This historic 19th Century North Fork farmhouse with large mature garden and semi-private sugar sand beach is surrounded on two sides by beautiful vineyards. Located in Southold, on the East End of Long Island, New York. Only 2 hours from Manhattan, 90 minutes from JFK and 45 minutes from Islip, but a world apart. The perfect location to explore Long Island's Wine Country and enjoy a beach holiday at the same time. Located in a unique private setting, on the bay side of Southold, only 2 hours from Manhattan. The perfect City holiday getaway for a relaxing and fun time, with plenty of fresh air, and refreshing water for swimming, fishing, boating, bike and hiking trails. JFK is 90 mins away, Islip MacArthur around 45 minutes. Easy access by car, Hampton Jitney, LIRR, and various ferries serve this Resort part of the island.

Discounted rates may apply 30 days or less prior to arrival.
No multiple week discounts in July and August.
Rates include all utilities, trash removal, linens, towels and normal end of stay clean.
Security Deposit: $500
Restrictions: Maximum occupancy 8 persons including children. (Please discuss any additional guests you may wish to entertain.) Smoking is not permitted inside the house. No pets anywhere on the property, no exceptions, sorry.

From the end of May to the end of September, our changeover day is usually on a Saturday, but we will try to be flexible where possible, depending on how your preferred dates fit with other bookings.
To confirm a booking, we ask for a signed contract and 50% advance rent, the balance payable 6 weeks before arrival. If you book within 6 weeks of arrival, we ask you to make payment in full at the time of booking.
Cancellation Policy: All advance monies are fully refundable less a $200 administration charge if the property is re-rented for the same rate or higher rate, otherwise the difference is forfeit.
Travel Insurance: We recommend all our guests take out travel insurance, and can provide you with details of various companies to compare rates and purchase online.
Inquiry response: We aim to respond to all inquiries on the same day you inquire, or next day, depending on your time zone and our comittments elsewhere.

The condo was immaculate and spacious, with a beautiful beach. When shared with friends, the 2 bedroom/2 bathroom unit was a very cost effective and more contemporary alternative to other local accommodations.
