TERMS AND CONDITIONS
Minimum Stay and Rental Rates
The minimum stay at Villa Nita is 3 nights. Rental rates are subject to change without notice, however once reservations are confirmed the quoted rates are protected.
Tentative Confirmation
On receipt of a reservation enquiry, we will contact you to confirm availability of the villa, rental rate (including any applicable charges) and deposit required (50% of the total rental).
Reservation Confirmation
Villa Nita is often booked months in advance. To confirm a reservation you must pay the deposit invoice which will be issued via PayPal within 72 hours. When this deposit is credited to our account, your reservation will be confirmed. The balance of rental charges must be paid 21 days before the scheduled arrival date, a second PayPal invoice will be issued. Reservations are treated on "first come, first served" basis.
Cancellation Policy
Cancellations made 60+ days prior to the commencement of the rental will be refunded less a cancellation fee of 25% .Cancellations made less than 60 days prior to the commencement of the rental will not be refunded and final payments will not be refunded once received , unless specifically approved by the owner in exceptional circumstances only.
Rental rates are subject to change without notice, however once reservations are confirmed the quoted rates are protected.
Insurance
We strongly recommend you arrange comprehensive travel insurance at the time of booking to insure each traveller against illness (including evacuation costs), injury, death, loss of baggage and personal items, cancellation and other contingencies.
Responsibility
We are not responsible for any loss or damage to personal equipment and property, or for any personal injuries during your stay at Villa Nita or in the course of your participation in activities in Bali. We will not accept responsibility for any delay, additional expense or inconvenience which may be caused directly or indirectly by events outside our control such as late arrival of International flights, civil disturbances, fire, floods, unusually severe weather, acts of God, acts of Government, or the failure of any machinery or equipment.
Guests are responsible and will be charged for any damage they cause to the facilities or equipment at Villa Nita, as a result of neglect or carelessness. They may also be responsible for the cost of any inventory/equipment that goes missing during their time at the villa.

Such a beautiful villa and garden - you won't want to leave

Very comfortable, attractively furnished villa with lovely design and soft furnishings plus a stunning garden and pool which you will not want to leave.
Private, leafy and peaceful yet only a few minutes away from all the shops and buzz of seminyak, Bintang supermarket on the doorstep etc.
Great wildlife! Keep an eye out for the little squirrel like creatures, lots of birds etc.
Make use of the mozzie repellents provided as there are lots of mosquitoes. We found soaking in the pool to be a great solution :)
Would highly recommend this villa, also our great driver, Johnny who took us all over the place - including up to the elephants at Taro and also to the airport and back.
Would definitely stay here again. -

We enjoyed a relaxing holiday here. The villa is comfortable, stylish & it's in a good location for shops, restaurants & the beach. I love the owners taste in art & soft furnishings. Its a beautiful villa. We loved relaxing in & by the pool, the garden is stunning too.
Re seminyak beach - not the cleanest in the world. The authorities should really invest more in looking after it, I was surprised there was so much litter. But overall we loved Bali & hopefully will return one day soon. -

Our first trip to Bali and faced with a huge number choices for accommodation we settled on Villa Nita - it was a great decision. From the first booking enquiry the service was excellent. This is a great property - 3 minute walk to shopping and a huge choice of restaurants, 10 minute walk to the beach and a 10 minute cab ride into Kuta.
However once in Villa Nita you feel as if you are miles away from all the city noise, traffic and craziness - its a comfortable, quality haven.
The Villa was clean, has everything you need for a great stay. The kitchen, outdoor living and pool areas are well equipped and very comfortable. Air conditioning in the bedrooms worked really well. We used the services of Ketut Dana to drive us to various locations across the island including Ubud - he was great and nothing was too much trouble.
If we returned to Bali, we would certainly stay here again and I'd recommend it to anyone looking for a place to stay in Seminyak. -

Villa Nita was totally the best thing about our stay in Bali. I would have been happy to never leave the Villa! Spacious, private and quiet - and beautfully decorated! we were so incredibly well looked after, collected at the airport and all the secrets of what to do and where to go in Bali. I would highly reccomend it!

