It is 7 miles away at Villa Marianna, one of our country villas, where we offer speciality meals...truffle, pasta and pizza dishes, made from our fresh, home-grown produce, subject to demand. And, every Wed, we are offering a tiny farmer's market, where our home-grown produce will be on sale...or, you can pick your own from the fields ! The famous city of Spoleto resembles an illustration from one of those classic fairy-tale books. Walking through its cobbled, arched streets is like walking in a dream. It is the kind of place where fantasy meets reality and you believe that anything could happen !
It has very ancient Umbrian origins. It became a Latin colony and Roman community and life in Spoleto flourished. Many splendid monuments were built. Then, at the end of the 6C, Spoleto became the residence of one of the most important Dukes of Longobard. And, the town that centuries ago had heroically driven back Hannibal became self-governed. Later, it was invaded by the Barbarians.
Importantly, both these battles took place on the door-step of La Rocca dei Perugini, the building that houses several of our rental apartments, the latter battle of which caused La Rocca dei Perugini to be built in order that the Perugini could keep a watch on the conquered Spoletini. But, the Spoletini fought back, pouring hot burning oil upon the heads of the unfortunate Perugini, killing them outright. This took place just a few metres up the road from the Rocca dei Perugini at the Torre Del’Olio. And, after two years of blood-shed, the Spoletini regained Spoleto. Fortunately, these atrocities didn’t adversely affect the cultural growth of Spoleto much. From that period onwards, many magnificent monuments and works of Art were added to those that survived the atrocities. And, Perugia and Spoleto are now on friendly terms with one another, even though we all know that Spoleto should have been the capital of Umbria. Spoleto is better suited for the role, given its supreme hill-top location in the centre of Umbria and, its outstanding beauty !
Strolling within the walls of this tiny, exquisitely pretty city, one can see monuments, churches, towers and all kinds of other buildings of historical interest as well as works of Art galore. Spoleto boasts numerous world famous institutions such as The Italian Centre for Studies on the Early Middle Ages, the Festival of Two Worlds (colloquially known as the Spoleto Festival) and The Experimental Opera Theatre. And, if you walk for a few minutes up to the Cathedral (the Duomo), you will see an example of what is, arguably, the most beautiful piazza in the whole of Italy – the very piazza that was featured in one of Brigitte Bardot’s early films and where her character lived and died, a place to sit in hallowed contemplation.
However, it is not essential to be steeped in history to be able to appreciate the spirituality and awesome beauty of Spoleto. The spirit of its fascinating past is immersed in every stone and cobble. Within this mediaeval setting, you can also enjoy the finest wines, the best truffles and the most mouth-watering olive-oils in Italy in the myriad of bars and restaurants scattered in and around the tiny, arched streets. You can literally savour some of the best cooking in the world here. You can sit for hours in the piazzas, sipping real cappuccino and enjoying ice-creams to die for. And, for the really irreverent among you, there are always the shops and, not-to-be missed by any self-repecting Italian, that most famous of all Italian activities, the passagiata that takes place between 5.30pm and 7.30pm, come rain or shine !!!
Of particular interest to our guests who have children is the fact that there are several pools around here, all within easy reach. And, for those people without a car, the nearest pool is very large with picnic areas and a bar; and, there is a bus that takes you directly to this pool, which takes about 10 minutes. It stops at various points throughout Spoleto so that wherever you are staying, there will be a bus-stop conveniently placed for you.
For the more sporty amongst you, there is also a flash tennis club that you can use, which is within walking distance of almost anywhere you are staying – or, it is a short bus-ride from Piazza Garibaldi (otherwise, a 15 minute walk). And, there is pony trekking that takes place just outside of Spoleto. The stables are placed in a exquisite environment and, you can either go on long treks into the mountains or just do an hour or so in the nearby woods – all supervised, the level of supervision depending on your level of expertise.
Other activities available are swimming, fishing, cycling, walking......these and many more activities such as wine-tasting and truffle-trails can be investigated at the tourist office in Piazza Liberta in central Spoleto (0039) 0743 238 920/1 - the persons to speak to are Max or Cyncia, both of whom speak perfect English and who are very helpful – Max, in particular. Here there are also maps with places of special interest marked on trails (including the Rocca dei Perugini) as well as many more walking trails in the hills round about.
It is, also, very easy to reach Assisi, Perugia, Bevagna, Orvieto, Trevi, Norcia, Todi, the Gran Piano and Castellucio – all between 10 – 50 minutes drive. Or, there are the trains and the busses. And, our nearest lake is Bracciano, a small town with a castle, where the wedding took place of Tom Cruise and Katy Holmes – about a 50 minute drive.
However, while all these other Umbrian towns and cities are worth a visit, Spoleto is the one to actually stay a while because it has everything ! Of all the Italian cities, Spoleto is arguably the most beautiful and one of the most diverse in what it has to offer the world traveller. Very much a town and country experience, you can lounge in bars, gelaterie and restaurants, meander up and down the cobbled arched streets or, you can don your walking kit and set off into the hills, treading the very same foot-paths of the millions of pilgrims who have trod this path since time immemorial. Walk for a maximum of 15 minutes in any direction from anywhere in Spoleto and you can be in the mountains, immersed in the most spectacular scenery…….bright green valleys, hills covered with olive groves, thick woodland, monasteries, castles and tiny villages dotted here and there – a truly magical environment ! Particularly, if you start your walk from across the aquaduct.
Glamour and style….. Or, walking boots and a stick ! The choice is yours……………..

