details we include in the villa. We use the villa regularly and constantly critique it from the view point of a guest on vacation. We will continue to improve the experience and hope you will visit Anguilla and Almond Tree again soon.
This is as good as the Caribbean gets!
Our stay at almond Tree Villa was simply awesome. Joe and Sue made the booking quite simple, and even accommodated our late request for a revision in our travel dates. Steven was like having a personal concierge on island, and did a fabulous job. The Seafeathers community is upscale and friendly. In fact, a neighbor stopped to let us know that we had inadvertently left our headlamps on, and hooked up his jumper cables to rescue the day...even before we knew we had a problem! Anguilla is a true paradise, and every beach begs for exploration. We hope to return next year!
Response from Joe and Sue P. - 02/29/2012
We take the satisfaction of all our guest very seriously and are very pleased you enjoyed the villa, Anguilla and its friendly people. We look forward to hosting you in the future.
Best Place to Stay in anguilla
My wife and I stayed at almond Tree for our honeymoon and it was more than we could have ever imagined (the pictures don't really do it justice - it is much nicer and bigger than these pictures appear). The owners do such a tremendous job making sure everything is taken care of so you don't have anything to worry about and can just enjoy your vacation.
As others have mentioned, the layout is amazing and wide open. There are a number of wonderful places to relax (the crows nest, breakfast bar, outdoor table or chairs by the pool, comfortable chairs in the living room) and they all have a breathtaking view of the ocean/St Maarten. It was our first time in anguilla and we stayed at almond Tree for 10 days. There is no doubt in our minds that this was the best place to stay on the island. The property manager was very helpful and calling each day to check in and always offering to help or give advice if we had any questions. We didn't need anything from him our entire trip since all was already provided but it was nice to get the call and know that if we needed anything, he would be right over. We really can't say enough good things about anguilla and the wonderful almond Tree Villa other than thank you so much and we will definitely be back!
Response from Joe and Sue P. - 02/29/2012
Thanks so much for taking the time to share your comments. We are always updating photos and will take your recommendations and suggestions into account. Our staff is very dedicated and each of them take their work very personally. We are glad you appreciate their performance and will share you wonderful comments with our team.
Hope to see you back on "the Rock" very soon!
Beautiful, Romantic, Perfectly Planned Villa on anguilla :)
Wow! My husband and I just returned from our Honeymoon at almond Tree Villa. We absolutely loved it. The open floor plan is great. The breeze that flows through the villa is wonderful all day long. The private pool is the perfect size and we enjoyed it every day. The view from the Crow's Nest is every bit as wonderful as they described. And the sunset, wow. The Villa Manager was extremely helpful and checked on us every day to be sure we were enjoying our stay. We rented a car and explored several areas. Our favorite was Rendezvous Bay. Beautiful! And this time of year is wonderful for going to anguilla because there are minimal tourists. There is a/C in the bedroom which was nice! We were told the owners plan to build on someday and put in a 2nd bedroom. Well sign us up because we want to bring our family back!