Tastefully furnished, lovely gardens and pool and full of character.
The staff were polite helpful and friendly and Ilu was always available to help.
Loved being down the Gang full of gardens and quiet and suddenly be in the chaos of Seminyak Road.
Great having Bintang Supermarket around the corner that actually has a new bottle shop that sells $20 Sav Blanc from Margaret River in Wa.
If we were to be picky, there was a distinct lack of fresh bath towels, but all in all we have passed on cards for villa to recommend to friends.Response from HVRBali - 11/12/2012

In regard to your comment about towels, the staff are instructed to change the towels every other day however it sounds like we did not supply you with enough towels. I am so sorry this was a problem for you, our normal procedure is to supply our guests with 2 bath towels , 1 hand towel and 1 face washer each. I have now spoken to the staff and they have been instructed to enquire with all our guests if they require more towels. Thanks so much for the feedback, it really helps us improve the service we offer to all our guests.

We absolutely loved Villa Nita. The staff are all very friendly & hospitable. I fell ill while i was there & they were very helpful. The villa is just gorgeous. We came over for a wedding with a large group & villa Nita was the best by far. The location is perfect, so close too all the amazing restaurants & within walking distance to many many shops. We didn't have a problem with noise & although we did see mosquito's they were not a problem at all.
The rooms are all beautiful & the bathrooms are nice & spacious. The kitchen is so well equipped. I can't recommend Villa Nita enough & we can't wait to get back there again! -

What a wonderful stay at the Villa Nita. We absolutely loved this gorgeous villa paradise. A tranquil oasis in a quiet lane (gang) with all the shopping, cafes, restaurants and beach on your doorstep or within easy walking distance. The villa is beautifully maintained, modern with an amazing garden and every room meticulously decorated with personal touches. The beds felt like sleeping on clouds and the linen was soft and cosy. We loved everything about Villa Nita and are planning a return visit. Our family of four stayed at Villa Nita for 8 nights and just loved it. It was our little piece of privacy in a safe and secure villa. The villa is well laid out, spotlessly clean and beautifully furnished. Villa Nita is located close to all the shops/boutiques, Bintang Supermarket, convenience store & Haven Hotel. Once you enter the well maintained gang you enter another little peaceful world. Apart from shopping, many hours were spent in the pool or relaxing on the poolside chairs in the well maintained garden (I wish mine looked this good at home!!). The always friendly Iluh, Wayan & Made kept the villa immaculately maintained during our stay. The whole booking process was a breeze with the owners quickly responding to all queries. We had stayed at another affordable villa (of similar price) for a week prior to arriving at Villa Nita and the quality at Villa Nita was very obvious...even down to the good quality linen. If you want an affordable family holiday in a Seminyak villa, you can't go past Villa Nita. Thanks Tim and anita for letting our family share your little piece of paradise and the standard of the villa is a credit to you. It was lovely to meet you and good luck with your new villa and we can't wait to return.

We recently had 3 nights at Villa Nita and could have happily stayed for much longer. It is a lovely private villa that is a peaceful escape from the traffic and noise only 100metres away. The villa is very tasefully decorated and has all the amenities that you could wish for. My only problem was the mossies and there were coils and spray left in the villa. I had my elderly parents with us and the distance to restaurants was a problem for them although for people of average fitness/health this wouldnt be an issue. The staff were friendly and efficient although we did feel that we were chased out on our last morning with staff hovering around and standing at the door of bedrooms with sheets etc. I understand that people were coming in but we felt a little uncomfortable.
I do though recommend this villa as it was modern and comfortable -

Both Iluh and her sister were fantastic and helped with anything and everything.

What a find! Such an amazing place. Perfectly located just off Seminyak road yet so peaceful. The villa is a true Balinese style villa and decorated with utmost detail. Tim and anita are to be congratulated for making this a home away from home. Iluh and Made looked after us very well and always made sure the villa was spotless and an oasis to come home to. Little touches like new decorations on the bed each day made the stay extra special. Ketut made sure the grounds and the pool were spotless and inviting. I cannot recommend this villa enough. Do yourself a favour and spend some time here. Thank you for such a wonderful stay. We will be back.

