This home is very well equipped and well maintained. The layout works for our family--3 master bedrooms is hard to find in a beach home. Everyone loved the outside shower...nice and roomy with good water pressure. We felt like we had the beach to ourselves right in front of the house. We've been coming to Southern Shores for more than 35 years with our kids. My parents brought us here for summer vacations in the 60s. Decking is beautiful especially at night with the lights. I like that this home is cozy and not a mega mansion. Pool would be nice for my grandchildren, but we're fine without it. Perhaps a hot tub on the deck would be neat. Honestly, we are very happy with this place just the way it is and intend to rent again in 2014.

My family spent two weeks in this older but updated home on the Outer Banks of NC. Specifically in Southern Shores, NC- just 1.5 miles South from Duck, or about 5 miles from the sprawl in Kitty Hawk. It is honestly the best location in all of the northern parts of the OBX region...
5 Bedrooms, 4 Baths and linens suplied by Southern Shores Realty and a really well laid out, and organized home awaited us on our arrival this past July-2013.
Tons of ocean views, decks galore and nice huge white rocking chairs outside to enjoy the hundreds of Brown Pelicans, and many (many many) Dolphins that go by daily sun up to sun down. The only thing we noticed was this particular piece of "beach" was not "fine" sand, but more course gravel/sandy materials. The water for our time was directly affected by the S by SE breezes causing temps in the ocean to drop (even for July) to the low 60's...
Overall, this is a great home, dog friendly on a dead end street. There public beaches north of us in Duck NC were crowded each day while the beaches of Southern Shores provided ample room for everyone to have their "space" with penty of room between beach goers. Yeah, we will rent this one again, and again, and again. Close to Grocery, adn food places, entertainment and plently of shopping in both Duck and Kitty Hawk- but yet removed from it all on this quiet dead end street with no major public beaches near you- an oasis!
The only complaint we had on the property- specifically was the lack of a garbage disposal in the kitchen sink? really, it was the only fault we found in the home.
This is our 28th year visiting the Outer Banks on and off over the years,having rented many different homes,however
, Phipps Place was by far the best one yet.
It had every amenity you could possibly want or need.
The decks were a welcome addition also,having spent every morning out there with a cup of coffee.
The house fit the 6 of us plus our chocolate lab perfectly.
Were we not planning a European cruise for next year, we would definitely have reserved this house again for next summer.
We all had a fantastic time!

We have been renting in Southern Shores since the 1960s. Cottages then were linoleum covered floors with no air conditioning, no washer/dryer and no dishwasher. No TVs either.
My, how that has changed. Phipp's Place has all the comforts of home, with a great layout that allows quite a bit of privacy for different family groupings. The decking covers a lot of area on different levels. My absolute favorite was the deck off the master bedroom on the top floor with a dune deck view of the ocean, the pelicans and the sky.
As usual, there are no complaints about the Southern Shores rental agency. A nice touch was the door code lock, allowing us to come and go with no stops at the office.
I like that the cottage is not pretentious and has not priced itself out of our price range. It mixes many modern amenities with old fashioned beach charm. I am not one for elevators and pools when you are at the beach. The ocean is right outside the door, with its beauty and drama, and that is what we come for.

We loved the lay-out of the home and the privacy it afforded to family members. The sun porch was a special gathering place. We also had a good time eating out on the deck, but were longing for an umbrella over the table to have more shade in the heat of the day. We loved having a tv in almost every room as the French Open was broadcast during that time and we are big tennis fans. The kitchen was well-equipped, but we were disappointed that we didn't have more non-stick pans. The furnishings were very cute and contained personal touches. However, it was a little bit too personal with photos of the owner's family members ALL OVER THE HOUSE! It was very nice to have beach chairs and toys stored in handy benches on the oceanfront decks, but some of the chairs need to be replaced. One other slight problem: we have a dog and have rented other dog-friendly homes in the Outer Banks. Unlike some of the other homes we have rented, the driveway and street where this house is located didn't include many grassy areas. There were a lot of thorns and cactus that could injure puppy's paws. Might be nice to clear those out of the pretty front yard and plant more grass. Even so, we had a great time and will probably rent this house again.

The living space and outside decks, picnic table & grill are very good. And we love being able to bring our older lab with us. The decor is just too much stuff, visually busy & incongruous. Kitchen is well equipped, blankets kind of crummy. One big issue is that there are no screens on any of the sliders so we had alot of flies when we wanted them open as the weather was not too warm. We are planning to rent it again next year so don't want to offend the owners but this is a truthful commentary.
