The house has a wonderful layout for extended families; grandparents, plus 2 families with 4 children total. Great room is nice and big. Location is close to the beach. We will rent it again. B+ to A -
Suggestions (not criticisms)
We switched the kitchen table to the great room to have more room to sit 10 for meals. A larger table would be nice.
A grill would be great.
The carpets were dirty as the children's feet were black.

Our entire family vacations together in the OBX every year for over 30 years now. 2008 was our first year in Conch Out. We were very happy with the size and cleanliness of the home. Very open and inviting living areas. We've already reserved it for 2009! Some suggested amenities to make packing up for our 2-week stay a bit easier might be, in the kitchen, extra dish towels, a large seafood pot for our big seafood dinners, maybe a crock pot and pancake griddle? A basketball for the basketball hoop and some inexpensive sand toys are always a nice bonus. A big space saver would be to have some beach chairs and an umbrella on the property. A more elaborate suggestion is an ice maker. Whats a day at the beach without a cooler full of ice cold drinks? : ) We LOVED the screened in porch and ate most of our meals out there. The extra (game) table was well used and the free wildlife show every evening was enjoyed by all!
P.S. a parking pass included in the rental would be awesome! We don't plan on having a family member on crutches again next year, but you never know. : )

Conch Out was a wonderful place to spend a week at the beach. Lots of space (both rooms and decks), close to the beach, pleasant area. It's a little further north on the island than might be ideal, but, on the other hand, that makes it a little more secluded. I don't think you'd be disappointed if you rented this house.