Initially, we were going to write what an awful experience we had, as we believe that once we write this review, we will never get the chance to re-book this amazing villa!
Villa Nita to us was the absolute perfect home away from home which looked exactly as the pictures on the website displayed. It was beautifully appointed with everything plus more to ensure our stay was perfect in every way. The location was central to all of the resturants, shopping and conveniently located for easy access to all of the main tourist attractions. The beach was a 5 minute walk away which was ideal for the sunset dinner and drinks, although it was hard to drag ourselves out of the lovely pool. Given the Villa is off a small gang/lane, once inside, the hustle and bustle of the busy streets are totally forgotten.
The staff which worked at the villa were professional at all times and shared so much about their culture which was a highlight. The villa was cleaned to perfection each day. Ketuk, a driver who is affiliated with the villa, was a wonderful tour guide and a very safe driver. He was so caring and accommodating to our children, especially our older daughter who has special needs. We would definately reccommend him.
Overall, our stay at Villa Nita surpassed all of our expectations and we had the most relaxing family holiday.
Finally we would like to make an acknowlegement in relation to anita and Tim the owners. As mentioned our eldest daughter has special needs. Prior to leaving australia we communicated frequently with anita in relation to obtaining extra information and photographs. Anita was so obliging and assisted us in everyway to ensure our stay was a relaxing one. They even visited us when we were in Bali to ensure all was going well. What amazing service! Thank you Tim and anita, your property is a gem and we will definately look at staying again hopefully in the not too distant future.

We stayed in villa nita for a month. We loved to have a private place. I was there with my parents so it was just the 3 of us. There were 3 bedrooms; 1 master bedroom upstairs, one 1,5 person bedroom downstairs and another 1 person bedroom. The master bedroom was really nice only it is an open space and the neighbors planned to make allot of noise the first week (till 7 in the morning) so my parents didn't get much sleep. After this first week we asked them to stop a little earlier with all the noise, and they did. My bedroom (1,5 person) was nice only we couldn't use the bathroom because it was wet (rain) all the time. If my boyfriend was with us we couldn't sleep in 1 bed because it was just to small (he is 1,90 meter).
The pool is really nice, especially the stairs in the pool makes it easy to get in. Ketut the pool/garden men is really nice and tells allot about the balinese rituals.
The biggest bathroom was leaking all the time! We didnt complained about it because we could handle it with some buckets. But it was big enough to use it for the 3 of us. One thing; it would be nice if the showerpits would be cleaned also, there was lots of hair in it.
Overall we had a really nice stay at Villa Nita. The open living room we loved, the location is great and there is a really nice kitchen. The pool was great and airco was working perfect. Also we felt never unsafe!!

This was our second visit to Villa Nita and we have already booked our third! We love the location, right in the middle of Seminyak and only a short walk to all the shopping and restaurants you could want, including the Bintang Supermarket. The villa is tucked away behind the main road, so peaceful and relaxing and a welcome retreat after a day out - although the beautiful gardens and inviting day beds make it difficult to leave! We are a family group and booked two adjacent villas for ten days and were thrilled with both. The accommodation worked brilliantly with adult children along and plenty of entertaining space in the living and pool area. Villa Nita is an authentic Balinese home that has been sensitively remodelled by the owners, who have a great eye for design with a gorgeous interior and beautiful artworks scattered throughout. It had all the luxuries and comforts of home.
The staff looked after us beautifully, nothing was too much trouble from the time we landed to the time we departed. They were discreet, friendly, professional and attentive. The villa was spotlessly clean and well equipped including the all important blender for evening cocktails!!
There is also great security at the entrance and only a ten minute walk to the beach.
I would highly recommend Villa Nita for it's traditional Balinese charm, friendly staff and top 'walk-to-everything' location. This is one of the best value holiday villas in Bali. Can't wait to get back!

Having read the previous customers comment I feel that it has grossly misrepresented Villa Nita, especially when in comments concerning safety. My family and I felt entirely safe, comfortable and welcome during our 14 day stay there last month.
My girlfriend stayed at Villa Nita with her family earlier in the year and raved about it. My husband I had been over to Bali many times, before we had children and had been hanging out to get back there. When we decided to head back with the boys I thought it would be good to try somewhere new (we used to stay a few of the major hotels).
I chose Villa Nita because it ticked all the boxes. As the mother of two young sons, safety is always at the top of my list. On top of that I wanted somewhere individual - a place we could feel at home in, rather than one of those big impersonal resorts. I also wanted somewhere a little bit luxurious with all the modern comforts like a tv, proper kitchen and nice bathrooms. My husband wanted somewhere close to the beach but also quiet. The boys wanted a pool and their own rooms.
Villa Nita promised and delivered on all these things.
The housekeeper Iluh was lovely - fantastic with the boys. The location is ideal, really tranquil but also just a short walk to the beach, shops and cafes in Seminyak. All the facilities were what we're used to at home, and (to correct the last person's comment) there is actually 2 bathrooms in the villa.

