We are located on Patzcuaro Beach, just south of the village of Sayulita and surrounded by pristine beaches and jungle. We are a 10 minute drive to both Sayulita and Punta de Mita. There are two major golf courses within 15 minutes of the villa, the Greg Norman designed course at LITIBU and the Jack Nickelson course at THE FOUR SEASONS RESORT at Punta de Mita. Transportation to and from the Puerto Vallarta Airport is available as well as local taxi service for those not renting a vehicle.

This 4-bedroom villa is offered for rent in it's entirety to families and groups of friends and is available work retreats and workshops. The rental rate posted is for all 4 bedrooms. Rooms can also be rented individually when available for $169 USD per night/double occupancy, We have options during the winter season that include breakfast for $10 USD per person and dinners are available on Tuesday and Friday nights at the villa for $25 USD per person. Please contact us for more details. A 50% deposit of the rental fee is required in order to confirm the reservation. The balance is due 45 days prior to arrival. We had an amazing time at Villa Olivia. Villa Olivia was perfect for our group of three families as it offered the perfect mix of private and common space. Each family had its own casita, all with ocean views. We could all gather in the large palapa and prepare meals in the gourmet kitchen. The beach is practically a private beach - we rarely saw anyone else there. Our days were spent swimming at the pool, swimming at the beach, and reading in the hammock on the palapa. For more stimulation, we could walk 30 minutes into Sayulita. I miss the wonderful views, perfect weather, warm ocean swims, and the beautiful setting at Villa Olivia.

Our kids still talk about the pool, the beach and the "palapa" at villa olivia and of course we still dream of being there when we should be working.
Our family of four vacationed with two other families with kids, the kids ranging from 4-7 and the setup at villa Olivia was just perfect. The kids spent the majority of our time there in the pool or at the beach in front of the property. The palapa gave us a great common area for meals, hanging out, easing into the day with a cup of coffee or taking in the amazing sunsets with a cold Pacifico. The room setup gave us great flexibility for sleeping arrangements.
Lynn and Patrick were gracious hosts that helped us when needed all week including a couple of homemade breakfasts.
We wouldn't hesitate to go back!! -

Another day in paradise on the Pacific Coast north of Puerto Vallarta.
I am sitting on the terrace overlooking the pool and the ocean. My first cup of coffee is standing by and I am listening to the waves breaking on the deserted beach down below Villa Olivia. The sun is just coming over the mountain. Across the bay I can see Punta Mita.
At the end of an exotic drive through tropical forest, along side small plots of farmland, a very small village and through a stream (yes you do drive in the water and yes it is passable) stands Villa Olivia perched snugly above the ocean.
When I arrived owners Patrick and Lynn Palanza were waiting for me with a hospitable welcome. Veterans of many years in the hospitality business, they know how to make a guest welcome!
After a welcome shot of tequila and dinner (optional and on request) I tucked into one of the spacious accommodations and fell asleep listening to the waves breaking down below. In testimony to how relaxing the place is, I slept the next morning until 11:30 am. A first for me!
There is a beautifully maintained pool and steps down to the beach which is rarely populated by anything other than . . .? Than what? In the three days I've walked the beach I've have seen only one couple. The water in the ocean is perfect -- not too cold, not too warm. I found it hard to abandon the water and beach!
I am travelling solo so a genuine welcome rates extremely high on my report card. The Villa is available by the week for families or groups (sleeps up to ten couples) or by the day. I have already written my siblings suggesting we book it for a family reunion. It would be completely ours for the duration.
Another plus is nearby Sayulita reached by a two mile road through the coastal tropical forest. Sayulita is pretty special for someone wanting to get a little bit off the beaten path -- still 'muy rustico' (very rustic) -- mostly. Compared to Puerto Vallarta (30 miles south of here) this is the 'real' Mexico and has some good restaurants and attractive bars in addition to the usual. I had dinner last night at Don Pancho directly on the beach -- in shirtsleeves in January! Excellent fish.
I've already extended my reservation and will be back!
One -- and only one -- caution: there are steps -- from the entry to the rooms to the main terrace and then down to the pool and beach. -

I have traveled all over Mexico and many countries in the world and Villa Olivia stands out among them. A group of 6 adults stayed at the Villa under the laid-back yet attentive care of Lynn and Patrick. They prepared breakfast for us every morning in the palapa. They answered every dumb question with a smile. They prepared dinners to die for if we requested it. Their villa is spectacularly beautiful. Each palapa is uniquely lovely. The pool area overlooks the most beautiful 'private' beach (the only people we saw in 7 days were surfers). We had to drag ourselves away to explore Sayulita. Truly, this is heaven.

My extended family and I stayed at Villa Olivia for one week in March. This
group included a 4 month old infant, two toddlers, and two women in their
70's. We had a fantastic time relaxing, enjoying the incredible views and the
wonderful sound of the ocean. I loved that we all had privacy in our casitas but
could come together and socialize in the beautiful palapa. Villa Olivia feels so
private and off the beaten track but is really quite a close drive to Sayulita.
Sayulita is a cute town but we were always happy to get home to our oasis and
unwind. I highly recommend hiring a personal chef such as Sofia . She is an
excellent cook and such a warm person. It was so nice to eat at the villa olivia
and not venture out with the kids. -

The most beautiful place I ever stayed in Mexico! I will return every year !The service was impecable, and Lynn and Patrick were gracious hostess! Our bungelows were very clean with wonderful beds and decorated with authentic mexican furniture.The pictures do not do it justice !Great place to have family reunion,all girls get away, or couples retreat.We chose to prepare most of our own meals in the open- air kitchen over looking the ocean !The Palapa was our favorite hang - out place and of course the pool !We chose not to leave our paradise very much !!

