Three adults stayed at Pam's place for a week in april. Her home was very spacious, clean and really had everything we needed plus more. Pam was very friendly and helpful. She even left a local bottle of wine for us to enjoy. (A very nice touch!)The beds were truly amazing...definitely Hotel quality! Tv's in every room! Her home is located a short drive from Orient Point and not far off the main road but it is tucked away in a very, very quiet little neighborhood. As I said there were only 3 of us, but there is plenty of room for more people. We all enjoyed our stay and hope to return some time in the future.

The house was ideal for us, I was with my 2 children and their families,my three grandchildren. The house was spotlessly clean, with every comfort and appliance. The linens, towels etc all of very good quality. We loved the deck, and the private beach just down the road was ideal with small children.
Our one problem had nothing to do the house, we had purchased Town stickers for the cars in order to use local beaches, the nicest beach, Founders Landing, charged us to use the beach. After all that we just enjoyed the private beach. Greenport is very near, and is a lovely town, one of our best memories of the vacation is the kids all dancing to a band one evening in Greenport. I would recommend this house for all ages...and the area has something for everyone.. -

The owner was very responsive over email and phone. When we arrived she was there to meet us to give us a quick tour. The house is best for responsible, thoughtful guests. There were a lot of details, info and rules to absorb. Makes sense as the owner has been renting out the house for years and it is still lovely and in great shape. The place was very comfortable with many unexpected luxuries and conveniences. The location is close to the main road, right across the street from the water and a very quick drive into Greenport. Because our stay was so short (2 nights) we liked the option of cleaning up after ourselves to avoid much of the cleaning fee. We will keep this place in mind when we come back to attend a family wedding next spring.

We were looking for a rental for a 3 day getaway to the North Fork to explore the wineries and this Southold house was perfect for the 5 of us. There was plenty of very comfortable living space and the kitchen was very well equipped. The location was ideal to visit the sights of the North Fork. The owner was very accommodating and made sure we had everything we needed for an enjoyable stay.

My sister and I rented this beautiful home Sept. 10-17, 2012, to attend a wedding in N.Y. This home is beautifully furnished with more comforts than I have at home. Everything is of premium quality..this is not your average rental. The location is beautiful and convenient to transportation going into Manhattan. Pam is absolutely wonderful, always available..just a super nice person. If I ever go back to n.y., I will be calling Pam for this house again. I highly recommend this rental.

My girlfriends and I rented this house the weekend of June 15th for a relaxing girls weekend. The house was beautiful, comfortably slept 7 and had all the amenities to make it feel like a home away from home (the iPod player and Netflix equipped tv room were a great plus). The house is within walking distance of a cute private beach and only a few short miles from the wineries and the charming town of Greenport. My favorite parts of the house were the large deck, the comfy couches and the hammock in the front yard. I would rent again and recommend this house to other renters looking for a relaxing weekend getaway.

My husband and I spent May31-June 4 with 2 other couples. Pam was very hospitable! The house is better in person! Very cozy, comfy and "homey". The beds and pillows are super comfortable, the place is very clean and you have all the amenities you need. Location is fabulous as it's at the end of a very quiet street. A short walk to a local small, private beach. 5 minute drive to so many wineries, local grocery stores and roadside fruit & vegetable stands (fresh & local)! . 10 minute ride to Greenport (cute little town! great shops, great little local bars-we loved The Frisky Oyster!) I would highly recommend staying at this house, you will love it!

This was a gorgeous house which was ideal for our wine tasting adventures through North Fork. We had a lovely time and were so delighted at how comfortable the house was - beautiful, large kitchen, cozy family room with fireplace, excellent hook up of TV/online services, and very comfortable beds. The location is also ideal to wineries and restaurants.
I highly recommend staying here. The owner Pam is also very friendly and so accomodating. -

The location is primo, the house is beautiful/immaculate, and the hospitality of the owner(s) cannot be beat. This will be among your greatest vacation getaways, you can be sure. Don't forget to hit the farmstands and cook at home--you won't believe how much better truly fresh food tastes.