I have visited Bali at least once a year , over the last 30 years , but had never stayed in a villa until this year when we booked villa Nita . It was absolutely beautiful , the most wonderful staff , convenient location , very private , and everything you could possibly need all there in your own private villa . The furnishings , pool and garden are beautiful , I can't wait to return . Than you tim and Nita for a wonderful holiday

We had not been in Villa Nita 5 minutes, when the wiring which is exposed & on outside, short circuited with a firecracker sound and the roof caught on fire. I had just got in the pool to cool my 21mth old daughter & 4yr old son down while my husband unpacked. It was a humid day, so we just turned on all the air conditioners. Obviously the villa couldn't handle it, & the electrical blow out occurred. As the wiring sits exactly touching the thatch roof it caught fire fast & we had to act quickly. We ran out yelling fire & fortunately as it was the middle of the day some other Aussies & Balinese came to the rescue to help put out the fire. We waited in the alleyway, but within 1minute or less the smoke was too much for us, intoxicating so we had to move further down the alley. It was scary as hell how fast that smoke came, & if it was at night, I believe myself, my husband & our 2 small children would have likely died of smoke inhalation. That is why I felt compelled to write this review to warn others of the dangers of this villa due to it's bad electrical wiring.
The wiring is all exposed & touching the roof & this could happen again & again. I wouldn't stay in a villa like this if someone paid me as no holiday is worth your life. We promptly left & stayed in a resort which offers 24hr security so that if a fire occurs the hotel knows before you do. We promptly left this villa, & I was disappointed that nobody had mentioned this dangerous wiring method that Bali has everywhere & particularly in a thatch roof villa.
Back at our resort a small thatch roof stall had it's fridge have an electrical blowout & burn nearly to the ground. This was in front of our resort on the beach. The only reason the stall didn't completely burn down or spread to the next stall, was because our resort's security saw it in the middle of the night & put out the fire.
Villa Nita is a well priced ( cheaper vacation rental) over others because you get what you pay for. It's electrical wiring is messed up how it touches the roof & what happened to us could happen to you. You are risking your life staying at this villa.
Other bad points were: it had extremely steep stairs, as steep as a ladder leading up to the master suite for the parents. Real pain if you have little kids who can't climb ladders safely. Also the air conditioning turned on all at once seemed to struggle & is what may have triggered the electrical blow out that happened to us. Not good if air con can't be used as you need it especially in upstairs bedroom which is stinking hot without it. The on suite & only toilet downstairs, is outside. So unless you want to wear mosquito repellant all night, you'll get eaten every time you want to use the toilet. The main living area, again is in open air, so again, unless you love bathing in repellant, you'll be eaten my dangerous mosquitos.
Also the owner lives in Australia, & is rarely contactable by phone. There is no phone number on the website & a single housekeeper, iluh is the only contact. Fortunately I insisted on getting a phone number & lucky I did as our experienced driver got lost trying to find the villa as it is very poorly signed. We were in the car nearly 2 hrs when I had to go into a random internet cafe, on my email to find that phone number. We were given no good directions to get there, & I was starting to think the place didn't exist as Anita the owner asked for the entire balance of $ for our stay about 2wks before I stayed there, & I stupidly paid it. I thought I'd been cheated as our driver just could not find the villa.
Lastly the rubbish bin on our arrival stunk of food & had bits of food in the plastic bag inside it. It was disgusting as we felt we had somebody else's food scraps in our bin before we've even started to use the villa. And it also smelled the kitchen out.
In summary, after this experience, I would only stay in much more expensive villas, ask about the wiring, ask about security at night, ask what type if roof the villa has etc... Don't just judge a villa on it's price like I did, judge it on it's safety too!Response from HVRBali - 12/13/2011