Villa Olivia fulfilled our expectations from its web photos (something not true of other villas we have rented in the past) and was a beautiful and peaceful retreat where our two families (from Chicago and Vancouver) were able to enjoy our 8 month old granddaughter, read more books in two weeks than in six normal months at home, cook all sorts of feasts (including mahi mahi on a beach fire) bodysurf on our private beach and lounge at the pool, bird and whalewatch, and generally relax in a way impossible in a 5 star hotel. Walking into Sayulita along a jungle road added another interesting dimension to our stay. Our host Patrick was always around when we needed him but never obtrusive and was a real help arranging transport, suggesting restaurants, etc. We greatly appreciated the baby toys and furniture which were available on site. I would highly recommend villa Olivia to anyone looking for a peaceful and spectacularly beautiful retreat.

Villa Olivia is an absolutely gorgeous setting.
It's remote, perched between the jungle and the ocean. Elegant, rustic, a fabulous setting for
a retreat or family gathering. You sleep listening to the waves on the beach and shower looking out
at the bugenvillia blooms. I've never stayed in
such a dramatic and romantic locale. We had a family reunion and had fun preparing our own meals
and hanging out at the pool or on the beach. There is scuba diving, surfing, horse-back riding, fishing, golf available locally. I would highly recommend Villa Olivia to anyone looking for a
beautiful and peaceful vacation. Not for small children. -

This was our second time bringing our family to Villa Olivia. My husband
and our twin toddlers and my mother all came down for a family reunion.
It is unbelievably stunning! Our room was beautiful and comfortable with
decorations made from shells, palms, polished stones, reflecting the natural
beauty. Each room has a patio or balcony with amazing ocean views. The
shower with the large open window overlooking the lush grounds was fun!
The main palapa is open to the jungle and ocean views on all sides, with
plenty of great spots to relax with a drink, with a book, or just gaze out at
the ocean and maybe see a whale! We loved going to the pool with our
daughters and swimming or just lounging on the lounge chairs overlooking
the waves. They will set up lounge chairs and umbrellas on the beach for
you so you can relax and enjoy yourselves!
Another plus is the gorgeous open-air kitchen, which is outfitted with a
professional stove. My husband is an avid cook, and he loved cooking and
serving lavish meals and cocktails from simple local ingredients, prepared
while feeling the fresh ocean breeze on your face and gazing at the ocean
and jungle surroundings.

This place is simply breathtaking. It is completely sophisticated and comfortable but manages to feel authentic and adventurous at the same time. How do they do that? Maybe it is the lush jungle surroundings, the open air palapas, the balconies that give a different view of the mighty pacific from every level of this terraced gem. Every little touch from the floor tiles to the stone steps adds to the ambiance. We had privacy in our individual rooms when we needed, we cooked and ate and socialized in the gigantic breezy main area. We frolicked in the pool and watched the sunset from the pool deck overlooking a beach where we never layed eyes on another soul. It was our own private paradise! We walked into Sayulita one day, caught a boat from Punta de Mita to the Marietas Islands for scuba diving another day, and even had a masseuse come and give us all massages one day. Lynn and Patrick are lovely and delightful hosts, the accomodations are beautiful and immaculate, and this was truly one of the best experiences I've ever had in my life. I can't wait to go back!!!

Our stay at the Villa Olivia was heavenly. The owners were welcoming and
discreet, always available to help with advice on local attractions or a ride into
town, but never intrusive on our privacy. The location is nothing short of
spectacular -- views of the ocean from every angle, and a private beach where
you can cavort with pelicans in the crashing waves. The staff is extremely
helpful and attentive, and the area is one of the most beautiful I've ever had
the pleasure to visit. Truly an unforgettable vacation experience! -

We absolutely loved Villa Olivia! The rooms are gorgeous and spread apart so great for a big group with lots of different places to read, hang out, be together or be apart. The meals we had there were amazing--wish we had eaten there more. Altogether exactly what the doctor ordered1 Our hosts were responsive, the weather gorgeous and the grounds and rooms consistently clean and inviting. Couldn't be happier with our visit!

We celebrated a big birthday at Villa Olivia this past March and it was PERFECT! It is great for a group - in our case there were eight women. We used four of the five casitas and loved the beautiful huge common area, open on three sides with views of the ocean. There is a nice kitchen and an outdoor weber grill, so we made several meals at the house. The villa is very isolated and shares a small beach with only a few other homes. It is a rocky beach and not the best for swimming, but great for walks and evening beach fires, which our hosts set up for us. The setting and landscaping could not be more beautiful and the hosts are lovely -- there when you need them, but giving you lots of privacy.
The villa is about a 45 minute walk or a 10 minute drive from Sayulita. It was fun to go into town for dinner and surf lessons, but it was really nice to get back to the solitude of our special place. If you are looking to be in the middle of the action, this is not the place for you, but if you are looking for a quiet, private retreat for a group in an absolutely beautiful location - I couldn't recommend it more highly.
Just a couple of other thoughts: as mothers, we all thought how difficult it would be to have small children at the villa since the architectural style is so open. Additionally, there are a couple of dogs who make themselves at home there. In our case, we loved having the dogs around, though I'm not sure everyone would feel that way.
Our stay at Villa Olivia was ideal and before we even left, we were trying to figure out when we could come back again! -

Villa Olivia is a gorgeous property on a stunning site. It is beautifully furnished, yet casual and comfortable, with all the charm of Old Mexico and all the updates of a modern vacation property. Perfect for a memorable multi-generational family vacation (that's how we used it), or for groups of 8-10 friends who want to share the site but still have lots of privacy.
Gracious owners who were on site but completely unobtrusive. Generous and tasty meals are available if you want them. The villa is a short drive away from Sayulita's restaurants, shops, and beachfront. A rental car is recommended.
