Total amount of rental is due at Check in. No exceptions. 3 or 4 night minimum stays. Add 2% for credit card processing fees, no charge for cash.
Check in 3:00 pm / Check out 12:00 noon ( PLEASE, throw trash in the outside trash bin and wash your pots & dishes, when you check out. )
Reservation Deposit : Reservation deposit of one night rate is required at the time of confirmation. Your reservation deposit will convert to a damage deposit at time of check in. If there are no damages, your damage deposit will be credited to your credit card account in 7-14 business days after the unit has been cleaned.
Cancellation : Cancellations made more than 30 days before arrival will be refunded, less a cancellation charge of $25.00. Cancellations made less than 30 days before arrival will be refunded if unit is subsequently rented, less a $25.00 cancellation charge.

Spring breakers : 4 night minimum on 2 bedroom condos. Damage deposit (minimum $200.00 1 bedroom, $275.00 2 bedroom) is dependent on length of stay and number of people. FULL PAYMENT OF THE RENTAL IS DUE 10 DAYS BEFORE YOUR ARRIVAL, IN THE FORM OF CASHIERS CHECK, MONEY ORDER OR CREDIT CARD. Only Gulfview, Saida Royale & Surfside charge a onetime $25.00 security bracelet fee for every occupant, which is paid directly to Gulfview's, Saida Royale's & Surfside's property manager at check in.
Family Only : 29+ years old, Quiet time after 11:00pm.
4th of July: 4 night minimum on all condominiums.
Winter season - starts Dec. 1st and ends Feb. 28th. Complete months only (no partials).
Toiletries include: 1 roll toilet paper, no beach & bath towels, no paper towels, no coffee filters, no irons, no hairdryers. We suggest you bring beach & bath towels and your personal toiletries.

Many, Many Problems
The unit was not properly outfitted. I had to purchase pots, a can opener, wine opener, potato masher, paring knife. cheese grater, wine glasses, towels, facecloths, dishclothes, toilet brush and many, many other items to make it functional. Not even close to turnkey. I contacted the owner/manager to see if I could be reimbursed and she seemed agreeable. I emailed her the receipts of the items and have not heard anything. I am boxing this stuff up and donating it to charity when I leave here.
I also let them know by email and in person that the kitchen sink was leaking about halfway through my 2 month stay. No response to that either.
The only feature in the shower and bath that work is the "rainshower" head directly over your head. That's how you have to fill the tub too...had to buy a plug for the tub too or no bath for me!
I was told that they don't rent to Spring Breakers in this complex, yet was kept awake for 4 solid nights by the kids partying beside me and above me.
The hot tubs are heated by propane and only one actually heated. I got to use it twice in the entire 2 months. It seemed to be working fine while the partiers were here...too bad it was full of them.
There are many nice places to rent on this island, just be careful not be in any place that has Spring Breakers. Some of them got completely out of control. Very sad when young people are hurt and killed over drinking.