I feel it is necessary to correct a few of the facts that have appeared
in your review of our villa and add a few that you omitted . To begin with
the omissions, we immediately offered you alternative accommodation which
you refused, we immediately issued you with a full refund on your booking
and also provided complimentary transport to wherever you wanted to be
taken. You also omitted to mention your demand for additional financial
compensation from us which we refused to pay , I guess that’s why you wrote
this review !
And now to correct the facts, we most certainly did have a problem with a
large electrical surge from the mains supply, which was beyond our control,
the voltage regulator that is installed on an external wall of the villa
halted the surge and protected the villa as it is intended to do. Certainly
there was a large bang as the voltage regulator was hit and some smoke
however this cleared quickly and no further damage apart from minor singe
of the thatched roof occurred. The villa was up and running again after we
had completed all safety checks the next day.
Yes the mains supply cable entering the house is visible and exposed as is
the case in all houses even Australian ones. The electrics of this villa
and all our villas are checked on a very regular basis and whilst we take
every precaution to ensure our villas are completely safe sometimes things
such as this do occur and they are not within our control.
In regard to your comments regarding the staircase, bathrooms, air
conditioning and the open air living area, did you look at photos of the
villa before you booked it, obviously not, all the negative points ( in
your opinion ) that you have made about the villa are clearly visible in
the photos we post. Of the numerous guests that have stayed in our villa
and loved it, no one has complained about the stairs the open air living
area, the open bathroom ( the main bathroom is fully closed )and certainly
not the air conditioning which functions particularly well as all the units
are all brand new. As you stayed in the villa less than 30 minutes, I am
surprised that you feel able to make such judgements about it.
The villa is located down a small gang that is not a through fare, that’s
why everyone loves it as its so quiet. It is also why we issue detailed and
clear instructions to all our guests, the entry to the gang also right next
door to the biggest hotel on Jl Seminyak so its pretty hard to miss ! Hard
to hold us accountable for the actions of your taxi driver!
Your comment about not me not being contactable is incorrect, as you know
I spoke to you minutes after the incident with the power surge occurred.
In conclusion I encourage anyone reading this to read the rest of our
reviews and make a decision based on the majority of our reviews and not
just this one.
I will post this response to our Flipkey account as I see that despite our
objection, nothing was done to qualify the veracity of the review with us
and the review was simply posted into the public domain.
I would add that I am more than disappointed with the way in which we as
owners have been treated in regard to this matter, I am questioning if it
is wise marketing to use a website that allows unfiltered, unsubstantiated
reviews to impact our business. I am also quite shocked at how difficult it
has been, and how long it has taken to get some action from customer
support. I am still waiting for a reply to my email to Trip Advisor sent 10
days ago, the response that they will reply within 3 working days obviously
means nothing.
I will be interested to see if my response as an owner is posted as it has
been submitted to you, the irony would be complete if you edit my reply
whilst no such edit was applied to the reviewer !!

We travel to Bali every year and hav experienced a lot of villa rentals. Although not located in our favorite place (more "legian" area than "seminyak" area, it remains a very nice villa with great furniture, quite and friendly. However we usually expect (unless it is not provided) a minimum service of cleaning in the morning. It was hardly the case, staff coming at very variable hours (11am, 2 PM..), not preparing breakfast. Also we asked for baby sitting, price asked was more than 10 USD an hour, even more expensive than in Europe. So villa recommended for people without kids and ready to experience the busy Legian area...

This is actually bigger than I expected - very comfortable and furnished beautifully, plenty of room for a family of four -six In fact it has inspired me to try someo f their touches at home. The pool though small, was perfect for my two children who were in and out all day. We've stayed in other villas where the pool was quite cold, but this one was very pleasant temperature, Kitchen was fully equipped (again a nice bonus), and there were plenty of beach towels and a good clothesline which is handy when travelling with children. Ketut (?) came to clean pool and garden 4 times in one week and he was lovely, as was the driver Johnie organised by the villa. Iluh the housekeeper was very pleasant, but a bit distracted maybe? She didn't turn up to do the daily cleaning on the days we had asked her to babysit(we of course paid her extra) - we just assumed she woukd do it while looking after the children but it wasn't done, so I'm not sure what was going on? And there was a mix up with the next people arriving which meant everyhing was a bit rushed when we left. It wasn't a big deal because we like to leave things pretty tidy but I guess if you are expecting someone there everyday it woukd be a bit irritating. Excellent wi-fi in the villa, and nice little library of books, DVD player etc .
Location wise you couldn't get more central in Seminyak - 5 minutes walk down Jl Double 6 to the beach, 3 minutes to Bintang supermarket, shops etc. The gang itself is very quiet though, so its lovely to come back after a morning at the beach and jump in the pool and cool off and then enjoy a book under the trees. Wish I was there now! -