We enjoyed a wonderful week in this apartment. Laurie was a most welcoming host and the apartment turned out to be quite large, located at the beginning of Spoleto's old historic centre & pedestrian area, a nice walk away from the Duomo and La Rocca more uphill.
Spoleto is lovely old town and not very touristic: people seem to live their daily lives here as they've always done and will continue to do so.
Apart form Spoleto, there are plenty of other places to explore: hill towns such as Narni, Todi, Montefalco & Trevi, the Monte Sibbilini with Norcia & Casteluccio, the abbey of San Pietro in Valle, Assisi, Spello & Bevagna, hidden villages like Vallo di Nera & Labro Rieti, the Lago di Piediluco & the beautiful walking area of Monteluco.
We didn't meet a lot of other tourists in this area (except for assisi & the Cascate del Marmore).
In the apartment you'll find everything you need for daily cooking, shops and supermarkets are close by and so are the restaurants.
If you're planning to visit this part of the "green heart of Italy" - and we really can recommend it, you could do far worse than spending a week in this nice apartment.
And finally, the extra Euro's for a private parking place nearby are really worth the investment.

Norma sent detailed instructions to arrive at Spoleto , Laurie met us at the station transported us to the apartment , Spoleto the town is fascinating enough interesting places to visit to last a week , buy the Spoleto card its worth it - lots of bars restaurants easy walking from the apartment and then the escalator makes everything in the town more accessible , and lots of lovely day trips to choose from assisi , Norcia , Gubbio.
Apartment is very handy to the old town , well equipped , comfy beds. -

this was the 6th visit for us and the third property from Norma and Laurie that we have tried as with the others the apartment was immaculate well equipped and felt like our home for the time we were there. Laurie was helpful and kind as ever meeting us at the station and showing us the property, he was also very helpful when we went to hire a car. Everything in Spoleto is within easy walking distance to this apartment and there are plenty of great reasonably priced places to eat within 5-10 mins walk. There are shops close by if you want to cook in the apartment from the deli across the road from the apartment to the small supermarkets quite close by, to the larger ones 10 mins walk away. The people in the town are warm and welcoming we had a lovely time as always.

First and most important of all, it is great to have Lorraine picked us up to and from the train station. It's really not an easy walk if you have to bring all your suitcases to walk from the station to the apartment. Moreover, he was a very helpful host. Not only did he tell us where the supermarket was and the eateries nearby, he also came to help us immediately when we told him a light bulb didn't work.
The apartment was the best among our rentals for the trip to Italy. The beds were really comfortable. However, all the bed rooms faced the main staircase of the building. You might be woke up by other residents who went home late at night or left home early in the morning.
The kitchen was excellent. The utensil and pots were clean. There were also kitchen rolls (don't expect this is a must have item that will be provided in Italy), plastic wraps, aluminium foil, big refuse bin, etc. Although the ignitor of the gas stove was broken and we had to use a lighter instead, other appliances worked perfectly.
We were delighted to find that there were all the basic kitchen stuff that we needed for meals in the kitchen, such as olive oil, vinegar, salt, spices, sugar, spaghetti. There were even a big carton of milk, bread and tomatoes in the fridge. (Again, don't expect these will surely be provided in the rentals of Italy)
The con for this apartment is that there is no shower curtain for the bathroom with shower. Whenever someone had a shower, the bathroom would became "flooded", we had to find a broom to clean up the mess before another one could use the bathroom.

