A beautifully restored stone villa surrounded by over 3 1/2 acres of land, in north Perugia. Views of rolling umbrian hills, and landscaped garden with terrace and walkways lined with rosemary, lavender, and 2 fields with over 120 olive trees, & outdoor swimming pool. The interior of the house is made up of vivid colours, clean lines and clever designs with 4/5 double bedrooms. The house is 2km from Pierantonio, a village with good range of services. Pierantonio – 2 minutes from the villa:
The farming community of Pierantonio, a frazione of the comune of Umbertide just 9 km to the NW, is the lowest point in the entire Upper Tiber Valley subregion of Umbria. It is also one of the newest towns in the area, as both its location and its name suggest. Pierantonio is ideally located for visits to Gubbio, Perugia, Assisi, Spoleto and Lago di Trasimeno as well as exploring other parts of Umbria and Tuscany.
Umbertide – 10 minutes from the villa:
Umbertide - a small town which, in the area, is second in importance only to Città di Castello, was founded at around the 10th century according to the wishes of Uberto son of the King of Italy, and took the name of "Fracta filiorum Uberti". We recommend going to market morning on Wednesdays.
Montone – 20 minutes from the villa:
Built on a hill overlooking the Upper Tiber Valley, Montone which in Italian means 'Aries' of the 'Ram' is a small medieval village unchanged through the centuries and beautifully preserved – and definitely worth a visit! Surrounded by sturdy walls, the town is a network of narrow streets, alleys and steep stairways. Apart from its historic beauty, Montone is home to some delightful restaurants and a charming boutique hotel - Locanda del Capitano - as well as shops for the daily essentials.

Just some of pastimes on offer include horse riding, tennis, wine and olive oil tasting, cookery lessons, cycling, golf, spa and walking, visit Lake Trasiemo Also in the summer you can enjoy the jazz and film festivals. Perugia Jazz Festival is around 9-18 July 2010.

My wife and I stayed for 5 nights in September 2012 along with four other guests. We had stayed there for a short period before -and absolutely love it! A property with a great 'feel' to it. Relax on the beautiful terrace with its panoramic views, amble amongst the olive trees in the extensive grounds, or venture out and explore many interesting places within easy driving distance (Assisi and Perugia two 'must-sees') Nearest town is the friendly Umbertide - about a 10 minute drive away.

We stayed at La Palazzaccia Villa for a week during July, it was our first time in Italy as a family. This authentic colourful 5 bedroom house is simply stunning and perfectly arranged and equipped to enjoy long lunches with family and friends. We loved the peace and quiet, waking up on a field of olive trees was like paradise! Even more satisfying was to have a taste of the home produced olive oil!
The little towns and local markets are little gems and being foodies we could have spent hours buying truffle cheeses and local produce, not to mention the amazing wine.
It was quite hard to motivate ourselves to leave the pool side but we still managed a visit to assisi which we fell in love with. My husband also found some off road trails for some early morning running.
We have fabulous memories there and can only recommend it and hope to visit again in the future.

Having stayed here a few times I can thoroughly recommend it. Just 20 minutes from Perugia airport to the most stunning views. There's a wonderful feeling of space, with lovely peace and quiet. Umbertide is very near which has a great market day with delicious foods!
Many a happy hour was spent by the pool followed by more happy hours sitting under the vines eating delicious food and great wine. -

A beautiful home in stunning Umbria. The house has everything you could want and more...if you manage to leave the poolside or terrace you'll find it superbly equipped in all the bedrooms, kitchen and living. A great set up for groups of friends or families.
The owners were great at providing details of local places to visit and eat, all conveniently in easy reach of the house. Quintessential Italy, we loved it! -

La Palazzaccia is beautifully situated in the hills a short drive from Perugia. It is the perfect place to get away from busy city life, amid stunning natural scenery. Equally suited for large groups as for families, it has all modern conveniences, and a large swimming pool. Besides for sampling the local food from the abundant restaurants in the area, and the occasional visit to one of the nearby historic towns, there are few reasons for wanting to leave La Palazzaccia during one's stay.

La Palazzaccia is a stunning house on a hill top with commanding views over the Umbrian countryside, Ample accomodation sleeping ten comfortably with every convenience both indoors and outside terraces., i.e.bbq,fantastic swimming pool and beautiful gardens.simply ideal for a family holiday or for a group of adults (like me) who just want to laze in the sun, read, paint, birdwatch as well as visiting the great cities of assissi, Perugia etc.
A short drive to the village shops or into the town of Umbertide for market day and 'big' shopping. Plenty of excellent retaurants within a few miles - all in all simply a great place for a holiday. -

Our time at La Palazzaccia was so wonderful. It is in an incredible location with spectacular views. Sitting out on that terrace eating local food was heaven. The house itself is spacious, comfortable and stylish with a really relaxed feel and lots of space. The pool is lovely - and the dark lining makes it nice and warm for those early morning or evening swims. It's a child friendly pool. The local market is wonderful and Perugia is in easy reach by car. There are lots of lovely restaurants in the area and the local people were very welcoming and friendly. I highly recommend this beautiful house and this area for a holiday!

This villa is an absolute gem!
Nestled in the gentle slopes of the Tiber valley, the villa looks out across the beautiful rolling hills of the Umbrian countryside and down to the river valley below. The morning mist floating along the valley floor is a regular sight and the evenings on the terrace are tranquil and unforgettable. You can while away the afternoons by the private swimming pool, or drift off with a book in the villas many quiet alcoves.The villa is beautifully appointed with a perfect balance of traditional and contemporary design. The fully equipped kitchen lent itself on many occasions to long family style lunches taken on the terrace under the Loggia amongst the rosemary and bay leaf hedges.
The village of Pierantonio is close by and we were able to get everything we needed for our stay. The local gelato shop was a regular treat! The town of Umbertide is not far and the weekly market there is not to be missed!
Spectacular day trips to nearby hilltop towns were a highlight. Our time spent here was a true Italian experience.
There are very few places we have stayed over the years anywhere in Italy that have truly hit the mark. This spacious and beautifully appointed villa not only met all our expectations but went on to relentlessly exceed them. You'll never want to leave!