Such a beautiful secluded hideaway. Once you close the door and step into the lush gardens you forget that you are in hectic Bali and leave the hustle and bustle behind you. Great places to eat really close by, and useful info that was thoughtfully left for us helped us quickly get the lay of the highstreet and pick out the best little cafes and nightspots.
Really really lovely staff who made us feel so comfortable, nothing was too much trouble.
Will be back next year!

The villa, probably once was lovely, but is now run down. Peeling paint, cloudy swimming pool, rodents running around the TV area each evening and toilet didn't work after the first 4 days. Also the stairs upto the master bedroom are very steep and more like a ladder and don't feel very safe.
The location is good, if you want to be close to the town. But be warned the beach nearby, isn't that great, black sand and many areas are not safe for swimming.

Marie , I think your experience at Villa Nita is not the same as that of many of our recent guests.The villa has an ongoing maintenance program and as recent as the week before you stayed measurements were taken of some work areas that needed replacing as the paint and timber work had degraded . These areas will be updated in between rentals later this month so as to not disrupt our guests. The downstair bedrooms were painted during January 2011 after some recent renovations
Ketut has been working very hard to maintain the pools cleanliness due to the recently completed construction work in the gang . A combination of the weather and dust generated has made this very difficult and this situation was regrettable but is now corrected .
The rodents you refer to I assume are the local squirrel population that live in the trees and are usually a constant source of amusement to our guests . One of the great things about the gang that Villa Nita is located ,is the amount of trees and tropical vegetation in the area which is a contrast to the hustle and bustle of the shopping areas of Seminyak at the top of the gang .
Villa Nita is an old style Balinese accommodation with Alang Alang roof and the simple style of island living. All the pieces of modern machinery at the villa, that have been installed to make it more comfortable are well maintained and fixed immediately or replaced if there is a problem. The water supply was interrupted due to a mechanical problem at the well and unfortunately this took some time to isolate and fix the problem. I am told the pump was out of action for 24 hours but is now replaced and working well .
On the issue of Seminyak Beach and it’s black sand and surf conditions I am unable to help on this one , you must realize that Bali is an volcanic island and not all the beaches are pristine white sand . I have never been to Koh Samui where you live but you may be used to white sandy beaches.
As you may have noticed on the advertising hordings the local Banjar is advertising to actively discourage tourists from giving money to the beggars on the streets as they feel that if no one gives money to the beggars, they will give up and move on . Many of the beggars are in fact not destitute but working it as a business so this needs to be stopped as it is not only upsetting to you but also the local Balinese .

Villa Nita is in a great location, hidden away down a laneway but 30 seconds from the JL Legian. We walked many times in Legian (about 10 minutes) and the Bintang Supermarket is close by. It was lovely to come home and have a dip in the pool and the filtered water was great!

Firstly, the location of the Villa was fantastic. It's in the heart of Seminyak but as it is down the Gang, it is extremely quiet and peaceful. Amenities were great. It's fantastic having your own private swimming pool and loved being able to cook our own food when we wanted. Circle K for milk and bread less than a minute away and a larger Supermarket only 3 minutes down the road and close to everything. Rooms were spacious and comfortable and Iluh did a great cleaning job. Our gardener also kept the place immaculate. Loved lying under the Frangipani tree next to the pool - it's tough for some!