Wow! Thank you for the flattering comments. We'll notify you when we plan to expand but nothing in the works at this time. Families are wonderful, but a romantic retreat for 2 is always special time as well. Hope to host you again soon!
Perfect Getaway for a Couple
General: Excellent. Go to their website: What you see there is what you get...no trick photos. It's that nice. Exceptionally well appointed, well maintained and comfortable. Amazing outdoor space. Suitable for "explorers" like us who want to go to every corner of the island...also would be suitable for those who want to chill out in a serene temporary "second home."
Value: Very good. Anguilla is a fairly expensive place to visit. In doing pre-trip research, Almond Tree seemed to offer the best and most complete amenities for the pricetag. I was right.
Check-in: Best of any villa experience I've had in the Caribbean. There is no "now what?" stress once you get there. Property manager meets you at the ferry (or airport), points out the necessities on the way back to the villa (gas, food shopping, good bbq) as you follow in your rental, and you're settled in & relaxing in less than an hour.
Comfort: Superb for a couple. 4 adults might be a little tight from a privacy perspective...airy open floor plan outside of the bedroom...but for 2 it was really just perfect. 2 bathrooms = major plus. Furnished for relaxation.
Location: Very good spot for us. Close to town but not too close. Perfectly located for exploring every corner of the island while still being away from the resort hubbub. Safe little neighborhood. An easy walk to a sandy beach would have been nice, but it's a tiny island...best beaches in the Caribbean are mere minutes away by car.
Cleanliness: Best of any Caribbean villa I've stayed in. Jeanette's attention to detail is extraordinary. Service every other day, mid-day while you're at the beach.
Service: Fantastic. Property manager (Steven) and housekeeper (Jeanette) are true pros. Steven will be as visible or invisible as you want him to be, but he's always available: he'll check in by phone a couple times, take care of any little issues, answer any questions. Truly nice guy who wants you to enjoy yourself.
We'll be back!
Heaven in a Villa
Immediately upon arriving at almond Tree, we felt completely at ease. This place has a wonderful feel to it. Perfect for a couple who just want to chill out. Beautifully decorated, great pool and grounds (don't miss the crow's nest!) The villa manager and housekeeping were totally efficient. We were so sad to be leaving but, we will be back!
New York City
Our trip to the almond Tree Villa on the island of anguilla was absolute paradise! Almond Tree Villa was immaculate with stunning views and had all the comforts of home. Steven, the Villa Manager, was personable, professional, and knowledgeable. He'll attend to any need you may have. Jeanette, the housekeeper, keeps the Villa in tip top condition throughout the week. The bed is so comfy. I slept like a baby every night.
Anguilla is super easy to navigate. We found the Villa Guestbook so helpful for ideas on the best beaches, restaurants and where to snorkel / kayak.
I do have to say my favorite part of the week was waking up early and reading by the pool while Gary cooked a yummy breakfast for us to enjoy in the Crows Nest before we headed off for a fabulous adventure on the island.
You will not be disappointed in any way if you book a stay at The almond Tree Villa.
I can't wait for another visit! I hope you enjoy it as much as we did.

Comfort, Outdoor spaces & Attention to Detail
We stayed at almond Tree villa from 2-25 to 3-6 2011. Nice view, very well thought out design, great outdoor spaces, very comfortable, well maintained, fully screened, well supplied kitchen (in case one wanted to cook), nice bathrooms, nicely furnished, outdoor shower, beach chairs, umbrella, cooler, cell phone to use if needed, accessible villa manager
A View from under the Blue Top
We just came back from nearly three weeks at almond Tree Villa and the title says it all. The "Crow's Nest", a roof top covered deck with Santorini color roof offered some of the best views on the island. We could see the French side of St. Martin, and four other islands. We spent a great deal of time relaxing up on that deck for breakfast, wine and cheese, and sunset views. The sunworshiper one of us could hang by the pool while the shade lover read in the Crow's Nest. The built-in BBQ was fun for grilling and there was outdoor dining either in the CN or on the pool patio. The Villa kitchen was well supplied as was the rest of the Villa, even down to "almond" body wash. The staff was friendly, quiet, and kept the property spotless. Everything is very well thought out and the Owners, Sue and Joe, couldn't have been more accommodating. They even tried to help us find a place for friends to stay, who decided to come to anguilla at the last minute. This one bedroom Villa also offers a/C when the breezes aren't blowing. This was our fourth trip to anguilla and we truly loved staying at almond Tree Villa.

Exceptional and elegant, complete and comfortable
Almond Tree Villa offers all the comforts of an upscale, well-equipped home in a spectacular setting. The villa is spacious, and provides multiple spaces for relaxation. The pool is just one of several treats; my favorite was the crow's nest that offers a magnificent view of St. Maarten. With terrific indoor and outdoor cooking and dining areas, you might miss some of anguilla's outstanding restaurants. Management and housekeeping services were also excellent. For someone who doesn't need or want the full-services of the island's high-end resorts, Almond Tree Villa is an exceptional and elegant place to consider for your escape.