I had family visiting from Colorado, Illinois, and Texas. 8 adults total.
This house was perfect!
Very spacious and comfortable for both sleeping and relaxing. The large kitchen had everything we needed for preparing meals and snacks. The bedrooms were all comfortable with nice details. The owner provided an air mattress for extra sleeping space, but we didn't use it because both couches provided luxurious sleeping quarters!
The listing description was accurate as far as it went, but words or even pictures could not do justice to the quality of this house. Besides being large and comfortable, the house is immaculate and contains so many little extras that only seeing it can give you an idea of what you're getting.
The owner has an eye for nice furnishings and a talent for displaying them.
We were there a week and never ran out of things to do. We spent one day visiting winerys and another taking the ferry across to Sag Harbor and out to the Mauntauk lighthouse.
We don't watch a lot of TV, but we did take advantage of the free Netflix to watch a couple of movies on the big TV in the den.
We are already thinking of doing this again. I would recommend this house to anyone looking for a relaxing getaway for 4 to 8 people. The price for a week was less than I would have paid for places not nearly as nice.Response from Pam Smith, Beach House Rentals - 09/16/2011

I can't say enough about the owner and the accomodations. As the Mother of the Bride we were the Center of everything. The house was spacious and everything we needed was provided. We had wonderful beds, plenty of towels, and every comfort of home.

This is the second time we've stayed at Pam's house, and we enjoyed both stays immensely. The house was immaculate. The house is very well maintained (we noticed that since our first stay, Pam has installed new anderson windows, and that the master bathroom has been renovated). The beds were very comfortable, and outfitted with high-end bedding. Currently, our home is undergoing a renovation, and I can't emphasize how nice it was to get away to a such a nicely appointed home!

Thanks for the great review. We strive to keep the house updated and well appointed. This winter we did a major renovation as you stated. We decided to take advantage of the federal energy credit and replace our old windows with new energy saving low E Anderson 4000 series windows and screens. We replaced the old blind with drapery using room darkening drapes in the bedrooms and light filtering in the rest of the house. We also updated the master bath by replacing the old fiberglass shower unit with a 5 foot walk in tiled shower with even the shower pan tiled, new high end plumbing fixtures, upgraded sliding glass shower doors, furniture quality vanity with a granite top and a comfort height toilet. We also insulated the basement ceiling to keep the fuel oil consumption down in the winter.
We also replaced the TV's in the home with all flat screen HD LCD TV's and added DVD players too. We also added a WIFI DVD player with NETFLIXS in the familyroom. -

Our family has enjoyed 7 long but too short vacations at Pam and Jamie's house since May 2007. The house is very tastefully furnished and loaded with everything you will need to make your stay there enjoyable. Improvements throughout the house and property are constantly being made.
The location is perfect...private community, water view from large awning covered deck and well groomed lawn and greenery. Eat in barbecue on deck or at waterfront restaurant. Then visit one of many wineries minutes away.
Only two words are needed to describe Pam. She's great!
We are looking forward to our next visits this Spring ,Summer & Fall. -

This is an extremely roomy, comfortable, clean and perfectly located rental home. The bedrooms and bathrooms are beautiful. It has all the amenities you could ask for. It has a beautiful large front deck with an amazing view & plenty of seating, plenty of parking. There is a beautiful fireplace between the living area and the family room which are both very comfortable. The kitchen is stocked with everything you need. The grounds are beautiful and there is plenty of room to play volleyball, soccer or just relax in the yard. The neighborhood is clean and quiet, great for a long walk, biking or jogging. The check-in was extremely pleasant. The place was spotless, it was ready and available on time so we were able to unload and got going right away. There are all sorts activities available in the area. It is close to all restaurants, marinas, grocery stores and only minutes to Greenport. Whether you are looking for a peaceful relaxing do-nothing vacation or a fun beach and sport-filled vacation as a couple or family, this is the house you want to rent. It is a 2 minute walk to the beach where you can swim, kayak,sail or just hang out on your float. If you have a boat, there are boat access ramps everywhere if you care to go to the LI Sound, the ocean or just stay on the bay. There are many winery's. Great wine, great people and great food. The LI Sound, it is within minutes driving. It is also very conveniently located near ferry access to either Shelter Island where you can drive, bike or walk as well as get to the South Fork to experience the Hamptons or The Cross Sound Ferry in Orient Point where you can drive across to Connecticut and enjoy the Casinos or other attractions. So whether you are coming from New England or from NYC this house is very easy to get to...And it is very fairly priced. This is now our vacation destination rental home and we can't wait to go back. Just the perfect vacation rental!!