Our little family stayed here for 2 weeks in april 2011. We have a 2 and 3 year old, so wanted to be in walking distance of supermarkets, restaurants, etc. You are truly in the heart of things, but amazingly as you walk down the 'gang' all noise disappears. The gang is on the left side of the new 'Haven' hotel and Jalan Double 6 is on the other side of this hotel. The Bintang supermarket is not even 3 mins up the road, which has everything you need and there are some excellent warungs for cheap ($1) meals not too far. In fact, the Warung opposite Bintang was only 10,000 for full vegetarian takeaway lunch - delicious with a Bintang around the pool.
The villa was a gorgeous Balinese villa, with thatched roof, open living and tropical gardens. The loft was the master bedroom with beautiful shutters and huge bed, downstairs was a double bedroom and single bedroom. There are two bathrooms, but we only needed to use the one. This area is all airconditioned with ceiling fans, so sleeping was comfortable.
Living and kitchen was open plan to the pool and gardens. Absolutely relaxing and was beautiful in both a tropical downpour or hot day.
As we had two little ones, not quite capable of swimming, we hired a pool fence from www.balibabyhire.com as well as car seats for our rental. This was another thing that was no hassle and delivered and pick-up when required.
Iluh (manager) and Ketut (pool and garden man), were so friendly and beautiful - they really made our stay comfortable and were happy to help with any questions.
Can't wait to come back for our next holiday - perfect size for our family. In actual fact, we could have taken my parents.
On another note, if you require a huge villa, that is capable of taking two families easily, the owners have just renovated next door, we got to have a peak and it's absolutely stunning and huge. We stayed at this villa with friends and we all really enjoyed it. The villa is charming and very comfortable, the private garden and pool was wonderful and we spent many hours just lazing around. The staff were great, we hardly noticed they were there until we needed something and then they provided what we needed immediately, it was great service. We have already recommended this villa to friends and we will be booking again next year.

My boyfriend and i stayed at Villa Nita in February 2011. Having been to Bali several times but never stayed in the Seminyak area, Villa Nita was the perfect choice.
Situated behind Jl Seminyak, the Villa was walking distance to shops and restaurants in Seminyak and Petitenget, an ideal location!
The private garden and pool provided a relaxing and peaceful atmosphere away from the busy street life. The rooms were great, very clean and modern, and the daily maid Ilu was extremely helpful and friendly.

My girlfriend and I had spent a week in the Gilli Islands and wanted to spend a week enjoying the amazing, hussle 'n' bussle of Bali life. When we stayed at Villa Nita, we got this and more!
It is a stunning villa that makes you feel like home within 5 minutes of arriving there. It is the perfect place to stay as everything you need is only minutes away however when you are in the villa, you feel as if you are a million miles away from everything.
The staff are amazing! You get the conforts of staying in a resort but you have your own villa.
Couldn't have stayed in a better place and would highly reccommend it to anyone that is looking to have a relaxing trip to Bali, but still wants to be near all the amazing resturants and colour culture.

Villa Nita is a delightful residence offering 1st class accommodation in the heart of Seminyak. The living areas are spacious and comfortable with pleasing decor, the bedrooms/bathrooms are well appointed, and the pool /garden make for a peaceful oasis
Seminyak is a vibrant location in Bali with a vast array of excellent shopping and restaurants, and a short stroll to the beach.
I would recommend Villa Nita to anyone visiting Bali. -

Myself and my wife loved this villa, great design, Uli cleans thoroughly every morning and is a sweety with Ketut who sorts the pool and the gardens three times a week (he speaks great english, I had many a conversation with him!).
All in all a fantastic stay, everything you need, a home from home, try it!!!!

I travelled with my sister and our mum. Overall our experience was just what we we looking for, relaxing and close to shops, restaurants and beach. One small suggestion of getting comfy beds, we all rotated to try all three beds but all three we terribly uncomfortable. It would be nice to wake up feeling rejuvenated not lacking sleep. Other than that our time spent in Villa Nita was enjoyable and the privacy was exactly what we were looking for.

Glad that you enjoyed your time at Villa Nita, in regard to the beds, we have never had a complaint before,in fact prior guests have commented how good they were however while we have been staying at the villa over Christmas we also decided the beds should be updated so next time you stay at the villa you will find much more comfortable new beds.
We have also renovated the dining and TV areas as well as the ensuite in bedroom 2 so all in all the villa is much more comfortable. There will be new photos on the website in a day or two so have a look.