"Anguilla Home away from Home"
Pictures say a thousand words, only seeing it in person truly shows all its splendid beauty. The Villa owners,Joe and Sue, have thought of everything to make your stay as comfortable as possible. From Steven, villa manager, meeting the Blowing Point ferry escorting you back home to the almond Tree in Sea Feather's Bay;to the house keeper doing your wash when asked and finally finding all the kitchen comforts for cooking at home.We spent eleven glorious days exploring the magnificent coral white sand beaches with amazingly blue turquoise waters;chairs, umbrella, towels, snorkeling equipment, cooler provided. The excellent restaurants and night life, but most of all meeting the friendly anguillian people. It was always a pleasure to come back home to poolside or crows nest to relax and enjoy the unbelievable Carribean sunset over the west end of anguilla.
Very nice villa with a great view. Property manager was very helpfull. He was waiting at the ferry with our car rental and guided us to the villa. Great service. Visited all the beaches but Shoal Bay was the best for swimming and snorkling. Too may good restaurants to select from.
This was truly paradise.
We have been to anguilla for l4 years staying at different villas. This was by far the best. There was not anything I would have changed. The big point for me was having my own private pool. Just having had surgery I could swim first thing in the morning with my broken ankle. Have already made reservations for 2012.
We had a very enjoyable and relaxing vacation! The house was very nice and met all our needs. The crow's nest was a great place for a meal and for star gazing. Having a pool and an outdoor kitchen was definitely a bonus for us. The only problem we had was the house keeper did not come when they said she would.
March 2010 Visit
What a terrific home. We really enjoyed the second floor deck which had views of multiple islands. Also, the inground pool was great. Music speakers throughout made listening to music extremely easy. The bedroom was extremely comfortable and the outdoor shower was a terrific touch.
I'd like to find at least one thing that about Almond Tree Villa that needs improvement...but I cannot find anything!

Wonderful, tranquil stay at Almond Tree Villa
My husband & I stayed for 1 week at Almond Tree. We were very impressed
with all the little details that went into the building of this home. It was a
perfect getaway for 2. The view from the Crow's Nest was one of the best on
the island & we ate most of our meals up there, savoring the scenery.
All the arrangements went off very well. Steven, the villa manager, met us at
the ferry dock. We picked up our rental car there & followed him "home". The
week flew by & we loved our stay.
Fabulous place to enjoy and relax
We recently celebrated our 15th anniversary at the Almond Tree Villa, and we would go back in a heartbeat. The place is nicely appointed and the bed is wonderfully comfortable. However, the outside space is really what makes this villa a catch. We spent our mornings and nights on the "crows nest". With that, some pool time, taking in all of Anguilla's unique beaches, and playing tennis, our days were full.
Thank you to Steven, Joe and Sue for all they do to make the villa what it is.
This is a very nice, spacious and comfortable one-bedroom home. It has fully
equipped kitchen, a comfortable bedroom, two convenient bedrooms, a great
stereo system, and an extensive outdoor terrace with a pool. Best of all the
views from the upper-deck are magnificent. From the upper-deck you can
see St. Martin, St. Barts and other smaller islands. I highly recommend Joe and
Sue's Anguilla home for a romantic getaway.
THIS IS A FIVE STAR, IF YOU LIKE PRIVACY THIS IS IT.
BEAUTIFUL VIEWS, AWESOME DECK, VERY WARM AND COZY, HAS EVERYTHING YOU NEED AND MORE.
THEY MAKE SURE YOUR STAY IS COMFORTABLE, SOME ONE GREETS YOU AT AIRPORT.
WE WOULD GO BACK IN A MINUTE AND STRONGLY SUGGEST THIS VILLA. VERY GOOD VALUE FOR THE $.
We had an incredible stay at the Almond Tree Villa. We were married in October and took our honeymoon in December and it couldn't have been more relaxing and fun. Joe and Sue greeted us at the airport, which was unexpected and unprecedented. The villa was quiet, safe, and clean, all huge requirements wherever we stay. The amenities were well thought out and provided such a pleasant experience. The charcoal grill built into the bar, the pool with the beautiful colors at night, the outside shower, and of course the breeze that flows into the bedroom while you’re sleeping. Of course I wouldn't do the villa justice if I didn't mention the view! There are captivating views of St. Maarten as well as the sunset. Being able to sit upstairs with the breeze blowing, watching the sunset all while listening to whatever music you like on the outside surround sound, need I say more. The villa was truly perfect for us. The staff was considerate and helpful. They answered all our questions and were practically invisible through our stay. Joe and Sue provided us with great recommendations for a variety of activities and sites to check out. We were entertained the whole vacation with their recommendations however we happen to stumble on a few on our own. We found a few fun activities that we would like to suggest to future guests. We love to explore and one of the best things we found on the island was scuba diving. We saw a variety of sea life including turtles (my favorite), 5ft. lobsters, barracudas, angel fish, parrot fish, coral reefs, and ship wrecks...and much much more!! We suggest using Douglas Carty, or as the locals call him...Dougy. He's been a dive master for 20 years and knows some very cool diving spots. Ask about his Father's Career in diving, it's amazing!! We also enjoyed two of the nine days at Rendezvous Bay. It's a beautiful beach and had tons of shells including conch shells. We had a blast trying to dig them up. We loved our stay and will hopefully be back soon