The train station is a 10 mins easy walk on the flat, past cafes, restaurants and shops. However, we would discourage our guests carrying their luggage from the station on foot. So, instead of advising a taxi ride, we pick our guests up on the day of their arrival and drop them off on their day of departure, whatever time of the day or night it is! -

The location is centrally located near shops and great restaurants. The flat is very roomy and clean inside. Laurie and Norma are very helpful, organized, and easy to work with. We loved the Wednesday lunch and access to pool. Spoleto is wonderful. Location was great for day trips to Orvieto, Assisi, and Monte Falco but plenty to do in Spoleto. We stayed for a week with kids and enjoyed it.

Stayed here for 5 nights during an unusually hot spell in June. Advertised as having airconditioning but not so. Unfortunately this was one of the features which swayed my initial choice for staying here. Laurie was more than helpful a true gentleman. Location is fantastic and it was a very pleasant surprise when Laurie collected us from the train station and then obliged by dropping us off at the end of our stay. he is a wonderful host.

Terrazza Tetto is a fabulous apartment in the gorgeous town of Spoleto. We could not have asked for a better stay. The location is perfect, just steps from all that Spoleto has to offer - restaurants, bars, cafes, shops and sights. The apartment itself is spotlessly clean, nicely furnished, bright, airy and spacious. With two full bathrooms and two lovely, very large bedrooms, it was perfect for the four of us, and we had ample space. The terrace is heavenly and perfect for outdoor meals or a glass of wine at sunset. Spoleto is a beautiful town and a great base for exploring Umbria. At Terrazza Tetto you are right in the heart of everything - and yet it is quiet and peaceful. Sitting on the terrace and taking in the gorgeous view of the town and hills, with birds chirping in the background, is simply paradise. The building is beautiful, clean and secure. What more could you ask for? How about amazing hosts - Laurie and Norma are welcoming, organised, professional and extremely helpful. They even organised an amazing meal at the home of their wonderful chef friends - unforgettable. We cannot wait to return. Grazie mille Laurie e Norma - a la prossima volta!

Returned to Spoleto and once again stayed at a "Norma" property. Tetto was perfect for two couples because it has two bathrooms. The apartment was nice and so very convenient a location. Tetto has a compact kitchen and lovely terrace. It is on the first floor, so the view not as pretty as Terazza Bella, but easier to get in and out. There is an elevator for the higher levels.My bedroom was very spacious and the bed very comfortable with a new "topper". As always Laurie was great - met us promptly and helped us with eveything imaginable. He even arranged to get our rental repaired when it got hit in the Eurospin parking lot! He and Norma set up a spectacular dinner for us at Chef Lucianno's home, the highlight of our week. As always all the food in Cortona is fabulous. This was our first trip to Spoleto with a car - handy to go to Spello, Norcia, and Castellucio, but not necessary as the train is a short walk away. Will continue to use Norma and Laurie's properties. They are great to work with and the properties that I've booked have been perfect for me and my guests.

We spent a week Here in mid July. The apartment was spacious and in a good location for viewing Spoleto and indeed the rest of Umbria. Transport links were very good with the railway station a relatively short walk away. The service we received from Laurie and Norma was exceptional. Laurie was very helpful if there was anything we needed or there was anywhere we wanted to visit. Umbria is simply beautiful with so much see and Spoleto turned out to be a good base for us in which to explore the rest of the region.

We stayed in Terrazza Tetto for 9 days in June at which time we used Spoleto as a base for many daytrips in Umbria. This apartment is in a great location to step out onto the pedestrian street and find shops, deli's and more. We were able to park our car in the carpark behind the apartment complex but anyone without a car could walk to the train station, which is not too far.
Sitting on the terrace with pretty views was so enjoyable as were the "his" and "hers" bathrooms.
Laurie and Norma were most accommodating and helpful, even letting us use one of their cellphones during our stay. They also organized a wonderful afternoon at Villa Marianna where we experienced a delicious Umbrian lunch and met several other tourists from various countries. definitely a highlight!
We also appreciated the "Welcome Pack" which included many staples and a very welcome bottle of wine!So nice after our long journey and before we could go to the local supermarket.