Villa Nita was the best decision we made for our stay in Seminyak. Booking with anita was painless and you get more than a reservation. Anita and Timothy have taken the time to put together a guide of shopping, restaurants, hot spots, places to see and things to do while in Bali. The villa is spacious, comfortable, clean, quiet and conveniently located in the centre of town so you can walk to shopping and restaurants. A quick cab ride to the beach, or if you sneak through the hotel next to the gang... a quick walk to the beach. The staff was wonderful and helpful - Kutu will gladly explain the Balinese culture and traditions to you while he practices his English. Ulu is sweet and helpful. They will assist you with planning your excursions and securing a car for the day if you wish. You can't beat having a private pool at your disposal, day & night. All in all, a great place to stay. We'd recommend it to everyone!

We had the most wonderful time at our stay in Villa Nita. It was wonderful to have the private swimming pool and there were day when the kids didn't get out of the pool. It was a lovely quiet place to relax and unwind. The location is great just a short walk to the beach and there are some amazing restaurants within a short walk or taxi ride away. We are planning a trip back to Villa Nita very soon. We all loved it very much.

Villa Nita has all the needs and wants you would expect on a holiday to Bali.
Anita has done a fantastic job in creating a safe, comfortable and tranquil environment for all to enjoy and she was also very helpful with all the extra requirements.

Wow,,, We just arrived home after the most amazing holiday we have ever had in bali... We have been to bali many times, but this was our first time staying in a private villa... The villa made all the difference... It was hidden away off the busy street, very quite and peaceful, lush gardens surrounding a beautiful deep refreshing pool.. the staff were exceptional, and we were sad to leave them.. great value for money.. we will be returning to villa nita in another 6months time,, and many times more in the future.

Vila Nita is perfectly situated minutes away from the hustle and bustle of Seminyak and yet secluded enough to make you feel disconnected from your normal busy life. The house itself is charming with thatched roof and open plan kitchen and dining area overlooking the pool. This means you can cook dinner or have that much needed cocktail whilst keeping an eye on your kids frolicking in the pool. The bedrooms are simple and enchanting particularly the master bedroom upstairs with its lime washed wooden floor and extremely comfortable double bed. Iluh (our balinese home help) was sweet and helpful. It was a joy not to have to clean or wash up for four whole weeks. We loved it so much we are going back next year. I can't wait!

What a magical holiday we all enjoyed as a family at the quaint "Villa Nita" It was our 4 th visit to Bali, but the first trip for our little 4 year old boy. He has already started saving for his next Villa Nita experience. He assures us he will have enough by his next birthday. "Villa Nita" welcomed us with open arms and the caring and Patience staff were exceptional. A beautiful little sactuary & the accommodation far exceeded what we were expecting. Very roomy and comfortable with impeccable decor and finishes. Our villa was both comfortable and stylish plus its ideally situated close to everything. Having our own private little pool and closed surrounds made for a very relaxing peaceful holiday. Much more enjoyable than a larger resort type place. We were made very welcome & felt like part of a new extended family. We have no hesitation in recommending people to stay there. Especially those with kiddies. Its top of our list for our next Bali adventure. Dee x

Great central location but very relaxing, a day by that pool on the day bed was very appealing and hard to drag myself away from. The book of local recommendations was a great help also!

I stayed in Villa Nita with 4 other friends for 4 nights - such a pity we couldn't stay longer! When compared with other properties we stayed at, this was by far the best and such good value. We found the house comfortable, modern, yet still with a very traditionally Balinese feel. We especially enjoyed the privacy of the pool and the tropical gardens. We had everything we needed, including a blender to make cocktails! Everything is within walking distance and it was so nice to come back to our own private villa to chill out by the pool. We loved the personal service from the locals. Hopefully we can stay longer next time!

These owners have really got it right! Brilliant location, beautifully (and recently) renovated and fully equipped with every comfort. We loved the attention to detail to keep the traditional charm of this gorgeous Balinese house with all the comfort and convenience of a modern home. Great pool, the clean, fresh whitewashed walls and chic decor make this house the perfect escape, yet it's only minutes from the buzz of Seminyak shops, restaurants and beach. The personalised service from the owners and the local staff - exceptional. Perfect combination - looking forward to my next visit.

It's so good to be in a property (not a hotel) and do exactly your 'own thing' everything in your own time eat in eat out here at this small homely villa with it's own private pool and garden.
All the good restaurants and shops are minutes away but you seem to be miles away in this quiet location. Also it is only a 15 minute walk to the beach - So good I hope to return to Villa Nita again soon ! EdwardResponse from HVRBali - 07/20/2010