We stayed in this apartment last year for 6 weeks and liked the town and the apartment so much that we returned this year for 2 months. The apartment is a perfect home-away-from-home especially for an extended stay. It is very well appointed with all of the necessities and many extras (books, maps, dvds, etc.). The terrace is perfect for meals, sunbathing or just relaxing with a book and glass of wine. The apartment is located close to shops, grocery stores, the train station and sits in the center of all of the town's fun activities. Finally, the owners/landlords Laurie and Norma could not be more accommodating, cooperative and friendly.

We had a thoroughly enjoyable stay in Spoleto at one of Norma & Laurie's appartments.
Clean, spacious and with a terrace, the appartment was well placed for both the train station and walking up to the old town.
Norma and Laurie are warm, gracious hosts; picking us up from the station, providing more than enough information on the local area, restaurant tips etc and leaving us provisions in the flat - incredible useful when only self-catering for a short while.

We had the good fortune of spending the entire month of July all over Italy. Spoleto was definitely our favorite. Norma and Laurie were gracious hosts and our apartment suited our every need. Spoleto is in and ideal location for touring Umbria and beyond. We could not do and see everything in the week we were there and are truly hoping we can go back for a longer stay. We had many outstanding days but all agree that our day touring with Leonadro was the most amazing.This can be arranged through Norma & Laurie. Not only did we see wineries, cheese production and olive oil production we had a fabulous day at Leonardo's Villa Marianna. We were treated to wining, amazing dining and the beauty of Villa Marianna including use of the wonderful pool. If you can't do anything else be sure to experience Leonardo and his Villa for the day. We can't thank Norma and Laurie enough. We highly recommended there apartments and the Spoleto experience.

Umbria with it's beautiful hill top towns beckoned and Spoleto and the location of the apartment was even better than we imagined.
We were slightly nervous booking from the other side of the world,but Norma and Laurie were so kind and helpful every step of the way.Laurie met us at the station and delivered us and our huge amount of luggage to the apartment.A free service which was much appreciated as we were travelling with two tired young children.
The location was perfect amongst lovely shops,great restaurants and within walking distance to most historical sights of which there were many.The people of Spoleto were so friendly and helpful.We enjoyed some wonderful meals and found most to be inexpensive.The children 8mths and 3 were always made welcome.We loved Osteria Trivia and Osteria del Matto which Norma and Laurie recommended.The apartment was warm and comfortable and very well equipped for a family.The kitchen was very small but were happily dining out so not a problem for us.The shower water splashed over the bathroom floor but that's common in Italy
Overall a fantastic stay and thanks again Norma and Laurie for your kind help above and beyond the call of duty!
Our dauighter, son in law and children plan on returning as there are so many other hilltop towns to explore short distances away by train, bus or car.. -

We visited Umbria with our daughter and her fiance. The apartment was very clean and Laurie had left quite a bit of food and basics (sugar, salt, olive oil, and coffee) for us. That was a real kindness as we had "the basics" for our stay. The apartment is sunny and bright. It is also nicely situated as one can walk up the hill to restaurants or to visit the Rocca. We enjoyed our stay and hope to make it back. There are so many hill towns in Umbria - each lovely in its own way - that one wants to return again and again.

Very spacious, private, quiet appartment in the centre of beautiful Spoleto old town. The owners were extremely helpful and attentive and we wanted for nothing. Lovely terrace to sit out on, great location for site seeing, shops, bars etc. Loads to do and see.
Only slight complaint was that the floor was not very clean and we had to wear shoes inside or our feet turned black! Some of the kitchen equipment was a bit old and not always adequate when cooking for a family of five. However, I would recommend this appartment because everything else was spot on. -

Such a nice little "hill town" to give you a taste of Italian small town living/people rather than huge city living. Accommodations were wonderful. Walk to train station so very easy to explore--we went to assisi and Perugia--could not have been easier and very inexpensive. The owners are helpful and so nice. Would highly recommend this rental.
